Dave...thank u sooo much! Our bachelorette weekend went off without issues! 8 ladies and we had more than enough room. Whether ladies wanted to watch tv, play games, lounge poolside or catch a relaxing minute, everyone was happy! The home has a great layout and is very cute. Clean inside and out and close to shopping, lots of area restaurants and just a quick drive to attractions. Dave was very easy to deal with over email. The house is lovely, thank u again !!!

We stayed for 7 days at the Princess Palace from April 28th until May 5th. Dave was ALWAYS available by either email or phone prior to our arrival, to answer any and all questions that we had regarding the property. His attention to detail is second to none. The house is very well appointed with pots, pans, dishes, and starter supplies. Everything was very organized, clean and tidy in the house when we arrived. The children's rooms were wonderful for our daughters, all rooms had TV's and the 3 bathrooms meant that no one had to wait in the morning to get ready. Pool was cleaned while we were there early in the morning and was always very warm. We would recommend this property to anyone looking to stay close to Disney for a very reasonable price.

Thank you Dave for allowing us to stay at your house. We had a wonderful time. Your house has tons of utensils, dinnerware, glasses, towels, pillows, pots and pans, baby cribs, play pens etc. We were surprised as to how stocked it was and that everything we needed for our vacation was available in your house. Our younger children loved the Disney (Princess and Cars) theme. While our older children loved your games room. We had a couple of stormy days while on vacation so we decided to have an air hockey tournament. We had a wonderful time celebrating our daughter's 4th birthday. The house was large enough to accomodate my family of 4, my best friend and her family of 4, and my Mom. This is what I loved most about the Princess Palace: -the bed!!!! Every time I go on vacation I have major back problems and end up needing to see the chiropractor upon my return home. Not so this time as this was one of the most comfortable beds I've ever slept in. -the walk in closet in master bedroom 1 was large enough for the provided pack and play which we used as a "6th bedroom" for my baby to sleep in. (a crib is provided in one bedroom, but we liked being able to have our son separated from us so as not to wake him when we left early for the parks since my Mom stayed back to watch him during the day.) -the chair in master bedroom 2 was perfect for rocking and feeding my baby in, helping us to keep our normal routine. This made for a very easy transition for him while on vacation. -the high chair and strollers provided were a great help -the home was located in a great area with a lot of conveniences and an easy drive to Disney with no traffic to and from. -the pool was wonderful... clean with comfortable lounge chairs, love that it was screened in and private. -the kitchen had everything we needed.... even sippy cups for the young kids. On top of all this we just had the house painted "Princess Pink" so none of my first-time guests will have trouble finding the house going forward because it's the only pink house on the block! Furthermore, thanks for pointing out the comfortable lounge chairs in the pool area. I forgot to mention in my listing that we just replaced all the cushions with brand new and very beautiful "tropical" lounge cushions. Again, thanks for pointing out all the "extras" that I tend to take for granted and never bother mentioning. Maybe I should include some of your points in my property description. This was our first time taking our girls to Disney and wouldn't have planned it out any differently. Having a nice home to stay in was really relaxing and convenient where almost everyone had their own room, so getting the kids down at night was not nearly as challenging as it has been at hotels. The kids loved the Disney decorations setup in their rooms. We were admittedly a bit worried about the location and the fact that we were traveling during a peak time (spring break), but we found a neat shortcut to the parks that was nearly empty every time we took it. For those staying here, you'll head south on 27, then take the eastbound exit onto 192. Either take a left onto Bali Blvd (near the 7-11 sign), or continue on and take a left at Co Rd 545. Take that a short way north to Hartzog Rd where you'll turn right. This road will take you a few miles between some resort areas and around an orange grove. It eventually bends sharply north and brings you up to Western Way. Take a right on this road and it will take you through the west entrance of Disney World and connect you to everything you need to get to. This saved a lot of time even during low traffic periods because you completely avoid the stop and go of 192. Hope this helps!

We stayed at the Disney Princess Palace for our daughters softball tournament in Clermont Florida. It was in a very nice location within a 20 minute ride to the National Training Center where she played. It was also only a 20-30 minute ride to Disney and Universal depending on the time of day and traffic. There was a Super Walmart, Publix and a brand new Sweetbay grocery store very close by. We found the home very clean and confortable. It was nice to be able to come back after a long day and strech out in a house rather then be in a cramped hotel room. We had all the amenities we needed along with internet service. Never having rented a home on-line before we were nervous about the process. Dave was very responsive to all e-mails and answered all our questions promptly. We had one small issue when we discovered the prior renter never took the trash cans to the curb so they were overflowing. Dave called me back very quickly and we worked through the issue. One of the best parts too, was never having to carry house keys with us or find where we left them. The home has an electronic lock on the door. Dave gave us the code originally along with directions to change the code for our stay. Since we arrived late because of flight delays it was nice not to have to contact anyone to get keys or check in. We simply entered the code and moved in. Changing the code was easy and now everyone in our party could come and go without having to worry about the keys. If our daughter plays there again next year, or if we go to the Orlando area for vacation we plan on renting this home again. It was a great experience for us.

