High specification 450 sq m modern luxury villa, completed 2005. Spaciously sleeps 8-14 (or even 16). Six double/twin bedrooms (all en-suite unless the 6th bedroom is used). Interior designed with silks brought back from India by the owner: marble floors and marble walled bathrooms; large traditional kitchen with terracotta floor. Eco-efficient solar powered under floor heating/hot water, air-conditioning; Villeroy & Boch bathrooms with massage showers. Large shaded balconies, pergolas and patios, including external dining area overlooking private 10m x 5m pool.

A large garden with a secluded jacuzzi deck, adjoins olive groves overlooking Robert Trent Jones Snr's Marbella Golf course.

The south-facing panorama to mountains, Mediterranean, Marbella, Morocco and more mountains is more than just stunning. Quiet, and within a gated secure community, yet less than 10 minutes drive from beach, village amenities and within 15 minutes of Marbella/Puerto Banús. The owner is an acclaimed golf writer/photographer, and can arrange discounts for golf along the coast.

We can provide catering in-house if you want to hold a party or dinner party effortlessly. We also do weddings and particularly welcome groups of golfers, as the 8th tee of Marbella golf is less than 200yds from the villa, along a track through olives.

DEPOSIT AND PAYMENT
A deposit of 25% of the rent is required to secure your booking.
The balance is payable 8 weeks before your arrival date. A damages deposit of €500 or 25% of the rent, if greater, is also due 8 weeks prior to the arrival date. If a booking is made less than 8 weeks before the arrival date, 100% plus the damages deposit is required to secure the booking.
If you cancel, or fail to pay the balance by the due date, all amounts paid to secure the booking are forfeited, and only the damages deposit will be returned. Damages deposits, less any deductions (including expenses) are returnable after the departure date.
Breakages will be recharged on a replacement as new cost basis.

INSURANCE
It is a condition of our contract that tenants will have taken out travel and medical insurance.

CONTRACT
Subject to contract and signature of our residents' charter, which imposes standards of neighbourly behaviour on our community, especially with regard to quiet enjoyment.

EXTRAS
In response to the economic situation, we have cut our rents by some 35%. Our quoted rates, which are not negotiable, include these discounts. We have adopted the low cost airliine approach, and re-charge all expenses we incur to tenants, as follows:
Electricity - according to meter readings (typically €150-250 pw; spa and a/c will each add some €150pw)
Water - €5 per day (winter); €7 per day (summer)
Phone (standing charge for wi-fi) - €1.46 per day
Laundry - €9 per set of linen & towels issued
Cleaning on departure - €15 per head
Daily maid service (2 hours per working weekday - mandatory) - free, except for weekly rents less than €2,251: €15 per hour
Check-in/admin fee: free, except for weekly rents less than €2,251 €75 per stay

LARGER GROUPS
Surcharge of 7.5% of total rent, if at any time the number of guests staying overnight, or different number of beds used, exceeds 8.

VALUE
Even with these extras, our properties offer incredible value, compared to similarly priced alternatives.

NO STAGS OR HENS
Please note that we do not accept hen or stag parties, nor will we contract with a person under 25.

TOURS & COURSES
We can also include limousine service, cultural tours, cooking/ art/ photography/ film courses.

FULLY SERVICED BASIS
Fully serviced, all-in, including half/full board with top quality cuisine and daily/live-in maid services, from €4,700pw, depending on the number of people staying in the house and the details of the service you would like us to provide.

WHY DO WE RECHARGE EXPENSES?
Why do we now charge nearly all expenses as extras? We have reduced our rents by 35%. The difficult economic circumstances mean that many of our tenants wish to keep their holiday costs to a minimum. A fixed charge (included within the rent) unfairly penalises smaller groups, who would inevitably have to pay more than their fair share (especially if there has been low electricity usage).

    • But there is something else quite exceptional about our villa... It features a beautiful garden from formal planting around the villa, the garden gradually transforms into the natural landscape of the olive-strewn hillside campo and a private jacuzzi also with stunning views. Up to 10 can massage their bodies with water, and minds with sunset cocktails, looking south-west to the sea from the rustic spa deck… The summerhouse can be used for outdoor catering with an adjacent pergola-covered patio for al-fresco eating. The whole area is enhanced by wild plants and herbs, stunningly illuminated at night.

    • Pet Friendly : Pets by arrangement (additional cleaning charges may apply).
    • Handicapped Accessible (may have limitations) : The lower floor is directly accessible from the garage. A wheelchair may be pushed up a paved path leading to the ground floor, but this would require a strong pusher. The TV room on the ground floor could be used as a bedroom. The guest cloakroom adjoins this room.

