We stayed at this house for a long weekend to celebrate our anniversary. What a little haven! It was only an hour from our house in Austin and 20 minutes from wonderful attractions in New Braunfels/Gruene (restaurants, Sat AM farmer's marker, antique shops, coffee shops). The house was spotless, comfortable, and stocked with all the things we forgot to bring (like koozies, coffee filters, and disposable dishes/silverware for our last morning). Incredibly relaxing. Refreshing water. Lush grass. Shady trees. We swung off the rope swing, floated in the water, swam and/or kayayed up and down the river, slept on the lawn, read on the dock. The owners were prompt, accomodating and professional in their communication. We will be back and have told all our friends. Thank you for opening your home to us!

The house was not clean. There were spider webs everywhere and it seems as though a family of roaches lives in the house. There were exposed wires hanging from the ceiling at the front door and in all of the closets. We, also, found cameras pointing into the house and at the boathouse. I find that to be a violation of my privacy. I will not stay in this home again nor do I reccomend it to anyone. If the owner put a little work into the place and kept it clean it could be a decent place for the price.

We have addressed the insect problem, which seemed to have been triggered by the hotter, drier summer than we usually have. You caught our wiring project in process and agreed, at the time, it was not aestheticlly pleasing, even though the wires were not hooked to electricity. Our cameras are intended to provide security to the home when guests are not present, so we can assure our guests will arrive at a safe, secure home.

We had a fabulous time! The house was in excellent condition, very clean and well maintained. It had everything that we needed and more. Our children loved having access to the lake - right outside the back yard. We enjoyed using the gas grill and dining out on the back patio. The neighborhood is quiet and safe and the location could not have been any better. We were conveniently located to every area attraction that we visited...Schlitterbaun, Natural Bridge Caverns, and San Marcos Outlet Center...The owners were great in communicating with us as we planned this trip. Any question that I had was answered quickly and completely. We would definitely recommend this home to anyone visiting this area and we plan on staying here again.

Our family was so pleased with this home and the entire area. The home sits on beautiful lake front property with lush green grass that just begs you to walk barefoot to the dock. One of the features we appreciated greatly about the property were the stocked supplies. It was so nice not to have to purchase every item needed, especially for only small quantities. The kitchen really had all the equipment we needed as well. Previous guests had also left various items from sunscreen to spices. And towels... no need to bring your own, this house is set up for the lake, plenty of bath and swim towels in the linen closet and floats and life vests in the garage. In response to a previous review on the AC, when we first arrived it was warm, but then again it was over 100 degrees outside... Texas Summmer! The AC maintained 79 for the week. Some of us might have like it a bit cooler, but it was so hot outstide that it may have been a challenge for any AC unit to cool much less than 79. Past the initial cooling off time we were comfortable. So yes, if someone was cleaning and knew there was an expected arrival, it would be nice to have the AC on to reduce the cool-off time. I also saw comments regarding their being only one small TV. There are actually two TVs in the house, both small and certainly not the center of attention. We rather enjoyed the break this gave us and loved the time with each other. The magazines and flyers were a nice addition, it gave us an easy way to find some other sights to see and things to do. The internet access was a super plus as well. The house is very spacious with plenty of room everywhere, so no one was tripping on anyone else, there was ample seating in the living and dining areas... and everyone had their own bedrooms. A few suggestions... Some form of blinds or tinting on the windows would be great... not so much to cover it, because the view is incredible, but to help with the sun in the afternoon, even if just on the LR side slider. Possibly some more games for the game cabinet... dominoes or card games would be great, puzzles too. Our family would love to come rent again... thanks, Sandra, for wonderful place to share time with our family...we had such a great week!

We stayed here over Easter and everyone loved it! The water was so clean and beautiful, the only thing I could suggest to make it better is to rent a boat so you can get out in it! Also, you have to make a trip to Gruene, antiques, restaurants and the dancehall! Thanks so much, Sandra for being so helpful and responding so quickly to my emails.

This was so what my family needed. A little piece of heaven. So relaxing. Everthing was just as described. The house was fantastic. Most of our time was spent outside either on the deck or in the water. We may make this a yearly treat for ourselves. Thanks for everything. Great people to work with.

This house was simply perfect for the five of us who stayed five days. The house was very clean and the pictures in the add reflected exactly what you were getting during the stay. The water in the lake was very refreshing and felt very good especially since we were there in the month of August. A very short distance to the quaint town of New Braunfels. I would recommend this place to anyone looking for a extremely nice vacation experience.

This was a nice house, great yard with dock. Clean. Disappointments: 1 small TV in living room, none in bedrooms. Biggest problem was lack of sufficient air conditioning. Arrived at home around 3pm. A/C was off and temp in house in the 90s. Went to bed and temp still in the high 80s. After lunch, temp in house never left the 80s. A/C unit not big enough. Would have helped if the A/C had been turned on in anticipation of our arrival.
Owner response:Good point on the A/C being on prior to your arrival. A/C unit is sized properly for house per installing company. When we have very hot days, lots of opening back door to go out and swim is typical which makes A/C work very hard. Always cools off to thermostat setting after a while.

