We have been staying in this bed and breakfast for years now, Susie and Steve are always the best hosts! They are so accommodating---everything is furnished for us. The condiments are in the unit, and if there is anything that they need they will furnish it. Great location, very clean, beautiful pool setting, etc. I would highly recommend it!

This accomodation was a great place for our family to meet; travelling from British Columbia and NSW, Australia. Convenient to the beach with all the toys, etc to take with. Lovely pool & jacuzzi. The photos are a good indication of what you will get. Compact kitchen but lots to offer in the way of utensils, dishes, etc. As a family vacation spot I don't think you can do better. Owners very helpful as well. Thanks.

We loved every minute of our stay. The common areas were beautifully landscaped w/ lots of cozy spots for chats & relaxation. Everything we needed for the beach, cooking & entertaining was right there in sparkling condition. The location was super, one street away from the beach & a beautiful park. We even had a dishwasher, desks for our computers & TV's for the kids. Thank you so much for providing this beautiful spot for our family reunion.

This property was a fantastic place to vacation for our family group of 8! The owners are great and very helpful in making our stay hassle free. There is a great beach within an easy walk with all sorts of beach toys, towels, etc. handy for our convience. Best part was the privacy and the great pool -- our 6 and 8 year olds especially enjoyed swimming and playing in "their" own pool.

The listing and photos introducing the three villas that include The Palm Villa, Kakui Estate and The SUnshine Suite, were absolutely true to what we saw when we arrived on site. We were so excited to be close to Kailua's beautiful beach and the pool became the center of our time together. Each family had their privacy but could share coffee and breakfast every morning by the pool. The property was well maintained (every day the employee would check in to clean the pool and make sure all was well!) and the owners could not have been more helpful with guiding us to restaurants, stores, and fun activities. We rented two kayaks for the week through a friend of theirs (they delivered them to the villas and picked them up as well) and our family used them every day as they provided many hours of discovery in the waters nearby. The only disappointment came from having less sunlight on the pool area because the beautiful trees and flowers surrounding the properties were so plentiful, but since we were also renting The Dolphin Manor with its great very sunny pool, we didn't mind. The supplies in the house (i.e. beach towels, some bikes and beach "toys") added to the lovely times. We would definitely recommend this combination that sleeps 11 as an affordable accommodation especially for a group that can use all three houses. It would probably not be as much fun if there were other families mixed in, as the privacy issue would be more complicated because the houses are completely connected in fairly close quarters. We were lucky to also have The Dolphin Manor (a separate review is included) as we ate many of the evenings together over there and the houses are all so close it was fun to move back and forth for everyone.

The Kukui house was everything we could have wanted and more. Everytime we said "I wonder if there's a ..., there it was in a drawer or a cupboard. I felt as though we were houseguests NOT renters of Susie and Steve Bryson. We were in Hawaii for a family wedding and all went off as planned. It was great to be so close to the the site at the other end of Kailua Bay. You cannot beat that Bay and Beach for swimming, sunning a tanning. I lived in the Islands as a teenager and have been back often. Kailua has long been my favored beach day.

I am a Travel Agent from Boulder Colorado, arrived on June 30th for a week w/ our family of seven. We were thrilled w/ the Kukui House & the Sunshine Suite. The photos on the website doesn't do it justice, the porch/patio wasn't pictured, the living room was much bigger then I though and the suite was also bigger. It was a perfect home-away-from-home! Very clean & well maintained. We loved the pool and the bathroom w/ shower @ the pool! They had everything we could think of, the kitchen was very well equipped, they even provided beach towels and boogie boards. On the 4th of July our teenager locked the keys in the Suite, Steve (the owner) showed up w/ a new set w/in a 1/2 hour on a holiday. They provided lawn chairs & beach matts for us to take to the beach to watch the fireworks. Susie (the owner) gave us some fresh home grown avocados. They were very helpful on suggesting activities, discounts for those activities, restaurants, drives, etc. I would be happy to recommend this property for anyone looking for the perfect home just one block from the most beautiful beach in Hawaii! One suggestion I would have to anyone interested in this home, is to book early, I found it sells out quickly & now we understand why! You won't be disappointed, Denise

The property was just as pictured and described. My kids and I loved it! The kids especially loved having the pool right outside our door. The attached hot tub was great and it was convenient to be able to throw a load of laundry in while we relaxed poolside. We used the boogie boards, life jackets and and sand toys too! I would highly reccommend it!

