Due to the tough economy we've decided to lower our rates by offering FREE POOL HEATING FOR THE 2011/2012 SEASON. This very reasonable family rate is what we call our "VACATIONER'S TOUGH-ECONOMY PRICING PACKAGE". Including pool heating, our "LOW SEASON" is now $99/night, "MID-SEASON" is $119/night, and "HIGH SEASON" is $129/night. Please note that our normal rates are, on average, $10/night higher. Normally, all rates are plus pool heating when applicable at $140/week. The exit cleaning fee is $90 for all stays less than 7 nights and the state & local taxes are 11% of the total rental amount. All weeks are offered on a "FIRST COME, FIRST SERVE" basis & no time periods are held without a $500 booking fee. For clarification, "mid season rates" are in effect during summer months and "high season rates" are in effect during holiday periods. "Low season rates" are the remaining dates. Prices may be raised without notice.

2011 "EXTREME $10,000 HOME MAKEOVER"

Brand new carpeting in all 5 bedrooms.

Completion of many standard routine maintenance items insuring the safety of your family.

Welcome home to a palace fit for a princess! "Be our guest, be our guest & put our service to the test". You're sure to enjoy returning to a comfortable retreat where you can unwind and relax after a long day visiting Mickey Mouse and his friends. Your little princesses will enjoy their Disney-themed "Princess" bedrooms and your boy-racers will love their Disney-themed "Cars" bedroom.

The adults haven't been forgotten either. We've gone all-out in renewing all the bedroom linen's including sumptuous 1,200 thread-count Eqyptian cotton sheets for the main master bedroom and we've just added a set of 1,200 thread-count Egyptian cotton sheets and a Daisy Fuentes designer bedding ensemble to the second master bedroom as well. The main master bedroom has a walk-in closet and handicap-accessible shower. All 3 queen-size mattresses are above-average in quality and will allow a dream-filled night of well-deserved rest. In fact, we just recently upgraded the mattress/box spring set in the main master bedroom to a Sealy Posture-Pedic pillow-top set. The comfort of this set is unbelievable! In the second master bedroom you'll find a movable day-bed/crib that will contain even the most active baby or toddler. Please note that the day bed/crib is on wheels and simply being stored where it is. Even though the TV is extremely well secured on the wall mount above, it's better to err on the side of caution and move the crib from beneath the TV if you intend to use it.

Don't forget that you can take a relaxing dip in the pool if you feel the need (seasonal pool heat is $140/week, or portion of a week, plus taxes FREE FOR 2011/2012). The 15' x 30' pool will also "de-stress" your tired body after a long day of chasing the kids around Disney World, or any one of the other nearby theme parks.

We're also pleased to announce that we've just added brand-new wall-mounted Magnavox 24" combination TV/DVD/VCR units to all 5 bedrooms so everyone in your family can enjoy their favorite program or movie. Front video inputs also allow for easy video game hook-ups. The only exception to the Magnavox 24" combination units in all the bedrooms is that we chose a Sharp Aquos 37" LCD HDTV with built-in Blu-Ray DVD player for the main master bedroom. If you rent a Blu-Ray movie to watch from the nearby Wal-mart "Red Box" you won't believe the quality of the picture!

For you "websurfers" we've also just added "high speed" wireless or wired Internet service. All you need is your laptop & wireless card for communication with the wireless router. An Ethernet cable is provided for wired connections. We also just upgraded to Digital Voice Service so that you can make free long distance phone calls to anywhere in the US, Canada, or Puerto Rico.

News Flash! We've just installed a wide-screen 52" Vizio LCD HDTV and an HD DVD unit to the living room. At the same time we upgraded the cable service to "Digital" meaning that many TV channels can now be viewed in true 1080i High Definition. You could easily spend hours watching your favorite sporting event or program on this fantastic wide-screen LCD HDTV set.

We also have a game room featuring a pool table, a ping pong table, and an air hockey table. We located a foosball table just in front of the sliders to the pool area. We hope that you'll take advantage of our new amenities.

Please note that we require a $500 booking fee upon reservation. This is not in addition to the rent, it's part of the rent. We'll also need a $300 security deposit to be sent back with the final rental payment which is due at least 30 days prior to your arrival date. This security deposit will be returned within 7 days of your departure assuming no damage to the home or contents. Check-in time is 4:00 PM and check-out time is 10:00 AM. To gain access to the home you'll be given a code to the electronic lock system on the front door which will allow you access to the "Princess Palace" for the duration of your stay.

