We thought the unit was comfortable and serviceable. The kitchen is well equipped with plenty of tools, cutlery and cookware to allow making meals in the unit. We appreciated the supplies included such as containers for food storage, coffee filters, aluminum foil, laundry detergent, etc. The resort location was good in that it was close to the airport (thankfully flight path noise was NOT an issue) and centrally located for easy exploration north and south on the island. A car is needed if you plan to leave the resort for a variety of restaurants, shopping, sightseeing, etc. The unit manager is directly above in a unit on the third floor. She was very welcoming and had good suggestions for getting the most out of our visit to Kauai. Macademia nut pancakes with coconut syrup at Kountry Kitchen restaurant in Kapa'a are not to be missed!

The amenities to this condo were exceptional: fantastic ocean view perfect for dolphin and whale watching, expansive sandy beaches where we saw an endangered Monk Seal sunbathing, lovely hotel where there are excellent restaurants, buffets and evening entertainment, easy access to gorgeous pools and hot tubs surrounded by sparkling waterfalls and manicured gardens, close to Lihue Airport, Costco, shopping and restaurants, and central to both North and West Highways for great sightseeing, golfing and snorkelling. The condo itself was comfortable and spacious, but is beginning to show it’s age. We had a completely awesome holiday!

"When we arrived late at night, it was difficult to appreciate the convenience of this condo. However, at sunrise, the beauty of this location became very apparent. This condo was everything we had hoped for: good location, roomy and well-equipped. We caught the last flight into Lihue and called Judy for guidance to get to the unit. She arranged for the rent-a-car people to stay late and I must admit that she was one ichiban host. Overall, condo was amazing - perfect location. Good value with access to all of the resort’s facilities. Would definitely stay again and recommend it! Can’t wait until next year. (Iain, Margaret and Erin – Montreal)"

We just returned from 8 wonderful days in Kauai with our 2 granddaughters, and once again, we stayed at our favorite condo, Kauai Beach Villas, No. F-10. When our granddaughters (13 & 10) walked into the condo they said, “WOW, this is beautiful” and it is. The condo was great and so conveniently located since the girls always wanted to go shopping. And when they weren’t shopping, they were either at the beach or at the hotel pools. That was such an added plus to have all the outdoor amenities of the hotel, since we practically lived at the pools. The condo was very comfortable for the 4 of us - very spacious, with a well appointed kitchen where we cooked all our meals. And the washer and dryer were really appreciated with the girls changing clothes as often as they did. We walked on the beach every morning (& sometimes at night) and loved the trade winds keeping everyone cool. But, once again, the best part of our stay was Judy. What a wonderful person, she’s so nice and accommodating, always available to answer any questions or give recommendations but very respectful of our privacy. She made us feel like family, and that is such a reassuring blessing when you are traveling. We feel honored to call her “our friend” and we’ll definitely be coming back to our ‘Kauai home’. Thanks again Judy, we had a fantastic vacation.

This is our favorite condo to rent on Kauai and we have returned to it multiple times. It is clean, spacious and right on the ocean. We enjoy buying poki and a bottle of wine at the local Foodtown and eating dinner on the lanai . The property is right next to the wonderful public golf course, Wailua, which we always play several times while we're there. Judy, the property manager, is extremely friendly and has great recommendations - we always pick her brain for hiking suggestions. All-in-all, a wonderful, relaxing, rejuvenating place to be!

Many great experiences can not be adequately described in words, but for the sake of all you potential renters; I will do my best to share my great stay at the Villa... Where do I start? The condo itself was nice & simple; EXACTLY what a vacation rental should be. The beds were very comfortable, the bathrooms spacious, the kitchen & dining area were ideal for light cooking, & the living room, which looked out onto the lanai, was the perfect communal center for the whole place. The lanai; wow... Never thought I'd be able to watch whales while I have coffee & late night drinks, but this was an added bonus to our 'better than home away from home!' The entire resort was clean & immaculately manicured, the staff, including security (we were here the night of the tsunami; EVERYONE seemed organized & calm!) was exceptionally friendly, & the pool area was awesome! Although I'm more of the outdoors & hiking type, I did find myself lounging around the TWO spas, artificial waterfalls & THREE pools, & YES; I even did the water-slide (more than once!)! THANK YOU JUDY for sharing this amazing place with us; we hope to be back next year! And, folks, even though this review is supposed to be about the condo; let me just say; I feel lucky to have met one of THE coolest ladies on Kauai. Judy went above & beyond & I was humbled by her unconditional generosity. It was an honor to have met you, Judy & I look forward to seeing you again. To all those of you who want a clean, quiet, SAFE, & beautiful place for your Kauai vacation; LOOK NO FURTHER! There were 6 of us (3 couples) that stayed 3 nights. The view was even better than we thought it would be. I loved being able to hear and see the ocean from the unit. We BBQ'd dinner 2 of the nights. The property was clean and spacious. The owner was helpful in suggesting places and things to see and to make sure we had everything we might need and to see if we had any questions, etc. I have already mentioned to friends how great it was and we would definitely stay there again.

What a nice place! My family and I spent two weeks at the Kauai Beach Villas in condo F-10. We could not have been more pleased with the place and the service. All was as advertised with easy checkin/checkout, clean and quiet. Security deposit was promptly returned. The condo faces the ocean, maybe 100 yards from the water. Next door is the Kauai Beach Resort with numerous pools, bars, restaurants on site. We were allowed free access to the resort which was a big plus for my 12 year old. I certainly enjoyed the poolside bar. What a friendly place! Kauai Villa is minutes from the airport but a nice distance from the busier parts of Lihue and Kapaa. It is sure to be our go to place when we visit Kauai again. A special thanks to Judy, the on site manager of the condo, who made sure we had plenty of information for our trip to the beautiful island of Kauai.

