ABOUT OUR CONDO - Our condo has ALL THE COMFORTS OF HOME and is THE PERFECT PLACE for that SPECIAL BEACH VACATION! Edgewater Condominiums is a peaceful and well maintained gated community located directly on the beach. Our condo is ideal for a 2 person couple, two couples vacationing together, or a small family of 4 people or less. For a 2 person couple stay we generally lock off the 2nd bedroom to keep costs down. It is the perfect place for to spend a honeymoon, anniversary, birthday or special occasion! This condo is our 2nd home so you will find it to be beautiful, comfortable and sparkling clean. MAXIMUM OCCUPANCY is 4 PEOPLE .
The master bedroom has a KS bed, the 2nd bedroom has a QS bed and ottoman bed, best for a child or small adult, that can be easily folded out if a separate sleeping arrangement is needed. Our large deck has a fantastic view of the ocean, comfortable furniture & a gas grill for your personal use. The pool & jacuzzi are located beach side so you can easily take a stroll down to the beach. There is very easy access to and from the beach which is great if you have kids or if you like to walk the beach everyday.

This condo is our well-loved second home and maintained with care. We consistently and frequently spend time at our condo and as a result we are able to keep it in top notch condition for our treasured guests as well as ourselves. Our guests often comment on how clean our condo is and how comfortable they feel there. You will also find our condo has been completely remodeled with new maple kitchen cabinets, a beautiful granite countertop (guests favorite), and saltillo colored porcelain tile through out the entire condo which makes for a cozy environment. You'll find no carpet here, just some pretty rugs, which helps us keep the place clean at the beach!

ADDITIONAL RENTAL INFORMATION:
-Maximum occupancy is 4 people.
-Children 18 months and older are considered a person.
-Parties and/or gatherings beyond the specific people listed on the rental agreement are not allowed in our condo or on the complex grounds.
-Our Complex does not rent to College Spring Breakers or groups under the age of 25 years.
-No Smoking in unit
-NO Pets allowed (HOA rule)

-ABOUT AVAILABILITY:
Minimum stay requirements vary depending on the time of year and are subject to change. We prefer 7 night stays and try to book our calendar in such a way that we do not have gaps in the calendar. During low season we can sometimes book stays less than 7 nights if you check in on a day someone else is leaving or if you check out on a day another group is arriving. We do not book stays less than 3 nights. DURING HIGH SEASON WHICH RUNS JUNE TO MID-AUGUST WE OFFER WEEKLY SAT-SAT STAYS. Sometimes a shorter stay comes available from someone booking more than a 7 night stay. Please email with any questions regarding the nights you are wanting and I can let you know what is possible. Thank you.
-OUR PAYMENT/DEPOSIT/CANCELLATION POLICY:
A 25% deposit will be charged (payment is by credit card only- amex, mc or visa) upon receipt of the signed rental agreement. The balance is charged to your card on file on the business day before your scheduled arrival. If your reservation is cancelled 90 or more days prior to your scheduled arrival date, your deposit minus a $75 admin fee will be refunded. Cancellations between 89 and 28 days prior to arrival lead to forfeiture of your complete deposit. Reservations cancelled 27 days or less prior to arrival, and no shows, incur a 100% cancellation penalty (all room nights charged including tax). Our cancellation policy is strict so we highly recommend you get travel insurance to protect you in case it becomes necessary for you to cancel at the last minute.
-OUR HURRICANE POLICY:
No refunds shall be given unless the Mayor of South Padre Island issues a voluntary or mandatory evacuaction. We do want our guests to be safe by leaving the condo and the island in the event of a hurricane. Should such an order be issued any unused portion of rent will be refunded in addition to the deposit

