This home was absolutely perfect for my extended family of 16! Ample space, amazing views, and the house has absolutely everything you could possibly need!! We were blessed with near perfect weather and made great use of the sand toys and beach games that were provided. The owners were a pleasure to work with, the home was incredibly clean and well furnished, and after touring the area a bit, I believe this house is one of the nicest in the area! It is certainly the one with the best views with the widows peek towering over the surrounding rooftops! We hope to return again each year!!

An attractively decorated property with expansive views of the Atlantic. Spacious interior and accessible elevator which allowed my mother to operate her scooter without difficulty. Plenty of comfortable seating for family meals and every conceivable gadget present and ready for use in the well equipped kitchen. A great place to gather two and four legged friends without feeling the least bit cramped. Susan was extremely helpful and made the rental arrangements effortless. Plenty of little shops and restaurants locally and in nearby Wilmington. Ate out on Christmas Eve at the Boathouse which was very good and even had a veggie burger for the vegetarian in our group. We would definitely recommend this rental!

Our family stayed a week at the Flip Flop Inn, and absolutely loved it. We've been renting on Topsail for almost ten years, and this was by far our best experience. The house itself is really lovely, and sleeps many very comfortably. And what really impressed me were the personal touches - the owners are great and very responsive, and they left us little treats to greet us. The view is spectacular; we spent a lot of time on the main level porch, watching the dolphins play. Also, for a family who likes to cook (we do!), this place is amazing. The kitchen is fully stocked, and so is the pantry! All those small things you forget like spices and matches are right there! So impressed. We loved the Flip Flop Inn and highly recommend it!!

Beautiful Home

We recently returned after a week with 13 members of my husband's family, and we could not have been more pleased with our choice. The left side of the house is partially blocked from a full beach view, but because of the angle of the house, we didn't even notice it after the first day. The house itself had every imaginable amenity -- from kitchen appliances to beach chairs. No one in the family lacked for entertainment right on the property, and the only reason we left was for a night of local seafood. I loved the local Starish Gift Shop right over the bridge, a recommendation of the owner, almost as much as I loved the peaceful walks up and down the beach. My brother-in-law enjoyed the local fishing after putting his own boat in at a nearby public dock. There's so much "local color" in the area, and it's nice to see a quiet beach that is not yet tainted by high rises and neon lights. The owner was more than willing to provide information about everything from the best gas prices in the area to the store that sold her the very comfortable beds, She even gave me a great tip about the soft-close cabinet hardware to install in my own kitchen. I would most definitely recommend this house to families looking for a comfortable yet luxurious home. The owners left no stone unturned!

Fourteen Fabulous Days at the Flip Flop Inn

We just spent two wonderful weeks at the Flip Flop Inn on North Topsail Beach. The property was beyond our expectations. The pictures don't do it justice. The kitchen was stocked for every possible need or desire one might have in preparing memorable meals. We watched the sunrise on the ocean before enjoying coffee on the deck. Most evenings we gathered again on the deck for wine, dinner, and to watch the sun set. The rooms, most with private baths and TVs, were beautifully decorated. Everyone reported 'sleeping like a baby' in the comfortable beds. This beautiful home was furnished like a home and not a rental property. There were games and beach chairs, and anything else we could want. For two weeks we enjoyed having a beautiful home on the beach. While we were at Topsail, some members of our party decided to try deep sea fishing. Some of us went shopping. We all enjoyed great local seafood. The owners were availble and more than helpful to answer questions. It was the the beach vacation of a lifetime!

Wedding Weekend

My family stayed here for my daughter's wedding. We had the wedding on the beach and the reception inside. The house was absolutely beautiful. Only drawback was there was not a good way to get my 87 year old mother onto the beach for the wedding. The kitchen was awesome. We had everything that we could have imagined needing. The owners have obviously put a great deal of thought into the comfort of their guests. We couldn't have asked for a better place to stay and celebrate this wonderful occasion.

