Classic Beach Cottage is located directly on the sands of Miramar Beach--the only beach in the Santa Barbara area that has dwelling units directly on the beach.

The beach is crescent shape, facing directly South, providing protection from West on shore winds, and giving delightful sunrises and sunsets (and moon rises-sets) at the points on each end. The cottages on this beach are historic, and protected against change by the California Coastal Commission and the Montecito Association. There are about 50 properties along the beach, some of which date to the late 1920's.

This charming cottage, with Architect and Engineer owner partners, has been perfectly preserved and maintained--board and batten wall construction with exposed beam structure--all white painted inside with gray-blue carpet--with blue and white exterior.

Please note! This is not duplex. It is a self contained 2-story cottage. Be sure to check comparables in this regard. It is two stories, built into the bluff. You enter at the upper story, which is the living area, including kitchen and half bath.There is a deck with eating or sunning area off french doors at this level. There is a gas fireplace--very cozy!

Below there is a Queen bedroom with dressing area, laundry, and full bath and shower. There are french doors leading to a deck with a few steps down to the sand. The location on the beach is in the center, where the beach is widest, far from public access, and where the views and sun angles are maximized.

Santa Barbara has a wonderful downtown core, Historically protected and controlled, all in the Spanish Colonial architecture--white with red tile roofs---very quaint and wonderful eating. Shopping at the max! Culturally, there are UCSB university, the Music Academy, Lobero Theatre, Arlington Theatre, Museum of Art, Maritime Museum, Ty Warner Sea Center, Natural History Museum, the Presidio historic area.

Why the Owner Chose Montecito

After spending more and more time working in Santa Barbara and renting on the beach, we fell in love with the City and Miramar Beach. In 1988 we purchased 50% of the beach cottage with our present partner, and we both used it as a second home. We were enthralled with the beauty of the City, coastline setting, mountains, availability of boating, carefully controlled architecture, and the cultural assets of the university, and moved here in 1992. Having spent winter vacations in Florida, Bahamas, and the Virgin Islands, we were blown away by the beautiful setting of Miramar Beach nestled against the mountains--right here in the USA--and the perfect year-round weather!

The Unique Benefits at this Cottage

Though on the "West Coast", Santa Barbara actually faces mostly South, and Miramar Beach faces directly South. The bend in the coastline provides a sheltered area, protected from Westerly on shore flow, providing unique weather on the coast. The crescent shaped beach has approximately 40 residences directly on the sand. Our cottage is located in the center part of the beach, and the views to the islands are wonderful--sunrise from the easternmost point of the beach--sunset at the westernmost point. Ditto, the moon! The year round temperatures are the warmest in the City, due to its setting into the bluff, and protection from winds.

My wife and I are co-owners with a Bay Area resident. I had an architectural practice in the Chicago area for 30 years, then moved it to Santa Barbara, where we had been doing local projects.

My partner is a civil engineer by education and is presently doing real estate development and property management in the Bay Area.