All in all, our wonderful "Princess Palace" will be like your "home away from home". This vacation rental house is thoroughly cleaned and inspected after each guest leaves and you'll find it impeccably clean upon your arrival. We hope you enjoy our hospitality and choose to visit us year after year. Take care & God bless.

Sincerely,

Dave Burzynski

Disney's Princess Palace - 2 Master BR'S W/ En-Suite Bath's

Year Purchased: 2006

Why the Owner Chose Clear Creek

I decided to buy this home in this location because it's located west of Walt Disney World (WDW). Most hotels and resorts are located east of WDW. My guests are able to arrive at the parks in the morning with less stress as a result of facing less traffic on the way to the parks. Furthermore, on the way home when they're tired from chasing the kids around the parks all day they'll be able to get "home" faster too. I've been told that this was an unexpected pleasure by many of my guests.

The Unique Benefits at this House

I really wanted to make my vacation rental home a special place for my guests so I decided to make a tremendous amount of upgrades that seem to have paid off. If a prospective guest takes the time to read the comments in my guest book they will no doubt be convinced that they can't go wrong with choosing my beautiful "Princess Palace" vacation rental home for their lodging needs the next time they visit the Walt Disney World area. Most importantly, I hope to continue to give my prospective guests a good value for their lodging dollars. This is most important as we all face some of the most difficult economic times this nation has ever seen.

Owner's Map of Clear Creek

Since some folks say I'm a little "Goofy" myself so I guess this is a good picture of me! I absolutely love Walt Disney World (WDW) and hope to be able to return year after year which is why I purchased my vacation rental home in the first place. Since my two daughters were practically infants we've been "doing Disney" almost every year at Christmas time. My daughters are now adults and they still love going to WDW. In fact, my youngest daughter loved it so much that she spent a whole semester there doing an internship and was privileged to work at her favorite ride, the "Rockin' Rollercoaster". My intent is keep the home as long as possible and maybe pass it on to my daughters once I decide to retire.

Dave, the house is great! We loved our stay in the princess palace. Our 4 year old daughter loved the princess rooms, and our 7 year old son loved the cars room. All of the baby accessories (crib, highchair, pack-n-play and stroller) came in very handy with our 6 month old. My parents were also traveling with us, so having the two master suites was especially nice. The house was very clean, and well decorated. The game room was put to good use by my husband, son, and father. We all had a wonderful time on our vacation, and I have already recommened the princess palace to several friends who have asked us where we stayed during our Disney vacation. Thank you so much for providing such thorough information. We had no problems with any part of our stay in the princess palace. Thanks for everything Dave! ~Nicole

Owner response:Thank you for such a nice review Nicole. I truly hope that you and your family will allow me to host you folks once again on a return visit. Thanks also for recommending my home to your friends and colleagues. Take care and God bless. Sincerely, Dave Burzynski

Best vacation yet!

Guest: Maia89 (Minneapolis, MN)
Date of Stay: 12/28/11 Review Submitted: 01/09/12

Our family of 12, including 9 adults, 2 kids, and a baby, stayed at the Princess Palace from Dec. 28th-Jan. 4th, 2012. We had a blast. It was the first time visiting Orlando for most of us, and we couldn't have been happier with the home we chose, especially on such short notice (less than a month before arrival). Which, by the way, out of the several inquiries I sent out to homeowners, Dave was the one that replied the quickest. He was always very prompt and informative with his responses. What made us choose the house was probably the free pool heat, which Dave threw in due to the bad economy. The house was already a steal, but the free pool heat saved us another $200. It was also not too far from WDW, and as Dave and the other reviewers mentioned, the house is located west of the parks so traffic wouldn't be as heavy. I don't know exactly how much this came into play, having never experienced traffic from the east, but we never got stuck in traffic, which was a good thing since we were traveling in two separate vehicles. On the 4th day of our trip, after visiting two Disney parks two days in a row, we decided to kick back and relax at the house. That day was not any less memorable in our minds! We all lead busy lives and live in different states so spending quality time together was key. Some of us played in the pool, some lounged around, and then afterwards we all played table games. We also cooked a tremendous amount while we were there, nearly every meal, and the kitchen was equipped with everything we could possibly need. Definitely no complaints here. The open floor plan of the house and having all the bedrooms on the same floor made it really warm and cozy. Every room was thoughtfully decorated, though we would've preferred to have at least one less kids bedroom for the young adults in our group (there are two princess-themed and one Cars-themed BR besides the master suites). We did have one accident during our stay where something broke, and Dave has been very understanding and kind throughout. This was by far the best vacation our family has had yet, largely owing in part to Dave's hospitality and his beautiful home!

