The intrerior was remodeled 2007-2008. Pet Friendly. Main floor: Vaulted ceilings, electric heat & woodstove. Living Room: furniture, phone (free long distance within continental U.S.), wifi internet, cable tv (dvd, vcr, movie library), board games, quality stereo, ceiling fan. Kitchen: large island, refrigerator & self cleaning oven (new June, 11), microwave, dishwasher, full inventory of cooking and eating utensils, 2 tables, 8 chairs, spices. Bedroom: 1 queen bed, closet, cabinet, dresser, cable tv, padded chair, nightstand. Full Bathroom, towels, linens, hair dryer (all 3 bathrooms). Laundry Room: washer, dryer, cleaning supplies, storage. Balcony: Covered & Open balcony, deck furniture, gas grill, charcol grill.

2nd Story: Electric heat, 2 bedrooms, 3/4 bathroom. Mater Bedroom: 1 queen bed, wardrobe closet, dresser, cedar chest, wall hooks, nightstand, tv, ceiling fan. 2nd bedroom: 1 dbl. bed with curtain partition, 2 single beds (pushed together = king bed), dresser, wall hooks, 2 nigntstands, tv, vcr, ceiling fan.

Lower Level walkout 2 bedroom apartment, electric heat & wood stove. Living Room: furniture, cable tv, (dvd, vcr, movie library), quality stereo, phone, wifi internet, ceiling fan, woodstove. Full Bathroom: towels & linens. Full Kitchen: refrigerator, oven, microwave, dishwasher, complete inventory of cooking & eating utensils, table, 4 chairs. Master Bedroom: 1 queen bed, dresser, cable tv, dvd, wall hooks, ceiling fan, nightstand. 2nd Bedroom: 1 dbl. bed, dresser, nightstand. Covered Patio: deck furniture, gas grill, campfire ring.

The main floor and 2nd story rent for $1000 per week. The lower level walkout basement is only available to the party renting the top 2 floors for an additional $750 per week and will NOT be rented to a separate party.

Outstanding views of 13,000 ft. T Mountain,12,000 ft. Red Mt. plus numerous 10,000-11,000 ft mountains. Abundant fishing, water sports, hiking, mountain biking, fishing, horse back riding, kyacking and boating, 25 miles from the headwaters of the Rio Grand River Valley, snowmobiling, skiing (Crested Butte, Monarch, Wolf Creek, Telluride). Western view for sunsets, five 14,000 ft. mountains in the immediate area. Lake Fork of the Gunnison River is 150 ft. in front of property. Lake San Cristobal (2nd largest natural body of water in CO.) 5 miles south of town. Blue Mesa Reservoir (largest body of water in CO.) 45 miles north; Black Canyon National Park 120 miles NW. Enjoy shopping and dining in downtown Lake City, within 10-15 minutes walking distance from property. This property offers plenty of additional off street parking for atv, smomobile and boat trailers, borders nature trail.

The staircase from the main floor to the 2nd story is moderately steep, the staircase from the lower level 2 bedroom apartment is less steep.

Why the Owner Chose Lake City

This property was purchased in Hinsdale County which is 80% public land (no development) offering a true mountain setting and natural environment. There are numerous DNR trails for hiking up to the 14,000 ft. mountains and numerous off road atv and jeep trails. The Alpine Loop at Cinnamon Pass is at 12,640 ft elevation and Engineer Pass is at 12,815 elevation, the scenery is equal to Trail Ridge Rd. in Estes Park except there are realtively few people on the Alpine Loop.

The nature trail runs along the south side of the property leading to the river walk, the river runs approximately 150 ft. in front of the house. The grocery store, gas station, atv & snowmobile rental are within 3 blocks of the property; downtown Lake City 10-15 minutes walking time.

Easy Place to Stay for Mountain & River Activities

This is a good launching pad for all activities. It's easy to live in. As you walk in the door with all of your gear for the day, you can drop dirty & wet stuff at the washroom immediately on the left. Coats & other things can be hung to the right. The kitchen is well-stocked with dishes and pans, and is set up in a practical way. The living area is carpeted and comfortable. We didn't watch TV, so we can't rate that experience. The internet was tricky, but my husband was able to get it working with some help. The upstairs has most of the sleeping area, and was fine for us. But it's true that if you have knee problems, it would be hard getting up there. There are plenty of windows to open for fresh air. We didn't have a problem with continuously barking dogs. You can hear the river running at night, a pleasant sound, which drowns out alot of other noise. We didn't have any problems with the neighbors. There's not too much street traffic. You can access a gravel trail that takes you to the river, or to a bridge over the river and into the main part of Lake City. We enjoyed using this place for our stay. I gave it a "good" rather than "excellent" rating because there's not much of a view from inside of the house. You have to go over to a window to see out. About the cleanup list, I would say that if you can afford to pay the extra for the housekeeping bill, I would recommend doing that. I hate to say, but it was hanging over my head the whole time. Next time, I will try to plan for that expense. We had a great time and would be glad to go back to this place.

Best deal in Lake City

Our family loves staying at this property. There is plenty of room to have family and friends come for a few days or weeks. The property has been being improved every year with the latest being all new appliances. We have stayed in this house for four consecutive years and it is our intention to make it five next summer. Our stays have been as long as ten weeks and as short as three weeks. Our family owns a vacation rental in another state, so we understand fully what we expect in a vacation rental. Anyone renting this Lake City house will be pleased with its roominess, cleanliness, and convenience--not to mention the great location and ease of access. We think this is the best deal in Lake City considering the cost vs the value.

