I take my trips to Cozumel seriously in location, beauty and amenties. A+ is how I found this one

In every step from making the reservation to meeting the caretaker and housekeeper, things were perfect. I was able to have the maid on my own schedule and she did a wonderful job in the unit. Linen was provided and washed as the maid visited. Nice linen, I might add. The unit is decorated beautifully, and in my opinion, located in the nicest spot in the property. I'm not a water-front kinda person, and from this unit you get to enjoy the view of the property, pool with the ocean in the background. Simply one of the best vacations I've had in a long time. Security, employees, groundkeepers, everyone is very nice and ready to accomodate. Carlos & Charlie's is right down the beach. I'm very particular, so when I say that I will be renting it again, that is saying something. Hopefully it won't get so popular that I can't schedule my visits. Thanks Mark, and family for sharing your place with me.

Perfect Location

Condo was very nice. 3 king beds, all comfortable. Each room has individual A/C unit. Great water pressure in showers (2). Patios are spacious with the best views. Electric grill was a treat, as we went into town daily and visited the fresh fish markets and grilled dinner each night. Eleana was very helpful and checked in with us daily. Overall, Res Reef is the premier location on the island and this condo is one of the nicest in the complex. Great space for 2-3 couples or for family vacation.

Spent the last week here and we are sorry to leave!! Condo is nicer than even the pictures. Mark(the owner) has been wonderful to work with. Staff onsite is great. Condo has everything you need, even plenty of beach towels for our family of five. Would highly recommend!

A Fun Getaway w/ Lots to Offer -- Relaxation, Sightseeing, Romantic Settings & Adventure!

Thank you so much for letting us stay at your wonderful place in Cozumel. We had a relaxing and adventurous trip. All of your recommendations and tips were right on! The restaurants were great, everyone was so friendly and helpful. The island as a whole is very clean and safe-feeling. Pedro met us at the airport just as you explained and he gave us some great tips to help us get acquainted with the island. Thanks for recommending that we rent a car. We rented a small car from Hertz with great air conditioning. I forgot to sign the book with our experience, so I wanted to give you a recap about what we did and what we recommend to others. Tuesday Picked up Rental at Hertz and ventured into town to shop for snacks at Mega Walked down the beach for late lunch & drinks at Paradise Beach Bar (great food and fun atmosphere w/ music and parrots) Light Dinner at the condo Wednesday Brunch - Alberto's on the Beach (delicious freshly caught red snapper) Afternoon Beer - CoCoNuts (cool view - had cold beer but did not try food since Mark said it's not great) Dinner - Guidos (loved sitting in the courtyard - great pizza and pasta) Thursday Breakfast - Cozumel Country Club Golf - Benny the Pro was very nice and Golf was a blast! Lunch - Money Bar (excellent shrimp fajitas!) Dinner - French Quarter (great crab cakes) - Mike has retired so the new owner takes possession as of July 2011 After Dinner - Enjoyed shopping at Mexikoo and the other beach front stores Friday Breakfast - Palmeras Golf Lunch - Money Bar Down the beach from condo, enjoyed massages on the beach Hung out at beach & pool Dinner - Sorissi (wonderful service and food - very nice atmosphere) Saturday Breakfast - Palmeras Next time we want to try Kinta, La Cocay, Pepe's Grill

Very nice condo, everything as described and promised. The unit is steps to both the pool and a short very nice stretch of the beach. Next door to busier resorts with lots of activities there Owner directed us to the right restaurants and activities, helped us with an assistant who helped us with everything from getting a car to golf setup. The island felt remarkably safe and easy to explore. Will definitely be going back. GREAT! PWest75 JP

Awesome place!

Stayed in the condo for a week right before July 4th and had a blast. The condo was spacious, clean and very close to the water. There are neighboring resorts that are great fun and the island is small enough that learning to get around is easy. Two places I have to recommend: first, head south on the main road until you hit Punta Sur, head into the Regga Bar, grab a beer and sit in the hammock - nothing is more relaxing. The other place is on the other side of the island and is called Coconuts. This place was a blast for everyone. Would definitely recommend this condo!