Owner response:Wow-what can I say Maia? What a nice commentary and I don't know how you could've improved it even if you wanted to. You said everything so eloquently that I couldn't have done a better job if I had told you what to write, which of course I would never try to do. All the comments left in my on-line guest books are freely offered by my former guests. I do appreciate you taking the time to offer up your thoughts and I truly hope that you, your family, and your extended family will return again the next time that you decide to visit the Walt Disney World area. I will obviously welcome you back enthusiastically! Take care and God bless. Sincerely, Dave Burzynski

Princess Palace

Guest: dadcoop (Cleveland, OH, USA)
Date of Stay: 11/21/11 Review Submitted: 11/29/11

We stayed at the Princess Palace during Thanksgiving week. We celebrated my mother's 90th birthday. Besides my wife and I, our two sons and their families were there. My oldest grandaughter said it all when she said "Grandma thank you for finding this house". The house was all I imagined and more. With my mother there it was nice to have all 5 bedrooms on the main floor. We normally stay in condos so we were used to having a stove top without an oven. We planned to have a Thanksgiving dinner. I sent Dave an email to find out if the house had a full stove and within seconds he emailed me back to confirm that we would have no trouble fixing our meal. Dave was very helpful answering all our questions. Just like other tenants I read the reviews and they mentioned about how close the stores were. That proved to be true. That was very important for us "Black Friday" shoppers. Also, My daughter-in-law is into organic eating and we found "Whole Foods Store" 20 mins. away. It was opened Thanksgiving Day so we could get our meal and bring it home. We only needed to cook our turkey for 2 hrs. The only negative I have is all the reviews talked about all the pool items that were in a box outside. Yes, there were several pool toys there, but they were moldy and nasty. There were 2 ring floats and 3 beach balls that were nice enough to play with. I'm not blaming Dave for this as he probably wasn't made aware of this before. My wife brought her Papasan float and was very glad she did. Other than that the pool was wonderful. My wife and grandchildren enjoyed it thoroughly. The man that cleans the pool came during our stay and cleaned the pool. One other minor thing, the pool lights weren't working and since the maintenance man was having Thanksgiving with his family we did without that. That really didn't have an effect on our enjoying the pool. It was heated and clean. Thank you Dave for providing a "home away from home" I would highly reccomend the Princess Palace to anyone looking for a nice place to vacation. If we ever have a family vacation again we will come here.

Owner response:Thanks for your thoughtful and thorough commentary Dave; you certainly did give a very complete rendering of your experience and I truly apprecaite that. Just to follow up, the pool light suffered a burned out breaker and was replaced just after you left. The part was a bit challenging to find but my very capable maintenence man found it. Furthermore, you're correct in your assertion that I had not idea about the dirty pool toys and we're dealing with that shortly. I appreciate you pointing that out to me so that we can take care of it. Rest assured if and when you decide to return to my beautiful "Princess Palace" you won't find any such pool toys there. I take seriously the comfort level of my guests and dirty or nasty pool toys is not acceptable. I look forward to your return visit in the future. Take care and God bless. Sincerely, Dave Burzynski

Love the Princess Palace!

Guest: Avid Travelers (Austin, TX)
Date of Stay: 10/16/11 Review Submitted: 10/27/11

The Princess Palace was the perfect place for my husband and I and our twin 4-year-old girls to spend our week in Disney World. There was plenty of space for all of us, and the girls absolutely loved the princess decorations throughout the house. The pool was nicely heated, so we could swim every day even though overnight lows during our stay were in the 50s, and the pool was extremely clean and had floaties we could use. The house overall was quite clean as well, and it was well-stocked with all the kitchen essentials you'd need for a week's stay, as well as decent supplies of toilet paper, paper towels, and other consumables. Speaking of being well-stocked, I was impressed with how every bathroom had a blowdryer in it, and I saw plenty of baby items throughout the house, so you wouldn't have to bring your own (high chair, potty seat, strollers, etc.). The beds were very comfortable as well. The drive to the Disney World complex is less than 20 minutes, and we never got stuck in a traffic jam coming or going. I hear that's a problem for properties located on the east side of the parks, but this one is on the west side. There are grocery stores and all major fast food outlets within just a mile or two of the house, so it's really convenient for that reason as well. And not least of all, the price seemed extremely reasonable for such a good house in such a convenient location. An added bonus was how nice the owner was. He was full of great information and was very responsive to every question we had. We'd definitely stay here again for our next trip to Disney World. We loved the Princess Palace!

