Clean, Functional, Economical and best of all Serendipitous

What more can I say? The place was a great fit for us first timers to France and Nice specifically. It worked very well and with a little effort we soon became regulars on the public transportation system. Our catch word during our visit "Serendipity". Without fail on almost every venture we ran into something going on, i.e. festivals, entertainers, a scrumptious surprise at a meal, even the chore of grocery shopping was a looked forward to adventure. Things are pricey so be prepared in that regard but otherwise stupendous. We hope to return soon... Advice to others - just do it! I can't imagine anyone regretting the experience.

Owner response:I'm so glad you found the apartment "a great fit"! I often find the south of France "serendipitous" as we too often find things happening and we just happen upon them. One great one was the fireworks contest they have in Cannes each summer. Almost every weekend there is an amazing display. We were just walking along and there were huge crowds. Then fireworks hit the ski. Traveling is all about attitude. Making grocery shopping an adventure is exactly the way to travel! We hope to welcome you back soon!

Breathtakingly beautiful views of the Cote d’Azur

This was our first time to Nice and Cannes – and our visit and each of the apartments were absolutely wonderful – we split our visit between this owner’s Nice and Cannes apartments. In Nice, we started each morning with breakfast on the balcony and ended each day with aperitif in the same location: with gorgeous views of the beach, Mediterranean sea and Promenade des Anglais. We easily took day trips to Eze, Cannes and Monte Carlo. And mastered the bus system to visit Vieux Ville, Cours Saleya, Phoenix Parc, Le Musee Messena, Matisse, Chagall and des Beaux Arts. We shopped at the local vegetable and fish markets and cooked in, and when we wanted to eat out there were several excellent options within walking distance, or via bus. In Cannes, the apartment was equally wonderful and accessible to transportation, the beach/ Promenade de la Croisette, restaurants and phenomenal shopping. Great for when the purchases started to accumulate – and required a quick drop off back at the apartment! Again, we easily planned day trips to Ventimiglia (Italy) and Monte Carlo and our return trip to Paris. We also loved shopping at the local flea/brocante market. Both caretakers were friendly, informative and helpful. Thank you for the option of staying in both of your lovely homes. Best wishes.

Owner response:Hi Susan, I am so glad that you had a great time When we as owners visit the Cote d'azur we always split our time between Nice and Cannes. That is the beauty of owning. For some reason I hadn't thought that others might like that same opportunity. While Cannes rents higher usually I offer it for the same price as Nice when guests chose this option. I added this "offer" to our information that I send out with requests and you were one of the first ones to get it and you immediately decided to take advantage of it. I was so happy you decided to do it as I think it is the best of the French Riviera. I hope others think of this option and thank you for the kind review.

We just returned from a fantastic Nice vacation. Having a great place to stay, with a magnificent view made all the difference. Right from our arrival, the caretaker showed us everything and was extremely helpful. We found the bus right outside, the water was warm, and the equipment that was provided (umbrellas, beach shoes, beach chairs) made a difference on the rocky beach. We would stay there again, no question. Nice is beautiful and the walk along the water to the old town is worth it. If you are a runner, bring your gear, it's a great run. Loved our stay.

my family and I just stayed at the appt. in Nice and we were really pleased with everything. Everything was clean and up to date. The location itself was awesome, we have two kids and it was really handy to go just across the street to the beach. The beach is not sandy beach but didn't bother us due to the beaches back home in Montenegro they are also rookie beaches. Location was also good not too far from anything with a bus transfer behind the building for 1 euro you per person you can go anywhere. Really cheep and convenient. We went to Monte Carlo and Monaco with the bus and took the train to Cannes.There are also some stores not too far 5 min. walk

Wonderful Stay in Nice!

