Beach 10 mins walk. from this 5 bed/5 bath detached villa, private pool in the Mediterranean Mahmutlar, Alanya. Overlooking banana plantations, Taurus Mountains, Sunset and Castle views from roof terrace. 15 mins by bus to Alanya, Easy access all amenities.
Mahmutlar beach is a 10 minute walk if you do not loiter at the shops and sights on the way! It is 10 minutes by car from Alanya both located in the province of Antalya. Backed by the southern slopes of the Taurus Mountains and fronted by the Mediterranean Sea, (East Basin) it is a sub tropical climate. A magical place especially with 300 days of sunshine. Whatever time of year this is the place to walk along the 13 km long eastern beach. Stand on the 3km Cleopatra’s beach, part of her dowry from Mark Anthony. (Yes that one)! Everything is here, from verdant forests, banana plantations, plentiful orange and lemon trees and such fresh organic food as you can imagine. The lakes and the waterfalls, surrounded by the historical name places that you know from school are side by side with this modern and vibrant area. This is the pleasure of the area; we are located in the old part of Mahmutlar built low on the mountainside for ease of access but close enough if you choose to engage in the modern lifestyle where foreigners are now called the new Turkish neighbours. English is taught in school here so as you like to practice your few words of Turkish they are delighted to assist you.
Here in the sparkling Mediterranean coastline it is still a wonderful place to be all year round and many come from November to March the cooler time (but still warm enough to sit out) and enjoy the area during the colder Winters at home allowing for an eclectic mix of cosmopolitan travellers and residents since Roman time!
Our Villa is located and may be accessed through the well lit secure area of My Marine Residence but looks further away on Google maps from the beach then it actually is. We are located in the old quarter of Mahmutlar and the green areas beside us are the banana plantations and further up are the forest and the Taurus Mountains.
Perched on top of the cape overseeing Alanya is the fortress built in 1200 which boasts one of the most beautiful views in the area and can be seen from our rooftop terrace especially at night when lit up.
Mahmutlar has a long beautiful beach with a backdrop of the mountains and the promenade is being extended from Alanya so you can walk as far as you like and drop into many of the beach bars who don't always charge for beds and umbrellas if you have lunch there, a few liras or a game of cards under the shade or fishing from the beach, Beach sports are numerous.
Attractive well lit boulevards, paved areas, landscaped gardens, fountains and children’s parks contribute to the overall character & quality of the area.
The nicest and so the most important road for your holiday is the coast road where you can get the local dolmus (bus) to Alanya (10-20mins) or to Gazipasha and beyond worth the trip just to see the view and hop off and have lunch or stroll to a different hidden beach.
Leaving Mahmutlar, you pass along the small towns of Kestel, Tosmur and Oba before you enter Alanya. You will travel on one of the most picturesque roads in the area, with the beach and the turquoise sea on one side and the impressive Taurus Mountains on the other. No wonder this area is called the Pearl of Turkey.
There are 3 main roads parallel to the sea, which makes it very easy to travel, just have your money ready (euro or lira) to hop on the bus, enter at the front and exit at the back. The Coast road is another dual carriageway from Antalya to the east of Turkey. It has a number of underpasses and pedestrian crossings to facilitate crossing and while it may initially look off putting is easily accessed and well worth it.
Barbaros Rd. is the wide inner road and here you will find the famous Mahmutlar Clock Tower at the Centrum where you will find a Post Office (PTT), and ATM machines a great variety of shops, restaurants and bars, some of them offer live music and themed nights during the summer months. Most bars/restaurants offer pick up and drop if you eating. Every Tuesday and Saturday daytime you can find an open market at the end of this road. Take the trolley from the villa because you will fill it with fresh vegetables and fruit and other things, PRACTICE YOUR HAGGLING! Older tourist shops and businesses are here and it is a busy area at night, but the whole area is now full of wonderful restaurants/bars so investigate. You will be spoilt for choice.
The harbour area in Alanya is where all the clubbers go and then on to another late night disco by bus. Most hotel discos are open to the public, the Auditorium disco at Dim Çay, Klas and the new Hollywood Nights are open until the early hours of the morning - take care here as transport is often free to go there but you may have to get taxis back.
Every year there are numerous new activities or entertainments for you, you will see them obviously advertised as you walk around, take your time before choosing and bargain no one ever expects you to pay the first price offered! Ask for extras!

