I, along with eight buddies, stayed at this beautiful home for a guys adventure weekend in late June 2011. I was the person who set the reservation up and I was a hero among the group for finding this gem of a house. First of all the homeowners were a pleasure to deal with...always available, prompt and they did what they said they would do (which is not always the case with many VRBO owners). The home was roomy, comfortable and well appointed. The deck in the back was our hangout area of choice due to the sweet hot tub and the oversized gas grill. The home was wired with speakers throughout (even on the deck) so all you need is an ipod and a drink and you are in heaven. Although we never used it, there was a second full kitchen on the ground level and a whole other entertainment center down there as well. This would be a perfect set up for families with children who go to bed early and get up early...they can have their own space too. The best thing about the house is the LOCATION. You are in a wooded upscale neighborhood and can walk or drive to town along the roads easily, but a Breck local showed us the "back-way" to get to Main Street. You simply walk down a little path (left out of the front door), after about 200 yards you come to a "T" and you turn right (now you're on a sidewalk)...after another couple hunderd yards the road takes a sharp bend, and that's when you look for a long metal staircase to the left that brings you down to the center of the action on Main Street...the whole journey takes less than 10 minutes (maybe 10 minutes in snowy conditions). Leave your car in the driveway, have an extra drink or two, walk home after a great night in Breck, and make sure the kids are in their own private quarters so you can sleep-in...cozy in your comfortable bed!! I would gladly return to this house with my family or on a guys retreat it is perfect for either.

We stayed at the Sunbeam Lodge just prior to Christmas 2009. We had a wonderful time. The house is beautiful and has everything you need and more. We spent time baking cookies, playing in the snow, shopping, skiing and lounging in the hot tub. Everything was great!!! I highly recommend this house.

Our family of ten (grandparents, children and grandchildren) spent two glorious weeks at Sunbeam Lodge. We would all rate it as five PLUS stars out of five stars. The house was perfect. It was large, and open, and welcoming, with lots of space for everyone. The hospitality and helpfulness of the owners, was extraordinary. From the moment we booked the house until the moment we left, they went out of their way to make sure that our vacation would be perfect. The kitchen was equipped to be able to prepare fabulous feasts, and the dining area and kitchen bar made a perfect setting for the family to gather. The house was an easy walk into town, yet far away enough to feel like a mountain home. There is a path in front of the house that winds through wildflowers into town. The children were able to run along the path without worry about traffic. What a joy. It was a perfect location. Although the websites about the house were very complete, the house exceeded the photographs and descriptions. It was pure magic. We plan to return again and again and again. We highly recommend it

Our family of 8 (2 grandparents, 2 daughters with their husbands, and 2 grandchildren) had a wonderful time at the Akins' home. It's perfectly located for playing in the woodsy yard, walking 15 minutes to town for shopping and movies, and driving 20 minutes to an hour for hiking, train rides, rodeo, and exploring. The house is beautiful, well equipped, and spacious, allowing each grandchild her own room as well as a downstairs playroom and an upstairs retreat for the grandparents! Minor problems with a light switch and the dishwasher were promptly fixed. The Akins are lovely to deal with. The six-year-old wants to know when we can go back.

Our friends and family rented this home. The owners were very helpful and reasonable on special requests. They also were very communicative and were a pleasure to work with. The home itself was outstanding. It has three living levels with a very nicely outfitted main kitchen, plenty of running around space for kids (although also a lot of stairs that require attention with very small children), and a good layout. It also was an easy walk to South Main Street's stores and restaurants (and the Breckenridge Brewery is less than five minutes away). Unlike most mountain homes, furniture was reasonable and the beds were considered very comfortable. Only improvement area was ice removal on the driveway and back deck. The back deck was removed sufficiently to provide access to a large, well maintained hot tub, but not to really use the grill nor sit out in the afternoon. All of us would stay at the home again and recommend unconditionally.