We all were very pleased with our stay at the "Princess Palace". We were celebrating my granddaughter's 4th birthday with the Disney princesses. She was very impressed with the princess decor, the games, the pool, but at age 4 she was most impressed with having a tv in her bedroom. I was impressed that the house was clean, comfortable, and very well equipped. This is one of the best homes I've rented for vacation. We will return to the house on our next trip to Disney and I will recommend it to all my friends.

Our family of 12, including 9 adults, 2 kids, and a baby, stayed at the Princess Palace from Dec. 28th-Jan. 4th, 2012. We had a blast. It was the first time visiting Orlando for most of us, and we couldn't have been happier with the home we chose, especially on such short notice (less than a month before arrival). Which, by the way, out of the several inquiries I sent out to homeowners, Dave was the one that replied the quickest. He was always very prompt and informative with his responses. What made us choose the house was probably the free pool heat, which Dave threw in due to the bad economy. The house was already a steal, but the free pool heat saved us another $200. It was also not too far from WDW, and as Dave and the other reviewers mentioned, the house is located west of the parks so traffic wouldn't be as heavy. I don't know exactly how much this came into play, having never experienced traffic from the east, but we never got stuck in traffic, which was a good thing since we were traveling in two separate vehicles. On the 4th day of our trip, after visiting two Disney parks two days in a row, we decided to kick back and relax at the house. That day was not any less memorable in our minds! We all lead busy lives and live in different states so spending quality time together was key. Some of us played in the pool, some lounged around, and then afterwards we all played table games. We also cooked a tremendous amount while we were there, nearly every meal, and the kitchen was equipped with everything we could possibly need. Definitely no complaints here. The open floor plan of the house and having all the bedrooms on the same floor made it really warm and cozy. Every room was thoughtfully decorated, though we would've preferred to have at least one less kids bedroom for the young adults in our group (there are two princess-themed and one Cars-themed BR besides the master suites). We did have one accident during our stay where something broke, and Dave has been very understanding and kind throughout. This was by far the best vacation our family has had yet, largely owing in part to Dave's hospitality and his beautiful home!

We stayed at the Princess Palace during Thanksgiving week. We celebrated my mother's 90th birthday. Besides my wife and I, our two sons and their families were there. My oldest grandaughter said it all when she said "Grandma thank you for finding this house". The house was all I imagined and more. With my mother there it was nice to have all 5 bedrooms on the main floor. We normally stay in condos so we were used to having a stove top without an oven. We planned to have a Thanksgiving dinner. I sent Dave an email to find out if the house had a full stove and within seconds he emailed me back to confirm that we would have no trouble fixing our meal. Dave was very helpful answering all our questions. Just like other tenants I read the reviews and they mentioned about how close the stores were. That proved to be true. That was very important for us "Black Friday" shoppers. Also, My daughter-in-law is into organic eating and we found "Whole Foods Store" 20 mins. away. It was opened Thanksgiving Day so we could get our meal and bring it home. We only needed to cook our turkey for 2 hrs. The only negative I have is all the reviews talked about all the pool items that were in a box outside. Yes, there were several pool toys there, but they were moldy and nasty. There were 2 ring floats and 3 beach balls that were nice enough to play with. I'm not blaming Dave for this as he probably wasn't made aware of this before. My wife brought her Papasan float and was very glad she did. Other than that the pool was wonderful. My wife and grandchildren enjoyed it thoroughly. The man that cleans the pool came during our stay and cleaned the pool. One other minor thing, the pool lights weren't working and since the maintenance man was having Thanksgiving with his family we did without that. That really didn't have an effect on our enjoying the pool. It was heated and clean. Thank you Dave for providing a "home away from home" I would highly reccomend the Princess Palace to anyone looking for a nice place to vacation. If we ever have a family vacation again we will come here.

