Three hundred and fifty year old olive mill lovingly restored into a duplex. The rental property is one side and the owners use the other side from time to time. The house maintains the thick stone walls, integration of old blocks of marble, etc., offers modern amenities, such as a well equipped kitchen, modern bathrooms, etc. The view is expansive and one of the best places in the area to watch New Year's fireworks.
Within the immediate area, there are several wineries, famous small cities (Todi, Orvieto, Perugia, Assisi), and Rome/Florence/Siena are longer day trips away. Deruta, also nearby, is well known for Italian hand-painted dishes and pottery. We can recommend a shop whose wares are sold in the USA through several major vendors.
Also in the area are a variety of restaurants, an excellent fitness center, and a village just five minutes walk from the house. The village is friendly and welcoming. It has two cafe bars, a couple of restaurants, two small grocery stores, hairdressers, pharmacies and a doctor. The old walled village is currently being restored.
The villa has a large, landscaped garden, several patios, olive grove, and spice garden. There are two living rooms and a TV room, separate dining room and outdoor dining. The views are expansive the sunsets spectacular. The house and setting provide ample opportunity for privacy or mixing with the locals in the village just minutes away on foot.

Why the Owner Chose Todi
We looked in many parts of Italy, but did not find something that "sang" to us. While buying hand-painted dishes from a woman who has since become a friend, and who owns one of the world famous pottery shops in Deruta, we found this house. We drove up and knew we would buy it. We describe the shopping during that stay in Italy as, "We bought 8 place settings and a house."
The Unique Benefits at this Country House / Chateau
This is a place to unwind. We take short day trips through the many wonderful Umbrian villages, shop for wine in small, family-owned wineries nearby, and often take a day trip to Rome or Florence to enjoy the history and art to found in those places. Most of all, we are able to do all this while having ample time to just unwind at the house. Wine on the terrace at sunset, short and longer walks nearby, coffee at one of the two coffee bars in town, make this an ideal place to spend time.

We, Patty and Paul Johnson, have been overseas (outside of USA) educators since 1981. We lived and taught in 6 countries, Plus Paul taught in three others prior to 1981. In all our travels, we fell in love with the Italian countryside, and bought our duplex residence as our retirement home. Now that we live in North Africa, we are able to enjoy the house on long weekends, as well as during the early summer. Our children were born and raised overseas, and our older daughter has chosen to be married at the house in Umbria.

We had a wonderful week in your villa last year and are thinking about returning this year. Also, do you know when the festa is this year? The village was so vibrant during the festa last year that we'dlove to be around for it again this year.

“We just wanted to tell you what a magic house you have and what a fabulous time we had in San Terenziano.” We truly adored the feel of the house and the children the fireplace. The village is lovely and everyone friendly and kind, esp at Da Annas. We had beautiful weather and sun in the mornings until the last day when I woke at 1am to see the whole world white! It was the first time I had seen snow and it was so beautiful. We will definitely be back.
