The apartment - located on the fourth and last floor of an 18th century building - has been restored in 2001 and is quite comfortable for a long stay. Total surface is about 50 square meter - 540 square foot. It is full of light with 5 windows facing west with no building just in front.
It is ideally suited for four persons but can accommodate up to 6. Perfect for anyone who would like a confortable base, in the town center, from where to visit the historical city of Venice.
There is an independent kitchen where to eat, a confortable living-room with three futon sofa-beds, a shower-room and a bedroom with a king-size bed.
Bed linens and towels are provided.
It is located in a very quiet part of Venice, half way between the San Giovanni and Paolo Square and the church Santa Maria dei Miracoli. It is also very close to San Marco as it takes less than 10 minutes to walk to Saint Mark Square and to the Rialto market.
This is the heart of the city, still peopled with venitians.
It is quite easy to access from the airport through the Alilaguna blue line - stepping off at Fondamente Nuove from which it is about five minutes walking.
I usually come to pick up my clients to bring them to the apartment.
Upon request, I would also lend free of charge an internet 3G card to my guest.

I have now been living in Venice since 1996 since I married my wife who is Venitian.
Why the Owner Chose Venice
My wife and I initially bought this apartment in 2000 in order to live there.
So it was our first home till the birth of our daughter when we moved to a larger apartment.

Great location, comfortable apartment

We were pleasantly surprised with the condition of the apartment. The kitchen is very new and nice as well as the living room. The bed is up a steep step ladder in an enclosed loft area. The living room has futon style chairs and sofa that could sleep several more people. The shower is very small even for an average adult. One of our favorite parts was the location of the apartment. It is far enough away from the ridiculous tourist crowds that you can just wander the alleys and bridges and not be suffocated by the throngs. However, it is still only a 10-15 minute walk to must see sights such as Campo San Marco (depending on how lost you get). The apartment is located up 4 flights of stairs which can be tiring after a day's worth of sight seeing. Also, although the owner does provide access to city wifi that work in all campos, there is no wifi signal at the apartment. Despite these two things, the apartment is excellent for a stay in Venice.
Recommended for:Adventure seekers, sightseeing, families with teenagers.

While you might not think this is the best location based on the map, it was a perfect spot to get a awy from the crowds and tourist traps. There were plenty of restaurants nearby that were excellent. It was easy to get to vaporetto stops and St. Marks. Venice is a wonderful place to visit and explore, and this is a good base to start from. I will echo the other reviews concerns over the internet, don't count on it, you have to rely on the neighbor's wifi and we only had it for 15 minutes in a 3 night stay. the ladder is steep, but we encountered similar setups elsewhere in Italy, if you can climb a ladder, you'll be fine. The 4 flights of stairs were uneven and precarious, but the owner said they would be replaced over the summer. The washing machine was great, and there was plenty of space in the apartment.

We booked a different apartment with the apartment owner and found out two days before our arrival that we were being moved to this flat because of an issue with other one. We were not as excited about the location of this apartment as it was further from the main area around St. Marks -- however, we really came to appreciate the location of this flat. It is completely Venetian residential. There are no tourist shops or expensive restaurants. There are a few markets not far away (only 3-4 bridge crossings), a wonderful Campo for people watching and tasty gelato, and you are really only 10 minutes from St. Marks. The boat to the train and the airport are relatively close (1 or 2 bridges). However, we did not have internet for our entire two week stay. We had to travel to the library and figure things out on own our. The owner attempted mobile broadband cards but they did not have a good enough signal to even check email. The ad says 4 to 6 people - but I would only recommend that if you are young, fit and like being on top of each other. The bedroom is up a ladder - very steep and difficult to navigate. Two people would sleep there. The living room has a double futon and two single futons - but they are all in one room and there is not really any privacy. The only remaining space in the apartment is the kitchen (which is actually decently large) and the bathroom (which smells of mold). The apartment is up 4 flights of uneven steps which can be a little dangerous. For our stay, there were only two of us and we found it to be suitable for our two week stay even with the last-minute apartment switch and the internet inconvenience. The owner took us out on a boat ride through Venice and it made for a wonderful day. I would recommend it for people who understand what they are getting. I think the ad oversells it a bit.