The Princess Palace was the perfect place for my husband and I and our twin 4-year-old girls to spend our week in Disney World. There was plenty of space for all of us, and the girls absolutely loved the princess decorations throughout the house. The pool was nicely heated, so we could swim every day even though overnight lows during our stay were in the 50s, and the pool was extremely clean and had floaties we could use. The house overall was quite clean as well, and it was well-stocked with all the kitchen essentials you'd need for a week's stay, as well as decent supplies of toilet paper, paper towels, and other consumables. Speaking of being well-stocked, I was impressed with how every bathroom had a blowdryer in it, and I saw plenty of baby items throughout the house, so you wouldn't have to bring your own (high chair, potty seat, strollers, etc.). The beds were very comfortable as well. The drive to the Disney World complex is less than 20 minutes, and we never got stuck in a traffic jam coming or going. I hear that's a problem for properties located on the east side of the parks, but this one is on the west side. There are grocery stores and all major fast food outlets within just a mile or two of the house, so it's really convenient for that reason as well. And not least of all, the price seemed extremely reasonable for such a good house in such a convenient location. An added bonus was how nice the owner was. He was full of great information and was very responsive to every question we had. We'd definitely stay here again for our next trip to Disney World. We loved the Princess Palace!

We stayed at Dave's property for a week Aug 2-9. There were 8 of us, 4 adults and 4 kids (ages 2 to 14). We had more than enough space (3 bathrooms helped) to kick back and relax and everyone had a great time. The kids didn't even fight over the TV since there was one in just about every room. The house was clean, no more than a 15 minute drive from all of the attractions, and the pool was a welcome convenience after a full hot day at the parks. The kitchen was well stocked with cooking appliances and utensils. Although we ate out a few times (Santa Fe restaurant nearby was a favorite), we also did quite a bit of cooking and we found just about everything we needed in the kitchen. Dave was also a pleasure to deal with. Very prompt and accurate with all the information. Definitely would recommend this property, especially to anyone traveling in a large group.

This one is really close, which is great if you're "super hungry"! We stayed in the Princess Palace for 4 nights July 25-28 on a trip through Florida. Having rented before from VRBO we truly look at customer reviews to base our decisions. We have two girls ages 3 and 10. Both lit up when they saw the decorated rooms and enjoyed their own TV time for a change. We were very pleased with how clean the house was, plenty of towels too. (We stayed at a Disney property two years ago and left a peanut on the floor from previous guest and it was still there when we left after several cleanings!) There were some minor glitches immediatley taken care of by Dave, who truly does work hard to make your vacation a vacation. A beeping smoke detector battery was replaced right away by John the maintainance worker as well as a dying pool alarm battery. Overall, the home was as advertised and Dave was truly helpful. The kitchen was easy to get around and a Publix and Super Wal-Mart were nearby making things easier. The rides to the parks was easier to get to and from coming in from the west side of Orlando/Kissimmee/Lake Buena Vista as opposed to the heavily congested east side. This was the first time that I have rented a house for vacation. Dave was very patient and helpful in answering my questions. My family and I had a great time! We had an absolutely fantastic stay at the Princess Palace. The kids are spoiled now--they want a TV in their bedrooms at home now. We played foosball and air hockey every morning waiting for each other to get ready to go to the WDW theme parks. We enjoyed the heated pool every night--never wanted to get out! You could float and look up at the moon and the stars every night while we were there June 1 thru 9. It was so quiet in the neighborhood at night--after 9 you dont hear a peep except for us vacationing pool splashers. Nearly every major restaurant you can think of is within 10 to 15 miles at most. Most of the time we were not eating more than 5 miles away. There is a Publix, Walmart and Target within 3 miles. Staying at a home is so great. We are a family of 4 and all had our own room--the wife didnt have to hear me snore and we didnt have to wait for anyone in the bathroom. You can leave your towels in the dryer at night and get them out in the morning--cant do that at a hotel or laundromat. You are pretty much on major thruways wherever you go when you stay here...you cant get lost there are too many signs. You can see places you want to go right from the road all lined up for you.

We had a wonderful time at the Princess Palace. It really did have all that we needed for a week long visit-- lots of towels, plenty of kitchen utensils, pool toys and activities. Plenty of restaurants around, a Wal-Mart and Publix within 2 miles and a short drive to all the attractions that we wanted to visit. My 2.5 year old son had plenty of fun at the house with the Cars themed room and the pool toys. All the furniture and beds were comfortable, neat and well maintained. It was so nice to have real furniture and a sense of quiet that you don't ever have in a hotel. Dave was always helpful before and during our visit. I highly recommend the Princess Palace and will plan to return.

The house was unbelievable, very nice, clean, and inviting. We have an one year old and they really had everything you could ask for to accomidate her. The location was also very convenient. One of our girls forgot her mickey necklace and they quickly found and mailed it right to her! You dont see the level of honesty and pride in many people anymore, could not of asked for better.

