Escape the hectic city rush of New York City and unwind with your friends in the sleepy Catskills.
Spacious, contemporary Woodland Hill House (c. 1973) is located on 3.2 acres in pristine Woodland Valley, just outside Phoenicia. Breathtaking cathedral ceilings, dozens of huge windows, a wonderfully integrated common area, and a homey mixture of wood and earth tones greet your eyes and invite you to exhale and drop out of the world for a spell.
The house more than comfortably accommodates 6 people and can easily sleep up to 10. It features a gourmet kitchen with loads of utensils and cookware and a long dining table for large, hearty meals. Tired of your cramped kitchen in the city? This is the place to host a dinner party with your closest friends. Relax with a glass of wine by our wood fireplace (we always have a few cords of well seasoned wood to feed it). Bake bread on the oven stone.
Barbecue steaks or fish on the propane grill. Enjoy the view of the mountains (winter) or the forest (summer) from the 300-sq.-ft. deck. Go leaf-peeping right from the living room, where you are surrounded by windows and autumn’s most beautiful colors.
Tired of lounging? You can hike one of the nearby trails (we're located inside Catskill Park, and several trails are within a five-minute drive). Swim in the shared pond across the street. Go inner-tubing or trout fishing in the famous Esopus river (people come from all over the East Coast to go tubing in Phoenicia). Ski at Hunter Mountain or Belleayre Mountain, both within a 20-minute drive.
Drive to Woodstock to see its galleries and antiques or to take in a play or movie. Wander into Phoenicia for a big pancake breakfast at Sweet Sue's or head up Rte. 28 for a gourmet dinner at Peekamoose Restaurant & Tap Room.
Tired of being out? Cuddle up in the living room and watch a DVD from our library or from the rental shop in town. Play Scrabble, Pictionary or Trivial Pursuit from our games collection, or surf the web using our WiFi. Put together a puzzle. Watch a herd of deer as they wander through the back forest. Borrow a book from our shelves and curl up in in a sunny corner to read it. Or just sit on the deck and look at more stars than you've ever seen in New York.
The house features 3 bedrooms (one with an extra sleep alcove) and an upstairs 4th bedroom/loft area with a futon, private bathroom and balcony. (The loft has no door, but it's up a flight of 17 steps, so it's out of the way.) A total of three bathrooms (two with shower/tubs, one with just a shower) ensure you can comfortably have 8-10 people here.
We generally rent to three or four couples and friends, or one or two families with kids. Long-term seasonal shares may be considered in some cases. There are no pets on the property and there is no smoking anywhere in the house.

- Minimum Age Limit for Renters : Children must be of an age where they don't climb on things. There is a loft area which overhangs the living room. There's a wall, but it's a 15-foot drop.

Rate Details (In US Dollars)
Rates as follows, for 8-10 people MAXIMUM. NO SMOKING, NO PETS.
WINTER RATES 2009-2010:
Weekends: $450/night, 2 nights minimum*; Weekly: $1,800**
Monthly (4 calendar weeks): $2500 + Utilities
Holiday Weekends (Christmas, NYE, MLK): $500/night, 3 nights min. *
* Weekends are only booked 4-6 weeks in advance. Extra weekend nights: $300 ea.
** Weekly rentals may start on any day but Saturday
A security deposit of $500 is returned provided house is clean and damage-free.
