Park your car and walk or bike to everything on the island! Our home borders the King & Prince Hotel property, so the location cannot be beat. The beach is a short two minute/one block walk from the front door. Or turn the other direction and in less than a minute you have four of the best restaurants on the island at your disposal - Chelsea, the Crab Trap, Crab Daddies, and the Beachcomber. Not to mention Ocean Motion for all of your kayaking, beach and biking needs. Need that first cup of Starbucks in the morning? Just take 2 minutes and walk over to the lobby of the King & Prince where Starbucks is located.
Our home is a townhome situated on four levels. The first level contains a very large 1 car garage that will contain almost any model of car - we can fit our minivan in and have the back door of the car open with the garage door closed. Behind the garage is a bedroom with a queen bed and a bath and a small TV, which has access to a patio that is gated - a perfect spot to store beach equipment and bikes and rinse off the sand from the beach. This is a great room for grandparents or a babysitter since it is more private.
The second level is completely open and perfect for socializing. There is a large, fully equipped kitchen, half bath, living area with TV, DVD, and stereo, and a sizeable deck with a settee and a table and chairs and stairs that lead down to the patio. The third floor has two large bedrooms (queen in each) and a "Jack and Jill" bathroom. There is also a small futon and a porter crib on this floor for little ones not ready for a "big bed" yet.
The back bedroom on this floor has a TV and a covered deck with two wonderful cushioned teak chairs and an ottoman, perfect for reading and relaxing in the shade, away from the main living area. The fourth level contains a sun deck, a "crows nest", and a loft with a double bed, which is great for teenagers seeking to get away from the family for a little while (note that this area is not conducive for smaller children as it is very separate from the rest of the home). Enjoy a drink on the top deck as you watch the ships on the ocean or look over the marsh.

Why the Owner Chose King and Prince
We loved the location of this property. We can walk out the door and be at the beach in 2 minutes. We also loved being able to walk to several great restaurants and over to the King and Prince for a coffee in the morning or a lunch by the pool. From the top deck we watch the ships come and go and the fireworks on New Years and the Fourth of July and never have to leave home.
The Unique Benefits at this Townhome
Due to the floorplan of the unit, you are afforded much more privacy than in a typical condo or hotel. With the living areas spread out on 4 levels, it is easy to find a little quiet time. And the large living room/kitchen area is a great place to be when everyone wants to be together. Our guests love the covered decks and the private patio area, especially for the pets.

My husband and I are native Atlantans and currently reside in Dunwoody. I have been coming to the St. Simons area my entire life. My husband fell in love with the area during a visit to St. Simons over New Years Weekend 2000. On an impulse, we purchased our first property on St. Simons during that fateful trip and it was the best decision that we have made. We love visiting the area with our 2 girls and can't wait for the day that we can spend even more time on the coast.

The week of our visit I needed to be close to the King and Prince as I was involved in a wedding. It is right there- practically on the K&P yard. The condo was clean, had a great well stocked kitchen, was within walking distance to great places to eat, and the off- season price was right for us. I found the owners to be easy to deal with even sending keys well in advance of our trip. The two main bedrooms had a Jack and Jill bathroom so the other married couple we brought had to share the shower and potty with us. Glad we're good friends. One bedroom is down behind the garage and was perfect for our adult son. When he came in after the wedding and his friends wanted to continue visiting on the roof, the old folks woke up due to doors slamming and stairs being climbed- (no entrance to upper deck from outside- just from the hall outside the two main bedrooms). It was funny. All in all we loved staying here and will come again. The only reason I did not give an excellent rating is because of the 4th bedroom and lookout deck which are hard to find and get to. I also had a little bit of trouble finding the condo itself on that first day when I was by myself - there was no address in any of my paper work. I just went around punching the garage door opener until a garage opened and Voila! Problem solved. Oh, by the way, if you ARE by yourself, be prepared for lots of steps when you unload- hard on my 'ol back. It's the perfect place for a girls trip or couples who get along really well, or a family with older (because of the steps) children. Our favorite places to eat were Crab Daddys and the King and Prince. HINT- I bought fresh shrimp from the City Market in Brunswick as I was driving to the island. I found the perfect big pot in the kitchen and had it all steamed up for my husband and guests when they arrived the next day. It was THE BEST shrimp! And the prices are better than on the island. I'm ready to go back!

I have to say that the 3-1/2 years we've stayed at this vacation home, we have loved it each and every time. We go at least twice a year and would stay nowhere else! We call it "our" vacation home because you walk in feeling like you're in a real home, not a rental. There is everything you need, fully stocked kitchen and linens. The 4th bedroom which owner calls the loft is the greatest place for teens. You do enter it from the stairs and go outside to a large balcony to open the sliding doors to this bedroom - so of course teens love their privacy and own balcony. From their they can walk up more steps to the crow's nest to sit and see the ocean. We have never seen mildew, dirt, bugs, etc. It is always very well maintained and each year the owners have made yet another improvement. For the price of the King & Prince hotel, you get an ENTIRE house! That can't be beat. It literally sits on King & Prince property-directly beside The K & P Tabby House. We can't say enough good things about it. The bedroom and bath that feeds off the garage is the greatest for older adults who have a hard time stepping over tub to get into shower as it is just a walk-in shower. This bedroom opens to a patio for a private place for those staying downstairs in this room. The outside shower on lower patio is great for rinsing off sand. The balcony off living room is furnished nicely and the best place to read and drink. Then there's another balcony off the master bedroom for complete privacy to relax from other guests. I can't imagine ONE negative thing to say. Thanks OWNERS!

My family and I have been going to St. Simons annually since I was child. We have stayed at various condos, hotels, and beach houses. This property is perfect, and we will be staying here again when we go back. It is very spacious with privacy. It is conviently located so you can walk anywhere you need to go. We were glad to find this place and look forward to our next visit.

My family recently stayed in this property. The location was great. There was an issue with the AC when we arrived. The owners handled the issue quickly. We come to St. Simons every Summer, 10+ years. The property was not very clean, and in need of some renovation.There was a significant ammount of mildew in the bathrooms. There was also an issue with roaches in the basement bedroom and 3rd floor bathrooms. I understand that "Palmetto Bugs" are to be expected in the South. I grew up in Lowcountry SC. The listing photos are more attractive than the actual townhouse. On a positive note, there are several places to eat within walking distance. We especially enjoyed Beachcomber's Bar & Grill and Crabdaddy's. Unfortunately, I would not recommend this property in the current state.
Owner response:I was disappointed to hear about the mildew in the bathrooms. If you had mentioned it when we were discussing the A/C, I would have immediately sent my cleaners back to the house to rectify the issue. We are always looking to update and upgrade the home - our next big project is to replace the carpet and flooring in the fall. Our goal is to provide very reasonable rates in a great location with very generous square footage.

I recently stayed in this townhome with my daughter, sister, mother and two grandchildren. It is everything that is described. Great location, short walk to the beach and equally short distance to some wonderful eating establishments. I would like to mention that the room on the 3rd floor has to be entered through the outside so rain may be an issue. My grandchildren stayed up there (6-1/2 and 4-1/2) 3 out of the 4 nights without any problems. The one night was raining and we had the tooth fairy coming so they slept in doors. I would definately stay there when I go back to St Simons.
