the noise from the TWO DISCO NIGHTCLUBS ADJACENT TO THIS CONDO was so loud from 10 PM until 6 AM !! that the windows shook and rattled and the walls shook. I dont think this poor owner may have known when they bought the place, but the neighbors told us she was aware of the disco music all night and didnt want to lose renters. go ahead and rent this place if you are an all day sleeper and all night partier, but if you plan on getting ANY SLEEP AT ALL, RENT ANOTHER PLACE... YOU WONT SLEEP AT NIGHT HERE

Owner response:This year there has been an increase in the number of night clubs in the area and they are all vying for customers by turning up and keeping the volume at a very high level. We are in such a great location being two minutes from the beach and 5th Avenue and within walking distance to everything, and we know most people really love being here so we are presently looking into replacing our windows with triple glazed ones, which is what most of the condos and hotels in this area are doing.

We stayed in Villas Sacbe Unit 12 for 8 wonderful nights in April during the height of Mexico's Spring Tourism season. It was a great experience from the professional property management by Laura to the Beach Club and Gym memberships and don't forget the concierge services from Playa Concierge and Maura. We understand that some folks want something different, but we really wanted to be in the heart of the town and this place is completely "right there" in every respect. Having everything taken care of meant that all we had to do was relax, which after working nonstop for over a year without vacation, meant we were ready. We never had any trouble sleeping and the rooftop hot tub meant just one more little dab of icing on the incredible cake served up to us by owner Evelyn.

We stayed in Villa Sacbe for one week during late August - early September 2011 and had a perfect stay. The ups: all communication with Evelyn went perfect; she's super-friendly and always responds quickly to any questions. The apartment is amazingly fitted out - anything you could possibly ask for is included in the apartment, from a bottle of wine upon arrival, to a toaster oven, to more towels than you could use. The hot tub was a great addition. I didn't expect to use it much, with the high temperatures in Playa, but it was so relaxing to enjoy a glass of wine in the hot tub each night! The maid service is great, our maid did an excellent job, and the location of the apartment is superb - slap-bam in the middle of Playa. The downsides were few and minor: the location in the middle of the center means that when you're outside, you hear club music from about 10 PM. In the bedroom, with the air conditioner on, we never really heard anything (bedroom is very well insulated) except for one night for about half hour, when the music was louder than normal. A final minor downside: the palapa roof is rain-proof (obviously) but can let through some dampness when it rains a lot and does let through some sound. However, in the bedroom there's no noise at all, and at night we were usually out enjoying dinner, drinks, or shopping. All in all, we had a perfect vacation in Playa, in the most luxurious and well-outfitted apartment we've ever stayed at. Greatly recommended!

Relaxing Vacation

This was not our first time to Playa del Carmen but our first time to this complex. It is a secluded paradise nestled in a prime location including the beach. We packed our environmently friendly shopping bags and picked up groceries at the Mega and we were set for morning breakfasts on the balcony with the sound of the waterfall below. Off to the beach and if we felt like lunch we walked back and had a bite to eat or sometimes ordered lunch from our beach chair. Nights were visiting Happy Hours and getting a bite to eat at so many of the restaurants available. We went for relaxation but there are several night clubs for you to enjoy and yes you can hear the noise from the condo but once you are nestled in the bedroom with the ceiling fan on, it wasn't bad at all. The roof top was great and the hot tub looked very inviting but it was July and extremely hot so we stuck to the quaint little pool. The owner, and property management company were very helpful. The photos are accurate and the condo and complex were very clean and well maintained and I would definately recommend this unit. I just wish we were still there!

