Property description

This villa is centrally located in the heart of St Julians very close to Baystreet the main and largest shopping complex in St Juilans. This villa has a main entrance with drive-in for all those who prefer to rent a car and have hassle free parking always at hand.
As for the villa at the entrance hall one will find: On one side an open plan living area with a 42” Plasma TV and Cable TV (which comes complementary) and high speed Internet is also always available (also complementary). It has also a comfortable couch for relaxing time with a table soccer table for team gaming. Also the living area is fully air conditioned
On the other side of the hall there is the very spacious kitchen/living area, fully air-conditioned. It has a fully equipped kitchen for all kind of cooking and further consists of 2 dining tables which can easily accommodate 12 people comfortably. Also on the same floor there is one full family bathroom with shower closure.
The iconic part of this villa is the outdoor area which includes an outdoor pool with pool deck equipped with sun-beds and an umbrella. It has also an outdoor dining seating area and a gas barbecue for easy late night cooking out.
Upstairs then one finds another hall one way it takes you to two twin bedrooms with two sunny balconies with some of St Julians views and on the other side there are a further twin bedroom and a spacious double bedroom. All bedrooms are fully air-conditioned. Also upstairs there is another complete family bathroom with a bath tub this time and another separate w/c. The Villa further includes a games room with ping pong table at basement level and a one car garage.
This beautiful four bedroom Villa is situated just on the outskirts of Paceville. The location makes it an ideal holiday destination as it is located in a quiet area however it is just 5 minutes walk away from all the fun and entertainment the town of Paceville can offer. The location of this Villa is truly unique as you do not need transport or a car, a simple 5 minutes walk gets you to the Dragunara Road, where you find Cinemas, Bowling Alleys, BayStreet Shopping Complex, all the Major 5-Star Hotels (Radisson, Corinthia, Continental, Hilton Etc) Casinos, night clubs, restaurants, pubs, cafeterias etc. Even St Georges Bay our beautiful sandy beach is just 5 minutes walk.

Additional information about rental rates:

Minimum booking is four nights, prices will be quoted pro-rata according to the season. Deposit of 40% is required on confirmation, Preferred deposit payment methods are by a direct bank transfer or by Pay-Pal. While the balance is to be paid in cash on arrival. A refundable breakage deposit of 500euro is to be paid on check in either to be settled by visa or cash. The security deposit will be refunded via credit card if paid as such after a maximum of 30 days. Or via bank transfer - if paid in cash - with bank charges incurred to the beneficiary bank account [should s/he not be in SEPA country] after a maximum of 15 days. Thus the beneficiary bank details will be required to refund the deposit. Due to cleaning necessities the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer.
Also please note that the price being paid for the property includes basic utilities - 100KWh- for 1 bedroom apartment - 150KWh- for 2 bedroom apartment - 200KWh- for 3 bedroom/ 4-bedroom apartment - 300KWh- for villas free per week with the apartment which is more than sufficient for a weekly stay. However if the inclusive amount of KWh will be exceed, an extra charged will apply at a rate of 0. 35c per KWh. Other than that there are no other hidden expenses or charges. Cleaning of the property prior the arrival and after departure is included in the price. Any extra cleaning during accommodation will incur extra charges. Two sets of towels per person and one set of linen per bed is also provided by us, then it is up to one's discrepancy to wash them as much as desired.
Long lets also available rates upon request from owner. Apartment also available for long term booking of 6 months period maximum with a monthly rate, in such case utilities will not be included in the rate. Please do ask for quote should you be interested.

Till a few years ago , St Julians was a quiet fishing village. Nowadays development has changed it completely and it spreads all round St. Georges Bay, Spinola Bay, and Balluta Bay.. Most of the elegant houses along the shore line have gone to be replaced by blocks of apartments, restaurants, bars , cafes and hotels. The roads leading to St Julians village (now a town) proper remain largely untouched. The best preserved are in the area of Balluta Bay. A few villas with beautiful facades and large gardens. One villa has been converted into a restaurant forming part of Le Meridien Hotel. There is also the large neo-gothic Carmelite Chuch in the midst of small houses that used to be summer residences for the rich Valletta residents. There is a large block of apartments built in the art nouveau style overlooking the square where you can sit and have a coffe or drink and watch the world go by.

Back in picturesque Spinola Bay there are still a number of old boat houses belonging to the fishermen that still remain with their traditional fishing boats sheltering in the bay. Some boat houses have been converted into restaurants which are quieter and romantic. The bay is particularly lovely in the evenings with the lights of the restaurants and street lighting reflecting in the calm water of the bay. On the other side of the bay is the promenade (very popular) which goes all the way to Sliema and beyond. Ideal for an evening stroll or to sit at a bar/cafe and people watch.

Up the hill you will find Portomaso - a private yacht marina with restaurants and bars, a shopping complex and apartments (all very upmarket) with a lovely atmosphere. Nearby is the Hilton. There are a number of 5* hotels - all overlooking the sea on the coast north of Paceville. There is also a Casino at the Dragonara and another at Portomaso .