A Outstanding House, wonderful beach, perfect vacation!

Our extended family of 13 with ages ranging from 2 years old up to 65 years old ...plus two dogs!! Everyone had a wonderful time. The house was by far the most comfortable and well planned house we have ever rented. Susan (and her husband), the owners, have gone above and beyond to make this house a relaxing retreat on Topsail Island. All you need to pack is clothes and groceries. Everything else you need for a beach trip is already there (and very well organized I might add). We had the unique need of a house that was accessible for a wheelchair. Susan went above and beyond to measure doorways, etc to assure the house would work for this particular need. It worked great!! We cooked every meal in the beautiful and well stocked kitchen. Watched movies each evening on the big screen, kids loved the top room (widows watch) as their special quiet place to watch their TV shows and not be underfoot at all times. The pool was a short walk, clean, never crowded and well monitored. The beach right out the back door with beach chairs and beach toys in excess! It was a wonderful beach vacation for our family! Thank you for sharing your house with us!! We hope to be back next year!

A Beautiful Home With Beautful Views!

Our group of 17 ranged in age from 7 months to 65 years. The home is spacious, very well funished and equipped with anything you might need. The elevator was a lifesaver for transporting groceries and luggage, and the outdoor showers and half bath were a real plus. We have rented many vacation homes, and I can honestly say Susan was one of the most responsive and easiest with which to work. Our children and grandchildren loved the short wagon ride to the community pool, which was never crowded when they were there. We rarely left the driveway; only to go to the neaby grocery store and out to eat once. It's a wonderful place to relax, read, and enjoy the beach. We hope to return with a group of adults in the fall.

The Payne family "Week at the Beach"

This week at the beach was one of the most wonderful times that our family has ever had. Everything was outstanding -- beautiful house, perfect weather,anything & everything that any family could want or need was there. Bob & Susan Frank provided our family with an experience of a lifetime. All 16 of us loved every minute of our time at the FlipFlop Inn. We cooked all of our meals in a beautiful kitchen - spent lots of time on the beach -some went to the Aquarium in Wilmington - went deepsea fishing - did some shopping - sat on the deck & enjoyed the surroundings - none of us wanted to leave when the week was over. I would highly recommend this house -- it was the perfect place for a family who is spread out across the country to come together & just enjoy each other. We are a family of 16 - the house was perfect for us. We laughed, giggled, ate, drank - the two youngest granddaughters even "staged" a fashion show - we celebrated a 50th wedding anniversary & 2 70th birthdays - took advantage of all that was offered - some did some clothes shopping -- did lots of grocery shopping. All of us agreed we would love to come back another time - this house is the perfect place for a family to regroup & enjoy each other. Thank You Bob & Susan for a "week of heaven on earth".

My parents rented this house for my sisters' graduation from high school. Family came from a few different locations. Everyone had such a great time. As soon as you walk into the house, you feel like you're home. It's very well decorated and completely stocked with all amenities. I can't say enough about what a great beach experience it was. The owner recommended a seafood restaurant (Riverview Cafe) and the food was excellent. I especially loved the shop across the street from the cafe. I had a chance to meet one of the year round residents in the neighborhood. The locals seemed genuinely kind and welcoming. We spent time at the community pool (which is very clean and monitored) and of course, the beach. Each morning we went for walks on the beach. There was never a time when the beach was overcrowded. I would definitely recommend this rental. The house is so large you can still maintain some privacy even with a large group of people.

We LOVE this house! We enjoyed our stay at Flip Flop Inn so much. The bedrooms are beautifully decorated and so comfortable, the bathrooms are a dream, and the kitchen is very well-equipped. I always wished for a kitchen with a double oven -- this kitchen has 3 ovens, plus 2 refrigerators. I love this kitchen. The best part is the new hot tub! We very much enjoyed relaxing in the hot tub with a wine cooler and watching the dolphins swim by in the ocean. It doesn't get much better than this! The decks are beautiful - the upper rear deck is a delight at any time of the day or night, and if it gets too hot, we just move to the deck on the front side of the house and sit in the rocking chairs and enjoy the canal view. We look forward to our vacation at Flip Flop Inn all year long -- and are already planning our 2010 trip!