- Air Conditioning : Also have a dehumidifier.
- Linens Provided : Sheets, bath linens, kitchen linens are provided. Each bedroom has two beach towels.
- Elevator : The elevator is centrally located. Our unit, 302 is on the 3rd floor by the staircase and is easily accessed by either the elevator or stairs.
- Washer : Laundry room in the condo.
- Dryer : Laundry room in the condo.
- Off Street Parking : Gated secure parking as of Feb 2011.
- Parking for RV/Boat/Trailer : Boats are not allowed within the gated parking area, however, there is usually an open row of parking spaces out in front of the building where you can park your boat.
- Beds
- King Bed : Master bedroom has a KS bed. Mattress is a "Plush Doctor's Choice" mattress from the Denver Mattress Company which our guests tell us is very comfortable.
- Queen Bed : Second bedroom has a very comfortable QS bed.
- Child Bed : We have a maximum occupany of 4 people, however, sometimes a separate bed arrangement is needed. We have an ottoman foldout bed best for a child or small adult available in the second bedroom. The ottoman bed is 76" long x 30" wide x 13.5" high.

- Shared Hot Tub : Edgewater has a wonderful warm hot tub that is heated year round. It is located on the beach side of the building near the pool.
- Cable/Satellite TV : We have cable, DVR, & access to a large selection of free movies and HBO. Pay-Per-View is not available.

- Shared Pool : The beautiful pool is located on the beach side of the building next to the jacuzzi. I'm sorry to say that it is not heated in the winter months.

- Balcony : Wonderful large balcony with a BEAUTIFUL OCEAN VIEW! Plus very comfortable chairs with comfy cushions. Our chairs recline if you prefer to lounge.

- Beachfront : We are directly on the beach with an AMAZING VIEW OF THE OCEAN! There is very easy access to and from the beach.

- Telephone : We have local telephone service. Bring your cell phone or a calling card for long distance calls.

- WiFi (Wireless Internet) : Our unit has secure wireless internet so you can stay connected. Work on your computer on the deck while you watch the waves rolling in!

Why the Owner Chose Edgewater
We've been coming to SPI for years to windsurf and have discovered over time we also very much enjoy daily walks on the beach, boogie boarding, stand-up paddling boarding, surfing, a game of tennis, relaxing on the deck reading a good book or having a glass of wine, or hanging out down by the surf in a comfy beach chair. SPI is a very quaint island, with great people, good food, fun shopping, and all can be had at very reasonable prices.

My husband and I stayed in this condo from 9/5 to 9/13. We were pleased from the moment we pulled in to the parking lot, and I am writing this while watching the sun come up over the ocean. The grounds are lovely and we are so close to the beach. The beach view from the master bedroom (and bathroom) is fantastic! I especially enjoyed being able to see the ocean from the master shower. Also, the complex is incredibly quiet and peaceful at this time of year. The patio chairs were very comfy and my favorite moments were spent watching the ocean and sky from the balcony. A sunrise every morning and a moonrise every night! We were lucky enough to be here during a full moon, which cast a gorgeous glow on the water. Pelicans fished in the surf and rode the waves, while boats passed by on the horizon. Jodi was a joy to work with through the rental process. She is very organized and answered all of my many questions. I am hard to please when traveling, but Edgewater met all of my expectations. I particularly liked that the condo has a washer/dryer, beach towels/beach chairs and a reverse osmosis system for great tasting water. The condo is very clean, updated, tastefully decorated, comfortable and full of natural light. Thanks to Jodi and Peter for a wonderful vacation home!

Thank you again for the beautiful home you share with so many of us who visit SPI. This was our second visit to this condo and it was BETTER than we rememember. It the the multitude of small things that make this place amazing. I love the little notes all around. It seemed like as a question entered my head I would look and there was the answer! We came again with our daugher and granddaugher. Our granddaughter is now almost 7. As we sat on the beach, she gazed across the water and said, "YaYa...I love the beach!" She had so much fun in the pool, in the sand, in the water, hunting crabs, visitiing Sea Turtle, Inc. and the Marine Lab Touching tanks (next to Pirates Landing.) We hope to visit again next summer as our daughter plans to get married on the beach. :) Our grand daugher would be such a cute flower girl. We explored some new restaurants with our favorites: *Dirty Al's - LOTS of fried food, huge shrimp. This time we tried the New Orleans boiled...YUM! *Daddy's Cajun - Nothing fancy on decor. Tasty cajun style. The crawfish, sausage, shrimp boil was spicy! *The Big Donkey - Super good Mexican (and we thought we had good Mexican @ home!) Blackened Snapper IXTAPA :) *Gabriella's - FANTASTIC. Went twice. 1st time pizza, nachos, entrees. 2nd - apps & dessert Activities - Sand castle lessons - great fun for 1st grade and up. Sea Turtle Inc and turtle release. Dolphin Research Center and tour fireworks cruise. This has been a fantastic week. This condo feels like home. Kudos to Peter & Jodi . Thank you. R.G. & family

