This ideally situated estate has been featured in a local Italian television drama as the comfortable home of one of the characters. The villa, dating back to the 19th century, sleeps up to 12 comfortably and has been completely remodeled with two full kitchens (one upstairs and one downstairs), a living room with dining table (upstairs) and a comfortable sitting room (downstairs) in addition to the six bedrooms and four baths. The kitchens each have a range, oven, full refrigerator and dishwasher. Outside there is a large terrace with a table that seats up to 12 comfortably situated under a jasmine covered pergola. In addition, there is a large BBQ for grilling. The pool is completely private and is situated just steps from the front door of the villa. It is surrounded by comfortable lounge chairs, tables and umbrellas. This year, we have also added free WIFI for our guests.
The villa has three bedrooms and two baths on each level. The beds are either a king-size or two twins. In several of the bedrooms the beds can be either a single king or two twins as you prefer. Two of the bedrooms have ensuite baths and the others share hall baths. Given its spaciousness and layout, the villa has ample space for a large group with plenty of comfort and privacy for all.
The estate is located midway between Rome and Florence near the small town of Chiusi, an ancient Etruscan Capital, where there is an excellent Etrucan museum and several tombs open to the public. There is also a smaller hill town located about 5-7 minutes by car from the villa where you will find groceries, wonderful restaurants, several wine bars and charming cobblestone streets to wander through. The area is very convenient to get to, just 20 minutes from the A1 Autostrada, yet not a busy tourist destination. There is also a train station and several car rental agencies in Chiusi so you can arrive and depart by train if you prefer not to drive on the highway. The convenience of the train station makes it quite easy to make day trips to many destinations in both Tuscany and Umbria including both Rome and Florence - each accessible in a little over an hour by car or by train.

What a beautiful estate and an amazing vacation. Did not realize that the house is actually two separate three bedroom, two bathroom each with its own kitchen and only accessible to each other by an outside staircase. Once we all settled in it worked out perfectly. We did all the cooking downstairs and took advantage of the large outdoor patio and eating area. The views are stunning and it was so nice to come home to peace and quiet after a full day of sights. There is no washer in the Villa, but Sophie took good care of us. She was wonderful and had our laundry returned the same day washed and pressed. Thank you all for your hospitality and making our vacation one to always treasure.

We had 4 couples who arrived in Italy on May 31. We spent the first week travelling in No. Italy--Milan, Lake Como, Cinque Terre & Firenze. So we were ready for some rest & relaxation & the villa was the perfect place to do so. We arrived late Saturday and the owner had arranged for a chef to prepare a home cooked dinner for us! It was wonderful to sit out on the terrace, eat, drink wine & relax. The only sounds we heard were the birds in the trees. We took some day trips from the villa mostly to the little hill towns( we rented 2 cars in Florence & would highly recommend that for getting to the villa & touring around the area)-Citta della Pieve, Assisi and Montepulciano. One day we took the train from Chuisi to Rome for a guided tour of the Vatican & St. Peter's. But mainly we just relaxed, sat around the pool, etc. We were looking forward to doing some laundry at the villa but then we found out there was no washer or dryer. But sweet Sofia not only did our laundry, but folded it and sometimes even ironed it! One of the couples who had never travelled to Italy before said the villa more than met their expectations. A few suggestions: it would've been helpful to know ahead of time what items in the kitchen were available; ie: there was no salt, pepper, sugar etc. Also some instructions on how to use the dishwasher wouldv'e been helpful. Sofia did provide clean towels, paper towels & toilet paper. We never worried about going off & leaving our things at the house because she & her family lived right there on the property. Some of the things we enjoyed were eating in the local restaurants in Pieve, shopping there, and the men in our group also enjoyed a cooking class in our kitchen by the chef. We would definitely recommend this property to anyone we know who will be travelling in Italy.

First and foremost, the pictures on your VRBO website does not do the Villa justice at all. The house and surroundings are stunning! Very comfortable and at times surreal with it's picturesque beauty and breathtaking views. We settled into it as if it were our own. We had all of the necessary utensils, linens, glassware etc. to make it extremely comfortable. The only downfall was that we had to devise a way to keep ice on hand for cocktails! We forgot about the tepid European libations. ;) Sophia (the housekeeper) was truly amazing and very helpful she was very sweet and I think did way too much laundry for us however we compensated her over and above the small fee she was asking for. We toured the small hilltop villages; Citta Della Pieve was my personal favorite. We were lucky enough to see the medieval parade and farina fight. Also a wine cask competition in Montelpulicino. Orvieta was beautiful as well and spent too much on Italian pottery and leather. Isle Maggiore (sp?) was magical and we enjoyed the ferry ride over to it. Florence was spectacular as well as Rome both just a short drive away. We are still full from all of the pasta and wine. We found manipulation of the roads and windy assents into the towns very manageable however I'm still sorry we didn't prepare properly for the language barrier. Although the people were extremely nice and most helpful our confusion did make us stick out like sore thumbs. One thing we did learn however is that the Tuscans do not grocery shop once a week and do their purchasing daily. When we went into the stores we loaded up on supplies and it irked many clerks and waiting customers with our bundles and bundles of provisions. Again, can't thank you enough for your hospitality and help with this once in a lifetime adventure. We are recommending the Villa to everyone and hope to have some referrals for you in the future. For a truly amazing trip of a lifetime, this is your Villa!

Our family absolutely loved this beautiful villa. It is a bit of heaven. The home is very spacious and was perfectly suited for our family, which includes teenagers and twenty-something’s. The views are amazing. We spent a lot of time walking and running on the back roads and trails. Wildflowers bloom everywhere. The house is very clean and well maintained. At night, we went to sleep listening to all the singing insects and frogs, and woke up to the birds singing. Actually, it seems like the birds there sing all day long. The weather was perfect when we were there in June. We spent a lot of time on the outside terrace—having our morning coffee and many of our meals. In the late afternoons, we enjoyed swimming and lounging by the pool. We had rented a car in Chiusi and drove to many of the charming hill towns around the area. It seems that every road leads to a spectacularly scenic drive. We loved the nearby town of Citta della Pieve. We also went to Lake Trasimeno, Castiglione del Lago, Deruta, Assisi, Montelpulciano, and Siena. This was our most memorable vacation and we hope to be able to visit again some day.

My family of eight enjoyed our stay at the villa. We had three small children, my parents, my great aunt, my husband and myself. With such a large and age diverse group, we needed lots of room. The villa was perfect. Not only large, but stunning. Driving up, weary travelers all, we were immediately transported to the beautiful and lush setting before us. The villa and pool are a wonderful way to relax and enjoy Italy. We were able to take many day trips to surrounding towns and villages and still be back for the baby's nap and a swim for the rest of us. This way we could see the beautiful countryside at our own pace and have a great house to enjoy as well. The villa had all the amenities we needed, as we made most of our meals there. Our trip was from mid June to mid July. In the month we were able to find local treasures and felt like locals. The villa took away the "touristy" feel and made us feel at home!