We had a pleasant stay for the week of May 29, 2010. The condo did not live up to our expectations. The 4th picture showing the first condo on the right as being this condo is correct. All you see is the roof of this condo in this picture. It is not the one right up front by the ocean. The 6th picture is the actual living room furniture not the 5th one. The condo does need painting also. From the impression the pictures provide the condo was disappointing.

Owner response:Owner response: I'm pleased that the couple had a pleasant stay. When I'd gone to visit them mid-way during their visit, they said they were having an enjoyable stay. I'm surprised to read that the photos didn't live up to their expectations. Some guests, upon checking in, have come up to my condo exclaiming how incredible the view is - FAR BETTER THAN THE PHOTOS! If you look far to the right you can see another condo but 95% of the view is ocean and beach that stretches from one side of the condo to the other and can be enjoyed from the comfort of your living room sofa, the dining area and of course, the large balcony lanai. This is the ONLY time in the 18 years we've been renting that someone was not completely THRILLED with the expansive, panoramic view of the ocean. It has the highest of ratings for ocean views: being able to watch waves as they come ashore - and just a few yards away. You not only see the ocean - you get to hear it, too. Our guests rave about it and that's why they keep coming back again and again. Recently, I met a visitor staying another condo who wanted to see our condo, which was vacant between bookings, to keep it mind for future viists. They liked it so much that they rented it on the spot for the rest of their stay even though they had already paid in full for the condo they were already staying in. They said it was worth it to them to pay for 2 condos to enjoy a beautiful ocean view! Yes, the photo with the green tropical leaf upholstery features our new furnishings, as noted, along with the earlier photo because it nicely shows the layout of the entire living room and dining area. I'll be glad to email more photos.

We first visited this property in mid 1990's. We have now stayed in this particular property/unit 6 times. It's a 2 bedroom 2 bath unit, the bedrooms are on opposite sides of the unit (which makes it nice for not bumping into friends or your kids running in and out of the bathroom). We have stayed in the unit with just 4 people and 6 people. The property manager is very friendly and helpful if you have questions. The unit has a A/C unit in each of the 2 bedrooms, but it's really not needed as the tradewinds comiing off the ocean will keep air moving right though the unit if you leave the windows and sliding doors open (there are also ceiling fans located in the bedrooms and family room). Great view from TV room lanai of the ocean, great sunrises to watch. The sliding doors in each of the bedrooms lead to seperate lania's that overlook some parking and the lakes in the middle of the property. I love the location of the property, not in the hot and totally dry Waimea section, also not in the more than enough wet Hanalei or Princeville area. It is centrally located and easy to get to Kapaa to the grocery store supplies or just a general starting poing point for the days sightseeing. Speaking oif the grocey store, the unit has a full kitchen with microwave and there are BBQ's outside when you want to take it a little eaiser on the pocketbook and not go out to dinner, or even just making breakfast. We are looking forward to returning to KBV and staying in this unit!

Owner response:It's been wonderful having Cory and his lovely family come to stay here so often over the years and seeing how the children have grown since their last visit. Over the past 18 years of renting to families who keep coming back, childern who were in their teens when they first came with their parents are now coming back as grown ups with their own children. Getting to meet all the great guests we've had over the years is the best part of havng a vacation condo.

We have stayed here many I mean many times over the years. Location is perfect you can travel to the North end or West end in other words you are in the middle of everything the Island has to offer. Great walking beach right out in front with awsome views from the Lani. We will stay here again.

Our family has stayed at Kauai Beach Villas F-10 several times since 1993. We were just checking availability for a return visit, when we noticed the Review section. I wanted to add our comments since we adore the place! We especially appreciate the location, since it's set apart from all the other resorts on a long and beautiful sandy beach. It's easy to get to everything being half way between the north and south shore of Kauai.The white water ocean view is absolutely breath-taking! We like to just sit there and take it all in, being mesmerized by the sight and the sound of the waves. We also like the fact that the condo is spacious. The AC is nice to have in the bedrooms yet the trade winds keep everything nice and comfortable. We'll keep coming back time and time again to this condo. It's got it all!

We came with best friends and all loved your place! It's over a year since we came, but just stopping to remember brings back such fun memories! Stop at Costco before checking in so you can enjoy the full kitchen and BBQ. then relax far away from hussle and recharge.We recommend your condo and will be back! The Real Hawaii

We stayed in the condo in August 2008 and had a wonderful time. The condo was nicely furnished, very comfortable and relaxing with breathtaking views, & sounds, of the ocean. The kitchen had everything we needed to cook our meals and having a washer & dryer in the unit was an added plus. We walked on the beach everyday and watched the beautiful sunsets, with wine and cheese, on the lanai. And the trade winds coming thru the condo were fantastic, did not need the air conditioning at all. Last year we promised 2 of our granddaughters that we would take them to Kauai in the summer of 2011 and when we started making plans, we couldn’t find Judy’s contact info & we definitely wanted to go back to her condo. My husband would ask me every week “have you found Judy”. I finally had to read every listing on the VRBO Kauai website and eventually found a comment by a renter who said how helpful “Judy” was, and we hoped it was “our Judy”. She was very nice and helpful but she also respected our privacy. There are a lot of places to stay in Kauai, but Judy made our trip very pleasurable and comfortable and we’re so thankful we were able to contact her and book the condo again with our girls this summer.