Our Spring Break to Florida in the Princess Palace was everything we could have asked for and more!! Getting to the Princess Palace from the Airport was simple and when we turned into the neighbor it felt so good and friendly. When we walked into the house it was so beautiful and clean. Of course the kids all ran to call dibs on their room and that was fun. The rooms were all so cute and fun for the kids and very nice and comfortable for the adults. It was great to have a TV in each room, no arguing with such an age range of guests. Of course the pool is amazing! It is huge and warm and so clean. The kids spent every moment we were home in the pool. It was great entertainment. The house was stocked nicely with everything we needed from towels to sheets, to spices in the kitchen. There was never a dull moment with the pool table, air hockey, ping pong or foosball. Fun!! For our group of 12 the house was perfect. The space in the closets meant all of our "junk" could be stored without making messes. The kitchen was great as well. We cooked big breakfasts every morning and packed for lunch and headed out. The distance to the parks was great and we didn't encounter much traffic. Overall, our visit to the Princess Palace was awesome. The home was beautiful, the placement in town was great and we even got to get an ice cream from the neighborhood ice cream truck. Memories!! Dave was amazing in helping us arrange for our special needs and concerns. He was always available 24/7 and always cheerful, kind and helpful. If you are going to stay at the Princess Palace you won't be disappointed. My advice--check through all the cupboards and garage and pool tote before you buy anything. We didn't do that and bought stuff we didn't need. But now it is in the house and there for anyone else to use. Have fun!

I can't imagine anyone being disappointed in this lovely, comfortable & very clean house. Wwe were two couples in our 50/60s down in Clermont for our daughters' lacrosse and for the first few days I lived there alone very happily. Everything seems brand new, convenient and well appointed. The beds were so luxurious and comfortable - lovely sheets and pillows (and I am very picky about such things) Good size TVs were everywhere. The open plan layout (kitchen - with its own table and 4 chairs - opening via bar stool counter to dining area which was part of the sitting room) was very family or party friendly. Having a lot of bathrooms was useful. A big plus for families was all the games - ping pong/foos ball/air hockey/billiards. Washer and dryer convenients located. Everything was so convenient and user friendly it made a real pleasure to live here and we all remarked that we wished our own houses were like this! Lots of comfortable chairs around super pool with grassy outlook. It was so peaceful sitting out there listening to the birds. The owner was a pleasure to deal with and always accessible if needed. Neighbourhood quiet and close to shops and restaurants. Only negative the extra rooms we did not use were all pink "princess" Disney theme so if you had boys this might be a problem!! We ate very well at an Asian Fusion restaurant on the left as you head up to Clermont vbegan with an "A"!! Also a Mexican restaurant on RT 50 in Clermont left onto 50 and it comes up on your right after a few blocks with Mexican in a hat hanging from the sign. Very good and very cheap with large portions...fun place. House is very close and convenient for all thing Disney but more relaxing. Don't miss driving a little way up 27 towards Clermont where you can buy fresh squeezed local orange juice from a farmstand...excellent! Security was excellent at the house with a sensible key pad locking system on the front door...no lost keys! This house is also light and airy. Highly recommend.

Our vacation in early March was magical! We really enjoyed our stay at the Princess Palace!! It’s a fabulous location— close to the Disney parks (while being far enough away from the crowds that you can relax) and near to restaurants & shops; the grocery store is practically around the corner, as is a post office in case you want to send some postcards. The house itself is clean, spacious & comfortable with plenty of room for the 5 of us-- but can sleep many more-- and no fighting for bathrooms! Having a private pool and game room to ourselves was a bonus. It was great not being crammed into a tiny hotel room for the week & it was nice to be able to cook some of our own meals instead of eating fast food all the time. There is even a washer & drier so you can do laundry and not have to pack as much… The house is fully stocked with everything you could possibly need for your stay. From the TVs in every bedroom, from the pool toys to the extra strollers (we didn’t need them but he has 2 or 3 in the garage), down to the pizza-cutter in the kitchen, Dave has thought of every detail to make the Princess Palace the perfect spot for anyone’s vacation! We’ll definitely be coming back in the future! Dave: The new carpets, tile and living room furniture all look wonderful! And we know the pool was just upgraded with a new heater so it was nice & warm. We thought all the improvements were great! ~Sarah

