Cool Waters, the best of both worlds when it comes to swimming and boating, sits on two beautifully landscaped acres in the Highland Lakes area on the Colorado Arm of Lake LBJ just below Inks Dam. Cool Waters is a local favorite swimming hole offering both a peaceful and scenic experience. The good news is you can also safely jet ski, water ski and wake board from this location. The large boulders discourage watercraft from roaring down the Colorado River at Cool Waters, which means the water is NEVER choppy or busy. A haven for fishing, swimming and canoeing, picnics or just relaxing, Cool Waters is a favorite vacation location.
Cool Waters is located in Hoovers Valley, off of Park Road 4. Inks Lake State Park is only a few minutes drive from Cool Waters, where you can hike, relax at the beach, rent a canoe or visit the famous Devil’s Water Hole. Visit Longhorn Caverns State Park 4 miles away on Park Road 4.
Hoovers Valley is approximately 10 minutes from Burnet, TX and Kingsland, Texas and 20 minutes from Marble Falls. It is about 60 minutes northwest of Austin and 80 minutes north of San Antonio.

Two (2 ) Bedrooms Front Bedroom: Nicknamed “The Tree House Room”; Queen-sized bed, large picture windows and three window beds overlooking the lake. A game table, seating area and television complete the room.
Living Area: Stone fireplace, twin daybed with trundle, couch, coffee table, two comfortable chairs with side tables and satellite television with DVD/VCR.
Back Bedroom: Antique four-post double bed, spacious sitting area with a twin hide-a-bed couch for reading or napping, stocked book shelves.
Kitchen: Refrigerator, double sink, oven, four burner stove, kitchen island and large, movable dining table with bench seating.
Front/Backyard: Naturally shaded patio with charcoal and propane grills, outdoor bar for preparing bbq meals or drinks, porch swing and lots of comfortable seating, round picnic table, large deck overlooking lake, covered boat dock with electric boat lift and jet ski ramp, beautiful flower garden with wrought iron table and chairs in front yard.

Several of our other lake homes are on the same street, which is ideal for large family reunions, weddings, etc (Oak House, Pecan House, Rebecca’s River Roost and Breeze Terrace are all within very close proximity to Cool Waters).
