DESCRIPTION:

This beautiful four bedroom two bath house with an attached two car garage is located in the Briargrove Community and just ten (10) miles from the entrance to Disney World. The house is completely furnished and has a fully equipped kitchen. The house has a private south facing heated pool and a large backyard that is enclosed by a privacy fence. The house has central air conditioning and also has a formal living room, formal dining room, family room, and a clothes washer and dryer. The family room and each bedroom has a remote controlled color television and a ceiling fan. The formal living room also has a ceiling fan. The quite and well maintained Briargrove Community is zoned for short term rental and has a mixture of permanent residents and investors.

LOCATION:

The house is in the Briargrove Community, which is located 30 miles southwest of the Orlando International Airport. The house may be reached from the airport by traveling west on Interstate 4 and taking exit 58. From the exit turn right onto Champions Gate Boulevard and travel approximately one mile to Ronald Regan Highway. At the stop sign turn left onto Ronald Reagan Highway (County Road 54), travel approximately one mile, and turn right into Briargrove. Turn left onto Battlegrove Drive, the house is the second on the right.

The house is located along the south side of Ronald Reagan Highway (County Road 54) and three miles east of US 27 in northern Polk County. The house is conveniently located just two miles from Interstate 4, which provides easy access to all of the theme parks and other major attractions.

SECURITY DEPOSIT:

THERE IS NO SECURITY DEPOSIT. In lieu of a security deposit your credit card will be held on file. If there are damages to the house during your stay, your credit card will be charged and you will receive an invoice. You agree to this by reserving the house. You are responsible for any and all damages that occur to the property or its contents by you or any other member of your group, individually or collectively, while you are the registered occupant of the property.

RENTAL CONDITIONS & COST:

The house is normally rented on a Saturday to Saturday basis for $575/week plus 12% Florida tax. Upon reserving the house, $200 of the rental fee is required. The balance of the rental fee, including tax, is due thirty (30) days or more prior to the check in date. Upon reserving the house less than thirty (30) days prior to check in the entire rental fee and tax is immediately due. There is no refund for stays less than one week. For stays longer than seven (7) nights, please e-mail the owner or telephone - see contact information below. Pool heat is an additional $90 per week. For stays more than one week pool heat is an additional $15 per day.

Payment methods include MasterCard, Visa, Discover, Pay Pal, cashier's check, or money order.


CANCELLATION:

Full rental refund if cancellation is more than thirty (30) days prior to the check in date. No rental refunds if cancellation is less thirty (30)days prior to the check in date. Optional travel insurance may be purchased to protect against financial loss.