My wife and I just returned early from our booked week. The house is very nice externally and internally. I wanted to point out some things that may be of use to those considering booking. 1) All beds are very soft. You sink in the middle of the beds until you find the box springs. 2) The pool is very small. This appears to be a common size for all homes in the area. 3) The community is large. This section of the community appears to have already peaked. 4) There is no pool privacy fence. 5) You are expected to "I’m assuming that you folks washed the sheets on the beds that you slept in and refitted those to the bed, as well as “made” the bed so that the cleaning crew doesn’t really have to touch it." This email from Dave confused me. Upon booking, you are Housekeeping tips that says "When you’re leaving the home you do not have to do laundry or strip the beds. The housecleaning crew takes care of that and I pay them good money to do so. Remember, you’re on vacation!." 6) The thermostat is set for 78 and you are not to adjust it below 76. 7) Garbage... In your agreement it states "Gargabe is collected twice per week so an excess of garbage build-up should not be necessary. If more than 2 bags of garbage are left for collection by the tenant then there will be a charge to the tenant of $10/bag to properly dispose of the excess. We were afraid to create garbage. Summary: The owner is responsive and very kind/easy to work with. The house is nice. The beds are really soft and this is something to strongly consider if you need a firm mattress. We went to Wal Mart and bought a blow up mattress to sleep on. If Disney World is your main reason for going to Orlando, save up a little more, stay on a Disney property, get daily housekeeping, create all the trash you want, don't make your bed, and enjoy a less maintance of a vacation. Also, make sure you talk to Dave if you have any questions or concerns.
Owner response:I'm so very sorry that you didn't enjoy yourselves in my home. This is the first response like this that I've received in over 4 years of owning this home and I've tried my very best to make upgrades that would bring my guests more comfort, not less. Just to clarify, I replaced the beds in both master bedrooms within the last 2 years. I looked for "medium" firmness because that's a safe situation for all my guests. The pool is a 15' X 30' which, as you noted, is standard for most vacation rental homes and does not have a privacy fence nor do many other homes in the area. This subdivision is well established and is easy to get to or from while visiting Walt Disney World. When you wrote you said, in point 7, "Sheets left on the bed". Since I do pay $80 to have the home cleaned after every guest leaves I needed to know whether you washed the sheets with the supplied washer & dryer or not. My understanding was that you washed them and then set them on the beds. I now understand, from your commentary, that you just left them there for the cleaners. This is what I expected; I really didn't expect you to do laundry. I want all my guests to enjoy themselves and not worry about that. Like I said, you're on vacation. In the event that you did wash the sheets and towels, I needed to know so that the process wasn't repeated needlessly using up resources and time. This is the only reason that I asked you the question. I'm sorry if you thought that I implied that I expected you to do your own laundry; I certainly did not! The thermostat setting in the summer needs to stay above a certain setting otherwise the pipes freeze up necessitating a call out to the repair man. This is why it says that. Garbage-apparently the former guest did not put the garbage out. I apologize for that; I had no idea. To date I've never charged anyone for excess garbage. The intent of this paragraph on my standardized rental agreement is to keep people from abusing the privilege of disposing of personal garbage while they're a guest in my home. I've had guests leave as many as 10 bags of garbage and never charged anyone. However, I've now changed that number to 4 as I don't want this being an issue. In summary, I'm truly very sorry that you did not have the kind of experience that most folks have in my home. I pride myself on presenting a family-friendly, economically-priced home that most families can enjoy for a week; I'll try to continue to do that going forward.

We stayed at the Princess Palace in Feb 2011. We had a party of 6 – including grandparents and 2 kids. Upon arrival we easily accessed the house with the electronic lock – no hassles with checking in and getting a key. Everything was clean and tidy. Not one speck of dirt and not one sign of a bug to be seen!!! The new carpet and tile in all the rooms was so nice as our family was the 1st to enjoy many of Dave’s upgrades. Our daughter (2yrs) was thrilled with all the princess décor and our son (5yrs) thrilled with the Cars themed room and ping pong and pool table. Having TV/DVDs in their bedrooms was a treat for both of them, as they do not have TVs in their rooms at home. The princess palace is a good distance from Disney, just far enough away to feel like you can relax and have some quiet time away from the crowds, yet you are just down the street from a SuperWalMart. We were able to visit the parks until mid-afternoon, come back to relax and have the kids get a nap, then return to the parks for the evening. The new pool heater allowed us to enjoy the pool in the afternoon or in the late evening with pool water temperature of 85 degrees. The pool alarms on the doors gave us peace of mind with 2 small children in the house. The beds were comfortable, complete with new bedding and everyone had their own bathroom AND no one ever ran out of hot water in the shower! The washer and dryer were handy and we also used one of the baby strollers for my daughter while at Disney. We dined out at Diromio's, a great Italian restaurant nearby and also cooked a couple meals using the well-supplied kitchen at the Princess Palace which includes measuring cups, colander, spatulas, etc and a new set of pots/pans. Dave was very informative and quick to respond to emails during the whole process. We would definitely stay at the Princess Palace again in the future. Thanks Dave!

