Set on an elevated quarter acre block this unique property is ideal accommodation for families wanting to enjoy the comforts of a house with the convenience of an apartment.

Over 22 squares on two levels -three bedrooms - 2 bathrooms - ensuite - walk-in-robe - large entertaining deck - cathedral ceilings - modern fully equipped kitchen and laundry - slate entry - carpeted living and bedroom areas - double lock up garage with remote access - peaceful, handy location - architect designed.

Conditions.

We require that you leave the kitchen as you found it, with dishes washed and put away .If not left clean and tidy we will charge a $30 cleaning fee. Any breakages, losses or damages must be paid for.

We hope you enjoy the home comforts, the views and garden, and treat it as your home away from home.

Dogs will be accepted only by prior arrangements, and with conditions, and will require an extra charge of $30 to allow for extra cleaning. Dogs would not be allowed in bedrooms or left home alone. You would be asked to accept responsibility for any damage to furniture or property by your pet.

We emphasise that this property is a quiet, private home and not a party house. Guests other than those staying overnight may only be allowed by prior arrangement. This is to avoid any undue disruption to the neighbourhood. If this is abused you may be charged a fee.

Why the Owner Chose Brisbane

We have lived in this area for many years and knew how convenient a location it was. We originally purchased "Annerley Mews" with a view to living there ourselves which we still hope to do once our children leave home. The duplexes were built and designed by a father (builder)/ daughter (the architect) team to live in themselves so are of a much higher standard than most duplexes. The site was originally a quarry but there is not much evidence of this to-day apart from the slope down to our level block.

The Unique Benefits of this House

It is always a relaxing experience to sit on the balcony with a drink and contemplate the view across to the University of Queensland and Mt Cootha, day and night. For an inner city view, it is surprisingly rural. There is also a fruitful macadamia tree in the back garden producing nuts almost all year round.
