Do you remember those vacations you have taken where the place was so lovely, it almost hurt to leave? Well, that is exactly how we felt when we closed the door for the last time (this year) on this place, at the end of our vacation. Our comfort is that we will be back! What makes it so good? Everything. The kitchen is gorgeous, complete with granite countertops. Since we did quite a bit of entertaining while we were there, having a well-equipped kitchen was very important. It is every bit of that. The only thing it was missing was a garlic press, and now it has one. There are plenty of dishes and silverware, but we used paper and plastic most of the time to make our vacation more relaxing. The ocean views from the livingroom and downstairs king bedroom are perfect. I LOVE sleeping to the sound of the ocean and slept better than I have in months. The place is nicely decorated and homey with a touch of class and fun. The linens are getting old, but are totally adequate (if you order linen service). I had to put something not so glowing in here so you would believe me about the rest. The bathrooms are lovely, and the master bath upstairs has a jacuzzi tub. All-in-all, it was a perfect vacation! We will definitely be back!

We stayed here for a week in November (11/06/11 through 11/13/11) for my 30th birthday. The location of this home is fantastic. Close to restaurants and stores, yet a beautiful view of the ocean from the balconies. The layout of the house was great with wide open views of the ocean from the kitchen and living rooms. The house was extremelly clean and very well stocked. I very much enjoyed cooking in the kitchen all week. We would not hesitate to come back again.

Great Labor Day Weekend

The six of us thoroughly enjoyed our Labor Day Get-a-way at "Almost Oceanfront." This townhome was super-clean and well laid out, and the steps from the entry level to the third-level living were no problem at all, even for my 78 year-old mother-in-law. The views from the living room deck are outstanding. The weather was absolutely perfect and our meal at Mac Daddy's was great. The kitchen is well stocked and all appliances worked perfectly. We cooked all meals but one there. The owners were great to work with and the home's amenities were exactly as promised in the VRBO photos and description. We will definitely consider this unit when we return to Surf City. I highly recommend this great vacation home.

Almost Oceanfront - Nice Vacation!

My extended family (including 2 toddlers and a 10 yr old) had a wonderful vaction at Almost Oceanfront! The townhouse was well maintained and was stocked with everything we needed. The 3rd flood ocean facing deck had amazing views and was relaxing at all times of the day and night. Only a short walk to the beach and you don't have to cross over any busy roads. The outdoor shower and wet weather entry was very helpful. The ocean was a little rough, but even the toddlers still found ways to enjoy it! The beds were comfortable and the views were beautiful! We enjoyed dinner at Quartermaster's, however we did NOT enjoy dinner at Crabby Mike's. We also grilled up some yummy fresh seafood from Surf City Crab. The turtle hospital was another neat outing, however, be prepared to wait in line (45 mins for us). Thanks for a fun and memorable vacation!

Great Family Vacation Home

We stayed at this property with our daughter, son-in-law, their kids (5 yrs and 20 month old twins) and another one of our granddaughters' (8 yrs old) the first week of June. What a perfect vacation home! very clean,lots of room and beautiful views. The older kids enjoyed the bunk bed room and the twins portable cribs fit well in the downstairs bedroom with twin beds. We all had plenty of "personal space" as well. I do recommend bringing a baby gate if you visit with toddlers, lots of stairs for them to explore.! The washer and dryer were an added bonus. Also loved the entry way for putting sandy toys, shoes etc. The Owner's were great to deal with too. All in all, a wonderful rental. We will definitely be back to Topsail Beach again. Very clean beaches, not too crowded.

Great Stay on an Uncrowded and Delightful Ocean Shore!

The proximity to the beach was outstanding. Eight family members, ages 5 months through 69 years, had a wonderful time here the past few days. The kitchen and bathrooms were very nice. The views were outstanding! We enjoyed nearby restaurants, beach walking, pier visiting, kite flying and kayaking. (Check out Frank at Adrenaline Rush Kayaking just up the road!) The youngsters loved the on-site pool as well. The preseason weather was wonderful. The outside shower was nice for washing off the sand and salt after beach activities. Thanks, Ken and Carol, for sharing your place!

Enjoyable Getaway

We had a great stay. The condo was wonderful. Everything was clean and the condo was equipped with everything we needed, minus a few little items like trash bags and dishwasher detergent. The views from the beach side balconies were beautiful. And if you open the windows upstairs, you'll get a relaxing cross-breeze from the ocean. The beach was quiet and relaxing and the water was great. High tide left little beach above water, but low tide allowed for a huge area to set up your umbrellas and chairs. And there were these neat little "pools" of clear water that were left all over the beach that were perfect for little kids. We also enjoyed some pier fishing. We would recommend the Topsail Pier over the Surf City Pier, but either one is fine. The pool opened for the season on the last day of our stay. It's a nice little pool and offered a nice break from the ocean. There are plenty of gift shops to choose from, as well as several good restaurants close by. There is also a nice putt-putt course, a Food Lion and Harris Teeter, and some other shopping centers just across the bridge. Sneads Ferry is also close by, which offers a few more restaurants and stores. The owners were very helpful with our questions prior to our stay and the directions were exact. I'm sure we will use them again on our next visit to Topsail Island.

