Location: This charming house is ideally situated to the Southeast of the medieval city of Grasse, nestled on a hillside behind Cannes and Antibes. The picturesque villages of Mougins, Valbonne, Biot, St. Paul de Vence, Cabris, etc. with their great restaurants, shops, and galleries are only a short drive away. The sandy beaches of Cannes or a restaurant table in Antibes are less than a 30 minutes drive. Grasse is a five minute drive or approximately a twenty minute walk from the house. Nice Airport about a 35 minute drive (27 kilometers).

Indoor heated pool in Magagnosc (three minute drive away).
Marineland, water theme park in Antibes.
Horseriding and Tennis available locally.
Winter snow skiing in Greolieres les neiges, approximately 40 minute drive.

Golf: The golf courses at Opio, "Chateau de la Begude" and "Le Grand Bastide" are about five minutes away. The eight local Golf Courses, most of which are championship standard are all within a fifteen minute radius of the house.

The Garden and Pool: Approached from a private roadway, The Villa stands on 1000 square meters of mature gardens in an old Olive grove, with blossoming cherry vines, Bourganvilla, Wisteria, Oleanders, and Cyprus trees. From the garden and terrace there are beautiful views of the countryside, the coast and across to the Pre-Alps and at night to the distant sparkling lights of the perched villages of Chateauneuf-de-Grasse and Magagnosc across the valley. There are plenty of sunny and shaded areas for sunbathing and outdoor dining, with a shaded wisteria and Rose arbour and a built in charcoal barbeque and a separate gas barbeque. The private swimming pool has stunning views and is situated on the lower terrace, is shallow (approximately 1.30 metres) and of one depth and is separated from the main garden by a gate and stone steps. There are plenty of sunloungers, cushions and a shady parasol. There is a Kids play area beside the pool, with swings and table tennis table.


The House: This lovely villa with its traditional rose coloured and stone walls and Provencal green shutters is ideal for relaxed, informal living and is tastefully decorated in typical Provencal style with white or cream walls, tiled floors and comfortable furniture.

The Accommodation Comprises: Upstairs - Living Room a large room with tiled floors, cream walls and curtains, fireplace, furnished with three comfortable sofas and an armchair, TV, DVD, video, and sky TV, with three windows overlooking the garden, pool and across the valley to the distant sea.

Bedroom One: Master bedroom with double bed, fireplace, white walls, tiled floors, decorated in Provencal style with painted furniture and Toile de jouy quilt.
Bedroom Two: Twin room.
Bathroom fully tiled with free-standing bath, water closet and wash hand basin.

Downstairs:
Bedroom Four has a double bed, fitted wardrobe and a patio door to the garden.
Bedroom Three is a twin bedroom with tiled floors and fitted wardrobe.
Shower Room: Fully tiled with wash basin, shower and water closet.

Kitchen/Dining Room is a large open plan room with tiled floors and work-tops, white walls, blue painted kitchen with integrated electric oven and gas hob, refigerator/freezer, dishwasher , microwave, toaster etc. Large dining table and chairs to seat eight. Patio doors lead to terrace, garden, and pool with lovely views and a shady wisteria covered eating area, also to seat eight.

Outside: Laundry Room with washing machine and storage for garden furniture, cushions, etc.

Please Note:
The Rental Price includes: Electricity and gas charges. Pool and garden maintainance once per week. Linen is not included in rental price but a hire service can be arranged for you . The house is cleaned prior to your arrival.
The Rental price does not include: Water charges , which are charged on a usage basis ( metre reading taken on arrival & departure ) . Additional cleaning or additional linen changes, but this can be arranged on your behalf at additional cost.
