What a wonderful time! We enjoyed our stay immensely. The apartment was perfect for the 4 of us. The property is located for easy walking to most of the restaurants and clubs downtown. Everyone working at the Villas were wonderful! The food was good and the drinks better!!

Affordable Family Fun!

Our family stayed at Beachscape Kin-Ha Villas December 22nd - 29th. This is our fourth trip to Cancun, first time at Beachscape and this area. We have previously stayed at the Royal Resorts: Royal Sands and Royal Mayan. I chose Beachscape due to reviews, and so, am writing to help future Cancun travelers. Location and beach were the two-standout features of Beachscape. The large beach was fabulous with white sand and plenty of sun! Neighboring hotels lose their sun about two due to limited beach! Our college aged boys appreciated walking to nightlife while we enjoyed an occasional Starbucks! Two separate bedrooms and bathrooms is a must have for our family. Beachscape is an older building. It does show age, but the villa was large, comfortable, and provided this amenity. We did not use the sectional as a bed, although a little tired looking, it was fine for sitting use. Beachscape has an adequately equipped kitchen. Probably our biggest disappointment was not having a true table for four on the main large deck. Even better yet would have been a grill. Beachscape is quiet and low key. This villa proved to be a great match for our family. We look forward to a future visit. Chris & Nancy Mottet

We thoroughly enjoyed our stay in Cancun at this Villa. The unit is well appointed, the beach is fantastic and the location is convenient. Our family of five was very comfortable. The owners of the villa are easy to work with and were helpful to us. I would recommend this Cancun base to anyone who is seeking a Yucatan getaway. Parking is available and enabled us to rent a car and explore near and far during our week in Mexico.

Wonderful Relaxing Vacation!

Our family just returned from this wonderful property. We had our two children with us (ages 4 and 8 months). The condo was exceptional, especially the three very spacious balconies! The views from each were unbeatable. We enjoyed spending time on all of them! The bedrooms are spacious and the kitchen was well equipped. Our children loved the kiddie pool and the beach was just perfect! The food in the Palapa restaurant was outstanding, we ate there every day either for lunch or for dinner. We did not rent a car and were very happy with the bus system which is literally in front of the resort. The next time we are in Cancun we will be staying here! Thank you for a fabulous vacation!

SUPER FAMILY FRIENDLY... Best beach in Cancun, no question.

We have just returned home from 12 nights at Beachscape Villas and we found that this listing and this condo is exactly as advertised. We would not hesitate to recommend to friends and we are picking our dates to return again. Dealing with the owners was easy, professional and very accurate. Payment details were smooth, questions were answered promptly and honestly and they met us at the front desk when our flight arrived, helped us check in and took us for a tour of the unit. We were not disappointed in any aspect of the condo or the property. The 2 bedroom/2 bathroom unit was clean and well maintained. Each bedroom had it's own private bath and balcony with amazing ocean views. Shower in the king bedroom was large and the 2nd bedroom shower was huge with a bench. The living room and dining room are very spacious and the kitchen was a complete setup to prepare meals or drinks as you wish. Stainless and Granite. There are 3 balconies, all with stunning views of the beach and ocean. There is probably over 1000 sq' of balcony space all together and complete with furniture on each. Truly amazing. The staff from registration, to the restaurants, to the cleaning and maintenance were all very pleasant and professional. Prices on site were as cheap as any we found and quality is very good. Family of 4 can have a buffet breakfast complete with Omelettes, pancakes, bacon, toast, pastries, juice, fruit, coffee, cereal, yogurt, etc. and hashbrowns for around $30. We also brought in a lot of food and beverages that can be purchased reasonably at a supermarket just 2 blocks away. The beach is like white sugar everywhere. It is the cleanest and largest beach that we found. Never a need for shoes or sandals once you hit the sand. The water is a large area the extends out several hundred feet and never exceeds 4' in depth and the surf is calm. We always felt 100% safe with our 7 and 10 year old in the water. Area is roped off for safety and security staff is always present on the beach as well as at the front gate. Please don't hesitate to contact the owners as you won't be disappointed. ENJOY!!!

The owner was so kind when we had to cancel due to loss of a job. In about 2 days he sent back the monies which we had sent to him to secure the rentals, and he also sent a note expressing encouragement that things would get better. We absulutely plan on renting from him when the financial situation chanages.

My wife and I vacationed in this unit with two of our children this past February. We loved the complex and thought it was a great value. The beach is spectacular -- really the best in Cancun. The restaurant at the beach is terrific. The staff is very friendly and accommodating. And the grounds are immaculate. They really take pride in providing a clean facility and clean beach; they even rake the seaweed from the water each morning. The unit was very, very spacious and comfortable too. We'll definitely go back and have already recommended it to friends.