My wife and I stayed at the apartment for four nights, and couldn't have had a better experience!!!! Communication with the owners was excellent from the start. Our caretaker in Nice couldn't have been more helpful. We only speak English, and that was never a problem in Nice. The view from the apartment is absolutely breathtaking, and even better than the pictures posted online. We spent every morning drinking coffee, and many nights drinking wine while overlooking the promenade. The apartment is very CLEAN and very COZY. The air conditioning worked great. The bed was very comfortable. The bathrooms were very clean. And, did I mention that the view was AMAZING? We spent most of our days enjoying the sun on the beach. Beach access is just outside the front door of the apartment building. Getting to the water couldn't be easier. The apartment comes with beach chairs (which are essential due to the rocky beaches), beach shoes, an umbrella, towels, a cooler and many other beach toys for use by the tenant. Very convenient for travelers who don't have room to pack all those things! A short stroll from the apartment, you will find many beach-front restaurants that rent beach chairs for at least 15 euro. Way too expensive and way too crowded compared to the option that is just outside the front door. Our nights were spent enjoying dinner in Old Nice, or cooking for ourselves at the apartment. Old Nice is a long walk (30 minutes), or a very short bus or taxi ride. The bus stop is on the street behind the Promenade, and provides very convenient access to Old Nice. There are several grocery stores in the area, so buying our own food (and wine!) was very easy. We hope to return to Nice someday. If we do, we will definitely stay at this apartment again!

This was just the perfect apartment. The perfect size for my husband and I. The view is amazing and so convenient, right on the promenade. We booked it very last minute and Judy was most accommodating. We were thrilled with the place and would stay there again in a heartbeat.

a very nice Nice appartment

This appartment offers the fantasic ocean view along the Promenade. It's cozy enough for a family of four. Owner Judy also provides very practical, helpful information package in the room regarding the transportation, restaurants, activities nearby, ect. We had great time staying in Nice and visiting nearby towns. Judy is very prompt and professional on managing the property. During our first day, there was no hot water in the shower. We informed the caretaker. In no time, Judy's caretaker had a plumber coming to fix it for us. Owner Judy also called us to make sure everything was working well. Thank you, Judy!

The Wolff's of Cincinnati

After two weeks in Paris and then sailing down the Rhone, we spent a week in this Nice condo relaxing, overlooking the spectacluar beaches and the blue, blue Mediterrean. Resturants, like L'Espad'or located in the Marina, and several on the beach were memorable, but local grocery shopping was a delight, and right around the corner. Recommend visit to Villa Ephrussi de Rothschild at Saint-Jean-Cap-Ferrat with its grand home and gardens plus the muscial fountains-breathtaking. The owner provide details about stay which made us feel "at home" immediaterly, and follow-up with manager made this a great stay. Footnote: we had a rental car which we easily parked in front of the condo each day. Recommend this stay to all.

We read carefully all the comments written over the years and as a result our expectations were fully met, as this apartmejnt "does everything it says on the tin"!It is a well-furnished, smart and beautifully clean apartment with an absolutely stunning and uninterrupted 6th floor view of the Baie des Anges. To be able to enjoy that vista you have to adapt, as everyone else who lives on the Promenade des Anglais does, to constant road noise. However off-season, if the sea becomes "agitée", the noise of sea and the traffic merge together! Also, there are no local bars disgorging rowdy clients in the early hours and no nearby discos playing loud music all night.The bedroom is at the back of the apartment with a small, high-level window into a light well. At night, we opened the bedroom window and also the patio doors and wound down the security shutter leaving the gaps between the slats. That muffled the sound and provided an excellent sleeping environment on a good quality bed.The apartment is very well placed for public transport. There's no need for a taxi from the airport or the station! At the airport we would recommend that you walk to the linked bus terminus and buy your €15 bus pass for the week, which you can use immediately to board the 98 express service along the Promenade des Anglais to the stop Sainte Helene-Promenade by the Radisson Hotel.Alternatively, take the 23 bus along Avenue Californie to the stop Vallon Barla. From the railway station, take bus 12 or 23 again to the stop Vallon Barla. Either way, Monica will guide you the last 200/400m to the apartment. You are then free to use the bus and tram network to explore the city.We prefered to prepare our own evening meals rather than eating out in restaurants. There are a range of food shops within 400/800m. Just turn right out of the appt. and 1st or 2nd right and then cross Ave. Californie and head leftwards. Vanessa kindly recommended the boulangerie Michel Tabourini and the adjacent Boucherie Beverly. The Spar supermarket sells good fruit and veg. and 300m further on is the much larger Carrefour Market that should meet all your culinary needs, including a good wine selection.Providing you realise that this apartment is a simple bus ride from the centre of Nice and that to enjoy the stunning view you must adapt to the noise of the road and sea, you should enjoy a truly memorable stay in Nice. We've had a wonderful week here in Nice especially as the weather has been fantastic. The apartment is lovely and the view spectacular. At first we were concerned about the noise from the road but in reality it has not bothered us at all. Taking the train to Monaco was very easy adn as with the busesbe aware that it is likely that you will have to standas they are often full. A walk along the Promenade to Nice town is lovely but avoid walking back in the heat of the sun! We would certainly recommend the apartment andhope to return to Nice sometime in the future.

