Villas Sacbe Unit 10 is a luxury 3-story penthouse in a small cluster of 12 condominiums located in the heart of Playa del Carmen, on 1st Avenue between 12th Street and 14th Street, about 100 meters from the beach and 25 meters from the shops and restaurants in the most exciting portion of Fifth Avenue. We especially like the local dishes at Yaxche, but there are dozens restaurants within 4 blocks from our unit. And the nearby beach is great for kids and adults alike--gradually sloping white sand with gentle waves in the turquoise water.
The unique architecture includes 2-story windows overlooking the central courtyard and swimming pool, curved walls and open spiral staircases, a palapa roof over the third bedroom, and a large private rooftop terrace with a plunge tub, a small outdoor gas grill and wet bar, and views of the Caribbean Sea. Interior features include rose-colored Tikul stone on all floors, a custom kitchen island with 6 stools, stainless steel kitchen appliances, and striking local paintings and sculptures.
Two bedrooms are located on the lower floor. The master bedroom has a queen-sized bed and a private bathroom, and is equipped with cable TV and DVD player. The second bedroom has two twin-sized beds that can be made up as a king, and uses the hallway bathroom. Each lower level bedroom has a small terrace overlooking 1st Avenue. The third bedroom is a thatch-rofred loft above the rooftop terrace that has a double bed, and small balcony with a fantastic view. Finally, the sectional couch in the living room can be used to sleep two if desired.
The spacious living room has plenty of seating for 8. Eating around the custom kitchen island is most natural, especially for breakfast and lunch. The teak table usually kept on the terrace outside the living room provides additional indoor and outdoor seating options. The living room is equipped with cable TV, DVD, CD player and separate iPod player. The gourmet kitchen is equipped, with stainless steel appliances, custom marble countertops, ceramic tile backsplash, and custom cabinets.

The location was close to all of the action and the condo was very nice, situated in a very nice condo complex--appointed very well with nice furniture and a fully equiped kitchen, very modern all around. About a 1 block walk to the beach, short walk to numerous restaurants, clubs, etc. No laundry in the unit. It was a bit noisy from street and club noise at night, esp on the wk-end. The A/C malfunctioned for about 1/2 of our trip but was repaired after the wk-end and temps weren't too bad with the doors/windows open and the fans on. It has secure parking which is very nice if one rents a car like we did. Nice view of Cozumel at night from the rooftop deck, and great sea breezes from multiple decks. All in all pretty much just as advertised, a lovely apt, lots of bathrooms, and the owner was responsive via email (didn't try calling him) and responsive to both answering questions and dealing with the couple of issues that came up. I don't know about sleeping 8 (unless one of the living room sofas opens up--didn't try); it was more space than we needed with 2 adults and 2 teens. Would probably stay there again if visiting Playa, and would recommend to others.
