Wonderful for an affordable family vacation or romantic getaway, Palm Breezes is a penthouse condo in the intimate Battery Hill complex. We are close to the best beaches, and a short walk to the charming town of Cruz Bay with its busy harbor, exceptional restaurants and unique shops. The complex has a sparkling pool with surrounding deck that offers splendid views of the Caribbean and has a gas grill and deck furniture for your use. We enjoy almost constant ocean breezes and sea views in three directions. We provide on-island management service at no additional cost.
The covered balcony is furnished for outdoor dining. It is perfect for sipping morning coffee and provides a beautiful view of the harbor, the town and open ocean. At night, it is a romantic spot for sharing evening cocktails and the twinkling lights of St. Thomas.
You will appreciate our new granite kitchen, beach rock shower and new tile floor, As we are close to everything, a rental car is not necessary.
Comfort and Convenience: This condominium is brightly furnished in tropical décor, designed to put you in 'Island Mode'. You will enjoy the fully equipped kitchen, dining area, and a comfortable living room stocked with cable TV, VCR/DVD, stereo and a selection of books and games. The second bedroom is a large loft, and provides plenty of room for everyone to spread out and relax. The MBR has a queen size bed, the upstairs loft is furnished with one queen and two single beds.
Nearby Beaches, Snorkeling, Hiking: The island of St. John is hilly and scenic, and boasts some of the best beaches anywhere. You can walk to Frank, Soloman and Honeymoon beaches. Trunk Bay, the most photographed beach in the world, is about ten minutes away, and offers a popular underwater snorkeling trail. Salt Pond beach is another sure fire snorkeling opportunity--we rarely leave without seeing amazing sea turtles. As over two thirds of the island is a national park, St. John provides many hiking opportunities, ranging from the easy to the challenging. In a word, Palm Breezes is a "gem". The condo is tastefully decorated and a very comfortable place to stay. It is equipped with everything you could possibly need for your time in St. John. And the location, high on a hill overlooking Cruz Bay, provides fantastic vistas from every angle in the condo. The ten minute walk to town makes it a very convenient location for both shopping and dining. There is a binder filled with excellent information on beaches, dining, menus, etc. I would recommend a car for convenience to the beaches, trails, sightseeing, exploring, etc. We rented a Jeep Wrangler from Spencer's, which worked out well. Property management met us at the ferry and introduced us to the condo/property. Laundry facilities made it very convenient for a mid-week wash/dry. The property itself is very well maintained. The pool was beautiful -- although I must confess - when I have the Caribbean at my fingertips, I do not indulge in a pool. The grill appeared to be brand new - but look at it was all we did. With so many tempting places to eat, we indulged a little. Recommendation: the fish is so fresh on the island, try the mahi, mahi and/or grouper. Morgan's Mango - Tuesday nights - Caribbean Lobster night (when in season). Fab! Also, definitely try the local beer at The Tap Room - if you're lucky maybe you'll get to meet "Cheech," one of the owners - a very interesting guy. A highlight of our vacation, and hence the title of this review . . . we witnessed a double rainbow from the balcony after a quick rain shower . . . the main rainbow began in the center of town - a sight I've never witnessed before and a memory I shall never forget. Just awesome!

Just returned from our weeks vacation @ Palm Breezes 12/29-1/5. Communicating with the owner Pat was very easy and she shared many details via phone & email before we committed to our date. The description and photos were completely accurate, although I will have to say the views from the balcony are priceless and the breeze is incredible. Each day we found ourselves lucky to eat breakfast with such an amazing view! The mgmt company met us early on Saturday since they didn't have a previous renter leaving that day and drove us to the unit where they gave a detailed description of the area with maps, etc. The condo also has a very large binder giving info on surrounding activities & restaurants. We were a family of 4 and had plenty of space and used the kitchen & outdoor grill for meals. We did check 1 bag full of snacks, cereal, bagels, etc. which I would recommend since a box of crackers cost $6. For items we didn't bring, we found the Starfish market to be the best quality and the pricing wasn't that much different than Dolphin. The condo supplied plenty of towels for bath & beach. Since we only brought carry-on bags it was nice to have the washer & dryer to do a mid-week cleaning. Access to a cooler & beach chairs made the daily beach trips easy & the refrig has an ice maker! We had a rented suv which we used during the day and walked into town in the evening which we loved..lots of walking uphil but we needed it after dinner & rum drinks. We found the area to be very safe and my college age son made a few trips to the beach bar solo to hear some local music. This condo was a great choice and I know we'll be back again!

