Light-filled villa with marble floors and counters is just as spectacular inside as the view of the turquoise Caribbean and palm trees is through walls of glass.
All bedrooms have ocean view with blackout drapes for late risers. Mattresses and furnishings are top of the line with comfort and luxury in mind.
Separate controls for air-conditioning and ceiling fans in each room. Window and door screens if you prefer the Caribbean breezes.
TV in each bedroom as well as 42' in living room, with 3 DVD players and small library of DVD's and books for children and adults, for your enjoyment.
Use your private stairway from the terrace to the beach. Stroll along the sand to the Omni Hotel. Eat lunch at their spectacular ocean-front restaurant or beach bar. Rent snorkel equipment or take dive lessons and arrange scuba trips at Dive Aventuras which is located at the end of the hotel's swimming pool. Enter the lobby to visit the Paradise Tour desk and sign up for group or private tours to Xcaret, Xel Ha, Tulum, Chichen Itza, Coba or any other Maya Riviera site.
Cross the street from the Omni to the town center with public marina, restaurants, souvenir shops, dolphin swim, internet cafes, and mini-marts. Feed the Manatees and Seals. Swim with the Dolphins and purchase professional photos of the experience. Charter a sportsfishing trip at Capt.Rick's Sportsfishing Center. Taxis are located nearby for quick trips to Playa del Carmen and the ferry to Cozumel.
Be sure to shop La Quinta Avenida (5th Avenue) for Mexican souvenirs and great open-air dining in Playa del Carmen. Enjoy the strolling Mariachis or other live music while having a cold drink. A very relaxing way to spend at least one evening during your visit.
A short walk along surface streets, past the new private marina where you can arrange a catamaran excursion, takes you back to enjoy the rest of your day at VDM II #201. Margarita, anyone?

The nicest villa we've rented! It was absolutely perfect! I loved the fact that it had 3 separate bedrooms each with their own bathroom...that way each family had their own private area! It was very clean and comfortable. Plus it was stocked with all the necessities needed for a perfect vacation. It was steps away from the beach which was a highlight for my children. My family felt very safe and secure and we loved the little town of Puerto Aventuras which was in walking distance to all shops and restaurants from this villa. I would highly recommend this villa to anyone who wants their vacation to be fun, easy, and relaxing! My family had a wonderful stay here! I searched many sites before selecting this one and was not disappointed! The description of the property was totally accurate and then some. We were all so impressed when we walked in. The view from the balcony was breath taking and all the amenities were gorgeous. I was attracted to the inclusivity of beach towels, kids videos, life jackets, the hot tub and kayaks. It saved us from packing too much. The cleaning lady was a god-send and very nice! The owner and staff at Costa Realty were so helpful it made our trip extra special.Recommended for: Age 55+, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway.

Divided our vacation between Cancun & Puerto Aventuras. Owner gave helpful tips and recommendations for transportation between resorts & to and from airport. Transition was easy. Loved the condo and all it's amenities. Ceiling fans & separate controls for a/c kept us all comfortable at night. The private staircase to the pool & beach was used often and is so handy! We also enjoyed the kayaks daily. We took a day trip to Xel-Ha, again with the help of the owner, and were very impressed. Ease of access to beach, Omni, & village for restaurants, dolphins, etc. made for perfect location. Will definitely recommend!Recommended for: Adventure seekers, age 55+, people with disabilities, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

wonderful vacation....condo was as depicted on the website. the maid service was timely, and did a nice job. The condo complex is perfectly maintained. Restaurants were closeby with friendly people. Only problem was the Internet. Which owner could not help. Also we had to replace our own water bottle which is not a big deal. Overall a great vacation, would do it again!Recommended for: Age 55+, people with disabilities, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway.
Owner response: We are very sorry there were issues with your stay at our beachfront condo in Mexico. The shared WiFi signal was the best back up plan we could provide for you, since five properties had to be re-wired for Internet service. The maid has been reminded to check the water dispenser on her daily visits, since purified water is supposed to be provided throughout your stay. We hope you and your family will come again and find everything up to your standards for a perfect vacation.