Very relaxing and quiet location

We had a great time in the condo. The pool area was well kept and all the staff there were very pleasent. The Condo was really spacious and open all the rooms and beds were great it was hard to find many condo that would have bigger beds for three rooms. A rental car really is a must because of the distance from town and shopping stores we rented from Isis and it was very reasonable even with insurance added. The only improvements we would suggest would be to have a washer and dryer to use we had some of the family that did not bring a lot of clothes because they thought we had a washer and dryer available, and and updating the TV in the living room with a larger flat screen and maybe a couple in the bedrooms would be nice. These are minor suggestions and don't get me wrong we loved the condo and had a super vacation. We would definatly use this condo again.

Owner response:A new Sony 42" FlatScreen was installed in the Living Room and a 32" flatscreen installed in the Master bedroom. Unfortunately there is no wiring available in the other bedrooms(walls are concrete, so cant add).

The Condo exceeded our expectations. It had a great layout and was very roomy, clean an nicely deccorated. The overall property is excellent, with two great pools, and a nice beach area. Being close to the beach clubs and having access to the dive shop and pier, is a real plus. Mark provides plenty of restaurant and activity suggestions. We followed his advice, and were quite pleased. Along with our normal actities, we espeacially enjoyed our visit to the east side of the island, and would reccomend this to anyone visiting Cozumel.

BEST FAMILY VACATION OF ALL-TIME!!

Our family of four just spent a week at this Condo. It was over-the-top amazing. we travel a lot and found that the quality of the accommodations, the location and the price were all perfect. We definitely will return. Also the management company representative Pedro was excellent - he went out of his way to ensure our family was enjoying our experience. We booked the cook for the week through the management co and give the cook (Elana) a 10/10. Absolutely every meal was excellent and she was so kind to our children. Our daughter cried when she left - she became very attached to the condo and the cook. We would recommend renting a car for a couple of days and driving around the Island. Otherwise go with the flow and enjoy paradise.

The property is everything it states. My husband and I spent seven wonderful days on the island. I think my favorite part of the condo is the shower in the master bathroom and the fact we could hear the birds every morning. There isn't one thing we would change in the condo. The owner and the property mgmt company were a pleasure to work with. The hidden gem, the La Veranda restraunt two blocks east of Ron Jons. We enjoyed a romantic and exceptional dinner all by ourselves.

We can thoroughly recommend this location and apartment. Mark took a great personal interest to make sure our stay was all that we had expected. The apartment is as advertised and the complex very well managed. We also had Pedro to thank for organizing us on our stay. He anticipated our needs and arranged for diving ans snorkeling trips. We left Cozumel completely relaxed and with fond memories of a wonderful family vacation.

Mark thanks for everything. We had a wonderfull time at your place. This condo has some great views and very cozy....super clean. Everything we need was there. Your staff is amaizing. Great place to kick back and relax. Pools are great and the Beach is super nice. They pick me up at the dock to go dive and snorkel with my kids. Best Dive ever !! Our family is very excited to come back soon and spend another week at your beautifull place !!