Use the localbuses whenever possible, the taxis are rather expensive. Although the Old Town and Port area can be seen from your balcony, it is still afair distance to walk. Use the local buses 9 and 10 to go into Town and Port Areas. Leave the apartment turn right, then 1right and then 1st left, yoiur bustop VALON BARLA is only about 50 meters alongthe road. Both buses go to the Terminus, The Port and costs E1 single. You will be lucky to get a seat going into town, but coming back you are pretty much guaranteed a seat as that is where it starts. The apartment itself exceeded expecations and the panoramic views from the balcony are truly a highlight of the holiday. We enjoyed every minuteof it and we will certainly return.

We enjoyed a lovely(that is except for the weather...) five days in Nice and area. The daily walk to the Vielle Villa area has been good for us! Our excursions included trips to Grasse (yes, we are bringing home some new perfumes), St Jean Cap Ferrat (where we saw the Villa de Rothschild, but not Brad or Angelina...) and Monaco. We found this apartment most convenient, with a fantastic view.

This is our second stay in this apartment. It's good to know what to expect. We will be back! We actually like the traffic when we are sitting on the balcony we can either look at the sea of cars or people watch (it's so quiet where we live that noise is aweclome change). One thing we didn't find on our first trip was Chenvinsd de Fer de Provence a private rail company that runs from the Gare de Nice. They do a number of excursions as well as ordinary trips along a line that runs through arriere pays Mediterranean and ends in Digne LesBains. We settled for an excursion to the Medieval Villagesof Entrevasr and Annot with lunch inlcuded. Even a torrential downpour didn't stop us having a good time! Still lots of places to visit. We love Nice so we'll be back before too long and we'll be staying here again! Next time w'll be staying longer though.

Lovely apartmwnt, fantastic base, good walk into center. Guides very useful, bus and train service excellent. View brilliant, lovely to relax with a bottle of wine in the evening if not going out. Loved the Port and restaurants, the Massena area andsome great restaurants and activity. Traffic noisey but soon forget it! All in all had a gab time, will returning sometime in the future. We very much enjoyed our brief stay at the Hervall's apartment in Nice. The property was very clean, efficient, and best of all, quiet and relaxing. Mother Nature did not bless us with the typical warm and sunny mediterrean weather during our stay, however we still managed to take in the lovely sights of southern France. We especially enjoyed wandering around Old Town with all its unique shops and restaurants, as well as the spectacular views along the coastline. Thanks for a wonderful stay.

Delightful apartment, very well equipped and maintained with an excellent "caretaker". Very helpful user guide, guide books and pamphlets. Yes, the traffic noise is noticeable but double glazing excellent and the views of teh Baie more than compensate. Spar Supermarket, bakeries andother specialy shops nearby but the in-house cupboard is great. This is our third stay in Nice, First time in flat and we intend to return.