Small Children's pool. Villa is railed and gated and outside lights for night. Talk to us about the ages of your children and we will advise accordingly. Each window has security steel adjustable shutters which can be set to darken rooms especially handy for getting children off to sleep. The 5 Balconies alows parents to keep an eye on their older children playing within the confines of the gated garden. Though we would recommend keeping doors locked if you have children. Children will be accommodated in bars and restaurants with no problems at all or as they say in phonetic Turkish 'Problem Yuck! ' Be prepared for the staff to pick up your child and entertain them as this is a very very child friendly nation. We are still private enough not to be subject to major noise but close enough for older teenagers to walk to Dolmus (bus) on their own if they want to go to the cinema or bowling or down the town earlier than you....moreless

- Each bedroom has plentiful wardrobe space and hangers and bedside storage as well as mirrored dressing table and hot/cold air conditioning. Two have shower ensuite. Three large family bathrooms, one with jacuzzi bath and rainfall shower are located on each level. Hair-dryers. The top level has two double bedrooms, one shower ensuite. The other has small balcony overlooking banana plantations. One has large family bathroom with 5 massage shower and rainfall shower head. This bathroom also has large electric boiler (keep it set at economy level) and adjust for additional heating of water, which may be needed if everyone wants to have long showers and have a full jacuzzi at the same time, otherwise the solar heating is fine for everyone. The roof terrace is located between the two bedrooms here, and has a Turkish oven/bbq. Fully tiled marble large sun terrace is just fabulous for an evening drink or aperitifs watching the sunset and then Alanya Castle lighting up at night. ...moreless

Jet skiing, paragliding, banana boating. Cinema, paragliding, horse riding, trekking, boat trips around the magnificent coast line to hidden coves and caves. Bouncy castles (often free of charge) trampolines, crazy golf, merry go rounds and roundabouts are available for little ones. Archaeological and historical sites abound. Pole fishing at the beach even deep sea fishing can be arranged. Or just relax on the beach or by the pool then wander down the beautiful boulevards and take a late swim followed by a coffee or glass of wine watching the sunset on the beach before making your way home. We stayed here for most of March and April and it was so much more than what we expected. The owners have now become great buddies in so many ways and introduced us to many ex pats in the area to assist us as we were thinking of buying locally. The villa is really so much more than you would expect, 3 floors of 'fabilosity', superb sweeping marble staircase, bbq on roof and poolside. Open fire place which we did not need as there was a halogen heater for the late evenings in March. Daytime was warm so we could swim and enjoy it just had to leave pool earlier than we would later in the year. The Villa itself was easily able to bed more than 10 and the outside space is really great. Plenty of private areas for a bigger group no problem. Great to walk to everything and local bus so easy to access. Local restaurants picked us up and dropped back for free. Villa was exceptionally clean and had extras such as extra wraps. Given pleny of local contacts who brought us up to the mountains, which we could see speckled with snow while swimming in the villas pool. Local market twice a week, where you could literally buy everything, from warm eggs from the hen to 'designer bags'. Locals were very welcoming and we had taken the owners advice and brought a simple guidebook which had both turkish english turkish phrases in it and by using simple phrases like please and thank you and greetings we were able to integrate easier and learnt so much about the area. We availed of owners advice and took part in local outings into Turkish life that would never have happened except for them. Really appreciated.Owners available at end of phone and responded immediately and kept us up to date. Superb service. We will be going back.

Owner response: Thanks so much for reviewing us as it so helpful for others thinking of coming to the area. I was so pleased to hear that it all worked out so well for you and indeed our neighbours still talk about your efforts in 'Turkish' funny but much appreciated by them. As you were thinking of spending the Winters in the area you told me how pleased you were with the warm weather duing March and April and looking forward to coming again earlier in the year next time. As you will be retiring it was as you say 'the ability to walk or bus everywhere' that really made the difference for you and showed you how easy it was especially after one of your trips up the mountain to visit some of our friends made you very glad that you were staying at the bottom instead! As Mountain View Villa is essentially our home we have indeed tried to make it special by adding extra little comforts like cosy wraps for sitting out in cooler evenings or snuggled up on the sofa watching a dvd. Having the extra electric water heater can be essential at this time of year especially if you want to have a long hot jacuzzi. Delighted that you enjoyed it all so much and are thinking of buying here too after the try before you buy offer we gave you. We know the area so well up and down the coast after 20+ years so enjoy introducing people to the area and nearly everyone comes back.