We have stayed in several resort style hotels in Mexico and this was far better, especially since it was a family trip.. It was nice to have groceries in the condo for snacks and meals, but to also have restaurants right down the beach. We went diving several days, and it was very convenient to get on the boat right at the pier and not to have a long boat ride from town. Both pools and the beach were also very nice. There were only a few other people there since this is an off week, so we would have the pool to ourselves all day. Victor was extremely helpful and nice. We rented a car, and he took all of our luggage in his car from and to the airport. We were all very impressed with him. This is my third time to Cozumel, and I really enjoy the island. It is very different from Cancun and other Mexico resort towns. One recommendation I have to anybody visiting is to go to Coconuts on the other side of the island for lunch. It was good food and view. We look forward to going back (hopefully next year) and staying in the condo again. Mark, We just want to tell you what an awesome time we had in Cozumel. The accomadations were beyond our expectations. Not far from town by taxi(but we will definately rent a car next year-different drivers charged different prices for same trip).It was very clean and organized and had lots of extras(DVD"S, CD's, books, snorkling equipment, etc.) The free long distance to and from the USA was also great. Victor met us at the airport and followed us out to the resort. He checked on us several times during the week and was there the last day to help us obtain transportation back to the airport. We cannot say enough about, Addy, the housekeeper. She kept the condo clean for us and kept us in clean linens all week. We told her we were going to tell you that she needs a raise. She even took some of our clothes home with her to launder them for us. One reason we like staying in the area is because of Sand Dollar Sports. Our favorite dive master, Gabriel, remembered us from last year. When he saw us on another boat he came over to talk to us. We told him we had asked about him. Before we knew it they had him on our boat and the guy sho was supposed to be our dive master was off to the other boat. Gabriel dove with us the rest of the week. We were so greatful because we had our 13 y/o granddaughter, who had just got certified to dive the week-end before with us. He took her under his wings(so to speak) as his dive buddy for the entire week. We also took one day to go on a deep-sea fishing trip with Sand Dollar. We had a great day! We caught 2 Baraacuda, 3 tuna and a Mai-Mai or bull dolphin(our 13 y/o granddaughter caught him). The captain of the boat cleaned the Mai-Mai for us and we took it down to Carlos and Charley's and they cooked it for us. During the week we became good friends with these guys because we ate there 5-6 times. They even started giving us our first drinks free. We rented scooters one day and went to the other side of the island. This was quite an adventure. We would advise people going to rent scooters to rent them off the resort though. They charge way to much on the resort. We did have a blast though. We ate at several really good restaraunts while on the island. Our favorites were of Primo's, Arnesto's, La Cas Mission, another Italian place next door to Pizza Hut(I cannot remember the name-but it was the very best and very upscale), and of course Carlos and Charley's. As far as our stay -- it was absolutely wonderful, relaxing, perfect -- what else can I say. The entire experience from beginning to end was more than I could have imagined. Matt Ertl with CVV was great and very helpful; Pedro met us at the airport and then Victor stopped by with water and to check on us; the staff at the complex was very nice and accommodating; and the maid, Addy, was terrific. Your condo is much better than anywhere else I have stayed (Turks and Caicos, Jamaica, San Pedro, Belize,and Aruba) -- it had everything and more that was needed. You have done an outstanding job of making this rental a great place to stay. The amenities you provide are above-board. The entire complex is impeccable and everything was always clean (i.e., pools, grounds, beach, etc.). The condo itself was perfect for our family. As far as different things we did -- not a lot because we enjoyed the complex so much! We met some great people from all over. However, my son-in-law did dive both during the days and at night dive with Sand Dollar Sports. He was very impressed and got lots of good underwater pictures. He also booked a snorkel trip with Sand Dollar and again, it was a great experience. My 4-year-old granddaughter actually learned to snorkel in the pool the first week we were there and was able to snorkel in the ocean -- what an experience for her. We also booked a time to swim with the dolphins at Chaanakaab -- it was again something we will always remember. The day we went, the water was a little choppy and it wasn't easy standing on the grates but it was still a great experience. Even if you didn't swim with the dolphins, I would highly recommend going to the park for a day because there are a multitude of things to do. I will highly recommend your condo and Cozumel to anyone that I can. I am trying to figure out when we want to go on vacation next year -- this time, though, I'm shooting for 2-1/2 weeks there!

He was awesome throughout the week, stopping in several times to see if everything was OK. He even gave me a lift into town to a car rental place. The condo was great! We used the snorkeling equipment many times at the private beach, the free phone to the U.S came in handy, and the condo was a home away from home for us. Everyone at the condo complex was very friendly, especially Addy the maid. Cozumel was one of the friendliest places that we've visited, we can't wait to go back!!!! Hi Mark, The trip was wonderful! Of course, back to reality and our crazy hectic summer. The condo was very nice. There was plenty of room for the 7 of us. Our kids had a blast at the pool and we really enjoyed the beach with all the water toys for the kids to play on. We had a blast at Chankanaab. We swam with the dolphins, which was amazing! Pedro helped the guys with a deep sea fishing trip and a diving trip and was a great help all around with anything we needed for the condo or tips on activities. We rented a catamaran at the Wyndham one day, which was a lot of fun. We drove to the other side of the island where it is much rougher but beautiful. The kids had fun in the surf. We also spent a day over in Playa. The only problems we had were playing hard all day and then struggling to find a restaurant near the condo at night. It seemed the restaurants opened during the day were not opened at night and the Wyndham is adults only. Later in the week we found the Money Bar and ordered fajitas to go. Renting a car is a definite must. Guido's was our favorite and we ate there twice. La Mission was a really neat place. Lime soup and gaucamole is excellent there. The food was okay but not as good as Guido's. Our friends rented the condo straight across the hall and this was a perfect set up. Even though it's a bit hot in June, I preferred the "off-season". The pools at the condo were virtually empty and the beach was always so peaceful. Next time we will plan to have more meals at the condo because our days were just filled with activities and great lunches and by dinner time the kids were wiped. The supermarket was great and fun to shop at! Cozumel and your lovely condo was a welcomed break for me!! It was a fantastic trip and a trip our kids will remember forever. It was my first trip to Cozumel in 29 years. Not the hustle and bustle of other beach resorts in Mexico that I have visited which was what I needed. The accommodations were spacious and clean. I did not feel confined at all. The decor was very up to date and the atmosphere was very relaxing and peaceful. Easy to clear your mind. From the way the condo is setup and all of the extras available, you can tell the owner takes great effort to assure absolute comfort for all guests. The resort itself was well maintained with all amenities functioning and available. Excellent restaurants within walking distance with the city a quick 10-15 minute drive away. The beach was perfect. Overall a five star experience which I would highly recommend.