Me, my wife, and another couple took the whole villa for 5 days in March and it was fantastic. The room was very spacious, we loved the covered patio, and the beach couldn't have been any better. Plenty of palm trees and umbrellas to stay shaded, the beach was huge, and the water was calm and clear. The bus stop was across the street which cost 60 cents to anywhere and the security at the gate would stop a taxi if we asked. It was a 5-10 minute ride to all the resteraunts and night life ($10 fair), but you could eat all 3 meals at the property for very little money if you choose to. We will definatly be back to stay again and will recomend this villa to others. If you are skeptical of renting, don't be, you will not be disapointed.

we stayed at the one-bedroom condo in januarty, it was very nice, spacious and had a balcony area with views of the ocean and the lagoon. the resort is an older one but very well maintained and lots of staff on hand.there is a small restaurant on-site with good food at decent prices.the condo is located in an area with plenty of restaurants and shopping within walking distance. the atmosphere here is quiet and laid back, good for families.and, the beach is the best one around , flat with all sand and shallow water.overall it's a good deal, we would recommend it to anyone. chuck g

We stayed at this unit New Year's week 2009. We loved it. The unit was clean and spacious and the beach was incredible- the best in Cancun. We were walking distance to many restaurants and transportation was easy by taxi or bus to the downtown area. We will definitely return.

We are a family of seven of 2 grandparents, 2 parents and 3 kids, aged 15, 6 and 4. We stayed in this beautiful unit 4409-4409 at Ambience Villas for five days in Febuary. Everyone loves it. All the rooms are spacious. Especially we love the big, spacious balcony which has a great view of the villa and the ocean. The decorations of the unit are moderate but nice and clean. The unit is on 4th floor without elevator access. The grandparents (in their early 70s) felt a bit tired climbing up but they dont think it was too difficult. Regarding the resort, we visited a few other villas while in cancun and felt lucky that we stayed in the Ambience which in our opinion has the best beach in Cancun. The water is calm on the north side of ocean and the white, powdery sand is absolutely beautiful. There is a beach-side snack bar which is very reasonably priced. The swimming pool is not too big, but it has a separate, shallow section even our 4-year-old son, who dont not know how to swim, can play there by himself. The staff at the Ambience are friendly. One thing we found inconvenient is that they dont have any ATM machine on site. But, the nearest ATM machine is only around 5 minutes walk away. Overall, we love the place and would definitely go back to this unit again when we visit cancun next time.

This is the second year we stayed at Ambiance Villas and this year we stayed in this two bedroom suite (4408-4409) with another couple for 8 days. Ambiance Villas is a very unique and unassuming place and is great for adults and families. It is a small group of individually owned condos, where the beach, pool, landscaping, etc., etc. are exceptual. The beach is the most beautiful in Cancun, being very wide, with soft sand. The beach accomodations of the Villas are wonderful and are a short walk from any of the Villas. The staff is very good and Javier, a vacation expert for Cancun and the surrounding areas who has an office in the lobby and is exceptional, make the stay quite comfortible for international visitors. The Villas are located in an area that makes access to the many great resturants and night life of the hotel zone very easy. In regard to our specific Villa (4408-4409) on this visit--what a view of the pool, beach and lagoon from the top floor with very large balconies. The inside accomodations as shown in the pictures on this web page are acceptable, large and do meet any needs that one might have. Maid service is available and really good. The only negatives are there are no elevators so first floor accomodations are necessary for the disabled and no large resturants on site (there are two small resturants on site). I regret having to present such a positive review for fear we won't be able to reserve our time next year because of many new visitors.

We stayed for 5 nights at the beginning of February with three kids aged 5, 3, and 6 months. We rented the entire 2BR, and there was plenty of room - over 1200 square feet plus three terraces, each with good views. Each of the bedrooms plus the main living / kitchen area had its own thermostat for air conditioning. The resort is well-staffed with friendly employees. The grounds are meticulously maintained (palm trees, grass, flowers, plants) and the beach is raked daily. FYI - You can ask for a 20 litre jug of bottled water from the front desk, and it will be delivered with a pump for $3 USD. There is free wireless internet from the lobby, and even coverage from some tables poolside. The pool is great for adults and kids, and the beach is by far the main reason to stay at this resort. Flat, with plenty of room and no shortage of beach chairs. The ocean is calm, and you can walk out about 100 metres with the water just up to your chest - thus, great for the kids! The swimming area is 'roped' off from the boats / jet skis, and there are hardly any waves. The kids club / Erica was great. There is a shaded area with a play structure / swing / slide and a table where she does crafts with the kids. She will also take them to the beach to build sand sculptures! Thus, you can relax by the pool while still keeping the kids in view! The restaurant, while it has a limited menu, has great food - both in taste, value, and quantity. They have poolside and beach service as well. There are plenty of restaurants / clubs within walking distance, and there is a small supermarket with fresh fruit / veggies about 1 block to the West of the front driveway. Also, the public bus stops right in front of the resort - thus, you can get around easily for 65 cents US per person (buses every 5 minutes or less!. We ususally would take the bus to one of the malls (i.e. La Isla) / restaurant areas, and take a cab home for $10.