    • Kid Friendly : Kids love our garden (enclosed by fences or walls), but please note that the swimming pool is not fenced off from the house and is used only at guests' own risk.

Our family along with 3 other families rented William's house for a week in April 2011. There was 8 adults and 6 children. The house was simply AMAZING and blew all of our expectaions out of the water, the pictures do not do it justice, the house really is amazing. The views were from out of this world. We had more then enough room and the children loved the pool and the large yard to play in. None of us felt closed in and the house is so roomy that we actully had to go look for each other when you wanted to talk to someone. Very roomy. William and Arnie were GREAT to work with. We flew to Spain from the United Stated of America (Michigan). Everything from sending the deposit to making final payment and finilizing the final bill was easier then checking in a hotel. William and Arnie are outstanding people to work with. They made our vacation the best ever and one none of us will ever forget. We will be renting one of his other homes soon. While at the house they both did everything they could to make this vacation a great experience from setting up tee times to reccomending places to visit and eat at. I would highly recommend renting this house. We first thought renting a house in Spain when we were all from Michigan would be hard to do owever William and Arnie made it the easiest rental ever. Thank you William and Arnie for the best vacation ever, you made life long memories not only for us adults but al for our children.

Nice property but dirty and attrocious management.

We, a group of 6 couples, rented the property in September 2010 as we were described of a property of 6 bedrooms. Sadly, 2 bedrooms are in the basement and were certainly used as storage. The two couples supposed to sleep there broke into allergy and were unable to use the rooms. The ventilation was poor and the Aircon unit were not working properly. We then made the mistake to complain to the management, who indicated that they will check the next day. Of course they agree to do as they will charge you for the time to check any problem. I have to had that the caretaker do not speak english so hide behind such. Also make sure that they did not change your bedsheet, It will cost you more even if the bed are not used, we were charged for 6 sets even if 2 couples did not stay in the Villa!!!. We were told that you are in Euroep and that AIRCON did not work the same than oversea!!!! As a conclusion worst ever experience. STAY AWAY FROM THAT PLACE. I really hope that VRBO management could take sanction against such.

Owner response:We are extremely surprised at this review, which we find wholly unjustified. Contrary to the statement in the review, the villa does have six bedrooms, of which two (12sqm and 20sqm, respectively) are on the lower floor. This is not a basement: it is at ground level. These rooms are decorated slightly differently – with lavish fabrics, to give guests a taste of our villa in Tuscany. With double/twin beds in each, how could they be seen as storage rooms? The villa is cleaned to rigorous standards: the allergy complaint only arose after the event, and it is surprising that, at the time, there was no request for medical assistance. (Never in 10 years of letting history has such a complaint been received.) The charge for linen in respect of the ‘two couples [that] did not stay in the villa’ was fully justified, because the guests clearly had slept in their beds, and their luggage was there. This guest twice reported that the a/c was not working. We sent our technician to investigate both times. All units were in working order and producing cool air at the minimum legal temperature for a/c in Spain (in line with EU standards). On both occasions some 7 windows were wide open, and the a/c was switched off! This guest also repeatedly and without justification queried several significant items on his final account, including repeated false allegations that we had not made certain payments (at his request) on his party’s behalf, despite us having provided 3rd party evidence that we had done so. We provide quality platforms for holiday happiness, exercising goodwill even if problems of a guest’s making arise; however, when repeatedly called out for the same and other supposed problems, ultimately we have no choice but to charge for our time. Of course, if complaints are justified, we give them our full attention, resolving them to our guests’ satisfaction as quickly as we can. We invite readers to draw their own conclusions, in the light of the other reviews we have received. William fforde

Our family, all ten of us, had a fabulous time on this property and in Marbella. It was the exact getaway we all needed. The best thing to say about this house, is it is exactly as it appears on the internet - it's beautiful, has great views, plenty of room, excellent internet connects and close "enough" to the beach. The local beach is lovely, not too crowded but plenty of amenities, restaurants, bars and amazing croissants!! We rented a car so went back and forth to the beach almost every day. We cooked for ourselves several nights and the kitchen is well stocked. The local restaurants are very good, the paella for 4 feeds 6 at the beach! The city of Marbella is beautiful, about 15 minutes away, and provides great restaurants, shopping and a very "busy" beach. We'd rent this property again if we were on the costa del sol again.