The unit itself is spacious and well decorated - giving one a feeling of living in a home rather than a hotel room/suite. The bedrooms, kitchen, and living space are large and airy. We had regular cleaning service (Martha is the nicest lady ever) and were treated wonderfully by the local Mexican people and others in neighboring units. The complex has a community feel that would be difficult to match elsewhere. We had a wonderful experience in PA. Your unit matched us wonderfully. It was so nice to have morning coffee in our pj's and not having to get ready to catch breakfast. Having fans running and windows open made the evenings so enjoyable. Having the internet was very handy, The condo was stocked well with towels and other amenities that we lacked for nothing. Having the use of the washer / dryer was very convenient. Being able to grocery shop and have dinners at "home" was so very nice. We spent many days enjoying the pool, which is less than ten steps away from the patio. snorkeled with sea turtles in Akumal, snorkeled in cenotes, zip lined, among numerous other things. We had the most amazing time in the Mayan Riviera and your condo was a Big part of this experience. We had the time of our lives. The condo could not be any better. The view is amazing. The condo is decorated so nicely and the beds are fantastic. Every room in the 3 bedroom condo had an ocean view and it was heaven to fall asleep at night on the exquisite beds listening to the waves. We really enjoy the community of Puerto Aventuras, but love this condo. The condo is fully stocked for any meal you may be dreaming of, there is a washer and dryer. I would highly recommend this condo and will be back !!! Everything in it is nice and you feel more at home. We stayed at Villas del Mar II Condo 201. It was a quiet week at the condo. We had the pool and beach area literally to ourselves. The grounds were neat and tidy, and the maintenance crew was always out there doing something each morning. The beach in front of the condo is rocky, but a short walk to the left brings you to the sandy beach in front of Villas del Mar 1 and the Omni hotel. Pass through the Omni and you're at the marina, with all the shops, restaurants, and bars just 5 minutes from the condo. We also took day trips to Tulum, Chichenitza, and Rio Secreto. Pto. Aventuras worked out great.Recommended for: Romantic getaway, families with teenagers, families with young children, girls getaway.

Absolutely beautiful!!! This was our first time here and we'd definitely go again. The three bedrooms are so spacious with their own bathrooms, it's great for a family or for 3 couples as you have your own space. The view from the large balcony was gorgeous and everything was close by. Snorkeling was great and there is a choice of many local attractions, xcel-ha the largest natural water park was excellent!Recommended for: Age 55+, romantic getaway, families with teenagers, families with young children.
Owner response: It sounds like you managed a good blend of activities and quiet enjoyment of the ocean view from the balcony. Watching the wind surfers skimming back and forth and the sail boats going out for the day are two of my favorites. When you return be sure to visit Tulum to walk through the Mayan Ruins on the coast. Just a half-day trip which everyone should take.

This was our second stay at this wonderful condo. We love the amenities of this place and there is so much more flexibility than staying at a hotel. No walking down a corridor and through a lobby here - just use the back stair and you are on the beach! The location is perfect - out of the hustle and bustle of Cancun, but easy access to groceries, restaurants, and activities. We rented a car from the Budget Rental Car at the front gate (do not expect speedy service, but getting a car is worth being patient). We explored wonderful beaches north and south of Puerto Aventuras, including a day trip to Akumal and wonderful Yal-Ku Lagoon. We love the adventure of exploration and felt perfectly safe the whole time (many checkpoints along the highway). While we were out exploring, the family we traveled with was happy to hang out on the balcony and enjoy the slower-paced relaxation of the beach and pool. This condo gives you great flexibility to do it all or nothing at all. We love it, and Barbara and her team do a great job keeping it clean, in good repair and tastefully decorated. Here is a fun tip for breakfast on the patio: there is a huge grocery store right on the highway. Pick up some mangos, papaya, and bananas, and soak them in the kitchen sink with the "food drops" that kill bacteria (there were two bottles in the condo when we were there). Resist the urge to rinse them (or else you have to start all over again), and then chop them up and enjoy every morning. Or use the blender and make a smoothy - the tropics at your finger tips!Owner response: Enjoying that tropical smoothie on the ocean-view balcony sounds really good right about now. Make mine with a splash of rum, please.

Our stay here was fantastic! Upon entering, for the first time, we were blown away by the magnificent ocean view through the huge sliding glass doors. It drew us outside to the large balcony/patio that overlooks the ocean & the pool. We spent most of our time on that balcony - taking in the sight, sounds, & smell of the ocean. We have stayed at other homes along the Riviera Maya, but this one stands out above them all. It is comfortably furnished (no cement furniture here!) and very clean. (Kudos to sweet Marta!) I loved the roomy rooms & bathrooms, both had plenty of storage. The beds were more comfortable than what we have at home - so sleeping in was easy to do. Having a fully equipped kitchen at our fingertips was nice, too! We probably could have used it a bit more...but this was, after all, a vacation! The guys used the kayaks one afternoon - inadvertently getting exercise while watching the fishing boats come in for the day.The one key feature of this condo that everyone thought was totally awesome was the private stairway. We used this almost exclusively when getting around - whether to the town square, to the beach, or to the pool. Why walk on a street when you can walk along the beach to get to where you want to go? We had a relaxing afternoon at the Omni hotel's swim-up bar (a first for me!). We also enjoyed the margarita concoctions whipped up by our new-best-friend, Guillermo, at Dos Chilis. Every restaurant we tried in Puerto Aventuras had good food and good service (another good reason to stay out of the kitchen!) A quick trip up from the pool or palapas for more cold drinks, or just zap down, over the sea wall, and a stroll down the sand for lunch beachfront or across the street at the marina. Please come again, and we will all keep fingers crossed for sunny weather.

This is our third time staying at this condo and each time has been a wonderful experience. It is a place where you can take small children and feel very safe. The condo is clean and very spacious. It is so nice that each bedroom has its own bathroom, making it very easy for six adults to have a comfortable stay. We love that the beach is literally just steps away. We also love that it is so close to the marina, shopping and the golf course. I would totally recommend this place to anyone who wants to have a safe and relaxing vacation.