The house and it's location were excellent. All the comforts of home including washer, dryer,WIFI, free phone to anywhere in the US, laundry detergent, dryer sheets, shampoo, conditioner, spices, beach toys, beach towels, bicycles, flat screen tv's with cable, etc are provided. The home is well maintained and in a GREAT location. The owners are extremely nice and willing to help make your vacation top notch. They live next door and are always available but they don't "hover". The AWESOME beach is right acrosss the street. The pool area is beautiful and well-maintained. If you are looking to stay in a great location and a home like environment, this is the place!

My husband and I had a most wonderful vacation staying in Kukui house. We rented the 2 bedroom with a full kitchen. We only had to share the pool with one other family and often had it all to ourselves. The best part is being right across the street from the Kailua Beach Park which is one of the most beautiful beaches in Hawaii. That kind of comfort and convenience would be unaffordable if we stayed in one of the big hotels on Waikiki and we had a lovely kitchen and no crowds. The town of Kailua is a few minutes away and has several really good restaurants and there's a market/deli within walking distance.

The property was great, it had everything we needed,we even had a free washer dryer with soap!! Everything was clean and walking distance to the beach. We had all our family and we each had our own privacy with our key to each room. They cleaned the pool and patio area each morning! I would stay here again when we visit.

When I was planning our trip, I wanted 3 things: 1) to be in close walking distance to the beach - the Kukui house is basically across the street from Kailua Beach Park, then about a hundred yards to the waters edge, a pristine beach where young kids can frollic to their hearts content without any worry from currents, undertows, coral, rocks or anything else that would scare there parents. 2) a full kitchen - well stocked kitchen with everything you need 3) a pool - the pool is beautiful, however is not heated. This is a good thing on the hotter days, but a little on the brisk side if you want to swim around for an hour or so. Overall, Susie and Steve's Kukui house was perfect for the 4 of us. Very tidy and private. There are all sorts of beach accessories for use. We all had a great time on the windard side of Oahu. I would highly recommend there lodgings to anyone looking for a relaxing and beautiful experience.

We were very happy and satisfied during our family reunion stay at Kailua Gardens. There were nine of us and we were able to accommodate everybody to their satisfaction. The upper deck made a nice perch for grandma for getting together with everybody else or taking her naps and we enjoyed being able to make some dinners at home. The buildings are very conveniently located to get to several beaches on foot and we enjoyed hiking the area and paddling canoes. Susie and Steve were a joy and very helpful with tips on how to get around, places to eat, etc.

We had the Kukui House and Sunshine Suite for 6 adults and it worked out great. The house alone would be too small for more than 4 adults. Note that the house's 2nd bath is down by the pool. Easy walk to a great beach and nice restaurant. The pool and jacuzzi were nice and well maintained. Beach gear available. Really enjoyed our stay.

My husband and I shared the property with 8 other family members and friends during a week of fun leading up to our daughter's wedding nearby. This property was clean, updated, and well-maintained. Everything we needed was right there, and we immediately felt "at home." Steve and Susie were always willing to help us in any way. To have the beach so close made days delightful. Nearby we could walk to a steakhouse and a small market. We have already recommended this property to other friends and relatives, and look forward to returning to "paradise" some day soon.

We were staying with 2 5 years old boys. This is the most comfortable place we ever stayed with the kids. The property has everything what you can even think off for the kids and for adults as well. Beach towels, toys, bikes. Pool is wonderful. Nice beach is just right across the street. The owners are very welcoming and caring. I would highly recommend this place especially for families with kids.

