Nine bedrooms and seven full baths (one with whirlpool) brand new and completely remodeled in 2006. Everything is new in this 5700 plus square foot house. The ultimate in family vacation - reunion getaways, weddings or corporate retreats. A PRIVATE HEATED SWIMMING POOL TO ENJOY.
The house has 1600 square feet of covered wrap-around porches with picnic tables and large gas grill, to just sit around and relax out of the sun. We are just 30 feet from the Sound with public access for both you and your boat.
The Sound is ideal for children, since it is shallow and you do not have the waves to worry about. If you prefer the wave action on the Gulfside, you are just two and a half blocks from the beautiful Gulf of Mexico. With 5900 square feet of interior living space which includes nine bedrooms and seven baths, ours is the largest rental house on the Island. We also have the largest private swimming pool on the Island for our guests only. We recently added a full equipped game room, with pool table, ping pong table, air hockey, Wii machine and foozball machine.
We have three over-sized master suites with king beds on the second floor, each with its own sitting area with table, chairs, mini refrigerator and coffee maker. Each has its own private covered balcony offering gorgeous views of the sunset over Santa Rosa Sound. One of the baths on the second floor has a whirlpool tub.
On the first floor, we offer two oversized master suites; one with two queen-sized beds and private bath opening directly onto the covered porch and swimming pool. There is also the handicapped accessible bedroom and bath which has three queen size beds. Also on the first floor, we have one large king size bedroom, which opens onto the covered porch and swimming pool; two rooms with twin beds and one room with a full-size bed.
No futons or roll-away beds here, every person has their own bedroom and privacy. This is the reason we restrict occupancy to 24 persons. Every bedroom has its own TV. The kitchen is completely new with all modern appliances. There are two refrigerators and a commercial ice maker. The large dining room has three tables with chairs and bar stools in the bar/counter area. The laundry room has a new washer and dryer. If you do not wish to go to the gulf, we have a 20 x 50 foot white sandy area with your own private pool. All bathrooms are new and all have hair dryers.
There is off street parking for 20 or more cars as our house is the only house on a corner lot.
Rental Customer must be 25 years of age or older. Rentals are Saturday to Saturday. Check-in time is 3:00 PM. Absolute check-out time is 10:00 AM, so that we may prepare for our next arrivals. No refunds will be given for late arrivals or early departures. Please, NO PETS. Your security deposit will be forfeited and you will be charged additional for rug cleaning/flea spray treatment if any evidence of pet(s) is/are established.
Please, NO SMOKING. Your security deposit will be forfeited and you will be charged additional for rug/drapery/upholstery cleaning or damage caused by smoking products.
Occupancy: The total number of persons allowed in the home at any time is restricted to the number mutually agreed upon and stated on rental contract. Your security deposit will be forfeited if this number is exceeded.
Housekeeping: Accommodations will be cleaned to quality standards prior to your arrival and after your departure. Linens are provided and must not be removed from the unit. There is not an on-site housekeeper. There is a $295.00 cleaning fee.
Severe Weather: If hurricanes or other extreme weather conditions occur, Emergency Management may issue a mandatory evacuation notice. Accommodation refunds will be prorated from the time of your departure from the island during the mandatory evacuation.
Deposits: 1/2 weekly rent is required to confirm your reservation. This will need to be paid by personal check or certified check. Upon receipt of this, a contract will be forwarded to you outlining the balance due, which will be due 30 days prior to your arrival date. A $500.00 damage deposit, by separate check, is required and will be refunded within 14 days after departure if there is no damage and no monies owed.
Refunds and Cancellation Policy: If reservation is cancelled 30 days, or more, prior to the arrival date, we will attempt to re-rent the property and, if successful, we will refund your reservation deposit. If the reservation is cancelled less than 30 days prior to arrival date, we will attempt to re-rent the property and, if successful, we will refund your payment less a $250.00 handling fee.

- Our house is the largest rental house on the island - 5,700 sq ft of living space. It also has the largest private swimming pool - 16 x 32 and the largest game room - 17 x 40.The free beach trolley stops at our front door and we have off street parking for an RV, boat w/trailer and 15 cars.

- There is a public boat dock steps from the house. There are many activities in Pensacola - the Naval Air Museum for one - and we are within an hour's drive of outlet centers. Biloxi, MS is 1 1/2 hours away and New Orleans is 3 hours away.

This house is amazing!! We had 8 adults and 8 kids ranging from 18 months to 13 years old. There was so much room! We loved the master suites upstairs with the morning kitchen, we had coffee up there and sat on the deck before going downstairs to join the rest of our group. It was also great to have a crib supplied for the 18 month old, so much better than the pack and play that we usually have to bring. It is very close to the Gulf, just a very short and easy walk, which was great because of the kids (and all their stuff!). I loved having a private pool just for us, it was so nice to jump in after hanging out at the beach, and nice to relax at while the baby was sleeping. The owners welcomed us when we arrived, and they live on the beach, so they are close by if any problems would have arisen. The kitchen is great, we cooked a few nights, then went out to some great restaurants. If you have kids, Flounders and Peg Leg Pete's have playgrounds for the kids, and there's a Trolley service that will take you there. I can't say enough good things about this house! We hope to be able to vacation on Pensacola Beach again, and will definitely stay here.

My wife and I had a night before party and our wedding reception at the house and everything could not have been more perfect. We had roughly 45 guests for each night and there was more than enough space between the very, very large wrap-around porch and the giant living/dining room. We had a large number of family members stay with us for the days leading up to and a day or so after the wedding (12 in total) and everyone had their own room...we even had two rooms that we just used as 'extra' prep rooms that no one even slept in. You could easily have 25 people sleep/stay at the house. The extra fridge and ice maker came in handy as did the washer and dryer. The only thing that we wished was that the pool was heated as it was warm enough at points during our stay (mid 70s at the beginning of March) but the pool was just way too cold. I would definitely recommend this house to anyone that wants to have a mid-size to large family gathering. Should my family have a reunion/vacation in the near future, I would certainly go back."

We stayed in this wonderful house Christmas of 2007.Their were 15 people and we had so much room.(We had 1 bedroom we didn't even use.)We had such a good time. This is a great house with such big bedrooms, T.V.'s in every one.We never felt crowded,Kids had fun and we walked to the beach and it was great fun too! This place is the place to go what ever your needs. I would definately stay again. Loved it.