I guess what I can say is that you folks were the "perfect guests" and I couldn't have asked for a better behaved family than what yours was. You even purchased, with your own money, a pool skimmer net because you noticed a few items in the pool that weren't supposed to be there such as foilage debris, etc. That unfortunately happens sometimes after a heavy rain. Now my future guestrs will have the use of that pool skimmer all thanks to you folks. You're not only welcome to come back anytime you wish but hopefully you will do just that very soon and enjoy my beautiful "Princess Palace" once again. I can't promise you a $7,000 upgrade the next time you come but I am constantly updating the home as needed. Hopefully I won't have to replace the tile in the home as long as I own it but I'm sure that the carpeting will need to be replaced in about 15 years. We stayed at this house for 5 weeks, and truly enjoyed it. Arrived the week before Christmas, and our children with their family's arrived shortly there after. We had 7 adults and 5 children, and there was plenty of room for all of us. Each family had their own bathroom, and all the children loved the decorated bedrooms. The children and I loved the pool, even thou, when we were there the weather was cool the pool was nice and warm. We visited Universal Studio's this time, and it only took us about half an hour to get there. I would recommend this home for any large family. Plenty of room for all of us to sit down for a meal, and the children loved the game room. I would definitely stay here again.

Dear Mr. Burzynski: My wife and I really enjoyed our stay at the Princess Palace and at your Hudson, Florida home. I only wish our 4 year old grandaughter was with us at the Princess Palace because she would have been in her glory. I could not get over your attention to detail. Anyone with small children would have anything they ever needed: high chairs, strollers playpen. But most of all, I would like to thank you for your prompt response . When we informed you that the front door was not closing properly and that the vertical blinds needed attention, John was there within a day. He was very helpful and friendly. We loved the pool and appreciated the use of the solar cover. The game room was a great idea on a rainy day; however, we were soooo very lucky. We had great weather the entire time we were down there. Therefore, we did not take advantage of the game room this time. The big screen tv made us feel right at home. I could go on and on. I don't even know where to begin!!!This was our 1st family/Friend vacation and it was a great experiance. The house was great well kept, comfertable, cozy, and FUN!!! The adults and the children all enjoyed the pool. We were in the pool every day, its not to deep (3ft- 6ft) which is plus for the little ones. Dave has a bunch of floats and other goodies for the little ones. I bought my son a little car float for him and left it for others to enjoy it as well. The area is as lovely as the home it's self. The only thing you have to worry about is the turkey voltures that get into the trash. We didn't have that problem but some of the nieghbors did. We would throw the trash out in the AM which would'nt allow them the chance to feast on our trash! Super Walmart, Lowes and many resturants are close by. We found the gift shops in Kissimmie to be the best. Kissimmie is about 20mintues away. Dave thank you so much for allowing us to stay in your Vacation home.

We stayed at the Princess Palace July 6-17 2010. It was spacious and comfortable. The kids enjoyed the pool, game room and foosball. It was nice to have TVs in each bedroom, as well as the nice big screen TV in the living room. Two of the bedrooms have their own bathroom---very nice. The mattresses are comfortable---very important to getting a good night’s sleep when you’re on the go all day like we were. The house is close to Disney (about 9 miles) and Universal Studio (about 20 miles). We loved having a washing machine and dryer. We had a wonderful time, would recommend the Princess Palace to anyone and are considering renting it again. Thanks Dave, you were most helpful and easily available by phone or email. We stayed at the Disney Princess Palace June 14 thru the 20th, 2010. There were two adult couples and four girls 7 - 10 years old. The girls really liked the bedrooms, the tvs and especially the pool. It was hot during our stay and we were all glad to be able to cool off whenever we were there. We found the house comfortable and the location was great. We were close to whatever we needed (grocery, restaurants, etc.) and 20 minutes or so from Disney. Dave was responsive if we needed anything and we would rent from him again.

We rented the "Princess Palace" because our niece was graduating from High School and several family members were coming (including our family). We always enjoy having a place to stay and eat meals together and this house was perfect for us. We hardly even watched the TV because our free time was spent in the game room or in the pool! We had plenty of space for everyone and Dave was very accommodating when an Aunt decided to come at the last minute (as we were still under the maximum number of people in the house.) He was also willing to work with our family as we did not need to stay for a whole week. I truly appreciated his willingness to write back and answer any of the questions I had. (All the positive reviews from other families about his interactions were what sold me on this place.) We also like to cook as a family, and found the kitchen was well stocked with all the necessities and then some (minus a set of measuring spoons). I was very happy to be close to Disney World for the day we went there, but really enjoyed being in a quiet neighborhood where the family could relax with each other. The location truly is the "best of both worlds." If we ever have the opportunity to visit this area again, we will certainly see if the "Princess Palace" is available!

