Regal Palms is known for its excellent Pools, Lazy River, Water Slide, Hot tubs and other recreational amenities. Make sure you rent a townhome that is close to these facilities, so you don't have to walk far (or even drive!) to them. Our home is very close to the entrance to the pools, club house and other recreational facilities. It is just one minute away from our other home at 104 Verona and four minutes from our rental house at 904 N. Hampton Dr at Highlands Reserve. Very quite location!
Our home (the 'Bermuda' model), the largest model in Regal Palms, is rented out as a 4 bedroom home with one bedroom on the first floor. This home has a fully equipped kitchen, including dishwasher, refrigerator, stove/oven, microwave, utensils. Master bedroom has a king-size bed, (4 bedroom option has additional queen size bedroom with full bath) and the other two bedrooms have two twins each. There are three and a half bathrooms.
The 47' flat color TV set (cable) with a Blu-ray Disc/DVD Player is in the living room and smaller TV sets are in all bedrooms. Of course, there is a central air conditioning, washer and dryer and in-room safe. Towels and bed linen are provided. The WIRELESS INTERNET CONNECTION (WIFI )is available. Please ask for the password at reservation.
The recreation center has a two-acre swimming complex with heated pools, waterfall and waterslide, lazy river, hot tub and sunbathing terraces. The clubhouse features a 24 hour x 7 day a week reception and has a restaurant, business center with Internet facilities, games room, pool terrace, and fitness center with additional hot tub, steam room and sauna. Pools are open until 11 PM.
Regal Palms is situated in the perfect location for your visit to central Florida -- right next to the major highways; near Disney World, Epcot Center, MGM Studios, Animal Kingdom, Universal Studios, Sea World, Cypress Gardens, Busch Gardens and other popular Florida attractions.

Condo was clean, but not very comfortable. Mattresses in every bedroom needed replacing years ago, as well as pillows. Ditto couch and loveseat, since the springs are coming through. Pools were very nice, clean and well maintained. Property well maintained and very pretty. Would stay again, but would pick a different unit.Recommended for: Age 55+, families with teenagers, families with young children.

Resort facilities are very good and we enjoyed all the activities including pool,lazy river and water slide.House was overall in good condition if a bit dated. Cleaning issues included alot of hair and "dust bunnies" in corners of the bathrooms. Our biggest problem was the condition of the mattresses. As a group (5 in total) we all had the same complaint that the beds were extremely uncomfortable. As a result of this we will not return to this property unless some changes are made. We were four adults and two children under 6, the townhouse was amazing for the price we paid! The resort was amazing!, Loved the lazy river and slide. We had an amazing time and plan to return next year!Recommended for: Romantic getaway, families with teenagers, families with young children, girls getaway.

Beds were some of the worst we have slept on. Outside noise from car traffic going over grates was enough to wake us from our sleep. The staff was hardworking, but clearly this place was understaffed and overworked which affects the end product. The home itself was in nice condition, and clean. Lower level bedroom is nice for those not able to do stairs. Nice to have all of those bathrooms! We enjoyed the location to Epcot, Airport, etc. Grocery store, liquor store and restaurants all available within two blocks.Recommended for: Families with young children.
Owner response: Thank you for your notes. Your complaint about mattresses is the first one we received. We will not wait for the second complaint, the bad mattresses will be replaced. In regard to the street grate, we got the following response from the Regal Palms management: "The drain covers will be dealt with on behalf of the HOA. There is a project set in the not too distant future to lift the covers and add a rubber strip or silicone or both."

We thoroughly enjoyed our stay in your home the week of Thanksgiving. There were six of us: my husband and I, our son, daughter-in-law and two grandsons ages 12 and 16. The home was large enough for all of us to have our privacy when needed. I was amazed at how clean the house was and how neat the grounds were. There was no trash or anything else on the ground. It was also very quiet, even with all the people staying in the resort. Ours grandsons expecially liked the pool and other activities that were available. 1. Overall the experience was good. 2. The pool and club house facilities were great, the unit was very spacious and the price was very good. 3. When we checked in and first entered the unit there was an overpowering smell of what I think was carpet cleaner/deodorizer/air freshener of some kind. It was pretty bad. We had to open all the windows and turned on the fans and it still took a few hours to clear out. I thought the unit was non-smoking which may have been an oversight on my part. If you don’t allow smoking I can tell you for sure people smoke in it and the people right before us definitely smoked. If you do allow smoking, that’s my oversight and I will stay at a different unit next time. The smell of stale smoke was obvious and in particular the upstairs bedroom with twins (on left) was really bad. The bed sheets reeked of smoke and we ended up moving our kids after the first night to the other room which was a little bit better. Overall, we had fun and the unit was a good value for the price. Regal Palms Resort charges at check-in $11.95/day per home (not per person) resort fee for using pools and all other resort amenities.

Cancellation policy:
TERMS AND CONDITIONS Reservation made more than 2 months prior to check-in date must be for a minimum of 5 nights, unless there is a gap in the booking calendar. Otherwise, the minimum reservation is 2 nights. Make checks payable to Frank Havranek and mail to 1901 Peach St., Champaign, IL 61820. Your payment and the reservation will be promptly confirmed through your e-mail address. Please, add 12% local tax to all rates. Rates are per whole home, not per person. Maximum 2 persons are allowed per each bedroom. The signatory to the booking must be a member of the renting party and must be at least 21 years old. Reservations are subject to availability. Pets are not permitted. Smoking is allowed outside of the home only. Maid service is not provided. An $85 one-time house cleaning charge will be applied. A garbage bin for your use is located behind the home. Check-in time is 4 PM and check-out time is 10 AM. No refunds provided for early departures. A booking deposit of $200 is required at reservation. This booking deposit will count toward your total payment for your reservations, but is required at the time of reservation to secure your booking. Full payment for reservations must be made at least 2 months before scheduled check-in date. The booking deposit will become a part of the full payment. The owner may cancel the booking if full payment is not received by the due date (2 months before scheduled check-in). The booking deposit will be forfeited. Guest (renter) may cancel booking any time; however, the following cancellation charges will apply: Cancellation more than 1 month before check-in date – booking deposit will be forfeited (but the remainder of the rental payment, if any, will be returned). Less than 1 month before scheduled check-in date – 50% of the rental payment (but not more than for 30 days) will be forfeited. Less than 7 days before scheduled check-in date or after check-in – 100% of the rental payment for the first 7 remaining days of reservation and 50% of the rental payment for the remaining days of the reservation (but not more than 30 days total) will be forfeited. Change in booking (after second change) will incur a $30 administrative fee. A returnable $250 security deposit may be required at check-in by the Regal Palms management company. Any damage to the rental property, or loss that occurs, will be covered from your security deposit. The resort fee of $11.95/day per house (not per person) paid at check-in to management, for using all clubhouse facilities (pools, fitness center, etc.), is not included in our prices. Swimming pools close at 11:00 PM. Guest may use special telephone, located in the living room near the stairs, for free unlimited calls in U.S. and Canada. Its number is shown on the telephone equipment. Dial this number from the same phone to access your voicemail messages. Using any other telephone line in the house, for calls outside the resort, may incur a charge payable to the resort management. If you need any assistance during your stay, our on-site manager will be happy to help you. Please contact him/her on tel. 863-557-4796, if you run into any problems with the home (maintenance needs, cleanliness issues, missing items, etc.). They will address any issues you bring to their attention and will get them quickly corrected so that your stay is as pleasant and carefree as possible. RESERVATIONS ARE NOT FINAL UNTIL PAYMENT IS RECEIVED AND A CONFIRMATION NUMBER FROM THE RESORT IS OBTAINED.