Amazing Vacation

My fiancé and I stayed at Villas Sacbe for a week in Feb/Mar 2011 and it did not disappoint on any level. Before I even get to the villa I'd like to say how great the owner, Evelyn, was. She always responded quickly to any of my E-mails and was full of helpful information which made me confident that I chose the right place to stay at. The purpose of the vacation was to propose to my then-girlfriend and Evelyn even went out of her way to talk to other people who got engaged while staying at the villa to give me some ideas on how to do it. The location was perfect. It's a block away from the beach and the pedestrian-only Fifth Ave which has tons of restaurants and tourist shops. It's also very close to the clubs which you can hear every night from the villa but it didn't bother us at all. The complex has a security guard who was great as well as a locked gate to keep out anyone not staying in the complex. It also has a garage which is nice if you rent a car like we did. Mikaela, who works for the property management company, was very helpful. She met us the first day and gave us a tour of the villa, answered any questions we had and also gave us a bottle of wine. The villa was clean, beautifully furnished, and you can't go wrong with a hot tub. We weren't sure if it was completely safe to drink the water but that didn't matter because there is a water cooler in the villa. It also had Internet, a phone to make free calls to the US, as well as a cell phone that had some prepaid minutes on it. My only complaint is that it's not obvious to other guests of the complex that the roof with the hot tub and access to the loft is private. Since you have to leave the villa and go up a flight of stairs it seems like it's a public area. On our last day we actually had some other guests use the hot tub so I think it's something that needs to be addressed. I mentioned this to Evelyn after our trip and apparently she's been trying to do something about it but has been unsuccessful convincing the property management company. Because of this she actually gave us some extra money when she refunded our security deposit which I thought was a nice touch. Overall, I'd highly recommend this villa. If you want to just hang out at the beach, club it up, or use it at as starting point to visit the many wonderful places of the Yucatan, Villas Sacbe cannot be beat.

My daughters and I were enthusiastically welcomed by Manuel on our arrival after a long journey and navigating the trip from the airport in a rental car. He carried our bags from the secure underground parking through an oasis of gorgeous vegetation and a lovely pool up 2 flights to the apartment. Our stay was amazing and we all thoroughly enjoyed the comfort and location of the condo. We especially enjoyed our breakfast on the terrace every morning, having the kitchen for snacks any time we wanted, the really comfortable lounge areas, the lovely tiled bathroom and watching the stars from the roof top Jacuzzi. The location was perfect either to walk to fifth avenue to enjoy all the restaurants and shopping or walking to the gorgeous beach. There was some noise at night as we were close to the action of open air night clubs but once in the bedroom we still managed to sleep. The maid service was a bonus and Vicki was very sweet and accommodated us by coming later in the day so my teenagers could wake up slowly. Mikaela from the property management company was extremely attentive and met us soon after our arrival to tell us everything we needed to know and reassured us about safety issues. We felt very comfortable throughout our stay and will definitely be back. Thank you Evelyn

My wife and I rented the Villas Sacbe #12 condo for three nights before meeting up with my company for our annual corporate convention at an "All Inclusive Resort" and had an absolutely wonderful time! Booking the reservations with Evelyn went very smoothly; I had a chance to talk with her on the phone before booking and she made us feel very comfortable about renting this place. She also sent me all kinds of information about the area that really helped us as we were planning the trip. When we arrived at the condo, it was even nicer than it looked in the pictures, Mikaela met us at the door and gave us a tour of the place. She is and absolutely delightful person and made us feel like we were at home. The bottle of wine and cold beer that they had waiting for us in the fridge was a nice touch! We took full advantage of the Indigo Beach Club passes and spent most of our time during the day hanging out on the beach, enjoying the sun and the ocean. In the evening we would walk two blocks up to 5th ave and have a great dinner at a fine restaurant, followed by drinks and live music at one of the cool bars. We would end the evening with a glass of wine (or two) in our rooftop hot tub...not a bad way to spend a day!! The Condo is clean, comfortable, and in excellent condition and I would highly recommend it to any one. Thank you again Evelyn!!!