Wonderful stay at superb Villa and crystal clear private pool in early Spring. Villa fully stocked with everything we needed for our stay over a few weeks. We were able to entertain in the private dining room, have a large pool party and also had plenty of space to enjoy all aspects of the Villa in sun and shade. Walked or bussed so easily. Local bars offer a pick up and drop back service for free. Superb communication with owners and a quick text got an immediate response and advice or contact number to us very fast. We loved it and are considering buying there now. Highly recommend both the Villa and the owners. Loved being there for March& April. Thank you so much for a wonderful experience. Family holiday in a wonderful, spacious villa.
My family and I ( a group of 10 ) went to this villa in early June for 2 weeks. We needed 5 bedrooms and 5 bathrooms. We needed a pool and we needed somewhere just far enough away from centre, but close enough to walk in. This villa ticked all the boxes and much more. It was spacious and clean. The pool was immaculate and set off the front of the villa in some style. We had been told there was a lot of flexibility regarding the accommodation and we altered one or two things around to best suit our needs. The owner, for whom nothing was too much trouble, had mentioned we could change things around ( within reason ) so we had the best stay we could have. 5 bathrooms in a private villa is something of a rarity. Essential for us but difficult to find. Absolutely excellent all of them and made for a very relaxed, comfortable stay - particularly around showering time ! We often walked out for an evening meal - and sometimes had a bbq. When we did go out, it was possible to get collected and returned after the meal - a service offered by many restaurants. And for all 10 of us ( shuttle trip ) and for my mum who is in her 80's. Another fantastic bonus which just made things easier. Whilst there we did several trips, suggested and arranged by the owner ( Grainne really was outstanding ) all of which were good value and appreciated by the whole family. There are lots of great things there - restaurants, market, beach etc etc - too much to mention. Just get there yourself and you will definitely not be disappointed. Brilliant holiday, brilliant villa, brilliant owner.

I know that you were concerned about suitability especially for your Mum due to her age but as it proved she was well able for the slow walk back from the beach by popping into all the shops on the way! The pick up and drop back service can be such a treat if you want, which is why I say with over 1000 restaurants.bars to choose from in the Alanya area you would be spoilt for choice and just ask to see a menu when you are out and about during the day and make your pickup time then. Glad you all enjoyed the smaller boat trip. Pleased that your Triathalon went so well for Team GB. “Mahmutlar Family Holiday - Excellent” Reviewed July 8, 2013 10 of the family went over to Turkey for a sporting event in Alanya. We needed a 5 bed, 5 bath villa in close proximity to not just Alanya, but to shops / restaurants etc. After searching the net I found this. From day 1 of contacting the owner we had nothing but reliable, good humoured, trustworthy information. Grainne, the owner, has become a telephone / internet friend ! The villa was everything we could have hoped for. Roomy, spotless, and located in a very nice area. Yes there was a bit of a hill but, taken slowly, it was not a problem. And the restaurants sent out a car to collect us all ( including my dear old mum ) more or less at the designated time ! And they took us back too. Although some of our party chose to walk back as it is a very nice stroll. We did several trips whilst we were there, arranged through a local contact we had been given. No worries here either. I could write loads - but I don't really do reviews. I've made an exception here as it was really a wonderful holiday - and a wonderful villa - and, as such, I really feel the owner should get very positive feedback. Grainne - you're a star. The pick up and drop back service is really great for those of us who prefer the door to door service all year round. You told me you all loved the many private spaces that you could have as well. That is the sort of thing that does really matter when there is a large group. by Una on 16.04.2013 (English) Pristine luxurious Villa, fab pool, great location. Accessible to everything so easily, no car required as beach, shops and restaurants 10 mins away. Open Market full of great fresh fruit and veg, eggs literally warm from hens. Mountain View Villa is set further away from the busy night life so noise is not an issue but still within walking distance and all bars/restaurants do a pick up and drop back. We were able to walk in the countryside or down to the beach so easily. We took the local bus into Alanya to see the Castle and harbour and the views are spectacular. The villa is really well equipped with many extras for making the stay special and the owners were most helpful and at the end of the phone or text to help us out with trips and advice as we were staying for over a month. They arranged for some local bar owners to pick us up for various events and advise on the area. The Villa is really large and plenty of space for a large group to have private areas if they wanted. Our caretakers were 2 mins away and most helpful. Would go back in a heartbeat.Thank you so much for a super vacation. Reviewed September 23, 2012 **** 4 Star Review Stayed 30/08 to 9th September 2012 We wanted to say a very big thank you to you, Deidre and Bulant for making our stay in your villa so relaxing and comfortable. Bulant was amazing as nothing was too much for him and he is such a nice chap too! The villa was perfect and the whole family were able to enjoy a