We loved this condo so much in 2010 that we rented it again in 2011. We just got back from another great vacation. Not only does the condo have everything you need/want but it's also in a great location. We were able to walk to some great restaurants plus to the boarding areas for Parasailing, Bay Fishing, Dolphin/Sunset/Fireworks Cruise, and Snorkeling Cruise. The pool/hot tube and beach access can't be beat. I'm already suffering from withdraw as I miss taking my daily 3pm naps on the deck. It's important to know that the deck is shaded in the afternoons which makes it wonderful to grill or sit and look out at the ocean!!!!! We're already talking about going back next year!!!

Dear Jodi & Peter, For the last two weeks we lived the life of "Riley". Your accomodations are truly wonderful & so clean! The view from the balcony never disappointed us. Your friend Juan (Edgewater's groundskeeper) was very welcoming, friendly, and made us feel right at home. SPI is indeed a tourists' mecca & a very unique island. Besides walking the beach, sunbathing, & shopping we visited the sea turtle refuge center (most interesting & thankful for the volunteers); Laguna Atoscosa National Wildlife Refuge (saw the natural flora & fauna of the area); King's Ranch in Kingsville (personal tour guide Beta Maldonado - 81 years of age, who has worked on the ranch since he was a child & has written an extremely interesting book noting his life & experiences on the ranch). Also visited Port Isabel & experienced the market, Mexican cultures and light house. We also indulged in the many fine eating establishments - Marcello's, Louie's, Pirates Landing, Pier 19, Shrimphaus & Gabriella's. THANK YOU! We had a very pleasant stay at your condo. We could hardly believe our own eyes when opend the door for the first time and saw the absolutely fantastic view to the ocean and the beach. The weather was perfect all week and we had a great time at the pool and the beach as well as we enjoyed all the fun things there was to do on the island (pirate ship – turtle place etc.) All in all we had the time of our lives and your condo was just perfect and very well equiped. Our visit to this beautifully updated condo last week was everything we hoped for! The owners have thoughtfully provided a well stocked kitchen; closet full of beach chairs, umbrellas, & toys; and a very comfortable king size bed. We really appreciated the WIFI, ipod stations, new flat screen TVs, and the keyless door lock. The pool, beach and views are lovely here. Thanks, Jodi & Peter for sharing your beach home with us.

What a wonderful time we had on Padre Island and your condo really made it special , you have everything anyone would want. The only complaint I have is that ( I ) did not open the drawers under the television to find the nice library of books until yesterday. We have been going to Port Isabel to the library . The Palms french toast was excellant as well every other restuarant on this island , The weather could have been a little better but better then Wisconsin. We are already looking forward to next winter.

HAPPY NEW YEAR 2010! We hope this year brings peace, happiness, and joy to each of you. Peter and I want to thank our guests for being so great and taking such great care of our second home. It is a pleasure doing business with you. We certainly enjoy sharing our home with others who love the beach as much as we do. We just returned from a 2 week stay in the condo. The temperatures were a bit cooler than usual, so we walked the beach with jackets and gloves. Hopefully when we came home to Colorado we left sunny weather for our Winter Texan guests! The colder weather gave us an opporutnity to do some more upgrades in the condo (this time we raised the ceiling in the master bathroom and put in better lighting) - as you know we enjoy doing home projects - so you'll never know what might be different or upgraded next time you come down to the beach. We just replaced our Weber Q200 grill with a nice shiny new one for our guests to enjoy in 2010! Our goal is to have our condo in the best condition year round for our guests and ourselves.
