This secluded custom-built Hill Country Home and Cabin are located on a wooded one-acre lot, (1505 Edwards Blvd., New Braunfels 78132), just half a mile upstream from the Historic Gruene District, on a 140-foot span of the Guadalupe Riverbank.
Over 100 feet of deck/patio space are available with the large upstairs deck, and an equally large downstairs patio, both of which overlook the Guadalupe River with an unobstructed view of the opposing riverbank and undeveloped cliffs. The yard is shaded by huge Cypress and Pecan trees, and is perfect for outdoor gatherings, especially with the group seating areas and the large stone fire ring.
The upper level includes two bedrooms, the huge Great Room, and the large fully furnished kitchen. The large Master Bedroom has a private full Bathroom, and will accommodate up to four, with the king-size bed, and two-twin beds in the form of a pop-up trundle. The second upstairs bedroom has a queen-size bed. The Great Room has vast expanses of River Views, and is open to the kitchen containing the shared fireplace. Additionally, two can be accommodated in the Great Room, by using two large sofas as sleepers.
The downstairs has three bedrooms. two of the bedrooms will accommodate up to three, each with a king-size bed and a pop-up trundle. These also have private full bathrooms, and sweeping views of the River. The center downstairs bedroom will accommodate up to four, with two bunk beds, and two twin beds with the pop-up trundle.
The detached Rustic Cabin can accommodate two, with a king-size bed and a private full bathroom. The cabin also has it's own private deck.
The property can easily accommodate five couples in private bedrooms, and can accommodate an additional 11 people, for larger family/group outings.

- Air Conditioning: Main House has A/C-Heatpump, with the additional option of an Attic Fan for fresh air, for the cooler months. The Detached Cabin contains a new A/C-Heater wall unit, as well as an Electric Fireplace with optional heat.
- Washer: Located in the Attached Garage Rec Room. Detergent, etc. provided.
- Dryer: Located in the Attached Garage Rec Room.
- Linens Provided: All new Pillows, Cases, Bedding, Towels, and Linens are provided.
- Garage: Attached Garage has been converted into the Rec Room and Laundry area. Includes a Half Bathroom, Washer and Dryer, Telephone, TV, Seating, Stereo/Entertainment System, Music Library, and Recreational Equipment.
- Off Street Parking: Overflow parking areas are available at street level. This will accommodate 4 additional cars/vehicles.
- Parking for RV/Boat/Trailer: Depending upon the size of the Recreational Equipment, parking is available in the Large Front Parking Area, or on Street Level, a short walk downhill to the Main House.
- Wood Fireplace (3) : A double-sided, walk-around Fireplace is available in the Great Room, facing into the Gourmet Kitchen and Bar area. Additionally, a Larger Stone Fire-Ring is in the Backyard, next to the Riverbanks, with a large Adirondack seating area. Firewood is provided for both.

- King Bed (4) : New Pillow-Top, King-Size Matresses and Beds are each located in the Master Bedroom with Private Bathroom, the Detached Cabin, and 2 of the 3 Downstairs Bedrooms.
- Queen Bed (2) : 1 New Pillow-Top Queen-Size, 4 Post Bed is located in an Upstairs Bedroom. A new Leather Queen Sleeper Sofa is located in the combination Bedroom/Rec Room.
- Twin/Single Bed (9) : All New Pillow-Top, Twin Matresses and Beds are located in the following areas: (2) in the Master Bedroom with Private Bathroom Upstairs (in the form of a Daybed, with a Pop-Up Trundle-Bed), (1) in each of 2 Downstairs Bedrooms with Private Bathrooms (in the form of a Pop-Up Trundle-Bed, beneath each King-Size Beds), and (5) in the additional Downstairs Bedroom (in the form of a New Bunkbed, a Daybed with a Pop-Up Trundle-Bed, and an extra Cot with pillow and bedding, located in the large closet).
- Bunk Bed: This new Bunkbed and Pillow-Top Matresses, is located in one of the three Downstairs Bedrooms.
- Convertible Bed (3) : 2 Large Leather Sofas, located in the Great Room common Seating Area, may be used as Sleeper Sofas. All bedding, pillows, and linens, are provided in the Great Room. Additionally, a cot is provided with all bedding, linens, and pillows, that can be placed anywhere.

