I'm happy to present to you my large, ground-floor end unit. The 1400-square-foot condominium offers 3 bedrooms and 2 full baths and sleeps up to 6 people. The suite includes two queen beds and two twin beds in a trundle configuration that can either be separated or combined to form a single king-sized bed. On site are two pools, two spas and two tennis courts!
After visiting the Palm Springs area for many years, when I decided to buy a second home, this condominium immediately felt like home and was also large enough to entertain guests. Besides its large size and sizable outdoor patio, its ground floor location and westward-facing mountain views are what really set it apart from other condominiums in Palm Springs. Best of all, the shade from a large avocado tree keeps the unit shielded from the hot afternoon sun almost all day.
In addition, for those guests who need to get work done, one bedroom can also be used as a home office, with a corner unit (along with a combination printer/scanner/fax and high-speed wireless DSL) already installed. Want to work in the living room or on the patio? Bring your laptop with a wireless connection and you can work just about anywhere you want! Rooms feature linens and TVs hooked up to cable service.
Another reason I bought this condominium was the facilities offered at Estados South: two pools (now heated year-round with solar panels), two always-on spas, two tennis courts and beautiful landscaping courtesy of our on-site gardener. We also have a very dedicated HOA Board of Directors who ensure that our community is maintained and is financially sound, which is why we've got guests who have returned for many years to enjoy the surroundings.
When it's time to go out, you're within minutes of the shops, art galleries and great restaurants of downtown Palm Springs (with free parking) as well as numerous golf courses, hiking trails, the Palm Springs Tram up to the mountains and other amenities.

Our group stayed at this property during the first weekend of Coachella 2012. It was like being at home, will a full kitchen, cable, free internet, BBQ, dedicated parking spot etc. The unit was very spacious and comfortable for 4 people. The two pools were literally a minute walk from our unit and were very well kept. From our experience, the owners/renters in the complex are mostly part of the retired/senior community, however everyone was VERY friendly and by the end of the trip we knew some of the folks by name. The owner was very easy to deal with, accommodating and quick to return our security deposit (which never happens!)Recommended for: Age 55+, families with young children.

We stayed at the condo for 3 months and had a wonderful visit, The unit was everything the description said it would be and more! The property was clean, well maintained, and the photos were accurate. Patrick, was easy to work with and went out of his way to make sure we were taken care of and comfortable . The security deposit was refunded quickly. I would stay here again and will recommend it to family and friends.Recommended for: Sightseeing, romantic getaway, age 55+, adventure seekers, people with disabilities.

We love this place. It's roomy and easily accomodated our family. The grounds are immaculate and the swimming pools are steps away from the room. The condo is well equipped and really, we lacked nothing. The owner gave us enough information and the wireless internet was a bonus. The only thing we would have changed is the carpeting in the bathroom. Not fond of that! Would we stay again? In a heartbeat. It's the perfect getaway - sun, pools, fresh grapefruit and oranges poolside - who could ask for more? Owner response: Glad you enjoyed your stay! Although the carpet was replaced throughout the unit in 2009 (including the bathrooms), I'm currently reviewing replacing the bathroom carpet with a different flooring such as laminate, linoleum or tile. For now, there are washable throw rugs in both bathrooms to cover the carpet beneath.

Thoroughly enjoyed my stay. The view of the San Jacinto Mtns from the patio was worth the price of admission. All the people of the complex are very friendly and the complex is very well kept. This condo has an ideal location. We loved being on the ground floor in a corner condo. The two pools were perfect: warm always, and it was nice for adults to be able to choose the pool that my grandkids were NOT splashing in. Neighbors were friendly, as promised. Other folks' grandkids were a super bonus as playmates. Guest parking was convenient and appreciated. Just no drawbacks for this rental. I am writing on behalf of my husband and I with regard to Patrick's generosity. In October 2007, my husband and I were ordered to evacuate our mountain home in Running Springs, due to out-of-control wildfires. Patrick offered up his Palm Springs condominium to us - free of charge. Thanks to Patrick -- a friend of my daughter's -- we had a clean, spacious and safe place to stay during this trying time. We stayed close to two weeks until we could safely return. We were one of the lucky ones. We had a home to return to!Recommended for: Romantic getaway, age 55+, people with disabilities.

We'd always wanted to spend Christmas in Palm Springs, and spent about 10 days at this spacious, clean and well-located condominium in the South Palm Canyon area. Besides a private master suite and two bedrooms on the other side of the living room, we spent a lot of time on the patio, which faces west and offers a great view of the mountains which ring the valley. When we weren't in the condo were were usually at the pool area talking with other guests and neighbors or checking out the downtown area and its restaurants (especially LG's Steak House), shops and art galleries. If you're in town on a Thursday night, be sure to visit the nightly VillageFest -- it's a great way to experience the city's small town atmosphere! We'd definitely come back again. Reasonable price, great location and nice place!Recommended for: Sightseeing, romantic getaway, age 55+, families with young children.

About the owner: I'm a single guy living in Los Angeles, and I bought my Palm Springs condo in 2005 after remembering how much I used to enjoy visiting the Coachella Valley while growing up in Los Angeles. Several years later, I can honestly say I've never had a bad time while visiting! Now I've got a great place to entertain friends on weekends, get away by myself to re-charge my batteries, and also offer it as a vacation rental to some very nice people who have returned year after year.
Why the Owner Chose Other Palm Springs, South Properties:
Firstly, I really like the South Palm Canyon neighborhood -- although located just 2 miles south of downtown Palm Springs, it's off the beaten bath and surrounded on 3 sides by mountains. Single-family homes priced from $500k to over $2 million overlook the valley and the area's two golf courses, while condos such as at Estados South fill in the rest of this mostly built-out neighborhood.
Secondly, when my real estate agent showed me the Estados South community and I saw the two pools, the tennis courts, the colorful landscaping and the amazing mountain views from a roomy, 1400-square-foot place that didn't feel like a traditional condo, I already felt like I was on a vacation somewhere far away from Los Angeles. Plus our stellar HOA board and some very dedicated full-time residents make sure that the community always looks great.
All it takes is a drive through downtown Palm Springs or from the airport on the way to Estados South and you'll know you're at the start of a great vacation.
