Welcome home to a palace fit for a princess! "Be our guest, be our guest and put our service to the test". You're sure to enjoy returning to a comfortable retreat where you can unwind and relax after a long day visiting Mickey Mouse and his friends. Your little princesses will enjoy their Disney-themed "Princess" bedrooms and your boy-racers will love their Disney-themed "Cars" bedroom.

The adults haven't been forgotten either. We've gone all-out in renewing all the bedroom linen's including sumptuous 1,200 thread-count Eqyptian cotton sheets for the main master bedroom and we've just added a set of 1,200 thread-count Egyptian cotton sheets and a Daisy Fuentes designer bedding ensemble to the second master bedroom as well. The main master bedroom has a walk-in closet and handicap-accessible shower. Both queen-size mattresses are above-average in quality and will allow a dream-filled night of well-deserved rest. In the second master bedroom you'll find a movable day-bed/crib that will contain even the most active baby or toddler. Please note that the day bed/crib is on wheels and simply being stored where it is. Even though the TV is extremely well secured on the wall mount above, it's better to err on the side of caution and move the crib from beneath the TV if you intend to use it.

Don't forget that you can take a relaxing dip in the pool if you feel the need (seasonal pool heat is $150/week, or portion of a week, plus taxes). The 15' x 30' pool will also "de-stress" your tired body after a long day of chasing the kids around Disney World, or any one of the other nearby theme parks.

We're also pleased to announce that we've just added brand-new wall-mounted Magnavox 24" combination TV/DVD/VCR units to all 5 bedrooms so everyone in your family can enjoy their favorite program or movie. Front video inputs also allow for easy video game hook-ups.

For you "websurfers" we've also just added "high speed" wireless or wired Internet service. All you need is your laptop and wireless card for communication with the wireless router. An Ethernet cable is provided for wired connections. We also just upgraded to Digital Voice Service so that you can make free long distance phone calls to anywhere in the US, Canada, or Puerto Rico.

News Flash! We've just installed a wide-screen 52" Vizio LCD HDTV & an HD DVD unit to the living room. At the same time we upgraded the cable service to "Digital" meaning that many TV channels can now be viewed in true 1080i High Definition. You could easily spend hours watching your favorite sporting event or program on this fantastic wide-screen LCD HDTV set.

We also just completed a game room featuring a pool table, a ping pong table, and an air hockey table. We located a foosball table just in front of the sliders to the pool area. We hope that you'll take advantage of our new amenities.

Please note that we require a $500 booking fee upon reservation. This is not in addition to the rent, it's part of the rent. We'll also need a $250 security deposit to be sent back with the final rental payment which is due at least 30 days prior to your arrival date. This security deposit will be returned within 14 days of your departure assuming no damage to the home or contents. Check-in time is 4:00 PM and check-out time is 10:00 AM. To gain access to the home you'll be given a code to the electronic lock system on the front door which will allow you access to the "Princess Palace" for the duration of your stay.

All in all, our wonderful "Princess Palace" will be like your "home away from home". This vacation rental house is thoroughly cleaned and inspected after each guest leaves and you'll find it impeccably clean upon your arrival.   • My family and I enjoyed our stay at the "Princess Palace." My two girls, ages 6 and 4, loved sleeping in the two princess beadrooms. There was plenty of room to move about the house. The pool was refreshing and clean. All of the nearby attractions were about twenty minutes away. Overall, my family was very satisfied with Dave's house. Dave was extremely easy to converse with and he always answered my emails in a timely manner.

  • Where do I start? I have stayed in many rental homes as we do not like hotels. The Princess Palace has been by far our most favorite. We stayed for a total of 10 days. Most days were just my husband, myself and our 2 kids (14 and 7. I had a friend and her 2 daughters come and stay with us for the first few nights. There was plenty of room for everyone to spread out. EVERYONE fell in love with the Princess Palace. Even the 2 teenage girls were so excited about the princess rooms. The kids had a blast in the game room during the early evening hours and the adults greatly enjoyed it when the kids went to bed. We all really enjoyed the pool (which had plenty of toys for the kids) and even though we did not have it heated (since it was July) it was perfect temperature. We also really enjoyed grilling outside while the kids swam. The house has absolutely everything we needed to ensure a wonderful stay. Although we did not have any really little ones with us we were still very impressed with the supplies for babies. The house had a crib, 2 portable cribs, a high chair, 3 strollers and a car seat. Having a washer and dryer was also a great convenience. It’s so nice to come home with suitcases full of CLEAN clothes. Dave is the kindest rental home owner I have met in all my years renting vacation homes. He is quick with responding to any inquiries and truly tries his best to ensure your stay is up to your standards. We also had the honor of meeting his maintenance man John who is just delightful. All attractions are in very close vicinity but it was nice being out of the real tourist area. The neighborhood was so peaceful. Great for evening walks. Thank you Dave for providing such a wonderful home for Orlando vacationers. I look forward to our next visit to the Princess Palace.