My husband and I rented this condo for our honeymoon and we really enjoyed our stay. What we liked: the entrance into the condos is always locked and there is a security guard at night, the condo was very clean, comfy bed, just about everything we needed was already there(blender, coffee maker, drinkable water (and ice!), beach towels, cooking items, tea, books, even a bottle of wine!), ocean view from the rooftop terrace, lots of plants/trees on the property, and having a cell phone. Before we left, she also sent us a list of banks, grocery stores, and restaurants with reviews for the area which was really helpful. The condo is in a very central location, so it was an easy walk to get dinner/grocery items, and this also meant that we could hear the music from the clubs at night esp. in the living room, but in the bedroom we couldn't hear it. The condo phone didn't work during our stay but we were still able to use the cell phone to make local calls. We also had an issue with other people using the hot tub at night but it was resolved during our stay and I don't think that is usually a problem. Evelyn, the owner, expressed genuine concern (and refunded us some money when she sent our deposit back), when we told her about the problems when we returned home. Her customer service was excellent both before and after our stay and I wouldn't hesistate staying there again because it was so worry/hassel free to stay there.

We just came back from a FABULOUS 2 week stay at Villa Sacbe #12 (Aug 30-Sept 11, 2010). The location is amazing (less than a minute away from both the beach and 5th avenue) and the amenities of the condo are incredible. There is lots to see and do in the area, including a pretty busy nightlife scene just down the street. While you can hear the music from the bars/restaurants, we didn't hear anything when we closed the door to our bedroom. Evelyn (owner) was very helpful from the moment we contacted her, and the property management company was fantastic. We were greeted by two staff upon our arrival and were given a cell phone with direct access to Maura (our "concierge" who recommended some great places to eat, and booked some tours for us) and Mikhala (a representative from the property management company). It was a nice change from an all-inclusive holiday, as it gives you the opportunity to really explore the area. We will DEFINITELY be back! Thank you Evelyn, Maura and Mikhala!

An Awesome Place!

We stayed in this unit for a week for our honeymoon and absolutely loved it! As mentioned by the other reviewers, Evelyn the owner was amazingly helpful and extremely quick to respond to all of our inquiries. The condo complex is in a primo location, and feels very private and secure. The unit was in excellent condition and the housekeeping was top notch. The included transportation from the airport was on time and very professional. The only problem we had was not with the unit or complex itself, but with the surrounding nightclubs. There are no less than 5 nightclubs within a half a block of the complex. All of them are open-air with huge speaker systems, so from about 10PM to 3AM the thumping music blends together and reverberates off all the buildings. On some nights we could not even bear to sit in the living room due to the noise. Fortunately, the master bedroom seemed to have much better soundproofing, and with the doors closed the sound faded to just a soft murmur and sleeping was absolutely no problem at all. The included access to Indigo Beach Club was great. The staff at Indigo were all very nice and accommodating and the food was tasty and reasonably priced. Overall a great stay. We're so glad we chose this over an all-inclusive resort.

We’ve recently returned form our second stay in this condo in Villas Sacbe (see our last review July 7, 2009) and this stay was even better than the first, if that’s even possible. We don’t want to repeat everything that we, and many others, have written about Villas Sacbe in general, and this unit specifically. Suffice it to say that the pictures, while nice, don’t really do the property justice. And the other reviews that you read are completely accurate --- this place is fabulous. What may not be clear from reading the reviews is that Villas Sacbe is a condo complex (I believe that there are 12 units) where many (all?) of the units are privately owned and rented out to people like you and us. We’ve dealt with Evelyn, the owner, and Mikaela, the property manager, and had an absolutely superior travel experience. It seems from reading the other reviews that most people have had identical experiences with Villas Sacbe, and the people that they interacted with. A new addition to the amenities offered by Evelyn includes unlimited use of the facilities at the newest and most beautiful beach club in Playa and a gym, both about a block away from the condo. The beach club offers free use of very comfortable lounge chairs, towels, and umbrellas, a nice savings (vs. having to rent from other vendors) and very convenient. We didn’t use the health club, other than staring through the windows at people exerting way more energy than we had in us, but it looked like a very nice facility for those so inclined. In our last review the only negative that we mentioned was that the air conditioner in our unit seemed to be a bit under-powered to handle the really hot temperatures of June. Upon our return we made Evelyn aware of the situation, and she was aghast and apologetic that we would have had to deal with this. We spent some time explaining the details of the situation so that she could pass along the information to her property management company. And just as promised, another air conditioning unit was added so that this year’s stay was completely comfortable. These people genuinely care about making every aspect of your stay as nice as possible. We’re already planning to make Playa a part of another vacation, and this condo in Villas Sacbe will be our choice without question.