We had a wonderful vacation in this clean, pretty and spacious townhouse. We loved listening to the ocean each night! It was great to sit out on the deck on the beautiful deck chairs and look at the ocean. It was so relaxing. I only wish we could have stayed longer. We would definitely love to stay here again!

Great Relaxing Beach Getaway

An absolutely gorgeous beach house. The photos don't do it justice. There is not a better location for a beach retreat on the entire east coast! The floor plan allows for togetherness and privacy for everyone in the group. It is well maintained and clean. The furnishings are very high quality. I would recommend this property to anyone who loves the beach. The only caution would be if stairs are a problem for you, as there are three flights of stairs.

Will say though that my 93 year old father-in-law has made the trek 3 times over the last year and half. He gets around with a walker but the unit/beach motivates him that much that he climbs the stairs with our help. He's even gone up and down a couple more times for a night out for dinner or whatever! He stays in the top master bedroom and has everything he needs on the top level where all the living space is so he can choose to stay up there as long as he wants, and can enjoy the beach by just walking out on the deck that overlooks the ocean.

This property was one of the nicest properties we've ever seen. We booked this property last August and we were obviously very excited since this was our first trip to "Surf City" for an extended vacation. We were very happy to find a place that looked so well kept on the internet, honeslty it's as clean and kept up in person as it appears in the on-line pictures. Ken was a pleasure to work with. I had alot of questions for him and he got back to me in a very timely manner. I would strongly recommend staying at this property not only because of it's location, but the floor plan works very well and offers numerous possibilities depending on how many are staying there.

My family loved our stay at this property the best during our 2011 spring break. Our vacation started out with a two day stay in a cabin in the mountains just outside of Gatlinburg, TN. Next, we stayed at the Hyatt for two days just outside of Washington, DC. After that we went to Surf City and had old friends from Jacksonville, NC meet up with us to stay at this property. It was great for all. It offered everyone plenty of space and privacy. All the bathrooms were a hit as well. The views from all the decks were great as well. The couple that stayed with use were older and it was nice having the deck that they could sit on while watching us at the beach. I would stay at this property again and would recommend it to anyone. Thanks again for a wonderful way to spend time with the family and old friends.

I chose this home as an alternative to a hotel when my fiance returned from Afghanistan. We needed a place to stay for 10 nights immediately upon his return, and we're both so glad we made this decision! The setting couldn't have been more perfect. We loved listening to the ocean every day and watching the waves roll in. We even saw a school of dolphins from the balcony. This place was absolutely perfect.

If you are looking for a wonderful place to stay, close to the ocean, well maintained and owners who deliver on their promises, this is the place you want to stay. Ken and his wife are good folks who have a beautiful vacation townhouse that they let others enjoy. So why did I rate my overall experience at the property as only fair??? We happened to pick the bummer week of the year. It rained everyday except the day we packed to go home. 20 inches of rain in 2 days set a new record and kept us homebound with no beach weather to enjoy at all. So while the townhouse was excellant, our weather was poor and thus, only a two star overall rating.

The townhome is positively beautiful and wonderfully furnished and equipped. Only problem we had was sand flies at the beach. Typical of this time of year according to the locals. They come in when the wind changes to coming from the land. Did not keep us from enjoying the ocean water, though, or the pool. And certainly did not keep us off the decks. The grandkids (ages 5 and 2 months) had a great time, and it was great to be there as a family. Some chairs in the bedrooms would be a plus.

We really enjoyed our stay at "Almost Oceanfront". Our only complaint was that with high tide, we were oceanfront except for the dune. There was no where to sit on the beach until low tide. The place was great and we all had a great time. Hated to leave and look forward to going back again.

We absolutely loved this condo. It was extremely clean and looked even nicer than the photos. It had a wonderful ocean view. It was extremely comfortable for 8 people. Perfect Beach Getaway

Great place to stay if you are looking for a practically brand new, quiet, beach get-a-way. We loved it. Plenty of space for our family and in-laws. "Almost Oceanfront" (nickname of the townhouse) is exactly that... 50 yard walk to the sand across the end of a dead end street. During a given day, 20 cars or so come to the end & turn around. So, crossing that 'road' is not an issue. The views from the decks is spectacular. Period of stay = June 19-26. Surf City / Topsail Island = very cozy, "beachie" feel. Just lots of beach homes, fishing shops, and of course a few beach goods stores. Besides staying in a nice, clean, beautiful townhouse... Some other benefits of the area: 1. Felt extremely safe with the family and kids. 2. Traffic is not an issue. 3. Public playground is 1/2 mile away. 4. Plenty of local restaurants 5. People are super friendly 6. Non-crowded beaches, restaurants, etc.

