                            This condo is as gorgeous as it looks in the photos. Everything worked great including the air conditioners in each room. I loved having tea on the rooftop in the morning watching the parrots flying by. The staff were super! Playa Del Carmen is very clean and safe. There are more shops and restaurants than you can visit in a couple of weeks. The beach seems endless with a mix of quiet areas and busy resort areas. Bring what you need because the all-inclusive resorts will not serve you. Villas Sacbe is located right next to 5th Avenue which is great for being close to all the bars, shops and restaurants but if you are a light sleeper you can hear the loud music all night long until 6 AM. It is pretty quiet in the daytime but in the middle of the night the streets were full of people partying. I slept with earplugs and had the air conditioner running so didn't hear anything but if you don't wear earplugs and want the windows open you are going to hear the all night parties.

                            Recommended for: Age 55+, tourists without a car, romantic getaway, families with teenagers, girls getaway, sightseeing.

                            Our family arrived at the condo on Sat. evening and we were greeted by Heidi. She gave us all the information we needed amd found her very helpful during our stay. Heidi helped arrange excursions renting a car, where to get banking done, etc. It was very helpful having someone there . The condo was exactly as shown in the pictures, immaculate and very well set up for our family. The building as well was picture perfect and maintenance staff were available if you had questions. The location is close to the beach and restaurants. It does get loud at night so ear plugs are a must. A big thank you to Carlos who was very helpful.

                            Recommended for: Adventure seekers, tourists without a car, pet owners, families with teenagers, girls getaway, sightseeing.

                            "Wonderful accomodations" What a treat to walk in the door of this condo! The ambiance, decorating and amenities were everything we could ask for and more. To top it off the owner and agents were incredibly helpful. We would definitely go back.

                            Loved the condo and the People associated with it! We stayed at Villa Sacbe for 8 nights last month, and had the best time. The owner of the condo went out of his way to make sure we had all the info we needed and also let us use his 'pay as u go' cell phone and home phone line! As well as the 500-some Dvd's @ the condo. The night life is very close, and we did have an issue with the air conditioning in the bedrooms (workers were on the job mmediately ), but if being in the middle of whats happening is important to you...u could not be closer! The condo was immaculate, thanks to Gabriela, and everyone else was so on the ball! Thanks to the 24-7 security guards and all of our new friends there...I am sure we will be seeing you all again soon!!! Lyanne from Bffalo NY/London ON 12/6/2010

                            Hello Carlos!We just want to thank you for the rental. The apartment was even better than the pictures and description made us expect.Heidi was very helpful and gave us good advice on where to go and what to do. The neighbourhood construction was noisy in some days, but it made us move and after all, that was a good thing. During our stay we saw and experienced a lot: Coba, Chichen Itza, Zelha, Akumal beach, Zcaret, cenotes...Now we´re back in Finland with good memories.We´ll recommend Mexico and especially Playa del Carmen to all our friends and if we some day decide to come back, we´ll be in contact!

                            Hi Carlos The refund for the security deposit arrived in the mail today. I'd like to thank Heidi and yourself for the help given to me leading up to and during my stay in Playa this August. I had a great time, one of the reasons being, having made the decision of staying at your villa Sacbe #6. It is a beautiful unit and the location in Playa is excellent. My wife and myself are in decision making process on where we will be going this winter and if we decided on Playa we will take you up on your offer of an additional 10% discount on the units rental Again thank you Cam

                            We loved Villas Sacbe 6. 2 fulls bathrooms, 3 floors, 6 sleeping spaces, and 2 full closets worked out nicely for the 6 of us! The decor and ambience was lovely with the spiraling stairs, palapa roof, fountain, and elegant, mexican, simple feel. The kitchen was very equipped and it was very nice to have purified water. The beach was a very short walk. One block and the blocks in playa are short. There were cd players which we brought onto the rooftop and had quite a lovely margarita and corona party on. So wonderful!

                            Staying at Villas Sacbe #6 was a very pleasurable experience! Carlos and Sonia have thot of every little thing a vacationing person needs. You can feel that this home has a heart. Heidi and Gabriella were also so helpful and obliging in every way. I would recommend this suite to anyone considering.

                            Convenience Elegance and Proximity to the party! This is not my first trip to Playa Del Carmen but it sure was one of my favorite. I started in my twenties at the Blue Parrot bungalows on the beach. Prices were fifty dollars a night but then again 5th avenue was dirt. Now in my thirties with a little more coin in my pocket the Villa Sacbe 6 is perfect for me and my work guys. With wireless access throughout including the rooftop bar, this is the perfect place to work, cook, drink and relax.

                            Travelling with in laws and our 4 month old son for the first time to Mexico, I expected a few suprises and challenges...NONE were had at this lovely villa...In fact, when we arrived we were instantly excited by the location which was a tiny trot to the beach and steps to heaps of restaurants, but also nestled among the higher end and quieter side of Playa... Once inside we were thrilled at how luxurious and well appointed the villa was...Pictures do not do justice...Fanatastic! is all we could say...And the owner and property manager were wonderful and helpful with anything we needed...( including a last minute crib which he had hand made for us within 24 hrs! ) Go and Enjoy....