- Full Kitchen: A Full Gourmet Kitchen is located in the Main House, including a Microwave Oven, Glass-Top Electric Stove, and a Large Electric Oven. Additionally, a Bar Area is located adjacent to the Gourmet Kitchen and Double-Sided Fireplace, with a Commercial Blender, Barstools, and plenty of Barware.
- Shared Kitchen: The Full Gourmet Kitchen/Bar Area is adjacent to the Great Room/Entertainment Area.
- Cooking Utensils Provided: Complete Gourmet Kitchen facilities are available, including an Automatic-Grind Coffeemaker and additional conventional coffee maker, with a total capacity of 24 cups. Both pre-ground and whole-bean coffee is provided, along with condiments, filters, etc. The Gourmet Kitchen also includes cast-iron and non-stick cookware, pyrex, bakingware, storage, George Foreman grill, popcorn-maker, crock-pot, and Food Processors, etc.
- Refrigerator (3) : All Bedrooms contain their own Mini-Refrigerator/Freezers, Coffeemakers (with coffee/condiments), and Microwave Ovens. Additionally, the Gourmet Kitchen contains a large Refrigerator with an automatic icemaker, and filtered ice/water through the door, as well as chilled Mugs in the Freezer.
- Dishwasher: All Dishwashing Liquid and Detergents provided.

- Charcoal BBQ Grill: A Large Weber Kettle Grill is located on the Back Downstairs Patio, facing the River. Charcoal, starter, and Cooking Utensils are provided.
- Deck/Patio (4) : There are a total of 4 Deck/Patio Areas on the property, in the following configurations: The Detached Cabin has it's own private/secluded wooden deck, facing the front of the Main House with direct access to the River. The Main House has a large (8x40') Front Porch/Breezeway seating area, that faces the large wooded Front Yard and drive/parking area. Additionally, the Main House has 2 outdoor areas in the Backyard, facing the Riverside and the beautiful private/undeveloped opposing Cliffsides: the Downstairs Covered Patio (10x40')with Adirondack seating areas and a barbecue grill, and the Large Upstairs Deck and Balcony (10x40'), also with Adirondack seating areas and an excellent view of the River and Cliffs. Additionally, there are many other seating areas, near the Riverbank, under the huge Cypress and Pecan trees, and a large Adirondack seating area near the Riverside Stone Fire-Ring (wood provided).
- Balcony: The Large Upstairs Deck and Balcony are connected to the Great Room/Entertainment Area through glass doors, and have steps down to the Backyard/Back Patio, for access to the Riverside.
- Lanai: The Downstairs Patio is covered by the Upstairs Deck and Balcony, and offers a shady retreat from the Sun, and is connected to all 3 Downstairs Bedrooms, as well as the Upper Deck/Balcony via stairs.
- View/Location
- Waterfront, not Lake/Oceanfront. Ask for details: This Property is located DIRECTLY on the low Riverbanks of the Guadalupe River, and is a short inner-tube or Kayak trip to the Main Rapids, just before you get to the Gruene river crossing bridge, right next to Gruene Hall, the Gristmill, and the rest of the Gruene Historic District.

- WiFi (Wireless Internet): High Speed (7 Meg) Wireless Roadrunner WiFi is provided free of charge, for those with a Wireless Card available in their laptops. This is Long-Range WiFi, and can be used at the seating areas next to the River, in the Detached Cabin, and throughout the entire property.
- Other Amenities
- (2) 2-person Kayaks are available, at the Riverside docking area with steps down to the water. There are 2 sets of rapids that just a short paddle upstream (in the direction of Canyon Lake/the 1st Crossing) or downstream (towards Gruene). Life vests are provided as well. Additionally, fishing equipment is provided to fish for the abundant Bass, Perch, Carp, and (occasionally) Trout, in the Backyard. Wildlife is abundant here, including Deer, Racoon, Armadillo, Fox, and the occasional Skunk. Birders will appreciate over 200 species of exotic birds, including the local Owl, Falcon, Egret, Cormorant, and Duck populations. Arrangements can be made with the local River Outfitters for group float/raft/kayak trips. Simply have youself picked up at the property, taken upstream with lunch provided on the River, and float/paddle to you own Backyard as an easy end to your trip. A simple phone call later, the River Outfitters will retrieve the equipment.