wonderful holiday together, as there was plenty of space for all 14 (4 adults, 10 children aged 7 through early twenties)of us to chill out in. The villa was well situated and not too far from the beach and local shops, which was lovely and gave us the opportunity to meet some of the local people. The bus service into Alanya was great as the bus drivers were friendly and helpful despite the language barriers. You were right in saying that a car was not really necessary. We would recommend your villa and service to other family members and friends and wish you all the best. Everything that was needed was available in the villa, towels, hair dryers, adaptors and even mosquito repellant plugs! The owners were very friendly and helpful, arranged taxi tranfers to and from airport. They were at the end of the phone if we needed anything, had Turkish contacts who helped us out when needed and came to clean the pool regularly. Recommended Atmosphere, a local restaurant, and people there were very helpful as well. The only down side was that the villa was largely overlooked, which was disappointing. However, the other villas/apartment blocks were on the whole uninhabited so it didn't matter to us. The villa is also situated on quite a steep hill, we decided to rent a car on the third day to help us get around, car rental was extremely reasonably priced. Nightlife is nearby Alanya was quite vibrant, and thanks to the Mountain View Villas' owners we were shown the places to go by the local restaurant owner! (Adult children, 22 & 24). Overall a very relaxing holiday! Advertiser's reply on 31.08.2012 So pleased to hear that it was an enjoyable. To be in a Villa this close to the beach and walking distances to shops, bus , bars etc, as I said in the advertisement we do loose out a little in the views except for the roof terrace but at least we are not totally surrounded. Most people use a taxi or the restaurant pick and drop up to Villa at night if they go out for a meal anyhow so it is not necessarily a problem. Sorry that you were disappointed with that as I know you were looking forward to the vacation but at least as you say it was not a major problem and otherwise you would have been way up the Mountain totally isolated. We stayed at the villa for 10 days I have three children one with special needs. Excellent location walking distance to beach shops restaurants. We had loads of space for the children pool was excellent and was kept spotless was attended twice a day. My children range from 13 to 3 there was something to keep them all happy. Villa was very clean and luxurious and had everything we needed to make our holiday the best family we ever had. The villa is up a hill this wasn't a problem for us as nearly all restaurants have a pick up and bring home service. Mountain View Villa is so much more than what is described. We have visted Turkey and Greece many times but never been to Alanya before and boy was it worth the wait. Alanya is a lovely town and the coast road out to Mahmutlar where the Villa is located is spectacular. There is a magnificent pedestrian walk way/cycle path dotted with exercise equipment all on the edge of the beach running all the way out. Jump on and off the local bus at will. The whole area has over 1000 restaurants/bars so you are spoilt for choice. The Villa is magnificent, three floors with a circular staircase and as we were a couple we took over the third floor and loved the roof terrace. Our other guest stayed on the second floor and we all met in the kitchen or superb clean pool and were able to stay private all around the Villa grounds. We did our shopping in the local market twice a week in Mahmutlar and simply jumped on the bus if we wanted to go to Alanya to see the Harbour or the Castle. We walked everywhere and it was so easy and close. The owner was exceptionally helpful and we availed of the extras such as the Turkish dongle and phones. Wi-fi is all over the place but it was handy as we were so happy to stay in the villa as it had everything we wanted. It is well fitted out with lots of extras such as mosquito plugs, battery lights for the fabulous electric storm that we had. Plenty of tealights in the Villa's emergency cupboard made for a lovely romantic dinner and conversation. The local food is so fresh that we ate mostly at the well equiped Villa, going out twice a week for dinner to some of the many places available and the best bit was they collected and or dropped us back to our front door for free. We felt very safe and relaxed and will definitely be returning. It was great to be in walking distance of the beach and bus and the extra was the countryside towards the forest and mountains to the rear of the Villa. Our airport transfer was seamless and the same driver was available to us if and when we wanted him, such as an initial large shopping as we stayed for 5 weeks. I suffer from fibromyalgia and I can truly say that the heat and fresh food helped me so much. We were still swimming in November much to the horror of our Turkish neighbours who would bring us hot tea or soup afterwards! There is truly something for everyone here young or old. Owner response: Hi all, Delighted that this trip worked out so well for you all as I know that two of you were not in the best of health and were hoping that the stay for the 5 weeks would give you a chance to recover with fresh organic food, fresh air and sunshine with a little light swimming! So glad that this try before you buy in the area gave you a good opportunity to investigate the areas both sides of Alanya. Pleased that after all these years as you said that the emergency visit to the dentist that I was able to arrange by email for you was so painless you were able to swim on Cleopatra's Beach afterwards. That was certainly novel! Looking forward to seeing you all again later in the year.

