3 houses, let together or separately, sleeping a total of up to 26 people, set in 5 acre property, with olives, walnuts and fruit trees, overlooking the site of the Roman villa of Latin poet Horace. A stream flows right through the property all year round, starting from a magnificent waterfall 100 yards up the hill. 1/2 mile away from picturesque hilltop village of Licenza in a tranquil and mountainous national park of great beauty.There are many beautiful walks in the area.
There are 2 pools on the property.
Rome (25 miles to centre) is easily accessible by car, train or bus, as are Hadrian's Villa, Villa d'Este, the Benedictine monasteries of Subiaco and the sanctuary of SS Trinità. Gardens at Ninfa, La Landriana, Villa Lante and Caprarola are within 1.5 hours. Pompeii 2.5 hours away.
These family vacation homes combine the best of Rome and regional Italy and provide a perfect base for those wanting to visit all Rome has to offer with the possibility of escaping from the confusion of the city, for visiting the sacred sites of central Italy or just to have a quiet rest away from it all.
The lower house consists of a south facing sitting room, with Steinway piano in good order, opening onto terrace shaded by kiwi vine and with kitchen leading off it. I double bedroom with shower room (shower, basin, WC) en suite, 2 bedrooms with twin beds, bathroom with bath, hand-held shower, basin, WC. There is also a wooden summer house in the garden which sleeps 2. Pool in garden next to house.
The upper house has south facing sitting/dining room, opening onto vine-covered terrace, and with kitchen leading off it. 1 double room with WC and basin en suite. I bedroom with twin beds and 1 bedroom with bunks. Shower room, basin and WC.
Vigna la Corte: access is by a flight of external steps which lead to a terrace and openliving spaces. Sitting room with sofa, armchairs and fireplace. Broad marble steps upè to kitchen and dining area looking onto terrace and fenced olive grove sloping up towards ruin of convent and the pool. Attached to ruin is changing room with bunks, shower, WC. There is 1 double room with basin and WC upstairs.
Stairs from sitting room lead down 1 double bedroom, 1 bathroom, 1 family room (sleeps 2-4)with bathroom en suite and 1 children's bedroom with basin.
Magnificent views in all directions.
In the village there is a tennis court, trattoria, pizzerias, bars, small supermarket, baker, butchers, post office, tobacconist, clothes shop etc. There is an excellent weekly market in a town 5 km (3 miles) away or in Tivoli (15 Km - 9 miles).
Local restaurants are simple and rustic, but Tivoli offers restaurants at all levels.
For those wishing to spend time in Rome itself, in the summer months the owners offer their own 4 bedroom penthouse (sleeps 6-8)right in the center of Rome, near Pantheon. Details on request.
