This home was completed the beginning of 2007 and makes you feel like you are perched in the trees overlooking the gorgeous emerald green waters of the Gulf of Mexico.

NO PETS.....NO SMOKING, ... The home is three levels, with two bedrooms and private baths on first level one of the bedrooms has a queen sofa sleeper.....one bedrooms with TV and other with a computer....and there is a tv on the second level in the living area......we have basic cable/internet.
The MASTER BEDROOM is on the third level and very private with ** VIEWS OF GULF **
From your bed in the Master bedroom you can view the white sand dunes and the beautiful water. Just outside the double French Doors of your master suite, you can relax on the open balcony and view the sun as it sets into the water or enjoy your morning coffee while watching the water and hearing the surf.
The home has all wood floors with floor to ceiling windows which allow you to capture nature which totally surrounds you. The Kitchen is fully equipped with Bosch appliances, a gas range and all utensils, should you choose to whip up a meal, or perhaps a nice cool cocktail is all you wish to make
The elegant and Carribean feeling Beach CLub is directly across the street from Cypress Ritzz. This beach club offers a full fledged gym, an infinity pool, a hot tub and a special outdoor fireplace and sitting area to enjoy those cool evenings during our fall and spring nights. Because we are surrounded by Tops'l State Park, it is illegal to walk on the dunes, therefore, you must drive to the beach access. There is the state park access just a few blocks away, or the public beach access..
The location could not be more perfect! You are approximately 10 minutes to a movie theater, 5 minutes to the best shopping in the world, 3-15 minutes to at least ten wonderful restaurants. and 5-10 minutes to a variety of great golf courses. However, the location of our home and small community is also tucked away, allowing the quiet of the Tops'l State Preserve to be the focus of your senses. You will not be disappointed. Life is good at the Cypress Ritzz. Come and enjoy
Cleaning fee is added to final bill and although we have a few supplies, that we get you started with, we do not operate like a hotel, you will need to furnish your own.
I live very close to the Cypress Ritzz, so if you have any special touches that you would like for me to place in the home for your specific stay, ie..fresh flowers or fill your refrigerator, ( I only charge for the items, not my time) please let me know in advance, and I will do all to make this a pleasurable and fantastic stay

The Cypress Ritz is a lovely house with a lot going for it. Its high ceilings, clean hardwood floors, high quality appliances, and stylish decor make a very fine impression. The great views from the third floor balcony and the proximity to the incredible pool made for some wonderful memories for my family. In some of its overlooked details, however, it falls well short of its potential. Minor details during our stay included several blown lightbulbs not replaced, a lack of toilet paper stock, and small kitchen appliances which were uncleaned and barely functioning. When wanting to soak my travel-weary bones in the upstairs jetted tub, I was saddened to find the motor functioning (apparently from its noise) but no bubbles ever came out of the blowers. The most painful part of our stay was the ridiculous master bed. The grand four poster king-sized bed with mesh dressing was paired with the most uncomfortable, unsupportive, and noisiest mattress my wife and I have ever encountered! Our bodies sank in and tilted toward the headboard, while every move either of us made shook the bed and made a loud, grating noise throughout the night; every move. Upon our arrival it was dressed with funky faded safari print sheets with a high synthetic content and negative thread count. We sought out replacement bedding, but found that the only cotton set of sheets in the entire Ritz were the replacements for the first floor full bed! We made do as best we could laying this over our king size, but needless to say this was not a great way to heal our aching backs after a long drive to the coast. It would have been nice if the owner had called to see how we had settled in and whether she could help make our stay any nicer or to relay these items in person, but she did not. Perhaps by now she has addressed some of these shortcomings, but I think doing so could really help improve the guests experience in the future.

I have been renting my properties through vrbo.com for several years and have had nothing but good and positive comments…which can be read on this page and several other reviews on my other properties. I have had many, many return guests and give them a return guest discount. Whenever any of my guests have had any kind of a problem, large or small, they have given me a quick call and I have immediately jumped on those issues. I, along with other owners, leave enough supplies to get the guests through a couple of nights until they get to the store and purchase what they need. Our homes are not run like a hotel ...if guests want my properties fully stocked for their entire stay, they can always give me a list and I will purchase for them and add to their bill. I also keep at least an additional set of sheets and towels in the closet unless someone has taken them...which unfortunately happens. Beds are always a personal issue, I have had many guests tell me that my King bed at the cypress ritzz was the most comfortable bed they have ever slept in because it has that down pillow filling. Once again, I am always happy to help my guests if there are any issues, however, being blindsided AFTER the fact without first discussing your concerns to the owner is hardly fair. bert summerville I

Hi, We had some miscommunication about our reservation and Bert did summersaults to take care of us. We ended up in the PRIMO PROPERTY and absolutely LOVED IT. It was so relaxing, serene and lovely. We would've loved some beach access, but, we were so happy to be in such a beautiful place. The pool/hot tub was a huge hit as well. We hope to go back next year! Thanks so much Bert!!! Our honeymoon visit was perfect. The house was everything we hoped for. It was very quiet in the neighborhood, and the location was great. We biked to the beach and the state park, and the pool is right across the road from the house. We enjoyed the exercise room, infinite pool, and hot tub, watched the sun set over the state park, had champagne on the top deck in our robes, ate at great restaurants - it was a perfect trip. Extra info for future guests - High-end professional kitchen (fully stocked), floor to ceiling windows with a great view, wood floors on main living area, large glass shower and jetted tub, plenty of area around living room and kitchen to relax, beautiful neighborhood for riding bikes, quiet and feels private. Plenty of excellent restaurants close by. My husband in a plein air oil painter and he had more inspiration than time. We look forward to our next visit.

We spent our Spring Break in this beautiful home. The pool is amazing, the views are incredible. Sunsets from the decks were wonderful, our kids even made friends. We will definitely return!