We drove to the apartment from Avignon area, for the second week of our vacation. It was all that we had anticipated from the photos. As another reviewer has said, one does not need a car, and we found the parking to be a little hard to find some times, but there was always something within a block. Walking and transit can get you anywhere you want to go in the city. The apartment was comfortable and had all the necessary ammenities. And the view!! From the 6th floor it was panoramic! We had a great time in Nice thanks to this gem we found. We hope to return.

Dear Judy, What a wonderful week we had waking each morning to a brilliant sun, exploring all we could squeeze into each day before returning to the apartment's balcony where I enjoyed a good glass of wine at a bargain price while taking in the most fantastic view imaginable. Many, many highlights of which some of the best included: A day in Grasse where my 16 year old produced her own fragrance at Galimard, the same 16 year old getting highlights and haircut at Jacques Dessange in Monaco, and of course the carnaval where our heads became entangled in silly string and there was so much to see, we seldom put our camera's down long enough to talk. Many good restaurant, close by, Le Mesclun at 215 ave. de la Californie, excellent sea food, extremenly friendly staff, L'Escalinada in Old Town, very crowded, but again very friendly with good basic French food at a good price, and, while it's a bit of a drive, one of the best values -- and best food in all of France -- has to be served at Cafe de la Fontaine, in La Turbie. Believe me when I say it is well worth the drive, but make certain you don't show up without reservations. 04 93 28 52 79 Vanessa greeted us at the door when we arrived. She was most cordial and helpful in pointing out what needed to be explained. Each day produced many friendy "bonjour's" from the neighbors, which made us feel both welcome and at home. 12/27/07 – 1/7/07Wow! For a last minute booking from Long Beach, CA USA, we certainly lucked out! Spending the holidays and New Year in Nice has been fantastic! The view from the flat is absolutely spectacular and not much noise at all when the doors are shut. Bus ride into town (City Centre_ is only about 10 minutes and goes by much faster while people watching. Being from Long Beach, CA USA and Sydney Australia, the food and wine have been superb! As the shopping . . . boots galore! The weather has been great 15o C or 60oF- hard to believe it is winter. Day trip into Monaco, Monte Carlos was a bit cold and rainy, however it did not distract from the beauty of the place. Fun place to eat in Monaco is “Stars in Bars” which is on the port. Very friendly wait staff. We have truly lucked out, as said before. We will certainly return to this particular flat as we have friends and family close by. 11/11/07What a wonderful apartment! How could we be so fortunate to locate just this one? It has served our needs very well while allowing us the most beautiful views from the balcony.We believe the “travel agent” is well worth the money and affords one the luxury of a driver, great information and a great alternative to buses and trains (The trains went on strike during our stay).Mid-November weather has been great – sunny every day. 6 Oct – 13, 2007What a wonderful spot from which to see the sea and spend our 2nd week in the South of France. Apartment beautiful though far from the Center of town. Buses good though . 15E bus pass is good value for money – good from Nice to Cagnes only. We tried using it to Antibes by misstake. Sep 1-8, 2007The hottest September we’ve seen in the South of France. What a bonus! The apartment lacks nothing. Public transport so good that the distance from town was no problem to us. Went to Menton on TAM100 and the trip alone was wonderful but we thought Menton was delightful. The Villa Ephrussial Saint Jean Cap Ferrat was another highlight. An unexpected insight into French medical care was gained when Sharon was bitten by an insect and developed an allergy, though we didn’t know what it was until we visited hospital. She was seen immediately, scanned half an hour later and we left within the hour with a prescription and a set of scan photos.Tony and Sharon, Nottingham, England

