Relax in this delightfully spacious central apartment on the ground floor of the owner's 100 year old house. The apartment, just in front of the town's ancient 15th century walls, features a large private secluded garden ideal for al fresco dining (for your use only). All previous guests have enjoyed the homely and pleasantly welcoming atmosphere. Safe parking just outside the house. A car is not necessary you can use public transport to most places.

The large open plan sitting room has high ceilings and four very comfortable sofas, stereo, tv (satellite British and American channels) and a very wide selection of English DVDs. It leads into to the dining room with its seating for six people and a cosy fireplace, where you can roast meat or chestnuts. An extra sofabed is nearby for more guests/children. An extensive selection of books, guides and maps is on hand.

A solid oak custom-made staircase leads to the mezzanine bedroom with built-in wardrobes and plenty of cupboard space, queen size bed and a computer with 24 internet access. The kitchen is fully equipped with a 4 ring electric stove, Smeg oven and large fridge-freezer. As well as a kettle, toaster, American coffee maker you’ll find everything you need for your first couple of nights (milk, coffee, cereals, pasta, wine etc). We are happy to do any required shopping for you before your arrival. Can also take guests without a car to nearby supermarket. Utility room nearby where you can use the washing machine, ironing board etc.

The apartment is in the heart of Sansepolcro, literally two minutes ON FOOT from the historic centre and all its many excellent and affordable restaurants, shops and bars. There’s parking just outside the house and if you prefer to use public transport your hosts (who live above the apartment) will be happy to help you with local transport services, or indeed anything else.

In Sansepolcro you’ll experience the joy of living in a true Italian town not yet inundated with mass tourism. During the late afternoon and evening join in the ‘passegiata’ the walk from one end of the town to the other. The local piazza and bars are abuzz with people meandering and greeting each other. Stroll around the lively Tuesday and Saturday markets when the main street is lined with stalls selling everything under the sun. Festivals, wine and food events are constant during the year both in Tuscany and nearby Umbria. In the summer you can walk (5 mins) to the large olympic swimming pool set in beautiful pine woods.

A truly perfect staring point from which to discover marvellous towns and surrounding countryside. Nearby trips within the hour Cortona, Assisi, Arezzo, Anghiari, Perugia, Gubbio and about 1 hour and a half Florence, Siena, Gubbio, Montepluciano, San Gimignano, the adriatic coast, Lake Trasimeno (Rome 2.30 hours). The list is endless.
The owner is willing to accompany guests to Florence and other cities.

    • Louise and Franco, we had a wonderful vacation in Italy in large part because we had great hosts and a very nice apartment in a great location. The positive things your other guests have said were certainly true. TV with CNN, FOX, and BBC, and a PC with internet, and a very nice kitchen and apartment all made us at home. The location was really convenient and we went to most of the places on your itinerary. Florence, Pisa, Cortona, Anghiari, Siena, San Gimignano, Assisi, Perusia, and many more. Great shopping, great churches, great walled cities, great views, great pastries, wine, food, and gelato. Thank you so much for helping us to have a wonderful memory of Italy.

    • This was a fantastic place to base ourselves for exploring Tuscany and also exploring the gem of Sansepolcro. The apartment is large and extremely comfortable and had everything that we could ever need - perfect for coming back to after a day of exploring. Louise and Franco were fabulous hosts and ensured that our stay was very comfortable. I would absolutely recommend this to anyone looking for a great place to stay in Tuscany.

    • This charming apartment was more than just a place to stay. It had all the comforts of home. It was spacious and comfortable. It included a large dining room, a full sized living room and a private sleeping loft. The place was full with books and movies to occupy your down times. The fully -equipped kitchen was more than adequate. The yard was very private and quiet. We also had the company of their lovely cats. It was charming. It was also very handy to have a washing machine and internet access available to use. It is situated across from the ancient city wall, which provided a nice place to walk around in the evening. If you like homemade pasta and sauce, there is a wonderful little store close by, that is highly recommended. The hosts were very friendly and easily available. They helped a lot with recommendations of local places of interest for us to visit. It was helpful that they spoke English and lived close by. They made us feel very comfortable. We would not hesitate to recommend this apartment to anyone. It was lovely. Janice and Jack

    • Dear Louise and Franco, We had an awesome week in Sansepolcro, thanks to your wonderful hospitality. Your apartment was ideally located for exploring on foot, by car, and even via train or bus. The kitchen was perfectly equipped and the living/dining area comfortably furnished and invitingly personal, with many fine books and art works. The bedroom was spacious, and there was never a lack of hot water for a relaxing shower. Our visit was a memorable success thanks to your generous assistance with directions, suggestions for dining and for sharing your time, allowing us to experience your part of Italy at its finest. Four months in Sansepolcro and Louise and Franco's spacious,light and airy apartment enabled us to live our Italian dream.Gavin and I were warmly welcomed and our hosts were ready with advice and assistance to make our stay a memorable experience. Sansepolcro is centrally located and within easy reach of the coasts and major cities.We took advantage of the location to explore extensively the beautiful surroundings. We embraced the life of this delightful medieval town, enjoying the generosity and friendship of the local people through our invovement in the rich musical and cultural organizations, with sailing on Lake Montedoglio an added bonus. I could not recommend this stay more highly.It surpassed all expectations Jan LLoyd-Jones.

    • Thank you Louise and Franco for a wonderful stay in your beautiful apartment. Not only was the apartment comfortable, spacious and clean with a beautiful private garden area but the hospitality was second to none. The Sansapolcro area is ideal for travelling on several day trips to enjoy the surrounding areas of both Tuscany and Umbria. The food and wine regions are first class and does justice for all photographs and comments about Tuscany. I would have no hesitation in staying with Louise and Franco again, indeed, we intend to do so in the not too distant future. Thanks for the home from home feeling.       Dear Louise and Franco, Thank you very much for your lovely email. We really enjoyed our stay with you and glad to hear that you are feeling a bit better. We arrived home in Forres late on Sunday after a great wedding in Edinburgh (I wore my new ring and I am absolutely delighted with it). We had a good journey over to Cecina and managed to find our way around Siena. The hotel was excellent and Harry was very pleased with the racing bike he had hired. We thought Volterra was a wonderful place. We were sorry to return the keys for the hire car at Pisa on Thursday!!! If the weather is still very hot in Italy you could cool down quite nicely here. It is awful---torrential rain and snow on the mountain tops. We saw it yesterday as we had to go to Aviemore---midsummer! Alex would not need his water gun to cool off here. We enjoyed meeting you both and you made us feel so welcome. Do keep in touch and please come to visit us if you ever do a home swap to Scotland. Best wishes Harry and Margaret

      Hi Louise and Franco I wanted to thank you again very much for everything, starting with the welcome glass of wine, pasta in the fridge etc. We really loved your place straight away as it really felt like coming home when we arrived and after our long journey the place was very relaxing. The apartment was very cosy and sitting and having a chill in the garden was just the best thing to do after our day trips. And we could have our dog with us with no worries. Also we enjoyed all the places reccommend by you - starting with the sights to see following with restaurants reccommended an places to go shopping. We definitely would reccommend that Cara Mamma restaurant as I think this place is definitely very italian and regular tourist would have no chance to find it. Thank you again and regards Marketa