Rainbow's End was perfect! We were visiting St. John for my daughter's wedding. The condo was well-appointed, clean, and within walking distance to Cruz Bay. We have booked this condo many times and continue to be thrilled with the location and amenities.

We stayed at Palm Breezes for a week from 7/12/12-7/19/12 for a family vacation and to celebrate our daughter's Sweet 16. Palm Breezes is the perfect location - close to town, enough parking for our rental car and the view is amazing. The crew at Cimarron thought we were on a 2pm ferry when we were on a 1pm ferry, so we sat around in town for a bit and then finally called them and they came right away. The girl who drove us to the condo and showed us around was wonderful!! The condo is on a hill, which wasn't any inconvenience to us - in fact, I loved running the mountains in the morning and finishing up with the hill on my way home, and after a dinner out, it is perfect exercise to work off the calories. But, older people may have trouble - don't let that deter you, that is what a rental car is for!! Be sure to bring quarters. The laundry costs $1 for a wash and $1.50 for the dryer. I didn't know this and it was a little hard to get change in town. The balcony was perfect for breakfast and a cocktail at night. The breeze was great, and the view is one to die for. The kitchen is stocked with any utensil you need. We only had cereal and such for breakfast and one night we brought a pizza in, but if you wanted to cook, everything is there! There is a bbq grill in the common area by the pool. The pool is perfect for kids to cool off in after a day at the beach before heading up to shower for a dinner out in town. I enjoyed a cocktail on the pool deck while watching my younger 2 swim. We drove to all the beaches so I highly recommend a rental vehicle. It is cheaper to rent a 7 passeneger Nissan Pathfinder than to take taxis roundtrip to the beaches and restaurants. Plus, there are some good places in Coral Bay, like the Donkey Diner. It is also just fun to cruise around the roads and see the views. The island is very safe. In fact, I went running most mornings there, running throughout town and up the mountains. I have never run outside a resort on an island prior to this! Pat was wonderful to work with! I would absolutely recommend this condo to anyone!!

Back from a great family vacation in St. John. Arrived in St. John 6/15 and property personnel met us at the ferry dock even though it was late at night due to a flight delay we had in Miami. We received a tour of the condo and it was even better than I expected. We had great views of the harbor and of Cruz Bay from the patio. The walk up to Battery Hill was a little challenging on Saturday when we did not have the jeep we rented on Monday, especially for my young daughters (8 and 5). We saw iguanus when we walked around which my daughters loved seeing. The beaches were some of the best we have been to. We have been to Hawaii, Playa del Carmen, Los Cabos and St. Lucia. We went to Solomon beach which we walked to, and drove to Trunk Bay, Cinnamon Bay, Maho Bay, Coral Bay and Hawksnest Bay. The water at the beaches was crystal clear and turquoise blue just like in pictures. The sand on the beaches were white and were clean too. We swam at Maho Bay, Trunk Bay, Solomon beach and at Hawsknest Bay. The water at those beaches were calm and shallow enough for my daughters which was great. The beaches were not overly crowded at all except maybe at Trunk Bay. Taxis took a lot of people to Trunk Bay which is probably because it is the more touristy beach. We snorkeled at Trunk Bay and Hawksnest. My oldest daughter learned how to snorkel on this trip and she was able to snorkel and see a sea turtle. We also saw stingrays without snorkeling because some would come in the shallow water to look around so we could see them swimming while just standing in the water. We drove around the island to see Annaberg ruins and to Coral Bay, but we did not go to the beaches in Coral Bay. In Coral Bay, we had some conch fritters at Vie's which were good and we ate lunch at Skinney Legs, which we were told is a must to do so we did. We saw the infamous wild donkeys walking around Coral Bay while we drove around. Again, my daughters loved seeing the donkeys and we took pictures of them. The people in St. John were nice and friendly and it was not hard to drive around the island. We would have liked to have swam in the water at Cinnamon Bay, but we only were able to see it and take some pictures there. We will do that the next time we visit because we know we would want to take a vacation in St. John again in the future. We would definitely stay at the Palm Breezes again if it was available. The price for the condo was reasonable and Pat the owner was great to work with.

