If you think you have arrived in heaven you are right. This spacious penthouse is the largest in the Hacienda San Jose complex and the next best thing to a single family home, boasting over 2100 square feet.

Fiesta Playa is tastefully decorated with fine quality furnishings and beautiful Mexican tile floors throughout the unit. This home offers three full levels of living space. On the first level there is a very large entertaining kitchen area with bar seating and glass top dining room table, which seats six. The living area with entertainment center overlooks the gorgeous swimming pool and lush gardens below. There is also a laundry room and a half bath on the first level.

On the second level each bedroom has a king size bed with large private bath, A/C and ceiling fans. Both overlook the pool and garden areas as well.

The prized penthouse level is a beautifully landscaped, luxurious roof top terrace with over 500 sq. Ft. There are wonderful ocean and swimming pool views, complete with two thatched palapas, hammock, outdoor furniture, built in bar, gas grill and outdoor shower. While at home this is where you will want to spend most of your time, enjoying the views, breeze, sun and conversations.

Fiesta Playa is in a fantastic location on 1st avenue between 24th & 26th Street in the heart of Little Italy just a few steps from Mamita's Beach, which is considered the most beautiful and popular beach in Playa del Carmen. It is only one block off of the main promenade (5th avenue) where all of the trendy restaurants and shopping are found. It is peaceful and quiet at the condo but only a few steps to all of the excitement. So sink right in and enjoy your Mexican Fiesta!

  • My wife and I really enjoyed our time in your condo. It was quite spacious, beautifully decorated, and centrally located. We really enjoyed that we were only about 2 blocks from Mamita's Beach (where we spent many of our days)....and a block in the other direction from 5th Ave. Being first time visitors...we were concerned that the location would be good. We found out that we were on the more trendy and newer side of 5th Ave...a great spot! This was a big plus for us. The apartment was also equipped with a great visitors guide that we referred to on more that one occasion to find the best restaurants (all of which were in walking distance). Finally, we really enjoyed the nice pool out front, and the large roof deck upstairs. We had a nice view of the ocean from the deck, and we could also hear the live music from PG's down the street. It was very private and secluded up there. We would definitely stay there again, and plan to upon our next trip to Playa. As for the management team, they were quite helpful. When we arrived, there were a few people working in the apartment fixing the air conditioner (they had found out just before we arrived that it needed replaced). They were all quite friendly and got the job done by the end of the day. I'm glad they took the initiative to go ahead and get it fixed, because we definitely needed it. The property manager (cant seem to remember his name?) was also quite helpful. He told us about the hot spots to go to, and also some of his favorite places to eat. He also gave us a good idea for a day trip to Xel-Ha, the outdoor eco park. We had a great time there.....and he told us what to expect with the cab fare. Also, the maid service was great. We used the house very sparingly (we were outside most of the time), so it didn't require much cleaning. But it was nice to have the clean sheets and towels and she was very friendly. Overall I would recommend Playa and especially the condo Fiesta Playa to anyone looking to have a relaxing, safe, and carefree vacation. We'll be headed back!

  • We truly enjoyed staying at Fiesta Playa. The location was perfect for us...one block off the main prominade, far enough away for quite evenings and close enough to enjoy in a matter of minutes. The local restaurants close by were unbelievably good. Your property is very well maintained. The beds are comfortable with ample room in the closets. The terrace on the roof offers great views as well as a private area for sunbathing. The kitchen is huge, and all the appliances functioned very good. The living area is comfortable, as is the fold-out bed. The management was very attentive to our needs, and the maid service was very good at their work. Both Management and the maid service went out of their way to be cordial and make sure our stay was perfect. Thank you for a very hospitable time in Playa del Carmen. Thanks again, Steve & Lisa PS... We would highly recommend the Italian Restaurant at 24th and 10th. I believe it is called El Pascatore. The Swordfish Mediterranean was the best I have ever had. We also had the Grouper, as well as the Clams and Mussels with Fetticini. El Fogon was real true Mexican and very good, but not a fancy place. For Argentinian beef, the best place is 1/2 block up 10th from El Pascatore.

  • I have stayed here 4 times so far in the last 4-5 years and cant wait to get back. I have traveled the world and this is one of my absolute favorite places to stay. 1 block to the best beach and 1 block to 5th Ave. The accomodations are perfect for a relaxing vacation get away. The roof deck with the view of the ocean is just outstanding. I CANT WAIT to get back. Recommend the local barber, massage therapists and dive shop right across the street. People are freindly and I always feel safe here. Great place!!!

  • I have stayed at this property 2x and I am planning my 3rd trip. The accommodations are clean, spacious, conveniently located and offers any service you could ever want or desire. The beach is close and is the most popular beach in Playa del Carmen. Any shopping you need is also within walking distance; so if you don't want a car you won't need one. I would highly recommend this property for your vacation or get away needs !

  • I have stayed in some wonderful VRBO houses all over the world -- this is one of the best for putting you comfortably in a cool location. 1)Private, yet with a roof top garden overlooking everything. 2)Perfectly in the middle: one block from the beach; one block from the 5th Avenue stroll.     Comforts of Home Date of Stay: May 2008 We had a wonderful time. The location was great--away from the noisiest part of 5th Ave, and so close to the beach, where we spent the majority of our time. The condo was very comfortable and well equipped, and plenty large enough for the 5 of us (me--7 months pregnant, my husband, my friend--6 months pregnant, her husband, and their 2 year old daughter). I would definitely recommend it. It was like having all the comforts of home, on vacation in Mexico!

  • Hi Scott: The four of us that stayed at Fiesta Playa from Jan 19 - Feb 2/08 thoroughly enjoyed ourselves. Your condo is in a great location. Nice and spacious, great full kitchen, bedrooms were cool, rooftop hammock relaxing, and the girl that came in to clean was a real gem. The other guests at the complex were great to socialize with while we relaxed some afternoons at and in the pool. We showed other guests of the complex your unit and they were quite envious of us. The north end of Playa is such a vibrant area yet it was not noisy while at the condo. The beaches, only a block away, are fabulous. Great waves to play in. We spent time at Kool where they know how to great their guests. We would definitely stay at Fiesta Playa again. Jocelyn Nanaimo, British Columbia

    We had a wonderful time. The rooftop terrace was beautiful. We spent nights having an appetizer and drinks admiring the views and enjoying the cool breeze. We cooked in during our trip several times in the spacious kitchen. This condo was very spacious, you felt like you were in a single home. The location couldn't have been better. Close to 5th avenue and the Beach. We will definately be back and will refer Fiesta Playa to all of our friends.
