Our vacation home has everything you could look for in a vacation home - a beautiful in ground pool, Air Conditioning (both upstairs BRs and the MBR), close to Old Silver Beach (5.1 miles), and a convenient, comfortable layout with plenty of room for everyone!
We believe we have thought of everything you will need to have a wonderful, memorable Cape Cod vacation.
There is a great, private back yard, with a large comfortable pool. You can also hang out on the deck, & cook up some steaks on the gas grill for dining under the stars.
Our home has two living rooms and four bedrooms (and a 'bonus' fifth bedroom in the basement with two twin beds and private bath). Lots to love, including a new kitchen, and a very friendly, open layout! Also, three full bathrooms, one on each floor (including the one in the basement). There is also a game room in the finished basement with a 6' x 3' pool table (slightly smaller than normal size).
New for 2011 - we replaced the carpet in the living room and hallway with pergo hardwood! We also changed the configuration of the living room and added a 42" flat screen TV over the fireplace. Wow, it looks great and is a very friendly layout!
Our home is conveniently located close to Routes 151 & 28, so it is easy to get to. You will be just a few minutes to downtown Falmouth - one of the best Main Streets in all of New England! And also just minutes from Mashpee Commons and not two but three movie theaters, including the Falmouth Cinema Pub, where you can have waitress service to eat/drink during the movie!
The bedrooms are configured as follows:
BR 1 first floor: (A/C) King Bed
BR 2 first floor: Queen Bed
BR 3 2nd floor (AC): Queen & 2 Twins
BR 4 2nd floor (AC): Queen & futon (also cable TV with DVD player)
BONUS basement room: 2 twin beds - note that this bedroom is in the basement, and can have high humidity. We do have a dehumidifier going at all times, but it is important for you to realize this before your rental starts. Basements also tend to be much cooler than the main floors, so it is actually a pretty good bedroom!
Ballymeade's back entrance is 1/4 mile away from the house.
WiFi available from June to Labor Day only.
GARAGE is not available to tenants who rent after September or before Memorial Day. For summer tenants, please note that we store some of our items in the garage.

- Air Conditioning : Both upstairs bedrooms have window A/C units, as does the master bedroom on the main floor. So there are 3 total rooms with A/C.
- Washer : in the basement
- Dryer : in the basement, next to the washer!
- Garage : Tenants' garage use is limited to the trash barrels.
- Off Street Parking : There is room for about 6 cars in the driveway - there is NO on street parking.
- Parking for RV/Boat/Trailer : If you bring fewer cars, there is room on the level driveway to back in a trailer or RV. Note - you need to let us know in advance if you are going to have a trailer or RV, as our contract does not allow them without permission
- Wood Fireplace : Fireplace works great! But note that the fireplace is not available for summer tenants, only off season tenants.

- King Bed : One in the Master BR
- Queen Bed (3) : BR2 (first floor) has a queen. Both upstairs bedrooms have queen beds (one also has 2 twins, the other has a futon couch)
- Twin/Single Bed (4) : two each in each of the upstairs bedrooms, and two more in the basement bedroom
- Convertible Bed : in one of the upstairs bedrooms.

- Cable/Satellite TV (4) : New for 2011 - 42" flatscreen above the fireplace in the LR! The MBR has a TV/DVD, as does one of the upstairs bedrooms, and the basement LR has another - 4 total.

- WiFi (Wireless Internet) : always on - provided through Comcast Cable.
- Other Amenities
- Gameroom in basement with a 6' x 3' pool table and a foosball game! Also in gameroom is another TV with Cable, and couches.
- Suitability
- Pet Friendly : Pets can be allowed - but you need to let us know when you book exactly what kind of pet, so we can approve. There is an additional $100 rent charged for pets.
- Kid Friendly : Kids will love the pool and the game room! Parents will love the kids playing in the game room so they can have a little 'adult time' now and then during vacation!
- Minimum Age Limit for Renters : By law, you must be 18 to sign a lease in Massachusetts. And the person signing the lease must be staying in the house.
- Smoking Not Allowed : absolutely no smoking inside. If you smoke outside, you must not toss your cigarette butts into the yard.

It is such a great location, convenient to everything! Plus, you don't even need to leave the home, as the pool is amazing!
The Unique Benefits at this House
The large open layout, the large spacious bedrooms, the gameroom, the nice deck, grill and yard, and of course the pool!
"Cooney" is a great place to go for BYOB buffet theme dinners on Wednesday or Friday nights during the summer. They also serve lunch (and ice cream!) every day.
this is a family friendly bar/restaurant - bring the kids before 8ish - they will love the gameroom - or arrive later for a more adult time. Live music most Fridays and Saturdays in the summer.

Dennis bought this house in 2003. He enjoys traveling, boating, playing basketball and lacrosse, long distance biking, competing in triathlons & spending time with his family and friends.
Dennis is Vice-Chair of the Falmouth Zoning Board of Appeals, on the Board of JazzFest Falmouth (former Chairman), a regional Jazz Festival in Falmouth. He is a board member of Arts Falmouth, and also serves on the Government Affairs Committee of both the Cape Cod & Islands Board of Realtors, and the State Board of Realtors.
A 1992 graduate of Harvard University, Dennis owns 5 vacation rentals in Falmouth, and manages about 300 more through his company Donahue Real Estate on Main St in Falmouth.