My family and I had a great trip to Playa del Carmen in March 2010. The owner was wonderfully helpful and provided detailed information about the rental property and surrounding locations and really made us at ease about renting in an area that we had never been to before. She was willing to make accommodations for a spare inflatable bed for our son and gave helpful advice on restaurants in the area. The location of this condo couldn't have been better. It's about a block from the beach with beach club access at a new hotel which made for a few relaxing days on the beach when we didn't feel like venturing further down the coast. If you are looking for a quite getaway this is the rental for you! First, the location is the best!! We loved the beach around this area! A short walk to the beach(one block away really means one short block away), and you will have plenty of beach clubs ready to serve you! Second, Evelyn is GREAT to work with! She is willing to go above and beyond to make sure that your stay is everything you hoped it would be!! She is also very prompt on getting back with you on any questions you may have!! She even provides you with a cell phone in which you can use while you are down there....love it! Third, the Rental was everything you could want and more!! The rental was not only clean and well kept but very cozy and romantic!! I also loved the free WIFI and Calls to the US!! I would love to thank everyone involved in making our vacation smooth, relaxing, and cozy!! The only bad thing I can say is we wont be back until next winter....I miss Villa Sacbe Unit 12 already!!

We had found this little villa on this Homeaway website and the condo matches the photos. Romantic, private, cozy the list goes on and on. It was a beautiful kept condo, with an amazing rooftop patio and private jacuzzi/hottub with a great view of the surrounding area and ocean. It is exactly as described and more. We choose to stay at this condo our 2nd week in Playa instead of an all inclusive and enjoyed every moment. Great location for shopping, the beach and nightlife. Everyone who works at the condo complex is very friendly and helpful and the owner of the condo was amazing to deal with, we loved our time there and cannot wait to return! Thank you for having such a beautiful retreat in a fabulous location.

Cleanliness, security, attention to detail, concierge services, anything you need is only a phone call away. We were amazed at how quickly we felt right at home. If you are looking for relaxation and a home away from home, then this is it! Cleanliness, security, attention to detail, concierge services, anything you need is only a phone call away. We were amazed at how quickly we felt right at home. All tours, excursions and car rentals were promptly arranged for us. We were provided a local cell phone for our usage so we always had direct contact to any information we needed and it just added to the feeling of security in case of any emergency. If you're looking for a great place to jump start a marriage or just need a great getaway from the rest of the world Playa del Carmen is the place to do so. I've arranged vacation rentals in the past but non of the transactions or communications were as great as with Evelyn. With all the weight of planning a wedding and keeping our honeymoon a secret from my bride, Evelyn did an amazing job at helping me make this experience not only memorable but easy. As soon as we arrived we were greeted by the driver Evelyn's staff had arranged. Fantastic service. He was even holding the custom sign I had asked Evelyn to arrange to get a laugh out of my bride. The drive was a quick 35 minutes from the airport and as soon as we stepped outside the van Mikaela, Evelyn's property manager, greeted us and walked us to the condo. Mikaela was an absolute sweetheart and did an amazing job. We were even given a cell phone to use while we were there just in case we needed to get a hold of her for any reason. We've always felt safe in foreign countries, but having that means of communication was a definite bonus. Another person that made this experience so great was Maura. Her concierge service was phenomenal. She arranged our adventure to Chichen Itza (which is a must see) and was a great source of knowledge about things to do in Playa and the surrounding areas. In regards to the actual condo; the pictures were spot on with the beauty and fantastic amenities this place had. The private hot tub is something you won't get anywhere else. Bring some speakers for your ipod and break open the bottle of wine Evelyn has waiting for you when you arrive and enjoy a romantic night above the night life. The condo is located on 1st Ave so you're basically 100 yards or less from the beach and a 2 minute walk to 5th Ave. You're also 50 yards from some of the major beach club, no worries though, the actual room is virtually sound proof. My husband and i just returned from a 4 night stay at this villa and couldn't have been more pleased. The hospitality that began with our first inquiry lasted through out our whole stay. The owner and the property management company went above and beyond to make sure that our stay was perfect. The villa was immaculately clean and comfortable with every detail attended to, centrally located to the beach and the restaurants/shopping. The complex is very well maintained and has a lovely tropical feel to it, and the rooftop jacuzzi is very romantic with amazing views. It was the perfect getaway, our own little paradise. We have already recommended the villa to friends and family!