About the owner: We have been coming to Turkey for over 25 years and have being in Kusadasi, Bodrum, Gumbet, living in Tosmur, and Oba before returning to Mahmutlar to the Villas. We are a mature couple who have had our own businesses, enjoy travel and new things and have a lifetime of experience in many things and ventures. We settled on Turkey after extensive traveling and enjoy the fact that whatever time of the year the sun almost always shines so swimming in our own pool is a lovely thing in late November!! (Much to the amusement of our Turkish neighbours, who greet us with hot tea when we get out!)
Why the Owner Chose Alanya:
We had seen a lot of different properties in many places before deciding on these Villas. We have lived in apartments, penthouses and all sorts. We decided to live within walking distance of everywhere as we wanted to stay as active as possible as we get older. No car needed! We have incredible views of the Taurus Mountains banana plantations to the rear, rural walks and the beach within 10minutes, the first shop and restaurant/bar 5 minutes away.There is so much space here between the balconies, roof terrace and sunken terrace never mind the rear and poolside areas that you can have a very private experience here and just meet the other Villa guests in the kitchen later on! Bliss. The local bars and restaurants offer pickup and drop back especially in high season and we have watched as some of the bar owners/managers have matured from the 'boy' to this position over the years. We are also in the older part of Mahmutlar so whilst removed from the busier/nosier high season 'strip' we do not get that much noise but a short taxi or a leisurely evening stroll gets us there. There is a lovely eclectic mix of ages and nationalities in this area and you make friends easily and email makes it so easy to check on who is in town when we are to meet up for a dinner or a coffee. We love it and have enjoyed all our visits, even the thunder and lightening storms, the candle lit glass of wine due to an electric storm it is all part of the experience, We have enjoyed finally furnishing the Villa last year and adding little touches everytime we come over.
The Unique Benefits at this Villa:
We well remember Mahmutlar before it was developed and have watched as the dirt roads have been replaced with wonderful coble locked paths, beautiful tree lined boulevards, fountains, every conveninece now so no need to go to Alanya except for more shopping! There is a really beautiful walk/cycle way from Alanya which has been extended to Mahmutlar and keeps going. There are wonderful parks and children's playgrounds now. Gazipasha airport is within 15 minutes of the Villa making trips to Istanbul so easy. No car is needed as local dolmus (bus) makes it so easy to get around, even going up to the Castle or Dim Cay or Cleopatra's beach. Get the daily luxurious coach for a day trip to Antalya. Join in with the Mahmutlar Cultural Centre for trips for the open air Opera, Ballet and Jazz Festivals in ancient Aspendos. In the hottest months of July and August chill out in the wonderful forests, waterfalls and the cool of the mountains as well as trips to Sapedere Canyon and balooning in the unique landscape of Cappadocia. Buy your fresh food and vegtables from the daily markets that move up and down the area, marvel at the taste of fresh figs and tomatoes the way they used to taste. Eggs fresh from the hen. This area is a micro sub-tropical climate sheltered by the magnificent Taurus Mountains and the spectacular Bay of Alanya, the East Mediterranean Basin with extra salty water which makes extra buoyancy an added pleasure for the swimmers. This also means that there is over 300 days of sunshine annually in this wonderful area, with plenty to do if you so wish. Deep sea fishing, boat rides around the magnificent Fortress, explore the Pirates Caves, spend some time in the special saline caves and help your respiratory problems. Horse riding, whitewater rafting, jeep safari, paragliding everything is available including skiing and golf. What more could one want?
