This sprawling ranch home on Lake LBJ is the perfect place to enjoy a lake vacation. The 100 feet of waterfront provides privacy from neighbors and the huge backyard is great for kids to play. Lake LBJ is constant level providing ideal conditions for swimming and boating.
The home is 60 minutes northwest from Austin, 90 minutes north of San Antonio and about 4 hours from Dallas/Ft. Worth, and Houston.
The boat dock has an electric lift for a ski/fishing boat or 2 jet skis and a large deck for sunbathing, swimming, and fishing. The water depth at the retaining wall is about 3.5 feet and gently slopes to deeper water and is about 10 feet deep at the end of the dock. The deck has a swing, picnic table and chairs to enjoy the water.
The views of the lake are spectacular and there is always a southerly breeze on the water to keep you cool under the shaded dock on host summer days.
The 2150 sq ft home has 3 bedrooms, 3 full baths, and sleeps up to 10 comfortably. It was remodeled in 2006, has a covered back yard porch the width of the home, a large 10 x 18 deck shaded by a large oak tree, and a second deck out in the open on cooler mornings or early evenings.
The great room is huge (15 x 30) with soaring 14' ceilings, and you can enjoy lakeviews from large floor to ceiling windows across the entire back of the home.
The home has books, movies, games, and puzzles for evening entertainment as well as cable TV with DVD. The kids bunk bed room also has its own TV for kids.
The kitchen has everything you need to prepare complete meals with modern appliances.
The master bedroom is large and sleeps 2 in a queen bed, has walk-in closets, two built-in dressers with a large mirror, and a private full bath. The second bedroom has a queen bed and a trundle bed to accommodate a total of 4 guests. A full bath is shared by the second and third bedrooms.
The third bedroom sleeps 4 in two bunk beds. The third full bath is located in the hall near the kitchen.
The sun porch is great for relaxing outdoors and is situated close to flower beds so you can enjoy watching hummingbirds and butterflies. A covered porch also extends across the back of the home and also has a large 10x18 deck under a mature oak tree.
A laundry room with utility room has a separate entrance off from the back yard and is a convenient place to enter the house with wet bathing suits or to store lake toys overnight.

"Mo, I wanted to tell you how nice it was of you to let our daughter and her husband stay at your place for their one year anniversary. The wedding last year at your lake house was so perfect, the setting in the yard, the huge room and porch, parking was so easy, you name it, everything was perfect. It was so nice of you to let them go back to celebrate after one year of being married and the champagne and flowers you left for them was such a nice touch. Stayed here with our family and another couple. The set up was great..each bedroom had its own full bathroom with shower which was nice. The area around this house is very quiet with no crowds or traffic, at night we could sit on the back porch or down by the water with not a peep of sound during weeknights and a black dark sky full of stars. Very relaxing. The great room had so much space we never felt crowded. While the home is rustic and does not have all the "splash" like grantie counters, hardwood floors, etc...it was clean and spotless and very "homey" and comfortable. When we had a problem with the refrigerator not working...we paniced since we just filled it with all our groceries. We called the owner and he answered his cell phone right away and had a repair man out in about an hour...what a relief, all that meat & food was saved. Thanks Mo! Would recommend this place in a heartbeat. Oh...and we were able to bring our dog with no additional charge...the yard was all fenced and close to a half acre or so...I think mattie liked the trip more then we did.Recommended for: Sightseeing, families with teenagers, pet owners, families with young children.

This was the perfect setting for two families with teenage boys. The floorplan, water access, everything contributed to make this a wonderful place for us to relax and have fun. I hope to return in the winter to enjoy the fireplace while I look at the lake.Recommended for: Sightseeing, adventure seekers, people with disabilities, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

We really enjoyed the space this home offered. The yard was very large and wide with room to spread out and let the kids play. The home was fantastic for our group to get together all in the same great room without being crowded. The deck in the backyard and porch made for great time together with lots of space...all of it in the shade with great views of the lake. The home had everything we needed in the kitchen, plenty of towels and linens and everything was very clean and tidy. The family room even had games, books, puzzles, and other things for kids to play. Furnishings were very comfortable and in great shape. Home was bright and cheerful. The location on the lake was great for tubing and skiiing. The owners were great and very responsive....we had no problems and only questions about the area and they were happy to provide us information and other tips on where to lauch the boat, places to eat, shop, etc...very nice people.Owner response: thanks for the review and see you next time.

This home is PERFECT! We stayed for 6 nights and the accomodations were wonderful. We were very impressed that there was a place for everyone to sit down for eating and for watching the late night movie. House had everything we needed. Everyone we saw on the lake and/or neighbors were nice. Great accomodations for the boat and swimming for the kids. We could not ask for any better! Already making plans to be staying here ABSOLUTELY again.Recommended for: Age 55+, families with teenagers, families with young children, girls getaway.

The owners were prompt, friendly and extremely accommodating. They thought of everything right down to the beach towels and the area to hang your wet clothes in the mud room. The outdoor sitting areas were so wonderful and relaxing. There's more than one. There is even a swing and a picnic table down at the boat/swim dock. The view from the backyard is nice. The lot slopes gradually down to the dock. It is covered in plush green grass and some lovely landscaping. As for the house, the back wall of the home is basically just one big window after another so that you can enjoy the views from inside as well. The house is spacious with the kitchen eating area, dinning area and a large great room with high ceilings spanning across the back of the house. It is nicely decorated and furnished and the interior is painted with soft pastel colors. It was well stocked with plenty of dishes, spices, towels, games, books, and three televisions. We did not want to leave and we hope to visit again. Thank you so much! We stayed for 5 nights in early May. Fishing on the river/lake was great. Even caught crappie off the boat dock. This house had everything we needed and more. Loved the great room overlooking the lake. Cozy and clean....well equipped. Easy access to groceries etc. Boat lift was easy to operate and definitely necessary. Traffic on the river/lake is heavy on the weekends, but lovely and quiet during the week.Recommended for: Age 55+, families with teenagers, romantic getaway, families with young children.

About the owner: We've lived in Austin since 1998 with our children. Before that we called New York home and before that Ohio. We enjoy the outdoors and spending time providing taxi services to our kids most weeknights and weekends for their long list of school and social activities.