I stayed at the condo with two buddies for a week in late May. Everything about our stay was great, including communications from the owner and the property manager prior to the rental. This was especially important since our trip was in the middle of the swine flu scare. The condo was very nicely furnished, spacious and comfortable. Mark the owner even showed up while we were there and made sure everything was OK. Pedro was our local contact and made sure we had everything we needed for a nice stay. He also was very helpful both coming from and getting to the airport since it took two cars! The location of RR is excellent and convenient to the pier pickup for diving and local beach clubs. We were glad we rented a car for the frequent trips to town though. We would definately stay here again!

We had a group of 6 people comprised of 3 couples in their 20's/30's recently stay at the Residencias Reef and we very much enjoyed our visit. In general the condo in which we stayed provided exactly what we were looking for with plenty of space and a clean atmosphere, sometimes not always easy to come by while on vacation. The property was very safe as well with a guard stand at the entrance and no signs of people foreign to the complex. The kitchen had plenty of dishes and all the basic appliances including a dishwasher, all of which allowed us to settle in as if it was our own home during the week we were there. The living area was very roomy with a TV connected to the Dish Network and plenty of furniture to accomodate our entire group. Also, the dining area had a table which could seat 6 comfortably which we used on a few occasions. Much of our time while at the condo was spent on the balcony looking out toward the primary pool, with a glimpse at the ocean which was only a hundred yards away. The bedrooms were roomy with plenty of closet and shelf space, all the towels you'd need, and reasonably comfortable beds. The maid came every 2 days to clean the entire condo, changing the sheets and taking all dirty towels and rags. On the beach we had as much space and privacy as we needed. The sand wasn't the powdery white sand you see across the way in Playa Del Carmen but it was adequate. If you're reading this you've probably read other reviews on the Residencias Reef that talk about the rocks in the first 50 feet of water from shore, and they are accurate. While it's not impossible to swim in the immediate area it helps to wear water shoes. We ventured down the beach a few times where there were a handful of beach clubs where you could rent chairs and be served food and beverages as needed. There's also a Wyndham resort next door with a beach bar serving appetizers and drinks which we enjoyed. We did do some snorkeling right out from the property and saw a few neat-looking fish but I think you might have better luck at the park or in other areas if you're an avid snorkeler. While the property we stayed in at the Residencias Reef is not a 5-star luxury condo, it's very nice with all the necessary amenities and at a fair price. For a group of 6 people I don't think there's a better way to go and would certainly recommend this condo to others. Unless you're Donald Trump I think you'll really like this property. The condo was great. Our kids are 12 and 14, and had a fantastic time. There is good snorkeling off the beach, but we found the best snorkeling (and margaritas) were at the Money Bar. We would advise renting a car for touring the windward side of the island for a day, as well as going into town for evenings. We circumnavigated the island twice and went into town almost every night for a week, and spent around $10 on gas. We would highly recommend this condo/location to anyone!

Mark, our trip was spectacular. Our home away from home was truly mazing. The condo has everything we could ever ask for and more. It is beautifully decorated and is HUGE. We were met at the airport and led to the condo and that made it even easier. The layout made switching from the beach to the pools and back so easy. The water was great and just snorkeling off the pier made it so convenient to see tons of fish. Your list of activities and restaurants were so very helpful. We cannot wait to go back.