    Dear Toni, I'm absolutely humbled by your very kind comments. As you know we had a setback with our electronic lock system failing even before your first day with us. You and your family were so gracious to accept this minor problem and when Jon our maintenance man was successful in replacing it you never even complained about the inconvenience. He even commented that you folks were the cleanest renters that he'd ever seen and he maintains vacation rental homes for a living. I want everyone to know that you were kind enough to purchase, with your own money and no reimbursement from me, a BBQ grill and then leave it for the convenience of others when you left. Even though I believe that I have the best guests of any vacation rental home owner I have to say that you folks flabbergasted me with the way that you treated my home as if it were yours.   • My family along with my sister's family stayed at Dave's house the week of June 6-June 13th 2009. I was a little nervous as I had never made reservations online before but after several emails and conversations with Dave I felt comfortable enough to proceed. Once we arrived there was a minor issue with the lock but Dave and his daughter were very receptive and had us in the house very quickly. Beyond that the house is just as described there was plenty of room for the 9 of us and we actually even had 1 empty bedroom. Our favorite part of the house was the swimming pool. We cooked several meals and had most everything we needed. (Only thing we really missed was having a bbq grill, but you can rent one of those in advance) The house was perfect for going to theme parks it was literally a hop,jump and skip away from everything in Orlando. I would highly recommend staying at Dave's house, You wont find any better customer service, amenities or privacy in a hotel.

  • My wife, our two kids, and I stayed at Dave's home from April 25-May 2. Prior to even getting to the house, everything started on the right track. Dave was very easy to work with and answered all of my questions. Setting up payment and the deposit were easy. Surprisingly, when I was in the process of looking for a house to rent, I encountered a few owners who responded somewhat curtly to my questions so I scratched those off my list right away. No problems with Dave though. As far as location goes, it is located 14 miles from Disney (roughly a 20-25 minute drive). Along the way are several places to eat (i.e. Olive Garden, Outback, Longhorn, Chili's, and the usual fast food places). There is also a super Wal-Mart and super Target within 5-7 minutes which makes things every convenient. For those of you who like to shop, if you go to Sea World which is a little farther, you will pass a pretty big outlet mall. Now, down to the house. The most notable thing was how clean it was. We walk around barefoot and noticed right away that our feet never got dirty. Contrast that to some stays at hotels where we had to keep our shoes on. It was exactly as pictured and described. If you have girls, they will definately love the house. Two bedrooms are set up with Princess themes, and I don't mean just the bed sheets. That includes the light, clock, pillow, and the pink carpet. There are also character cups in the cupboard. Fortunately, there is also a "boys room" as we have two boys and the older one (other one is too young to care) immediately chose the Cars bedroom. Again, it has a Cars light, nightlight, sheets, and pillows. The master bedroom was nice and having a crib in the 4th bedrooom was definately a requirement. We didn't utilize any of the gaming tables in the garage so can't comment on those. Having a TV in the kids' bedrooms was nice since we were able to turn on the Disney channel and sleep a little longer. The pool was a great way to end the day (I would definately recommend heating it unless the air temperature stays in the 70's at night). It is a nice size and allows you to put in several inflatables (we brought our own although there is some toys in the bin by the pool). The kitchen is stocked very well so if you have the energy to cook at the end of the day (we didn't since we were at a theme park every day), you should be fine. We had one minor issue that was fixed by the management company right away. Overall, it is a very nice home to stay in. We would definately recommend it and would stay again.

  • We just returned from our visit to Florida and our 8 night stay at the Princess Palace. We can't say enough good things about this home. We had 8 people in our group, five of them being teenagers (two adults and one child under 10 as well). We were able to spread out in the house, giving everyone plenty of room. We had the pool heated, which felt great in the evenings. We enjoyed having our own pool and used it often. The rooms were extremely clean and had wonderful beds. The TVs in each room allowed for a variety of shows to be watched at the same time. It was wonderful to be able to do laundry in the extra-large washer and dryer. Having three bathrooms was awesome (4 of the teens are girls!!). The house was also very convenient to Disney. Dave was extremely helpful and accommodating, addressing my many questions and concerns prior to our trip. He responded quickly to all communication and made every effort to make our time in the Princess Palace a true vacation. Thank you, Dave, for allowing us to enjoy your beautiful home. We will definitely recommend it to others that may be vacationing in the Orlando area in the future. If we are ever back in the area for a future visit, we would look into staying at the Princess Palace again. God bless you, Dave, for making it a true home away from home!!

  • The princess palace is the best. WE spent a week there with our 4 children and my parents. There was enough space there to spread out and not be on top of each other. The heated pool was a favorite. Dave was great to work with and very prompt in addressing any questions or concerns we had. We would definitely consider staying there again. The drive back and forth to Disney was not far and it allowed us to do meals outside the park and also a place to prepare lunches to take into the park which saved us a lot of money. The Princess palace is a great place to stay.

  • We stayed at the Disney Princess Palace the 3rd week in December. We had an excellent time. The home was very well kept and had everything we needed. We loved waking up and eating breakfast before heading out to Disney World. We have little kids and it was so nice for them to have the own rooms, just like home. I can't imagine spending a week in a hotel room. The vacation would not have been as enjoyable. I wish we would have had more energy to enjoy the great game tables and pool. Next time we will have to plan a day into our stay when we don't go to Disney. There are many stores and restaurants close by, but it is nice to get a way from he craziness of Disney World. Dave was wonderful to work with. Thank you for everything!

  • Our family reunion for Christmas this year was at the Princess Palace. Our choice was made mostly because we appreciated very much the way Dave returned so promptly and nicely to our e-mails with questions and requests for extra information. The children enjoyed immensely the themed rooms! Everything was nice and clean and the house was just PERFECT! The management company was always there for our questions also, and we all had the best time possible! Definitely a place to return many times!   • The Princess Palace is a beautiful, spacious home. There were 10 in our group that stayed the first week of October and we never once got in each others way. The big screen TV is wonderful and the kids throughly enjoyed the game tables. The location of the house is wonderful, close to everything yet far enough to be very quiet and peacful.