11-18 August, 2007 Leaving tomorrow after a great week exploring Nice and its surrounds. We found the tips from previous visitors a great help especially the bus numbers as taxis are expensive. We traveled to Monaco by bus and back on train. If you want to go back book as soon as you arrive as both trips in week were fully booked when we tried on Monday morning. The apartment was good and the local shops stocked everything we needed for picnics on the balcony and the old market supplies the rest. The restaurant 4 block away (past Radisson on Ave due Californie was very nice and not too far to walk after a long day exploring. Phoenix Parc was very good alternative trip for a quiet day among beautiful flowers. Karen and Brica Arminste Devon England

July 1 – 14, 2007Apartment lovely. Travel Bus #11 on front, near Radisson Hotel best for town. #8 from stop in Avenue Californie a test of stamina but gets to Gare Routier – Bus terminal in town. Only E1.30 anywhere in Nice area. Buses go to railway station – Nice Ville, where you can go West to Cannes, St. Rapheal, etc., and East to Monaco, Italy. Recommended Ville France Su Mer – Beautiful with Sandy Beach. Antibes, Juan-Les-Pins, Cannes, The “Old Town” in Nice is not to be missed. TIPS: Get to know bus stop ‘names’ – each has its own name. Note time of buses. Watch the cyclists and roller blades on the Promenade. All do 100MPH – Be alert! Nearly forgot – Cap Ferrat recommended especially on a Saturday if you like weddings in romantic churches – good walk around Cap.Mick and Sylvia – Thornaby on Tees - England

We had a grand time in Nice. Your apartment was very clean and well situated. We enjoyed taking buses # 9 or 10 into Old Town from the convenient stop at the back of the apartment building. Also the bus company we used for a tour willingly picked us up at the Radisson, just two blocks down Promenade des Anglais. Tom and Gina

Hello - I am the owner and entered the comments below directly from our guest book. Come visit us and you can read all of the comments first hand. There were three comments that have been made that have been corrected - there (at the time of writing this) are THREE cutting/chopping boards there, no microwave (sorry just no room), and a smoke detector will soon be installed. I highly recommend you read the guest book upon arrival as previous guests have some wonderful tour idea and cost saving ideas. They also sometimes list their favorite restaurants, etc.

May 12 – May 19, 2007Great outlook from the balcony, shame about the noise, but good sport 3watching the motor bikes. What is the casualty rate? Flat meets must requirements but a blind in the bedroom would improve the quality of sleep. Bus pass from newsagent great value for local travel. The journey to Cannes might be better by train (2 hours by bus). Recommend seeing Nice from the sea with a boat trip fro m the Old Port. A visit to the Boccaccio Restaurant on the rue Massena a must for lovers al all things fishy. Love the café culture, it’s so relaxing. Flea market on a Monday at cours Saleya very good.Nice will be nicer when the Tram-way construction is completed (stared 2003!). Never been so close to an airport before and have become plane spotters. Did not expect the weather to be so hot and sunny at this time of year. All in all a very enjoyable time. 28th April – 5th May, 2007Have enjoyed the week – our first in the French Riviera. Apartment spacious, airy with lovely sea views but awful road. Disappointed that it is so far from town and no local restaurants. Enjoyed visits to Cap Ferret, Villefrance, Cannes, Saint Davide V, especially Monaco. Used buses and trains to get around. (None on 1st of May as it was a bank holiday!). Will come back to are abut not to Nice. Miniau and David, Tonbridge, Kent England

Enjoyable holiday. Lots to do and see. Went to Monaco, Cannes, Vence, St. Paul and Villa Rothschild at Cap Ferrat. Weekly bus pass E15 great value and valid except for Monaco. Carnival week - best we ahve seen in 3 years. Balcony great view. Thanks Monica for clean apartment.