This was a great rental! There were two couples and a 1,2,3 year old! When it rained we felt like we were at home and didn't suffer any cabin fever. The best part of the trip was the cook though - the management company lined up Alejandro and he cooked, served and cleaned up. It was wonderful. Next year we're going for 3 weeks.

Mark, We had a great time! The condo was perfect for a family of 4 and was beautiful. Our kids loved the pool and I enjoyed the fact that there was no crowds like at some of the larger resorts. Mark, your condo was better than advertised. Great location beautiful grounds and beach. Victor was very helpful. The condo was large even for my wife and I and 3 kids. I would not hesitate to go back to Cozumel as the people are very friendly and we always felt safe. I would highly recommend your condo to anybody looking for upscale vacation lodging.

Mark thanks for sharing your lovely condo with my family. It was very spacious and comfortable. We traveled with our two teenagers and they loved the beach and pool. It was a perfect vacation to celebrate the end of the school year. Our favorite off site activities were miniature golf and visiting the east side of the island. We also spent a day in Playa De Carmen and visited Xcaret.

We had a great time staying at the condo, the beach was so quiet and the complex was not crowded. It was so nice to get away from people for a week. Victor was so helpful in setting us up for snorkeling and fishing. The bone fishing on the north end of the island is pretty fun. We rented a car for the week and glad we did as we could go anywhere we wanted. Thanks for a great week we will be back.

This condo was perfect for our familiy (2 adults and 2 kids). Patrick met us at the airport and assisted us with renting a Jeep from Executive/Ace which was right outside the airport. Highly recommend renting a vehicle if you plan to make trips to town or want to venture over to the other side of the island. We've been to Cozumel many times, and really enjoyed this location. The condo was clean, everything was new, and Victor was very helpful. We felt right at home. Day 1, we ventured down to Paradise Beach which is very convenient. Day 2 we had reservations for the Royal Swim with the dolphins in Chakanab Park. This was the favorite part of the trip for the kids. Bring your snorkel gear! Day 3 - we went to the other side of the island and stopped at Chen Rio for some swimming and snorkeling. We had lunch at Coconuts which has a beautiful view, but the bar area is not the most appropriate for children. Ask for a table away from the bar......they like to take photos of the girl tourists to put in their photo albums. Day 4 - we went to the Intercontinential Presidente hotel which is where we have stayed in the past for some more swimming and snorkeling. We went to town each night for shopping and dinner. I think you find better deals in town in the evening after all of the cruise passengers have left for the day. We ate at Prima's which is always a favorite for seafood and pasta. We also tried the French Quarter which was the cleanest restaurant I've ever seen in Mexico! Food and service was excellent. Definately bring water shoes. Thanks Mark! We had a great time!

Wow! We had a great time. We have stayed at many resorts all over the world, but there was great freedom and solitude at Residencia's Reef. Many times we were alone at the pool or the beach. We rented a jeep and just went when we felt like it. Mark and his family are awesome to work with. Victor, with the property management company, was awesome and really took care of us. If you can do it, rent this place, you wont be sorry!!!

WOW! You will love this condo!! Patrick met us at the airport as planned and was very helpful. Victor ROCKS THE ISLAND!! He was always checking on us, and helped us get all our luggage to and from the airport. We used the pool and beach daily. Our teens adored climbing the "iceberg" a block down at paradise beach ($9ea)and (great for lunch too)We rented a 7 pass van from Executive Car Rental(Ace) and it was the best deal! Say hi to Julio, he was honest and fair. You want to rent a car, as the condo is a bit remote and taxis cost at least $15 one way. We drove all over the island and to the San Gervasio ruins. We went to the grocery store daily, Chedraui, and cooked at the condo often. It is totally stocked for meal prep. Snorkeling is fabulous at Uva's and off Fiesta Americana (they serve lots of food,drinks and have great beach lounges or hammocks too.) The maid service was wonderful, thanks to Selene! She really, really cleans. We had clean sheets and towels anytime we needed. Also, 4 to 5 huge jugs of drinking water was always available.Some of our favorite restuarants were Prima's and (very romantic) Pancho's Backyard. We also had superb tacos at goofy little restuarants dotted around the island. We love it in Coz, and Mark's condo was the perfect home away from home!!
