Nestled on '85 of waterfront and under a canopy of 200 year-old Live Oak and Pecan trees, guests can enjoy one of nature's best kept secrets. Feel free to swim out to the rocks and jump into the refreshing cool waters or float on a raft uninterrupted (maybe a duck and a turtle will float by to say hello! Cool Waters, the best of both worlds when it comes to swimming and boating, sits on two beautifully landscaped acres in the Highland Lakes area on the Colorado Arm of Lake LBJ just below Inks Dam.
Cool Waters is a local favorite swimming hole offering both a peaceful and scenic experience. The good news is you can also safely jet ski, water ski and wake board from this location. The large boulders discourage watercraft from roaring down the Colorado River at Cool Waters, which means the water is NEVER choppy or busy. A haven for fishing, swimming and canoeing, picnics or just relaxing, Cool Waters is a favorite vacation location.
Front Bedroom: Nicknamed 'The Tree House Room': Queen-sized bed, Directv, large picture windows and three window beds overlooking the lake. A game table, seating area and television complete the room.
Living Area: Stone fireplace, leather sleeper sofa, coffee table, two comfortable chairs with side tables and Directv with DVD/VCR.
Back Bedroom: Antique four-post double bed, spacious sitting area with a twin hide-a-bed couch for reading or napping, stocked book shelves.
Kitchen: Refrigerator, double sink, oven, four burner stove, kitchen island and large, movable dining table with bench seating.
Bathroom #1 is brand new '2007'. It has a shower/tub combo and accommodates the Laundry room with washer/dryer and pantry shelving.
Bathroom #2 is brand new 'Winter 2007' and has a stand alone shower with tile throughout
Back Yard:
-Naturally shaded patio with charcoal and propane grills, outdoor bar with fridge, porch swing and lots of comfortable seating, round picnic table
-Large deck overlooking lake, tie up to the boat dock and room for one jet-ski on the ramp, beautiful flower garden with wrought iron table and chairs and playscape in front yard.
-New for 2011 - tiered landscaping and lakeside fire pit
Several of our other lake homes are on the same street, which is ideal for large family reunions, weddings, etc (Cedar Rock, Terrace View, Oak House, Casa Verde, Rebecca�s River Roost and Breeze Terrace are all within very close proximity to Cool Waters).
Cool Waters is located in Hoovers Valley, off of Park Road 4. Inks Lake State Park is only a few minutes drive from Cool Waters, where you can hike, relax at the beach, rent a canoe or visit the famous Devil's Water Hole. Visit Longhorn Caverns State Park 4 miles away on Park Road 4.
Hoovers Valley is approximately 10 minutes from Burnet, TX and Kingsland, Texas and 20 minutes from Marble Falls. It is about 60 minutes northwest of Austin and 80 minutes north of San Antonio.

Loved it! Beautiful and snuggled at the end of the road. Let the kids run and play. Neighbors were friendly and sweet. Never a boring moment! I will be back.Recommended for: Families with teenagers, romantic getaway, families with young children, girls getaway.

My family of five adults along with our dog had a wonderful time at Cool Waters. 1 bedroom for the parents was nice size with desk. The "glassed in" porch slept the rest. Large kitchen / living area was very nice and comfortable. Two bathrooms serviced us well. Great decks to enjoy the beautiful water and play guitars and games. We rented kayaks for one of the days which was great fun. This is the perfect spot to kayak with the large rock formations right in front. The neighbors were really friendly. We will return!Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, pet owners, girls getaway.

This was a great escape for Easter weekend for me and my grown children and German Shephard. Lovely home and sparkling. Every convenience available. Beautiful views day and night. And the 2 decks are where you want to me constantly!Recommended for: Tourists without a car, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

What an absolutely beautiful home to have spent our vacation in. The interior of the home is just exactly as it is in the photos, very warm and comfortable, lots of windows and beautiful landscaping. The location is a PRIME location for swimming with both kids and dogs-the water is clean and very cool-be aware if they are generating water from the Dam. Only a couple of complaints: For all practical purposes, this is the owner's guesthouse. We were told they lived next door.The only thing separating this residence from their house is a sidewalk/small courtyard. Not that we were trying to hide anything or do anything wrong, but it felt like we were staying in someone's home that we didn't know. The patios, grills and boat dock are shared with the main residence, so we were a little hesitant about being able to relax. Also, do not plan to use the boat lift. This is occupied by the owner's boat and is not accessible as described. We tied our boat up to the dock and it was fine, just not what was described or what we expected. Biggest Complaint: lack of accessibility to the property and the lack of instructions we received about how tight the streets were and location of the boat ramp. We have a 4 door Chevrolet truck and were pulling a 21 foot pontoon boat. When we arrived, the house is on a dead end, and guests are not suppose to park in the driveway (that's where the owners park). Guests park up a hill from the residence in a separate lot. There was no one to tell us where the boat ramp was, how to get there, etc, not to mention the road was so tight we had to literally back all the way back down to the next street to turn around. So we quickly unloaded all of our belongings from the driveway-thankfully there was a neighbor around who told us where the boat ramp was and helped us get backed out and turned around. The boat ramp is NARROW. If it's in the middle of the day it is ROUGH. There is no room for error on the trailer backing or the boat launch. When park your truck/trailer, you will have to unhook the trailer and move by hand. If you have a large rig, this is not a good rental option! Last thing: When we booked/paid for this we were treated great. Every correspondence thereafter was very short and seemed as though we were a bother. Also, we were never once checked on during our stay-even after the electricity went out for 2 hours on the 4th of July. I rated it average because of a lack of customer svc. Home itself it beautiful!Recommended for: Adventure seekers, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.
Owner response: Yes, this home is next door to the owner’s house, as we advised the renter (they even stated that they were aware it is next door to their property). However, they state that a “sidewalk” separates the two homes, which is NOT true. There is a large courtyard that separates both homes. The next door neighbor on the other side of the home is actually closer to Cool Waters than our main house is! We have been renting out Cool Waters for almost 15 years, and we have many return customers who are very happy with the accommodations, as these guests even have admitted to. They “felt like they were staying in someone’s home they didn’t know” - isn’t that what a vacation rental home is? Most homes that are rented out ARE owned by someone else that lives or stays there on occasion. Cool Waters is strictly a lake home vacation rental and no one lives there full time or long term. It is only used for vacation rentals and it is set up strictly for that. We provide written directions to all of our properties, including directions to the boat ramp, I’ms assuming the renter failed to read ALL the info we provided.