Dave,Hi, this was the best home that we could have stayed at. Very well kept, TV's in all rooms made life easier for all the children, having a pool outside our door was wonderful. The area was great for all traveling and was close to everything. Santa Fe restaraunt up the street is a great family place and not expensive. In Clermont there is great shopping. This home was just like our home and that made it a great trip; will tell friends about this home. Oh the games room was wonderful for the kids to keep busy. We laughed as most evenings we came home and the sprinklers were on and we got a shower. John says that maybe you should put up a note about the pool that when you hear girgling noise to add water to the pool because unless they're a pool owner people would not know this and it will save your pool from damage, just a thought. The grandkids laughed when they went outdoors and saw pool rules they thought they were at our house because we have them up too! John said the bedrooms reminded him of home as I have to have lots of pillows. The boys loved the game room as they are very much into sports. Our granddaughter was so happy with the princess room she could hardly speak as she is only four; would really love to find pillows that are like books if you come across let us know. Thank you for the garbage tip it really helped. We shut pool heater off and put cover on when we left. You keep a great home as it felt like our home, will tell friends about this house. We just got back from spending a week in the adorable Princess Palace. The house was everything I could have hoped for. It was clean, well stocked with towels, plates, cutlery, cups etc. All the items you would need to settle in. Having the pool right there outside the door was the absolute best thing ever! After long days in the parks we could just toss the kids into the pool while the grown-ups relaxed and got ready for another day. We were 5 adults and 3 children and we had more than enough room to spread out. Having a TV in every bedroom was a big treat for us as well. Dave was very responsive to my questions and I felt so at home there. We will be recommending it to all our family and friends!!!!

Our triathlon team stayed at your home this past March and really enjoyed our time. It was the perfect hub for our training week. The accommodations suited our needs perfectly. It was clean, spacious, and the pool was a perfect spot for some post workout relaxation.

We stayed at the Princess Palace this past Feb. and loved every minute. The home was clean, well maintained, and provided all the accommodations needed for two families. My children loved the game room and the pool. My daughter truly felt like a princess! I would highly recommend this home to all looking to enjoy time in Orlando with the accommodations of home. Dave the owner went above and beyond to make sure that my family was happy and comfortable. By the end of the week we just didn't want to leave. We will stay again.

Comment Text: Two of my children and I are staying in the "Princess Palace" as I write. The location is excellent--15 minutes from the National Training Center--where my daughter's college softball team is playing--and 20 minutes from the Magic Kingdom. The house has all of the amenities of home, is nicely laid out and is very comfortable. The neighborhood is residential and close to a number of stores. Even though my son and daughter are older (17 and 23), they are getting a kick out the the Princess theme. I would definitely re-rent if I have the opportunity to return to the Orlando area. I was a little leery of renting a place without seeing it in person; however, Dave Burzynski is very responisve and accommodating. He quickly got back to me on every question I had since I started considering renting and made himself available by phone 24/7--but I didn't need to take him up on this offer. I arrived at midnight on a Monday and had not trouble getting into the house (there is a light that automatically lights up as one approaches the front door) and was able to make myself at home. If I had known about this place when my children were younger and we were staying at Disney properties, I would have rented as it is very convenient to get to all of amusement areas and much more space for less.

The home itself is perfect for a vacation rental. We were a party of eleven-- two families, including seven children and four adults. There was plenty of room for everyone to sleep, eat and play comfortably. The children were enchanted by the themed bedrooms, the games tables and the pool. The adults enjoyed all the amenities, and were able to relax and enjoy this child friendly, safe home. The home was well located, with easy access to Disney and other attractions. Shopping, restaurants and other necessities were all within an easy travel distance. Where do I start? I have stayed in many rental homes as we do not like hotels. The Princess Palace has been by far our most favorite. We stayed for a total of 10 days. Most days were just my husband, myself and our 2 kids (14 and 7. I had a friend and her 2 daughters come and stay with us for the first few nights. There was plenty of room for everyone to spread out. EVERYONE fell in love with the Princess Palace. Even the 2 teenage girls were so excited about the princess rooms. The kids had a blast in the game room during the early evening hours and the adults greatly enjoyed it when the kids went to bed. We all really enjoyed the pool (which had plenty of toys for the kids) and even though we did not have it heated (since it was July) it was perfect temperature. We also really enjoyed grilling outside while the kids swam. The house has absolutely everything we needed to ensure a wonderful stay. Although we did not have any really little ones with us we were still very impressed with the supplies for babies. The house had a crib, 2 portable cribs, a high chair, 3 strollers and a car seat. Having a washer and dryer was also a great convenience. It’s so nice to come home with suitcases full of CLEAN clothes. Dave is the kindest rental home owner I have met in all my years renting vacation homes. He is quick with responding to any inquiries and truly tries his best to ensure your stay is up to your standards. We also had the honor of meeting his maintenance man John who is just delightful. All attractions are in very close vicinity but it was nice being out of the real tourist area. The neighborhood was so peaceful. Great for evening walks. Thank you Dave for providing such a wonderful home for Orlando vacationers. I look forward to our next visit to the Princess Palace.

