Our villa, located at 4602 Formby Court, Lake Berkley Resort, Kissimmee, is a single storey 5 bedroom, 3 bathroom villa with upgrades in virtually every area. It dominates a prime location within a cul-de-sac overlooking the lake and pier. The villa offers everything for the whole family.
Fully air conditioned with decor and furnishings having been upgraded to the highest standard. The fully applianced kitchen has everything from a teaspoon to an ice-maker. Appliances include: fridge, freezer, microwave, cooker, dishwasher, toaster, coffee machine, washing machine, tumble dryer and more crockery, cutlery and more utensils than you have probably got at home.
The villa has a formal dining room to enjoy your culinary delights (or a take-away) as well as a breakfast bar with 4 stools for a less formal snack. The living area boasts leather sofa’s and designer furniture to help unwind while reading or listening to your favourite CD. The main living area also hosts a 51" Plasma TV with video and DVD players - we have a small library of about 50 childrens and blockbuster movies. A Playstation 2 games console is located in the main bedroom - so make sure you bring the kids favourite PS I and II games as we only have four games - Skateboarding, Simpsons Roadrage, James Bond and Legoracers II.
Through the patio doors you can enjoy the fantastic south facing pool area with the 30ft heated pool plus spa. The tranquil view of the lake is the perfect background from which to soak up the sun or relax in the pool - we offer extended decking and ample furniture to accommodate up to 11 adults. The pool has spray heads to keep you cool whilst you float and a waterfall feature keeps the mood calm with the sound of gently running water.
Among many safety features the patio doors leading to the pool area are alarmed to ensure unaccompanied children cannot wander out without their parents being fully aware. The villa also has smoke alarms in every room.
Of the 5 bedrooms two have double beds (the master boasting a King Size) with twin beds in the remaining rooms – all beds are upgraded to ensure maximum comfort. The main bedroom has en-suite facilities with a corner bath, separate double shower and toilet. Bedroom 2 also has en-suite facilities.
No parking in the garage anymore - as we have transformed it into the complete games room with full size Air Hockey Table, Table Tennis and Pro Pool Table (no Wal-Mart table here, this is from Eastern Billiards and has a slate base and runs perfectly..) Tennis Equipment, Fishing Rod etc. Who needs a garage when they're on holiday .. we didnt so we changed it to a "full on" games room - the perfect place for a family tournament over a cool one .. just be sure to let the kids win!
The versatile accommodation can sleep up to 11 people in permanent beds, plus cots so Grandma and Grandpa or family friends can come as well. Alternatively, two families can use the house without living in each other’s pockets – this really keeps the cost down.
Wireless Internet access is provided - just bring a laptop (and your power lead) ....
The villa is looked after by a Management Agency based on Lake Berkley - their main purpose is to provide all the assistance and needs you may have – they provide cleaning, fresh linen and can offer additional cots, high chairs (we have one of each at the villa already) and virtually anything else you may need to ensure you have a great vacation.
Pets are not allowed and smoking is only permitted outside.
PLEASE NOTE - we also own the house right next door which is a 4 bed, 2 bath house with pool, games room etc etc. The two houses can be rented together and will accommodate 19 adults plus 2 infants - please see our other listing on vrbo

Why the Owner Chose Lake Berkley
We spent a week looking at all the different communities and it was clear that Lake Berkley provided everything in one place - close enough to the Parks (10-15 min drive), shops, restaurants, bars and amusements on the I192 (2 min drive), Super Wal-Mart (2 min drive).. BUT ... when you're on the Resort you can forget all the hustle and bustle of Florida as it is a self-contained tranquil community which offers everything to unwind after a day at the parks or to spend a day exploring - tennis, basketball, clubhouse with bar, gym, nature trail, huge community pool with spa, concierge, fishing.. the list really is endless..

Kevin (my brother) and I bought the house in 2001, after looking at dozens of houses on similar communities. With 2 homes next to each other we can accommodate 19 adults plus children - so enjoy a break with ALL the family. We have hundreds of testimonials from happy families who have had a great time and we are building upon huge number of returning families and friends which speaks volumes about the houses....

My wife and I got married on July 1, 2011 and we decided to take a family-moon as opposed to a traditional honeymoon. My wife and I and my wonderful and energetic step-kids boarded a plane and headed to Disney for a week. We were thrilled with the house and the very detailed overview provided by Martin. The pool was fantastic and rooms in great shape and very clean. I was so pleased to find out how close it was to all of the parks. I know we will be back to Orlando and I know where we will stay! So many great family memories were created at this house. One of my personal favorites was the light saber battle I had with with my step-son in the kitchen.

This was a family holiday for myself,wife and kids (4 + 5) .The house was excellent ,very clean and well kitted out with all you would need in a home away from home. Lake Berkley itself is ideally located with quick access to everything, This was our second time staying at Lake Berkley which speaks for itself. Facilities are great with two playgrounds for kids, basketball and tennis ,two lakes with great walking/jogging facilities. I'd recommend this home and area for all ages,there was a wide variety of age's and family profiles here. I look forward to our next visit here.

We loved the place. The heated pool was soooooo worth it since the kids would rather swim then do Disney. We plan to go back next year. Since everyone has different opinions I just want you to know that the place was nice and perfect for us but it has a few glitches. The washing machine likes to get stuck in the spin cycle and the microwave will randomly go off if you run it for more than 5 minutes at a time (trying to do lasagna)

Hi Martin. Just wanted to drop you a line, we had a great time in your villa, the kids really enjoyed playing in the games room and Neil and I enjoyed relaxing in the hot tub after spending the day walking around the parks. we are looking forward to booking for next year, we will be in touch once we have sorted out the dates.