Owner response:Wow, Wow, Wow! I don't know what to say to that fine endorsement Cheryl. All I can think of is that a prospective guest reading this will think that this is a paid endorsement. Just to clarify, I never pay anyone for any endorsements or reviews. I do, however, give a preference to my past guests when they contact me about their upcoming vacation time periods and try to "hold" those times for them. Incidentally, you did a great job of describing the important points that I try to convey to my guests about my beautiful "Princess Palace". I'm very impressed with your editorial skills! I certainly do look forward to welcoming you, Ryan, and your twins back to my beautiful "Princess Palace" vacation rental home the next time you folks decide to visit the Walt Disney World area for a vacation. Thanks again for such a glowing review! Take care and God bless. Sincerely, Dave Burzynski

Great home away from home especially for large groups with kids

Guest: Anonymous
Date of Stay: 08/02/11 Review Submitted: 08/22/11

We stayed at Dave's property for a week Aug 2-9. There were 8 of us, 4 adults and 4 kids (ages 2 to 14). We had more than enough space (3 bathrooms helped) to kick back and relax and everyone had a great time. The kids didn't even fight over the TV since there was one in just about every room. The house was clean, no more than a 15 minute drive from all of the attractions, and the pool was a welcome convenience after a full hot day at the parks. The kitchen was well stocked with cooking appliances and utensils. Although we ate out a few times (Santa Fe restaurant nearby was a favorite), we also did quite a bit of cooking and we found just about everything we needed in the kitchen. Dave was also a pleasure to deal with. Very prompt and accurate with all the information. Definitely would recommend this property, especially to anyone traveling in a large group.

Owner response:Hello Julia, I have to agree that when I decided to put TV's in every bedroom I knew that this was going to prevent some arguments over "what to watch". I'm pleased that this decision was a hit with your family. I also agree that the opening of the new Santa Fe restaurant built at the entrance to the subdivsion my home is located in is a welcome addtion even though there are many good restaurants within a few miles of the house. This one is really close, which is great if you're "super hungry"! I truly enjoyed working with you and your family and your idea to add a step stool and bedrails to the sides of one the twin beds for one of your youngsters has proved to be a hit with some of my other guests. Nice thinking Julia! Please return soon with your entire family and allow me the honor of welcoming you back. Take care and God bless. Sincerely, Dave Burzynski

Princess Palace As Advertised

Guest: Dave (Massachusetts)
Date of Stay: 07/25/11 Review Submitted: 08/05/11

We stayed in the Princess Palace for 4 nights July 25-28 on a trip through Florida. Having rented before from VRBO we truly look at customer reviews to base our decisions. We have two girls ages 3 and 10. Both lit up when they saw the decorated rooms and enjoyed their own TV time for a change. We were very pleased with how clean the house was, plenty of towels too. (We stayed at a Disney property two years ago and left a peanut on the floor from previous guest and it was still there when we left after several cleanings!) There were some minor glitches immediatley taken care of by Dave, who truly does work hard to make your vacation a vacation. A beeping smoke detector battery was replaced right away by John the maintainance worker as well as a dying pool alarm battery. Overall, the home was as advertised and Dave was truly helpful. The kitchen was easy to get around and a Publix and Super Wal-Mart were nearby making things easier. The rides to the parks was easier to get to and from coming in from the west side of Orlando/Kissimmee/Lake Buena Vista as opposed to the heavily congested east side. Thanks again Dave for having us as your guests!! The Roys Massachusetts

Owner response:Thank you Dave for such a great review! It's guests like you and your lovely family that I really appreciate when it comes to finding out about minor issues such as dying batteries in smoke detectors and pool alarms. I've come to appreciate my guests when they take the time to inform me of necessary issues that need to be dealt with. It's difficult to realize these things when you don't live "on property" but this is exactly why I have an excellent maintenence person. He responds very quickly when a guests' comfort is at stake. I pride myself, as you know, on "getting it right" and even then "stuff happens". I've found out that in this business "stuff" is going to happen but it's how the owner responds to the problems that sets vacation home owner's apart. I look forward to welcoming you and your wonderful family back again the next time that you decide to vacation in the Walt Disney World area. Take care and God bless. Sincerely, Dave Burzynski

This was the first time that I have rented a house for vacation. Dave was very patient and helpful in answering my questions. My family and I had a great time! It was a great place to relax after a long day at the parks. There was plenty of room for my family of 12. The house was close to everything, great location. Thanks Dave, it was a pleasure working with you!!

