Little Cabin in the Woods is a private guest cabin nestled on 17 acres on Beaver Lake. It is a short stroll to the shoreline and dock or if you prefer, sit on the covered porch and view the lake. The surroundings are inviting and peaceful as you listen to the songbirds or catch a glimpse of the deer in the early mornings or late afternoons.
The hardwood forest around you invites you to walk along the trails, to explore the flora and fauna. In the evening, you may watch the moon rise over the lake, hear the whippoorwills' serenade, snuggle with your loved one for a quiet conversation or a movie.
Our cabin will also welcome you with fresh flowers or what is available during season, complimentary water, popcorn, coffee, tea, movies and not to forget, chocolate!

POLICIES:
-Check-in time is from 3:00 PM to 8:00 PM or by other arrangement with advance notice. Check-out time is 11:00 AM. -We value your comfort, privacy and peace of mind. All of the following policies are designed to make your time with us as pleasant as possible. -There is a half mile of dirt road to our cabin due to its seclusive setting on the lake. Normal street cars are able to drive it with proper regard to speed. Guests will assume all liability for damages resulting from improper driving on the road. -Our cabin is strictly smoke-free. Please do not smoke inside the cabin. Containers are provided for the convenience of smokers on the porch and boat dock. -Do not bring pets or other animals into your cabin nor keep them on the property unless permission has been given prior to your arrival. There is a $30. cleaning fee in addition to the cabin rental. Guests are responsible for any damages. -Guests are solely responsible for properly anchoring their boats and assume all liability for damages resulting from improper anchoring, high winds, rough water, inclement weather or other acts of God. There is no boat slip. -Swimming, fishing, hiking, and use of our facilities in general is at your own risk. There is no life guard on duty. Payment for Services: We require full payment for all reservations made within 14 days of your arrival date by credit card or debit card. -Payment by Credit or Debit Card: If you reserve more than 14 days in advance, we require 50% of your total stay to confirm the reservation, and the remaining 50% will be automatically charged to your card on the 14th day prior to your arrival if not otherwise received by that date. -Payment by check: We require full payment for all reservations made using this method. If you want to mail a check, you must reserve at least 30 days in advance and your check must be received within 10 days after making your reservation.
-Cancellation Policy: This policy is intended to be fair to our guests yet prevent an excessive loss of income to our business. Our remote, private location is an advantage while you are here, but it also makes it difficult for us to re-book rooms on short notice, and once we reserve a room for you, we remove it from the market refusing all other requests. -If you cancel or reschedule 15 or more days prior to your arrival date, your deposit will be refunded less a $45.00 cancellation fee or you may leave your deposit on file and apply it to another reservation once without incurring the cancellation fee. -If you cancel or reschedule less than 15 days prior to your arrival date, your deposit will be charged for any dates of your original reservation that we are unable to rebook. The remainder of your deposit will be refunded less a $45.00 cancellation fee or you may leave it on file and apply it to another reservation once without incurring the cancellation fee. The only exception to this policy is the Inclement Weather Provision as detailed below. -To cancel or reschedule, you must contact us by phone and receive a cancellation number. If you attempt to cancel by email, do not assume your reservation has been cancelled unless we return your email with a cancellation number because your email may not have been received. We are not responsible for delays in cancellations caused by email problems. All rescheduling is subject to availability. All refunds will be made by check payable to name on the card or check. There are no refunds for early departure, and all deposits placed on file will be forfeited if not used within one year. -Inclement Weather Provision. This provision applies only to reservations for dates during our winter season from December 1 thru March 31. If you are unable to get here due to impassable roads, your deposit will be held on file and may be applied to another reservation for dates between the 1st of December thru the 31st of March in either the current or next winter season. Reservations using a deposit on file under the Inclement Weather Provision must be made within 4 days of the intended arrival date of the second reservation. All reservations will be subject to availability. Deposits not used by March 31 of the next winter season are forfeited, and only one additional reservation may be made with the same deposit. If you cancel a second time for any reason, the deposit will be forfeited. |