                            Recommended for: Adventure seekers, age 55+, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway.

                          Cancellation policy:

                          Payment and Refund Policy: A deposit/payment equal to 50% is due. The balance is due 60 days prior to arrival. Failure to pay rental deposit or balance on time will result in loss of reservation and/or deposit. Cancellations 90 days prior to arrival will result in 25% being deducted from the deposit; 90 to 61 days prior to arrival will result in 50% being deducted from the deposit. Cancellations 60 to 31 days prior to arrival will result in 75% being deducted from the deposit; 30 days or less prior to arrival will result in 100% being deducted from the deposit. No refund will be issued for floods, fire, threats of terrorism or any other events that might cause guest(s) to evacuate the villa. In case of Hurricanes, a voucher valid for 1 year will be issued for the unused portion of the rental. This can be applied towards full or partial payment of a future rental period. Guests should consider purchasing travel insurance for these and other unforeseen events. Security Deposit Refund: The security deposit will be refunded within 15 days after departure, minus payment for any loss or damage. The property will be inventoried and inspected after the Guest’s departure. Excessive cleaning including upholstery, breakage, soiling or damage to the interior or exterior caused by the renter may be subject to additional fees to the renter. You are required to leave the unit as you received it. Check-In/Check-Out Times: Check-In time is after 3 PM on the day of arrival. Check-Out time is before 11 AM on the day of departure. Late check-out (up to 6:00PM) is available for $50 US when conditions permit it. Rules and Regulations: All homeowner’s association rules must be followed by the guest(s). Failure to follow the rules and/or reasonable codes of conduct may result in eviction and loss of rental fee. Pets are allowed subject to owner prior approval. A onetime $75 US additional cleaning fee will be charged for pets. There is absolutely no smoking allowed in the villa. Maid Service: Provided one day per week. Extra days can be arranged with the property manager (Guest will be responsible for payment) Occupancy Limits: The number of guests allowed overnight is the number of people stated on the reservation. Liability: Guest is fully responsible for themselves and all outside guests while they are staying at Villas Sacbe #6. The owners are not responsible for any interruption in electrical service as this may happen from time to time; nor are they responsible for any disturbances beyond their control including but not limited to town festivities, construction noise, street noise and tropical storms. Guest agrees to hold owner and his agents harmless for any and all occurrences in the villa including but not limited to theft, accidents, injuries, or death regardless of fault. Guests are allotted 6 KW/h of electrical power per day, overages will be charged at 45¢ US per KW/h Lost Items: Guests will be charged for lost items such as keys, cell phones, etc. that belong to the villa. The charge will include time and/or labor involved in replacing the item(s). Villas Sacbe Home Owners Assoc. Rules 1.-Regardless of their age, no more than six people may occupy the Private Unit. 2.-Hanging laundry, towels or other objects from windows, balconies and terrace of Private Units and/or Common Areas is forbidden. 3.-Excessive noise at any time inside the Private Unit or in the Common Areas is not allowed. 4.-Loud music or noise is not allowed from 9:00 PM to 9:00 AM 5.-Use of a radio or stereo within Common Areas of Properties that shall disturb the peace and quiet of other units is not allowed. 6.-Use of hallways, corridors, ramps, light cubes, circulation areas, stairways and any other Common Area or Property for gatherings or other similar activities, especially if noisy and violent is forbidden. 7.-Cooking anywhere other than in the Unit’s Private kitchen; also, use disturbing odor medication or materials that shall travel beyond the Private Unit, or that shall disturb other Condominiums is not allowed. 8.-Food and beverages, whether alcoholic or not, outside the Private Units is not allowed. 9.-Introducing flammable, toxic or other substances hazardous to other Condominiums is forbidden. 10.-Introducing any type of illegal drugs inside the Condominium or any Common Area is forbidden. 11.-Swimming Pool & Jacuzzi operation hours are from 8:00 AM through 8:00 PM 12.-No glassware, bottles or loud music is permitted in Swimming Pool/Jacuzzi area. 13.-Full Bathing suits must be worn ay all times, no cutoffs are permitted 14.-No lifeguard is on duty 15.-Each unit is permitted to park one Automobile or up to two Scooters or one large Motorcycle. 16.-Parking spaces are non-transferable and for the exclusive use of the owner or person renting the unit. 17.-All spaces are self-park with unreserved spaces. 18.-No subletting or renting of any parking spaces. 19.-All vehicles must display a parking pass, which will be issued by the administrator. 20.-Any motorized vehicle that does not display a parking pass will be towed at the owner’s expense. 21.-Access to the garage will be 24 / 7, for your security doors are to be kept closed at all times. 22.-Garbage containers are located in the garage