Thank you so much for allowing us to rent your lovely flat here in the French Riviera. We have rented here in Nice many times but never right on the Promenade. We found our mornings were so perfect just sitting on your little balcony enjoying the view of the hustle and bustle of the Promenade. We took several day trips but were always so keen to get back "home" to our own little paradise. Your apartment was immaculate and well stocked. The previous tenants had left us 3 beers in the fridge with a note to enjoy ourselves - great for that first night. ( Emailed to owner

We had a lovely time in Nice, a lovely city. We especially enjoyed sitting out in the Old Town Square and the free Mozart concert at the Acropolis. The walk to old town is a good 45 minutes and one hour to the port. However, the bus service is excellent and Monaco, Antibes and Cannes are all within easy striking distance. The bus stops by and almost opposite the Raddison. The weather has been very good and we have had some enjoyable dining experiences - particularly in the Old Town. The apartmetn has been a comfortable base from which to explore, my only concern is the lack of a smoke alarm and detailed instructions about what to do in the event of a fire. The view is wonderful!

Great apartment. Everything you could possible need. What a VIEW!! We have bene to Nice before but this time we were more comfortable. Weather in October suits us 75 degrees is a lot hotter than home is at this time. We walked a lot, but bus service was so cheapt, we used it now and again 1.30 Euros each way gets you anywhere - even a journey to Cannes. We don't have any negatives only traffic noise got a little much later on in the week, but would not put us off. We will be back! Sittingher writing this in the sunshine 9am - what else could you be asking for so near Christmas! Ha!Ha!

Third time in Nice and still as wonderful as ever! First time in your apartment and enjoyed seeing an unexpected guest - a beautiful tiny lizard who popped out of the plug hole in the bath one morning! He survied the experience and after a "photo call" he was released outside. It is lucky apparently to see a lizard indoors and this proved true as we manged to park without trouble outside the block on returning home that afternoon! Would love to return. We agree with Melanie and Richard (16 June) about the chopping board and curtain - also a microwave oven would be great. Minor concerns, however, which did not detract from a wonderful holiday in the best European resort. Thanks~

Had a great week. Found the apartment to be lovely. Eating breakfast on the balcony has been a real treat as rarely is the weather warm enough at home to eat outside! Not our first trip to Nice but again we have enjoyed the shops, markets and restaurants. On the negative side (sorry) the apartment needs a chopping board and a proper curtain the bedroom.

Views are stunning and the beach is fab although a shame about the pebbles. Weather has been fantastic, food lovely - must try "beef bar" cheese burger highly recommended. Apartment is lovely, modern and clean. Thoroughly enjoyed and stay and will definitely recommend ot others. Thanks!

Apartment is well equipped and in perfect situation. Travel in Nice should be copied by others - transport in Britain need take note! Visited Eze and St. Pual de Vence as recommended for the views. Will be interested to return when Place de Massena is finally completed and trams are running, but Nice and Old Town full of interesting places anyway. Thank you also Monica for being so helpful.

What a fantastic Honeymoon we have had !!! The apartment was perfect for us with amazing views overlooking the ocean. Monaco, the Prince's Palace was a wonderful day out and if you prefer a sandy beach, Antibes is the place to be !!!! We enjoyed our evenings in the Old Town with wondeful fish and speciality dishes and flowing red wine. The N4 night bus certainly served its purpose at the end of a long night. I hope that you enjoy your week as much as we did.

The apartment is lovely and has lovely views. We have found the local people most pleasant and friendly and keen to help us with our limited French. We have enjoyed Nice Old Town, Cannes and Menton. We took the advice of earlier guests and bough a weekly bus ticket which was ideal. My husband was disappointed that there was not "sky tv" so he had to miss the football. No smoke detector was a concern. Otherwise the apartment lacked nothing. Thank you for an enjoyable holiday.

Good apartment marvelous views. Traffic noice took some getting used to. The weekly bus pass was a good value as was a trip to Antibes 11.60 Euros for two return. Recommend Phoenix Park, take the 10 or 0 to Arenas towards the airport. Musical fountain, waterfall and excellent glasshouse liek a smaller Eden Project. Especially enjoyed the large iguanas roaming in one section (11 in all). Cimiez, Roman Ruins and Matisse Museum (bus 17 or 20) a must also. Weather excellent all week