This is a wonderful vacation home with all the features that make a get-away effortless. The views are breathtaking from almost any room. The beach is great, we went swimming everyday. The community pool was good for exercise. We rented bikes for the week from a local outfitter, the neighborhood streets are not congested and you can ride for miles with no traffic. We played tennis at the community court. The grill on the lower patio served us well, as we made almost all our meals there as the sun set and the cooler temperatures with ocean breezes soothed us after a sunny day at the beach. We loved everything. Susan Frank was the best host to work with. She is great and gave us so much helpful information about the area. Grocery stores are close and well stocked. There is a very nice wine store about one mile from the Flip Flop Inn. We loved every minute, it just went too fast. The widow's watch or as we came to call it, the watchtower, is the best place to view sunrise and sunset. Beautiful.

The Flip Flop Inn was the perfect place to celebrate our Mother's 85th birthday. Great beach for swimming, sunning, surfing, and searching for sea shells. House has many amenities--and as everyone says, a great kitchen - stocked with so many cooking utensils and serving pieces. From the beach area looking back, the Flip Flop Inn is a show piece. A block also from the well-kept pool (even though we didn't use it as there were other things to do)! Wonderful great room - and plenty of places to 'escape' if you need to! Homeowners are a pleasure to work with.

We just spent a perfect week at the beach at the Flip Flop Inn. Our family is spread out, and this was the first I've seen some of my siblings or mother in more than a year. The reunion was ideal, due in no small part to the home itself. Not having to worry about linens or an un-stocked kitchen helped us focus simply on being together. We were also so happy to have direct beach access, plenty of sand toys and chairs, and comfortable beds to sleep in at night. I can't recommend this home strongly enough. No other beach vacation will ever measure up to this one for any of us.

We had just a wonderful time on our vacation. There were 17 of us and the home accommodated us perfectly. We did a lot of cooking and the kitchen could not have been equipped any better. Whatever you needed was there. A great time was had by all and we hope to have the opportunity to spend our vacation here again. The owner was great to work with and provided us with great information about Topsail.

We celebrated my parents 60 Wedding Anniversary at the Flip Flop Inn. What a great stay. At our peak, we had 26 family members who were able to join in the celebration. We ranged in ages 15 years and up. The house is unbelievable. The view is breathtaking. The kitchen is well stocked. It has everything you can think of. The house is roomy and beautifully decorated. It has everything you need beach chairs, boogie boards, beach toys, cornhole etc. The added bonus we enjoyed was the Widow's Walk. This house truly has it all.

We (grandparents, 3 couples + 7 children ages 18mos - 17 yrs old) stayed here in August 2008 and had an absolutely wonderful time. The house is extraordinary and beautiful and comfortable. I don't think I wore shoes the whole week! Gorgeous views, tons of room (kids loved the widow's walk room up top), lots of extras like sand toys and boogie boards, outdoor shower, etc. Susan was incredibly helpful and kind both before and during the rental period. This house is a lovely home with a wonderful location in North Topsail Beach. It is a beautifully decorated home and the attention to detail is evident in every room. The kitchen is a cook's dream with a large work area and every imaginable tool available to assist with your cooking needs. This home is ideal for large families and the elevator is so convenient for those who need to avoid stairs. The views from this house are spectacular and there's plenty of room for everyone to gather on the deck to watch the beautiful sunsets. The dining set up is especially nice so all guests can eat together using the two large tables, and the small children's table. The great room with the large, flat screen TV was our place to congregate in the evenings where we could all sit around and be together in the same room. We can't say enough about this beautiful house. It met our every need, and then some.

