Beautiful large two level condo in Villas Marlin Caribbean beachfront property in the heart of the hotel zone (between the Park Royal and Ritz Carlton). Has three pools, plenty of lounge chairs around pools and for beach. Palapa's at all 3 pools, also life guard for pool and beach. Also, private tennis and basketball court. Can be rented for LOWER RATES as a TWO or THREE BEDROOM CONDO for 2 to 6 perons. Please request these LOWER rates, if you have a smaller group.
This Condo is fully air conditioned with fully-equipped kitchen. Ceiling fans in all rooms. Purified bottled water/in Elec. cooler-Hot & cold (1st 5 gal. bottle provided by mgmt). Three color TVs. Large Private balcony overlooks the ocean. Large living room and dining room, four bedrooms, and three baths. Chairs and tables on balcony for your use. No Smoking (in condo) No Pets are allowed. Ref. can be provided.
Bedrooms: Master bedrm-King bed,tv & attached Full bath; 2nd Bedrm:1 single and 1 Queen bed. T.V.: 3rd Bedrm:1 single bed and 1 double bed.and sofa(not sofa bed) Hall full bath is next to 2nd & 3rd bedrms; 4th bedrm: 1 set of bunk beds beds, with a Bath next to it.
Please do not compare our condo prices with some sleeping six that do not have the sq footage we have. There are some units in our complex sleeping 6 and they are 1/2 the size of our unit. You are in a small cramped unit. Be aware of that when comparing our price to their's.Also the quality of other 4 bedrm's in the complex in comparison to ours.We visit our regularly to make sure it is kept in excellent shape.
There are 3 beachfront pools on the property. There is a bar for snacks and drinks in front of the middle pool. Life guard on duty for beach and pool, and security guards at main gate and on property. Condo Management. Grocery store is on property. every other day maid service.
Side trips can be taken to Playa del Carmen, Cozumel, Isla Mujeres, Xcaret, Tulum, Akumal, and Chich'en itz'a. The managers office can book these tours for you. Buses will take you anywhere in the city for about 50 cents. Buses come by ever few minutes on Kukulcan Blvd. in front of one of the largest and newest malls in Cancun, right in front of Villas Marlin. Also, a five minute walk takes you to Cancun's newest beautiful venetian style mall with an aquarium and a "swim with the dolphins" activity.
Many good resturants in the area, Italian, Mexican,etc. Cancun resturant's are famous and is why it is rated one of the world best resorts.
Tennis court on property. Diving, snorkeling, deep sea fishing, jet-ski rental, and parasailing all available. Watch the turtles come in to lay eggs in June and July; turtle babies are born in August and September.
Upon booking, I send a form letter to inform you of rules and Do's and Dont's in the complex and about the condo. Also a guide of restaurants in all price ranges that we have found good.
Massages are available through our manager in the condo..They are professionals. This needs to be booked with him. Also transfers to the condo from the airport and back, he will book for you.

- Full Kitchen: Kitchen has 4 burner stove, Oven, Microwave, refrigerator, coffee pot, blender, toaster. Also, electric hot/cold purified water dispenser. Management supplies first 5 gallon bottle.supplied 1 Paper towel, l 5 gal jug water, shampoo, condit, shower soap, & anti bact. Liq hand soap.
- Cooking Utensils Provided: Plenty of silverware, cooking utensils, Pots and pan's in Kitchen..all you need to prepare meals.
- Refrigerator: Larger Refrig. with nice size freezer.
- Dishwasher: Maid comes in every other day and does the dishes. She is excellent at that and puts all dishes away also..

- Catering Available: You can order Pizza's for delivery (Domino's, Pizza Hut and Papa Johns's).

- Balcony: A large balcony all across the front of the dining & Living room..with chairs and umbrelled table with 4 chairs. Also 4 other deck comfortable chairs. If not wanting to sit at the table..
- Gazebo: One large shaded area in center of property overlooking main pool and ocean for sitting. Plus many palapa's around pool areas. Near No. Pool two hammocks.
- View/Location
- Beachfront: Our Property complex is directly on one of the most beaufiful Caribbean beaches in the world. The beach is located directly in front of our three pools.
- Oceanfront: The complex Is Ocean front..The condo is Ocean view. Access to the beach and ocean is in center of the complex directly in front of the main pool. This is just a short dist. from the pools so no elevator and just a few stairs to the pools and beach. Ramps are also available.
- Ocean View: Our condo has a wonderful Ocean view. In the evening you can see the Cruise ships that are in the distance. During the day you can view surfers, parasailers and jet skiers out there.
- Communications
- Telephone: There are 2 telephones in the condo. You can receive calls on them, but to call out you can not at this time. It will tho receive ..so your home folks can call you.!
- Computer: High speed cable Internet service is available in the condo.There is a desk for your use with your laptop.
- Broadband Internet: Yes it is available in the unit, free use.
- WiFi (Wireless Internet): WiFi available in the unit,It's use is free to you.

We choose this perticular place due to it being on the beautiful Caribbean Ocean and the layed back attuitute of the complex..and the fact just a few miles down the hotel zone (which we are on) you can also go to clubs and a more lively atomosphere.
The Unique Benefits of this Condominium
WE enjoy the peacefullness of our complex, also all the pools and whirlpools..and that the beach is just a few steps down from the complex grounds.
It is not only couples orientated but also family orientated.
Our condo also has a big benifit as it will hold a family of 10 or less, so families can go resaonable..Also couples enjoy it cause they can be together there and yet have their own room.

Aileen, How are you? I just wanted to take the time to give you some additional feedback on top of what was left in your guestbook in the condo. Our 1 week stay at your condo was phenomenal. We were blessed with excellent weather in the day and a cool soothing breeze at night. The condo was very clean and spacious which was imperative for our party including children. The location of the condo was also perfect as it was close to an Oxxo (corner store), mall, bus stop, restaurants, etc. The other tenants/guests were all mature and well-mannered which allowed us to enjoy our pool time or time at the snack bar. Tim and Deb were very professional and always there serve. The were cognitive of our needs and were always willing to offer assistance or advice in all situations. They really made us feel at home and we ensured we reciprocated by offering coffee, tea, juices and snacks whenever our paths would cross. We would like to thank you for your condo and the excellent service which came with it. Some of us had some apprehensions with the Mexican drug war currently going on prior to our trip, but the war had no visible signs in Cancun. The US-bordering cities are definitely affected but Cancun is the same as it has been for the past 5 years I have been going there. I also have been referring a lot of people to your website and giving them your coordinates so hopefully it will result in more renters for you. Adrian Marolly
