Newly renovated, two-story home. Privacy. Three acres with sweeping lawn to large natural pond: frogs, ducks, deer, natural water lilies, turtles, and an occasional otter.
Upstairs and downstairs decks. Separate dining room easily seats eight and full kitchen. Two bedrooms with Queen beds. One bedroom with two twins and one with two double futons, that can double as a family room. Post and beam, plaster walls. Three tiled full baths. One with a two person whirlpool tub. Beaches: Short walk (eight minutes) to Philbin, the sandy beautiful ocean beach - just for the town residents of this tiny town. Menemsha pond beach, at Lobsterville, is a five minute drive - a wonderful flat water beach for children and swimmers. Also five minutes away is the West Basin Beach on the Vineyard Sound.
Martha's Vineyard has many long walking trails, golf courses, movie theaters, restaurants, book stores, beaches, and riding trails. There is swimming, body surfing, surfing, biking, birding, fishing, and boating.

This was our first trip to "The Vineyard" and I genuinely think we will be back. In large parts this will be due to where we stayed. The house was all the usual things that you would assume; clean, well presented and fully equipped, but for us it was also located where we wanted to be on the Island and then its specific location in Aquinnah is fantastic. The pictures do a good job of representing the house but the personal space and privacy that you are afforded because of the lay of the land and rambling property lines is something special. You can barely see the edge of another 1 or 2 properties, but up at the house, you really feel like the hillside could be your own, with nothing between you and the 180 degree view of the ocean except grass, trees and dunes. Kids have room to play in the garden, there is room to grill and relax on the deck and watch the sun go down! In fact, you get sunrise and sunset views from this house. The expansive windows and corner window details afford magnificent views and it means there is not a bad room in the house.TV was flatscreen and WiFi stayed up for the duration of our stay and was available everywhere. The walk to the beach is literally just down the road and when we went we pretty much had the place to ourselves. Even out of season there were plenty of eating choices to suit all wallets and they were a drive away and we just mixed lunches and dinners and eating at home to how our day was panning out. We generally like to try new things and locations but we both agree that we would come back to "The Vineyard", back to Aquinnah and back to this house. In the run up to our arrival Kathleen helped with some dates we wanted to shuffle and ferry details etc. I would definitely recommend this property to friends.Recommended for: Sightseeing, pet owners, families with young children, adventure seekers.

What a grand house at a perfect location! From the outside shower to the spectacular sunsets from every window, the absolute comfort of house with a sleeping den upstairs and comfortable beds on the first level, a great stocked kitchen and lovely grounds with a pond, this spot has it all. It's just a skip to the beach and to the Aquinnah lighthouse. The owner was very helpful and I would highly recommende this property. A wonderful week was had by all (including the dog)!!!!!Recommended for: Families with teenagers, sightseeing, pet owners, romantic getaway, age 55+, families with young children, girls getaway, adventure seekers.

My wife and I have rented this wonderful house for several years and each time is better than the last. It is always clean and well maintained, with spectacular views of Noman's Land from the front deck and even more spectacular views of the sunset from the master bedroom. This a wonderful house in a spectacular setting. My wife and I have been enjoying it for several years in the autumn and each time seems better than the last. It is always clean and well maintained. The view of the sunset from the master bedroom must be seen to be believed. We are already counting the weeks until we can return next year. Kathleen is an absolutely terrific landlady. Highly recommended.Recommended for: Families with teenagers, sightseeing, pet owners, romantic getaway, age 55+, families with young children, girls getaway, adventure seekers.

My husband and I come to this house every year, sometimes twice. It is truly a sanctuary. Surrounded by 3 rolling acres and overlooking the majestic sea, this house feels like our home away from home. It has spectacular views, seclusion and privacy, a pastoral setting with many birds and wildlife and an ideal location with an easy 5 min walk to one of the islands most beautiful beaches. We enjoy preparing meals while looking out at the sea. The house is always immaculate as well as spacious and comfortable with wonderful artisan details. Being there feels almost like going back in time to Old New England. Time spent at Kathleen's house has given us many cherished memories. And our dogs love it, too! Can't wait to get there again in a few weeks!!Recommended for: Pet owners, romantic getaway, age 55+, families with young children.

Peace and tranquility with a background of wonderful songbirds and a view that can't be justified with words- what a wonderful retreat. A very comfortable, relaxing house with any amenities you would need. It's homeiness allows you to relax and just soak in the sights and sounds. I love the island and the off seasons are more enticing to me- we found plenty to do - many hikes and beach walks. A lovely house and a terrific location! Kathleen was most helpful in arranging our stay. The house was extremely comfortable, very well furnished and equipped, and excellently maintained. And the location was exceptional, with wonderful views of the Atlantic from the deck and almost all the rooms, and close proximity to a private beach at Gay Head. About the owner: My husband and I both work on the island. I am an art teacher with the public schools and my husband owns a window and door business in Chlmark. We raised our son and daughter on Martha's Vineyard. We live about 8 miles from the house.
Why the Owner Chose Aquinnah:
I inherited the house from my parents in 1994- they bought in in 1963. We renovated and expanded it into a year round home because it was in one of the most magnificent locations I had seen. My husband and I already owned a home on Martha's Vineyard so we decided to maintain this house as a vacation rental.
The Unique Benefits at this House:
Our house is a year round home, but it has been designed to take advantage of the view from every location. The view looks out toward the ocean, and down toward our pond. The birding is amazing as the islands are on a migration path and our own pond attracts many species of birds. Aquinnah is so natural that birds have wild vineyards and every other kind of berry to feast upon. We try to keep binoculars and birding books out at the house.