We spent 6 glorious weeks at this vacation home, perfectly proportioned for our use and enjoyment, including use by three [3] families in residence, including.........................gram and gramps, daughter/husband/2children and daughter/husband/2children...plus 2 dogs; and, five other family members, before arrival and/or after departure of the daughters and their families. All information provided was complete and correct, the owner was helpful in dealing with our concerns, and the physical plant was clean and in good order, condition and repair. We would definitely reccomend the property to friends/relatives and other lovers of the Lake City, Co. area!

Great location

We spent 5 days in this home last September and the location is close to town and the river. It is located in a subdivision next to other homes so if you're looking for a secluded place this may not be for you. That did not stop the deer, we saw a family of three every morning! Also, there is no cleaning fee, BUT once booked you will get a full page+ of cleaning instructions one of which is hauling away your own trash to the local waste station about 2 miles north of town....which charges a fee. We have stayed at numerous VRBO properties and certainly didn't mind cleaning, but felt the fact that we were expected to clean toilets, strip & wash all bedding (or you keep a portion of our deposit) and that it would cost us to dump our trash should have been mentioned in the write-up. Renters need to know all the policies before that put down their deposit. One note, for those with elderly parents or bad knees, there is one bedroom downstairs (queen bed) and all the other beds are up a steep staircase. Don't get us wrong, we throughly enjoyed our stay but think these are items that need mentioned.

Owner response:This review has 2 valid points which are well received by the owner, however the owner feels there are several unfounded points stated in the review. Valid Points: From this point forward the steep staircase will be included in the property description. The 12 items outlined in the "Cleaning Checklist" will also be included in the property descripton. Each rental agreement is accompanied by a cover letter outlining 9 items. Item #1 states: "Please carefully read the entire lease agreement ." Item #2 states: "Please initial the bottom left hand corner of each page and sign the last page." The purpose for these 2 items is to insure each Lessee understands and verifies he has read the entire lease before paying any money or booking a reservation. The actual cleaning check list measures 5 inches x 6.25 inches = 1/3 of a full 8.5 x 11 inch page, not a full page+ as stated in the review. The front page of the lease states: "Upon execution of this lease agreement Lessee shall pay a refundable security, damage and cleaning deposit in the amount of X dollars. Said deposit shall be refunded within 21 days after the property has been vacated (providing if necessary any cleaning costs @ $25 per hour have been deducted) and the property, furniture and furnishings are left in the same condition as received; normal wear and tear excepted. Lessee is responsible for the removal of all garbage and refuse accumulated during the lease period and taken to the Hinsdale County Disposal site on highway 149 north of town approximately 3 mintues from the property." The reviewer initialed and signed his name he understood this clause prior the reservation ever being booked and before any money changed hands. The cleaning clause means exactly what it says (re-making the beds is not required). Each Lessee must remember this is my home, not a motel or lodge; therefore the property should be returned in the same condition as received and as if the Lessee were expecting guests at his own home. Further, I'm not aware of any town or public sanitation site that provides free garbage disposal service.

Roomy, Well-Stocked, Close to Town

If you want a vacation rental within walking distance of town, with nice nature trails alongside the river, this is the place for you. This large home has all the conveniences, including wireless, so you can check your email away from home and plan your day with information about trails and weather :-) The kitchen was large and there was plenty of seating. The beds were comfortable. Everyone in my family could enjoy their privacy and space in this excellent rental. A big plus was that I was able to bring my dog on the trip. Thanks, Steve!

We stayed from June 5th - June 13th 2010. Awesome cabin located on the East side of the river. The cabin was clean and in order. The kitchen is great with a huge island. The new nature trail leads down to the river and you can either walk into town or north to the grocery store or bakery. Great location and two fantastic decks! I have been coming up to lake City for 20 years and this is by far the best value. The owner is very helpful and available anytime we called. We fished up on spring pass and later in the week big blue. The alpine loop is a must for me anytime I visit. Great cabin and price, I would highly recommend.

We spent 10 weeks in this house this summer July through September 17, 2009, and we can assure anyone that the place lives great. The kitchen is extremely functional and, as advertised, everything needed is there. When we arrived, the house was exceptionally clean. My wife really appreciated that. We had a lot of company this summer, and there is plenty of room with plenty of good beds. We were able to set up our horseshoes in the back and play a game or two while having a late evening campfire in the fire ring. It was very relaxing to bring some of the deck chairs down and kick back by the fire while watching the stars. The air is so clear that the stars seem to be right on top of you. The property is ideally located with the nature trail being right beside the house. It is a 5-10 min.walk to town(3-4 min. by bike). The river is just out back, and yes there are trout in the river. The grocery store is only 4-5 blocks away, as is a gas station, the post office and Dan's Fly Shop. The resident neighbors are very acommodating and the neighborhood is very quiet, Saving the best for last, in a man's opinion, the deck is awsome! I can't count how many hours we spent on the deck in the evenings, and being covered, it is a great place to hang out when it rains. Thanks for a tremendous summer. We went to this cabin in early Fall and really enjoyed our stay here. The place was cozy and clean and had all amenities one could wish for. We saw deer coming right up to the house a few times even though we had a couple of dogs with us - they just stared at each other through the fence around the balcony. The riverwalk is conveniently accessible right from the house. The whole town was very quiet, and the town people were very friendly. The scenery everywhere around here is breathtaking, and the fall colors were spectacular! Definitely a vacation spot to highly recommend.