The main reason we don't stay at the All-inclusive is to get off the beaten path and the list provides the best of Playa. For that romantic dinner and step out of the scene head to Chicago (it is THE spot for a real steak). Ask for Pepe, he's a young kid and he'll make sure you have a great experience. We stayed for a wonderful two weeks at Villas Sacbe (Unit 12) from the end of July to the beginning of August 2009 for our honeymoon. We were greeted the moment we arrived by Mikaela which her and Evelyn (the owner) made sure our stay was completely entertaining and comfortable. Evelyn had provided us with a list of restaurants with excellent details on what to expect and places that are a must see. The condo is within walking distance from the beach, restaurants, shops and the nightlife. It's the perfect location. The condo is remarkable with a balcony that wraps around the whole condo. It has a private rooftop with a jacuzzi. It is very romantic and goreous. It is also kept clean with a maid that come every other day. Their is also locked gate that you need a passcode to get into the building and a security on-site at night. Our two week stay was the best experience that we had and we cannot wait to go back again!!

Evelyn, the owner of the unit, was quick to respond to our emails, very friendly and highly professional. We received all the necessary information regarding our stay well in advance and were put in contact with the property manager in Playa del Carmen. Evelyn sent us a document detailing all the features of the unit, there was even a list attached with her recommendations for the best spots to visit in Playa. We arranged to meet up with the Property Manager on the day of the Check-In and the handover went very smoothly. The representative Monika showed us around the unit and explained everything to us, leaving her contact details in case we had any queries. The unit was absolutely beautiful! It was impeccably furnished and spotlessly clean. Such detail had been paid to equipping the apartment with everything a guest might need during their stay. We were welcomed with a complimentary bottle of wine and breakfast utensils had been left in the kitchen for us - it instantly put a smile on our face. The Jacuzzi on the rooftop was amazing, and we greatly enjoyed our extended breakfasts outside on the porch overlooking the property's garden! As for the location of the unit - you can't beat it! Within 2 minutes walk we were at the famous "Quinta Avenida" or down at the beach. Two large grocery stores were within 15 min walking distance, although there's a little store right beside Villas Sacbe that stocks some of the more basic groceries. The maid stopped by three times and each time she left the unit looking perfectly clean and tidy, we were extremely happy with her work. There was also a friendly security gard outside the property at night, so we had no concerns regarding safety at all. We can highly recommend this unit to everyone planning on visiting Playa del Carmen! We have been to Playa many times before and this has definitely been our most enjoyable stay!

What a beautiful condo. My boyfriend and I stayed in Villa #12 for 7 nights during May. The condo is located in a prime location - one block from the beach and one block from 5th Avenue. Villa Sacbe is definitely five-star! Housekeeping came every other day, the concierge service the owners use were so helpful, and a security guard was onsite from 8pm-8am. I highly recommend Villas Sacbe #12 for the prime location, the cleanliness of the condo, and the price.

More than we imagined. My girlfriend and I have been fortunate enough to have traveled around quite a bit and have stayed in very luxurious rooms. 800+US a night rooms. We both agreed that this was the most romantic spot we have ever been too. This is not for the touristy, all inclusive couples. If you like your privacy and you like to explore and try new things. This is as good as it will ever get. 4 thumbs up coming from this couple.