great week at the beach

Our party included 3 family's; 6 adults and 7 children ages 1-7. There was plenty of room for everyone; it was completely realxing! We didn't do much going out or shopping; walks on the pier and a date night for each family was the extent. We spent our days on the beach; the water was beautiful, and the dolphins were there every day! We enjoyed the cornhole game and the kids had a great time with foosball and air hockey. We used the blender plenty!! and made dinner for all every night! Great kitchen including all of the necessities; we did grill too! The prompt help with the air conditioning and the sandy hot tub was impressive. Thank You for sharing your beautiful home with us! We hope to see it again in the future!

There was plenty of room for our party of 19 (14 adults and 5 children) and we had plenty of room for parking with our 6 vehicles. We had a wonderful week of weather and enjoyed the beach and the pool. The house was easy to find and very convenient to restaurants and grocery stores. The widow's watch was a great spot to watch the sun rise and set and watch the lightning from a passing thunderstorm. The house had everything we needed and then some. The big screen TV in the living room was awesome as we watched the Pittsburgh Penguins beat the Detroit Red Wings!!!

Where do I start? This rental exceeded all of our expectations. It did not feel like a rental property, but it felt like home! The house is decorated beautifully and offers special touches everywhere you look. It is very spacious, more than enough room for everyone to have their personal space. Bedrooms are large, comfortable and feel like your being pampered. Baths are spacious, modern and so clean.The kitchen has everything you need to cook and serve amazing meals for all. We ended up eating out only once because we had so much fun cooking in. (Grocery store nearby.) Very comfortable dinner seating for a large group.The views are amazing, beach is fantastic and the neighborhood is top knotch. There is so much to do for kids little to big. The game room is fun, wi fi, video games, books, toys and so much more to do. (Hot tub was enjoyed by adults!) However, our kids spent most of their day on the beach. The beach offered a lot of shells and treasures, sand and was very clean. Everyone we met was so friendly. Each vacationer in our group, from toddlers, in betweens, teens, to adults had a wonderful time! We will be back! You won't be disappointed!

Four Generations enjoy Beach House

This home was very accomodating for our family. (we had 19 adults and 1 toddler) Large gathering spaces inside and out on porches. Plenty of nooks and crannies to find reprieve to read or have peace and quiet. Wonderful veiws of the sound and ocean. We used their suggestion on where to purchase fresh seafood and on more than one occasion enjoyed the catch of the day prepared in their well equipped kitched which provided for us all our culinary needs for the week. All rooms are tastefully decorated and comfortable. Owners were very kind and made me feel as if I was a long time friend and they wanted to share their home with us. Definitely was a slice of paridise within our means.

Our immediate family (six adult children & spouses, 13 grandchildren, and two of us) from Georgia, SC, and Maryland, stayed at the Flip Flop Inn the week of July 12-19. The house is lovely, and the kitchen is the best equipped of any we have seen in our 30+ years of beach vacations. Plenty of seating space in the kitchen allowed us to eat together at every meal. The rooms are spacious and comfortable in addition to being beautifully decorated. Our children (six toddlers, 6 grade school age, and one college age)all enjoyed the beach...it was wonderful to have private access, and extra chairs and beach toys were furnished. The outside bathroom and showers made it easy for all to clean up before going inside. All in all, we had a wonderful time at Flip Flop Inn. Susan, the owner,was a delightful hostess and checked on us before, during, and after our visit to be sure that everything was in order. We so appreciated this attentiveness to us and to detail. Had a great 4th of July week at the Flip Flop Inn. It really exceeded our expectations. We had 20 people stay there (11 kids) and it never seemed like we were on top of each other and we had extra beds. I can truthfully say that there is no better place in the area to watch fireworks on the 4th! Unbelievable! All but one bedroom have ocean views but that's what you get when you are the last one to show up. The owners checked on us while we were there to make sure everything was in order. I hope to get a chance to spend another week there.