Hi, Sandra ... I just wanted to let you know that we really enjoyed our stay at your house. We were VERY happy that the house was available for an extra day because we wound up changing our plans so we could stay longer since everyone was having so much fun. I just had to share with you something my little grandson said. I was wanting to plan another little family trip next summer for us all and was talking to the kids about where they wanted to go next. My grandson got all mad and started pouting and wouldn't talk to me for a minute. Finally, he asked me in an indgnant tone why I was making him go somewhere else because he just wanted to come back there next summer!! Everyone got a big kick out of that. Sooo I'm thinking we'll be scheduling with you again next summer for our little get together. :-) We really did enjoy it. The house was well stocked with everything we needed with enough towels for all 7 of us to use for swimming and for showering. We practically lived on the swimming dock because we couldn't get the kids out of the water! The people in the neighborhood and on the lake were friendly and considerate, as well. We were going to take a tubing trip down the Guadalupe, but decided to just tube in front of the house instead. Thanks for the supply of life preservers, floaties, and water toys. We put them all to good use! When we did manage to separate the kids from the water, they spent a lot of time playing all of the games you provided. We all had a wonderful time! Thanks, also, for the folder full of coupons to the local attractions. That saved us quite a bit of money when we used them for the wildlife ranch and the caverns. You really thought of everything!! The vacation that almost wasn't! Reservations were made and then came the New Braunfels flood! Many thanks to Sandra for multiple updates on city wide flood cleanup progress. We had family ranging in age from 1 - 84 years! The house and yard were perfect for everyone. Plenty of shade in the back yard and coffee on the deck each morning was the perfect way to start each day. We truly felt at home and look forward to visiting again next summer!

I have to say our stay was wonderful. The kids had a great time swimming and jumping off the deck! As for the adults, we enjoyed sitting under the beautiful trees relaxing and watching the kids play. The house has all the amenities you will ever need and the beds are comfortable. It was a good time and would recommend this place to anyone. Thanks Sandra!

We just returned from our second stay at this adorable property. This house is comfortable, roomy yet cozy, clean and relaxing. The kitchen is spacious and well-equipped. The beds are comfortable. This is a great home away from home on the lake, and we will DEFINITELY return!

We had such a wonderful time at the Carruthers residence. It was very peaceful and entertaining. If you have kids this is the perfect house. We enjoyed watching the kids have the time of their life jumping from the deck and playing on the rope swing and riding in the canoe - which is provided by the Carruthers. We are already scheduling our next visit. We felt as if we were in our own home. Can't wait for our next visit. Michelle Yona

Our stay here was relaxing and deeply enjoyable for our family and extended friends who came to visit us. The house was clean, well laid-out but it pales in comparison to the shaded back-yard and dock set-up. The kitchen was well apportioned with all that we needed. There was an extra fridge in the garage that we used to keep plenty of drinks cold for everyone. A few days it was 100 degrees in the hot texas sun, but you would have never known it sitting in the backyard or on the dock. The backyard is shaded all day long. Better still, the dock is brilliantly designed. You had a 2nd story to sit-up and see broadly up and down the river. The lower dock was a great launching base for all the kids. Better yet, the dock had a 4'x5' area where the littlest kids could swim safely. The rope swing was absolutely the highlight for the kids. The water was cool and clean. The neighbors were friendly and access to stores (wal-mart is 15 minutes) was great. It was well worth the money. The family meals were easy to prepare in the kitchen, with plenty of seating. The outside grill was a great advantage for us. We were even able to get wi-fi at the house. The only thing I would suggest is making the reservation process simpler. Lots of paperwork and mailing things back and forth. If you could automate that on the web, it would be great. All the best!

Well I believe I can speak for all of us FemCo girls when I say it was FANTASTIC! We had a wonderful time and the house was absolutely perfect! The great layout of the living/dining/kitchen/patio was exactly what we needed. Of course, we spent most of our time on the patio or on the lower dock just soaking up the view, but the time spent cooking, etc. was made that much better because we could still carry on conversations. The water was warm in the river and we spent Friday morning all tethered together on floaties just catching up. Thank you so much for making it so easy on us and allowing us such a wonderful time in your home.

i'm almost afraid to write this because i hope the book isn't too full for our return. this house was wonderful, at a perfect, wide spot on the lake's edge and had been remodeled with guesting in mind. a huge open kitchen, living area with plenty of supplies and gracious hosting. We loved our stay!

My girlfriends and I used this great property to get together and work on our scrapbooks in the middle of the winter season! We loved the house and all it's amenities. The view of the lake was beautiful and the communication with the owners was awesome! We plan to "retreat" here several times a year...from now on!

My family loved our stay here. The place is immaculate and furnishings up to date with everything you need. The backyard backing up to the water is a kid's paradise (and mom and dad loved it to)!! We can't wait to get back!