My husband and I recently stayed in Villa Sacbe #12 for our honeymoon and we had a wonderful time. The villa is within walking distance of all of the great places in Playa and the beach is only a block away! The maintenance staff was GREAT! We had trouble with our air conditioner one night and they stayed until they got it fixed (and it was late at night). The owners also called the next day to make sure everything was working good. We were very impressed. The Villa itself was clean, spacious, and comfortable-not to mention the great Jacuzzi on the roof. The pool in the Villa Sacbe terrace was also great (a wonderful place to cool down when it is hot out). We had a wonderful and relaxing stay and look forward to going back soon! Tanya and Andy

My husband and I just spent a week in Villa #12 and thoroughly enjoyed our stay. The condo itself is gorgeous, new appliances, granite tiles and a glorious roof-top private jacuzzi. The full kitchen is a huge bonus since a large, clean supermarket is within walking distance. The grounds of the condo are extremely well-kept, with a lovely pool and beautiful landscaping. The location places you right in the middle of everything-shops, restaurants and bars. Overall, the condo-as well as the property itself, is an absolute pleasure to experience and I would consider myself lucky to stay there again. On top of all this...the owners are a pleasure to deal with-polite and timely in their responses. The management staff are likewise available, pleasant and very professional.

We spent a delightful 10 days in Unit #12 Villa Sacbe at the end of February to the first week of march. We were immediately charmed by the tropical look the whole complex had. There are mature trees incoporated into the common areas around the pool and pebble fountain. There was even a bunch of bananas hanging over the pool. Unit #12 is on the upper level of the complex and overlooks Playa to the sea as well as the tree tops in the complex. Upon entering the unit, we found a starter basket containing milk, tea, coffee as well as beer in the fridge. The apartment has natural stone floors and countertops in soft colours. There is a breakfast terrace with table and chairs as well as a roof top terrace with cool plunge pool and more chairs. The palapa grass roofed loft is another nice feature. You enter this from the roof terrace. We were able to do most of our cooking in the well-equipped kitchen. There is a small gas stove, no oven, a wide array of pots and pans, microwave, and even a blender. We travel a lot and were very impressed by the generous supply of kitchen tools. There were even herbs, spices, and plenty of clean dish towels. The bedding was excellent quality and changed every second day when the unit was cleaned. We had only to ask Heidi, the manager, for information on local restaurants, tours, directions. The views all round the unit were nice so we spent a few days just relaxing at the apartment. The digital telephone was appreciated as it is no charge contact with friends and family in Canada and the U.S. The beach is only a block away and it is one of the nicest that we've seen. Excellent holiday in a lovely place. Just great!

My finace and I stayed here for 3 nights in early February. It was our first trip to Playa and we could not have been happier with our choice in properties. Location, location, location. A short walk from many great restraunts and the beach. The unit was CLEAN and very comfortable. The plunge pool on the rooftop deck was a big bonus. Upon arrival we were greeted by Heidi, who made sure that we had everything we needed and gave us some great recommendations on places to eat and things to do. All in all it was a great, although short, trip and I would recommend Villas Sacbe #12.

This apartment is charming and located in a beautiful, well-kept property. The location is very convenient to shopping, restaurants, and the beach. You can experience the real Playa from here. The balcony is a great place to have breakfast coffee. We will be back!

Lovely, peaceful and relaxing yet right in the center of everything. Spotless and beautifully decorated -- cool palapa ceiling, lovely stone floors, fantastic shower, two terraces, one with a private plunge pool. Staff was very helpful. Hated to leave, can't wait to go back.

What a treasure! Everything about your Villa was incredible. It far exceeded our expectations! The decor...the private plunge pool...the perfect little breakfast patio...AND it could not have been in a better location. The staff was super friendly always going far above and beyond. We wouldn't consider another place to stay when vacationing in Playa Del Carmen. As nice as the online photos of your place are, they can not begin to do your Villa justice. Thank you so much!