Owner response:Good Afternoon Shelly, I'm happy that you and your family had a great time at the house. It also pleases me that my beautiful "Princess Palace" was the first vacation rental home that you ever tried and it turned out to be a great experience! It was a pleasure working with you too Shelly and I hope to welcome you and your lovely family back again soon! Take care and God bless. Sincerely, Dave Burzynski

Fantastic Time at the Princess Palace

Guest: Mike (Papillion, Nebraska USA)
Date of Stay: 06/01/11 Review Submitted: 06/12/11

We had an absolutely fantastic stay at the Princess Palace. The kids are spoiled now--they want a TV in their bedrooms at home now. We played foosball and air hockey every morning waiting for each other to get ready to go to the WDW theme parks. We enjoyed the heated pool every night--never wanted to get out! You could float and look up at the moon and the stars every night while we were there June 1 thru 9. It was so quiet in the neighborhood at night--after 9 you dont hear a peep except for us vacationing pool splashers. Nearly every major restaurant you can think of is within 10 to 15 miles at most. Most of the time we were not eating more than 5 miles away. There is a Publix, Walmart and Target within 3 miles. Staying at a home is so great. We are a family of 4 and all had our own room--the wife didnt have to hear me snore and we didnt have to wait for anyone in the bathroom. You can leave your towels in the dryer at night and get them out in the morning--cant do that at a hotel or laundromat. You are pretty much on major thruways wherever you go when you stay here...you cant get lost there are too many signs. You can see places you want to go right from the road all lined up for you.

Owner response:I'm so happy that you, your wife, and your children all enjoyed my "Princess Palace" so very much! It warms my heart to know that I introduced yet another great family to the joys of renting a vacation home rather than staying in a cramped hotel room. The amazing thing is that it really doesn't cost that much more (about $20/night) to stay in a home with plenty of space for everyone. I look forward to welcoming you and your entire family back the next time you choose a Walt Disney World area vacation. Thanks again for such nice comments. Take care and God bless. Fabulously Relaxing Stay

Guest: tara (Nashville, TN)

We had a wonderful time at the Princess Palace. It really did have all that we needed for a week long visit-- lots of towels, plenty of kitchen utensils, pool toys and activities. Plenty of restaurants around, a Wal-Mart and Publix within 2 miles and a short drive to all the attractions that we wanted to visit. My 2.5 year old son had plenty of fun at the house with the Cars themed room and the pool toys. All the furniture and beds were comfortable, neat and well maintained. It was so nice to have real furniture and a sense of quiet that you don't ever have in a hotel. Dave was always helpful before and during our visit. I highly recommend the Princess Palace and will plan to return.

Owner response:I remember that this was going to be the first time that you tried a house rather than a hotel Tara. Although it didn't take much convincing on my part to get you to take this risk, I'm so very happy that this first experience turned out to be a good one for you and your wonderful family. You folks were absolutely perfect guests! I certainly hope that you'll allow me the honor of hosting your entire family once again in the future. Take care and God bless. Sincerely, Dave Burzynski

The house was unbelievable, very nice, clean, and inviting. We have an one year old and they really had everything you could ask for to accomidate her. The location was also very convenient. One of our girls forgot her mickey necklace and they quickly found and mailed it right to her! You dont see the level of honesty and pride in many people anymore, could not of asked for better.

Owner response:Thanks for such a nice review Holly. I'm pleased that you and your family enjoyed my beautiful "Princess Palace" vacation rental home. I'm also very happy that my fine cleaning staff from Molly Maid was able to recover the Mickey Mouse necklace for your daughter. I'm sure that she'll be very pleased to get it back. I hope that the next time you and your family choose to vacation in the Orlando area that you'll make reservations with me and grant me the honor of hosting you folks once again. You were perfect guests! Take care and God bless. Sincerely, Dave Burzynski