I was a little nervous as I had never made reservations online before but after several emails and conversations with Dave I felt comfortable enough to proceed. Once we arrived there was a minor issue with the lock but Dave and his daughter were very receptive and had us in the house very quickly. Beyond that the house is just as described there was plenty of room for the 9 of us and we actually even had 1 empty bedroom. Our favorite part of the house was the swimming pool. We cooked several meals and had most everything we needed. (Only thing we really missed was having a bbq grill, but you can rent one of those in advance) The house was perfect for going to theme parks it was literally a hop,jump and skip away from everything in Orlando. I would highly recommend staying at Dave's house, You wont find any better customer service, amenities or privacy in a hotel.

My wife, our two kids, and I stayed at Dave's home from April 25-May 2. Prior to even getting to the house, everything started on the right track. Dave was very easy to work with and answered all of my questions. Setting up payment and the deposit were easy. Surprisingly, when I was in the process of looking for a house to rent, I encountered a few owners who responded somewhat curtly to my questions so I scratched those off my list right away. No problems with Dave though. As far as location goes, it is located 14 miles from Disney (roughly a 20-25 minute drive). Along the way are several places to eat (i.e. Olive Garden, Outback, Longhorn, Chili's, and the usual fast food places). There is also a super Wal-Mart and super Target within 5-7 minutes which makes things every convenient. For those of you who like to shop, if you go to Sea World which is a little farther, you will pass a pretty big outlet mall. Now, down to the house. The most notable thing was how clean it was. We walk around barefoot and noticed right away that our feet never got dirty. Contrast that to some stays at hotels where we had to keep our shoes on. It was exactly as pictured and described. If you have girls, they will definately love the house. Two bedrooms are set up with Princess themes, and I don't mean just the bed sheets. That includes the light, clock, pillow, and the pink carpet. There are also character cups in the cupboard. Fortunately, there is also a "boys room" as we have two boys and the older one (other one is too young to care) immediately chose the Cars bedroom. Again, it has a Cars light, nightlight, sheets, and pillows. The master bedroom was nice and having a crib in the 4th bedrooom was definately a requirement. We didn't utilize any of the gaming tables in the garage so can't comment on those. Having a TV in the kids' bedrooms was nice since we were able to turn on the Disney channel and sleep a little longer. The pool was a great way to end the day (I would definately recommend heating it unless the air temperature stays in the 70's at night). It is a nice size and allows you to put in several inflatables (we brought our own although there is some toys in the bin by the pool). The kitchen is stocked very well so if you have the energy to cook at the end of the day (we didn't since we were at a theme park every day), you should be fine. We just returned from our visit to Florida and our 8 night stay at the Princess Palace. We can't say enough good things about this home. We had 8 people in our group, five of them being teenagers (two adults and one child under 10 as well). We were able to spread out in the house, giving everyone plenty of room. We had the pool heated, which felt great in the evenings. We enjoyed having our own pool and used it often. The rooms were extremely clean and had wonderful beds. The TVs in each room allowed for a variety of shows to be watched at the same time. It was wonderful to be able to do laundry in the extra-large washer and dryer. Having three bathrooms was awesome (4 of the teens are girls!!). The house was also very convenient to Disney. Dave was extremely helpful and accommodating, addressing my many questions and concerns prior to our trip. He responded quickly to all communication and made every effort to make our time in the Princess Palace a true vacation. Thank you, Dave, for allowing us to enjoy your beautiful home. We will definitely recommend it to others that may be vacationing in the Orlando area in the future. We really enjoyed our stay here. Dave was very helpful and easy to work with, and genuinely concerned that the service we recieved was top quality. The location is good and the house has plenty of room for two families. We all enjoyed the games, and it's sure nice to have a good washer and dryer to use. Thanks again, Dave.
