Our luxury privately owned new villa is the perfect place to relax and enjoy the Florida sunshine. It is a wonderfully secluded property, surrounded by wildlife and appropriate for all ages.
It is located in the upscale, deed restricted area of Rotonda Lakes, just off Boundary Blvd, in Rotonda on the Gulf Coast of South West Florida.
Beautiful beaches are within a 10 minutes drive, restaurants and shopping are within 5 minutes drive and an abundance of golf courses are right on the doorstep.
The villa is furnished to first class standards. It offers a spacious open-plan living room with 53" big screen Satelite TV with over 185 channels, plus a DVD player and stereo system. There are large ivory leather reclining sofas to relax on. The living areas are tiled throughout, the bedrooms are carpeted.
An elegant formal dining area seats six people.
House width patio doors lead through to the large 20 x 10 lanai which is fully furnished with top quality patio furniture including table, chairs and six sunloungers, overlooking the 25 x 13 pool. The garden has 6ft white fencing around the perimeter which creates a very private garden and an alternative to sunbathing by the pool, there is also a garden swing to relax on.
The full kitchen is complete with all the appliances and utensils you could possibly need, plus a breakfast dining nook with table and chairs for 4, this also leads through patio doors to the lanai.
There is a separate laundry room with washer, dryer, iron and ironing board.
The master bedroom has feature double french doors opening onto the lanai. It has a 21" LCD TV/DVD combo with over 185 satelite channels. The master bathroom is complete with walk-in shower, corner spa tub and twin vanity unit.
There is a large queen bedded room and twin bedded room, both of which have built in closets and Satelite TV with over 185 channels & DVD players.
There is a second full bathroom between bedrooms two and three, with a further half bathroom in the pool/lanai area.
Five Mountain Bikes are provided for your own personal use and a selection of films, books and games. There is also a childs bike.
The garage/gamesroom has indoor/outdoor carpeting and houses a 7ft Pool Table and a Soccer Table (Foosball), the garage door is also screened to let in cool air but keep out the bugs and has an overhead fan.
Free highspeed internet access available - just bring your laptop.
Rotonda is the perfect location for trips to Fort Myers, Naples, Tampa, Sarasota, Venice, The Everglades and Orlando.
There are an abundance of golf courses, five literally on the doorstep and another twenty within 40 minutes drive. Nine hole as cheap as $15-$20 or all day and all week tickets available from Rotonda Golf.

Year Purchased: 2007
We purchased this home potentially as our holiday home and eventually our retirement home. We visit the home several times per year, usually in October, May and then for six weeks for the school summer holidays. Our daughter Tammie loves spending her holidays here, she calls it her Florida House.
Why the Owner Chose Rotonda Lakes
We have stayed in vacation rentals for years, in Orlando, Gulf Coast and even California and Palm Springs. We had always wanted a home of our own but could never decide which area to purchase in. In 2007 we rented a home in Rotonda and decided there and then to buy a home of our own. It was the best holiday we had ever had, the area was wonderful and felt so safe. It was full of wildlife, we could go out walking and biking and my husband could play his golf!! Being near to beaches, restaurants and shopping, yet so peaceful and relaxing. And if we wanted to spend a couple of days in Orlando for our daughter to visit the parks then it is just a couple of hours drive away.
The Unique Benefits of this House
After staying in hotels during the 1990's and early 2000's, travelling for a month at a time around the US, living out of a suitcase, we were finally hotelled out!! It is so wonderful to have our own pool and a home from home, instead of a cramped hotel room, especially with a five year old. Just to get up in the morning, have breakfast on the lanai and relax around the pool all day is such a luxury.
