Enjoy your vacation on this quiet, private way, leading to Hamlin Pond, where you can launch our two kayaks to go exploring or use your own small boat, which you can keep in a shallow slip at the same spot. The uninhabited Washburn's Island, part of the Waquoit Bay National Estuarine Research Reserve,is directly across from Seconsett and well worth checking out, as are all the inlets and rivers. Little River Boat Yard is located on the island, for those that have a boat that needs launching.
Our small bay beach is excellent for relaxing, boat and bird watching, our ospreys have a nest right there and are quite something to observe. For activity, you need try the quohogging and clamming. Go dig up your dinner and make some delicious chowder or stuffed quohogs, extra spicy or your favorite recipe.
South Cape Beach is a short drive away and can be accessed using no main roads and no traffic. Spend the day there swimming, relaxing and walking the long beach.
This is a wonderfully roomy house for families looking to enjoy themselves, but not be tripping over each other. There is a large deck that runs the length of the house, with awnings. It seems to be where everyone congregates. It is a natural place for grilling, relaxing and having some fun after a hard day of play. The large, enclosed shower is so refreshing to come home to and is just off the laundry room.
There are three bedrooms, two upstairs with queen beds and one downstairs with 3 twin beds. The open floor plan in the living area has two sliders leading to the sunny backyard deck. The large dining area and kitchen lead to an enclosed, front sunporch, laundry room and bathroom.
There are many excellent golf courses within minutes of the island. We have par 3s, executive, and regulation courses. There is even miniature golf at the Popponesset Market Place, with it's small shops and restaurants.
Mashpee Commons is a 5 minute drive from the island. It contains many well know stores such as Talbots, Appleseeds, Coldwater Creek and Pottery Barn to name a few and many unique gift and clothing stores. There are also some excellent restaurants, a movie theater and grocery stores. Downtown Falmouth has many small shops including the well known Christmas Tree Shop, not to be missed! A day trip to Martha's Vineyard is easy to access by the ferries that run from Falmouth and Woods Hole.
Seconsett Island is easily accessible to either Falmouth or Mashpee, but private enough to still remain undiscovered by many.

I have been a MA resident for many years and never knew about Seconsett Island in Mashpee until we stayed there for a wedding at the Popponesett Inn. The house is well-appointed and large. I counted 5 different conversation areas, long rectangular backyard that is fenced in for both kids and dogs, and three bedrooms. This is a lovely house and would recommend to anyone with friends or family. The outdoor shower is strong and fenced off and is a delight with very hot water and right off the laundry room door. Everything was well-provided for and the landlord who lives across the street was really inviting and cordial. I liked the streets, all leading to waterviews and there is a lovely small beach area in the bay for floating (it's shallow but clean) in hot weather. The weather was lovely but there are fans everywhere if it gets hot. Glad to have been there and will come back with family and friends again, I'm sure.Did you find this review helpful? Our family had a wonderful time....we hope we can come back again. ( From NH, FL, WA ) We biked, kayaked, went shellfishing, relaxed, ate, ate some more. What a perfect place..our friends from CT and MA loved it too. We found it very private, convenient, clean, and very well equipted. Don't miss the Clam Shack on Scranton Road in Falmouth and ice cream at Polar Cave on Rt. 28 in Mashpee. FANTASTIC!Recommended for: Girls getaway, families with young children, pet owners, adventure seekers, age 55+, families with teenagers.

Jeanne's home was perfect and the listing description exceeded our expectations. We were able to have our dogs with us and the deck and fenced yard was where they spent most of their time. The beach was a short walk where we enjoyed taking our young nieces to play in the sand. The house provided a gathering place for us to have a mini reunion of a few relatives who had gathered to attend a memorial service. We loved Cookes restaurant and the proximity of Roche Brothers market. Hyannis was a short drive where we enjoyed the best lobster roll at the marina there. On our next visit to the cape, we hope to stay here again. We felt as if we were home. Many thanks Jeanne for making us feel so welcome.Recommended for: Girls getaway, families with young children, pet owners, age 55+.

About the owner: I came to the Cape right out of college and fell in love with it. After two years of living in Falmouth I moved off Cape. I finally returned as a year round resident in 1987 and eventually moved to Seconsett Island which used to be the unknown jewel in Mashpee. It truly has the best sunsets. It's been such fun meeting the new visitors and I look forward to having return renters come back in the summer.
The Unique Benefits at this House:
The house is located on a private dirt road so it's quiet yet close to everything. The back of the house is enclosed with a high wooden fence and tall hemlocks and a deck with awnings that runs the length of the house. It feels private and secluded. I love how you can just go across the street and get the 2 kayaks that are right there and launch them into Hamlin Pond then paddle out to Waquoit Bay. There's so many places to explore. I have quahog rakes and baskets available and again you just walk to the bay and rake up some dinner while the ospreys watch from their perch. Sunsets are outstanding and on a clear night you can even see the 4th of July Falmouth fireworks.