Our family of six recently returned from a great week in Kailua (first time) at this property just across from the county beach park. We rented the upstairs two bedroom unit and the adjacent studio (Sunshine Suite). Both looked pretty much like the photos although the house was a little smaller than I had imagined and the kitchen was pretty narrow. It all worked fine though and the covered lanai added to the space nicely. The kitchen table only seated 3 or 4 comfortably so we often sat on the lanai for our meals. The best thing about the complex is the beautiful, tiled swimming pool and lush plantings surrounding it. My two grandkids (11 & 13) were never out of it unless they were across the street at the beach. It was a lovely refuge after a day out and so peaceful and quiet. The hot tub was nice but we had a hard time regulating the heat on it. The only other renters during our stay was a couple who was never there so we had the whole place to ourselves most of the time. The beds and linens were very nice, lots of towels, lots of fun beach equipment, chairs, etc. The kitchen was very well equipped, big screen TV was great, A/C worked well (noisy unit in the twin bed room though). The owner was helpful and friendly, the pool guy was great - showed us his beautiful garden and pets. Great walking path across the street leading to a well stocked general store and a fun restaurant (Buzz's). All in all everything was great and we had a wonderful time.

We were a party of 6 (4 adults with 2 small kids) and stayed at the Kukui House and Sunshine Suite at the beginning of May 2010. We travel often and rent villas on vacation - this was the best place we stayed at so far. Susie and Steve are wonderful guests - very helpful and available whenever we needed them but also respectful of our privacy. The villas have everything one would need for a comfortable vacation: from many beach toys/mats to complete electronic equipment (WIFI, DVD, flat screen) and kitchen/cooking utensils. We even found many supplies we did not have to buy from the store (cooking ingredients, dish and clothes washing/dryer supplies, paper towel, etc.). The kids loved the pool - always clean and well maintained. We could watch them from the nice heated jacuzzi by the pool. A 3rd spacious bathroom is conveniently located by the pool - made cleaning easier when coming back from the beach. Above all the location was great: Kailua and Lanikai beaches are probably the best beaches in Oahu - perfect sand, clear water with snorkeling spots, nice breeze almost all the time. Not crowded – especially in the morning; in the afternoon many local people/teams come to these beaches to kayak or windsurf - great to watch. The smaller waves were perfect for the kids. The villas are just across the street from Kailua Beach park so we walked to the beach. Lanikai is just a short drive away. Honolulu/Waikiki is about 30 minutes drive away and the access to the whole island is made easy by the highways that come to Kailua.

My husband and I stayed at Kukui House, which is one of the units owned by Susie and Steve Bryce. We stayed for 2 nights during a vacation we had to Oahu in September. We had stayed over in Waikiki for a 4 nights due to my work, but wanted to stay in Kailua as we used to live there, and met over there back in 1985. Susie and Steveare wonderful. They were available when we needed them, more information or to find something (beach toy or other) but definitely respect their guest's privacy! Kukui House is the upstairs unit, and they have left nothing out in regards to ammenities. It has a fully equipped kitchen, with every appliance, utensil, etc. that you can think of. The kitchen is newly remodeled with granite and stainless steel. The unit is very cozy, with a lot of reading material, but is also equipped with tv, dvd player, and stereo. My husband was happy!! I personally loved the pool which is right down the stairs, with a bathroom for drying off and changing. They also have a washer and dryer for guest's use which we took advantage of, as we never pack a lot when going to the islands. It isn't needed!! The best part for me is the location. They are right across the street from Kailua Beach, where I used to hang out when I lived there. Both mornings we got up, went to the local market, which is right down the street, for coffee, and then walked on Kailua Beach. The location is also easily accessible to Lanikai Loop and beach, and also to all parts of Kailua Town, and the rest of the island. It definitely has the feel of Aloha! We will definitely be back!! Mahalo and Aloha, Steve and Susie.