What a great condo! Location, space, view, bedding, everything was just perfect. We came to St. John for a friend's wedding that took place at Gallows Point. We were just a short walk to there and to their reception at Waterfront Bistro. We could walk to everything we needed or wanted. We did take a taxi out to some of the beaches for a couple of the days, but it was worth it. We shared this condo with another couple and we were a little worried about sharing a bathroom, but the space was just fine. Being from the South, we also appreciated the 3 window air conditioning units that were in the condo! We did lose water one morning, but the apartment complex reacted very quickly and also gave us keys to an empty condo in the same complex so that we could use that restroom and shower there while they repaired our window. Only downside is its on battery hill so coming home, there is quite a hill to climb...but it also give you the great view from the condo. Overall - we loved the condo and everything included with it (even the hill). If we come back to St. John or have friends going we will definitely refer or book this unit again.

The condo was great. It was centrally located near Cruz Bay as advertised. The beaches within walking distance, however, don't provide you with what St. John beaches offer. I recommend that you advise people to book a rental car in advance so that they can see the whole island. We were lucky and found a car available after going to 5 rental agencies.

This was a wonderful rental. A great view and very clean and spacious for a family of four. It had all the essential ammenities. It is a short walk from town though the climb back is a pretty decent climb. It is convenient to to restaurnats, shops and adventures from Cruz bay area. We had a jeep to see the rest of the island which was really fun. We would absolutly return.

Our stay in Palm Breezes was fantastic. From the time of check-in to the day that we left, we couldn't have asked for better accommodations. The views of Cruz Bay from Palm Breezes are incredible. Shopping and restaurants are a short walk (or drive) into town. Everything we needed for our week-long stay was in your condo. Thanks for making our stay an incredible experience!

Spent the December holiday week 2011 in this condo. Everything is as described. The view is probably the best of any place we've ever stayed. Cruz Bay is a short walk down hill and has great restaurants and shops. Consider driving or a taxi to Starfish Market for groceries as the "back side" hills are extremely steep. We would definitely recommend this condo and St. John for a vacation destination. Spectacular beaches and very good snorkeling. Calypso and Bad Kitty are excellent options for day trips to BVI.

About the owner: We are now empty nesters, a lawyer and a law professor, who very much enjoy get togethers with family and friends "on island". Our first trip to St. John was in 2002, we came back a year later with our two then teenage children, then purchased our property in 2004. We fell in love with the peace and beauty of St. John and knew we would always want to return.

We wanted to be somewhere we would not be tied to a car--we do like to walk and from Palm Breezes it is an easy walk into town for dinner or just drinks at the Beach Bar. We also are mesmerized by the beautiful views, they melt away the stress of our NJ existence!
The Unique Benefits at this Condo:
Being able to walk into town is a real plus. Also, if we decide to drive to a North Shore beach, and some want to head back earlier than others, the sun worshippers can stay as long as they like, as it is easy to catch a cab back into town and then walk home. We also love the beautiful pool and pool deck--the perfect place for an umbrella drink after returning home from the beach or to grill on a "cook in" night.