Great family vacation place!

This was a wonderful place to share a vacation with our children and grandchildren. The beach was wonderful for walking, lounging, and building sand castles with the kids. They never tired of it. And the ocean was magnificent! We could walk out a great distance and still be waist deep, or ride the crashing waves into shore. When we wanted a change, we swam in the warm, uncrowded pool. What a treat! The townhouse itself was beautiful, just like you see in the pictures. Even with 10 of us, we never felt crowded. And we had everything we could have possibly wanted right at our fingertips. This was truly the most beautiful place we've ever stayed. We also enjoyed the open feeling of Surf City. There were no condos lining the beach, just nature at it's best. I loved watching the dolphins play. We would definitely like to come back for another vacation.

We really enjoyed our week at the almost ocean front townhouse. I believe it was one of the nicest places on the island. The set up of the townhouse worked out well for our family (my husband, son, and I , his mother, grandmother, grandfather, and aunt). Everyone had their own space, and my son had plenty of room to play. (a baby gate was very handy to block the stairs). The views from the house were beautiful, and it was easily accessible from the beach! We would love to stay at this town house again! Thanks for a beautiful week!

This townhome was very clean, light, comfortable and the best location we could have wanted. The owner is very kind and quickly responded to our e-mails. The townhome is very nice and spacious. I felt at home and the views of the ocean are spectacular. Every morning I had coffee on the 3rd floor deck, they have great high chairs to view the ocean without obstruction. We cooked in the wonderful kitchen and it has everything you need. They graciously have a full size washer and dryer for the beach soaked clothing and towels that we needed to clean. All the kids had their own space so you could be private and get away from family members if you wanted to. All 4 bathrooms were beautiful and spotless, no germs there. The beds are all comfortable and the night ocean sounds were so awesome. There is a park 4 blocks down that the little kids could go to and play. Very conveinent location to everything on Top Sail Island. This is one of the best VRBO rentals that we have used. Thanks to the owners for maintaining such a great place on the ocean and making it easy to work with. You will not be disappointed here.

Our visit to Topsail was short, but very sweet. The only downfall to the experiece was that it was too short. The condo was convenient, well organized, very clean and an easy layout for our family. The view of the water was perfect and having the pool just steps away was great for the kids too. I hope we are able to visit again soon and stay a bit longer. Gazing at the ocean and listening to the sounds of the waves was so peaceful. Someone else mentioned the high chairs on the deck -- they were great! For me, eye level from a regular chair almost always means I stare at the railing. With the high chairs, my view was full-on ocean. The chaises were nice and comfortable, too. The kitchen was well equipped and a pleasant and functional place to cook. Loved the granite countertops and stainless steel appliances. We slept in the master bedroom on the lower level and were lulled to sleep by the sounds of the ocean. Ken, the owner, was wonderful to deal with. Very responsive and professional. Owner response:Thanks for the very kind words. Carol and I try to make sure that the unit is in tip-top shape all the time and that we have all the things that may be needed. We hope to make it a 'home' away from home. This is the only unit we own and focus on keeping it up. By renting direct we deal directly with our guests and like to believe that we establish a relationship that is mutually beneficial for all. We've been blessed with guests who take care of our unit as if it is their own which means to future/prospective guests that the unit will be in good shape for them as well.

Great Family Place

We loved our stay here, it exceeded expectations. We visited with my parents, brother and his family and my own family (6 adults and 3 small kids) and it was great. The ocean front view was awesome to enjoy while the kids napped and the convenient walk was close enough even the 2 year old could walk it. We look forward to vacationing here again.

Spring Break Paradise

The condo was perfect for Spring Break with our family. We couldn't have asked for a better view and the beach access was so easy. The layout was perfect with the two masters, plenty of room for all 7 of us, and several spacious decks that made enjoying the outside amazing. It was very well kept up and the owner was easy to work with and very responsive to all questions. We would definitely recommend!!

Our extended families enjoyed a wonderfully relaxing vacation at the Sachs' home. The accommodations were clean, spacious and quiet. We were able to prepare and enjoy home-cooked meals. The layout provided enough room for us not to be on top of each other (especially convenient when the 3 y.o. was fighting sleep). The home is literally steps from the beach and minutes from town via car. The conveniently located pool offered a nice alternative to the beach. The oceanfront view is complemented by the soothing sound of waves. We definitely recommend this vacation rental.

We had such a wonderful visit at the house. The place was immaculate and the house had all the trimmings. Listening to the sound of the ocean at night was one of my favorites. The view from the balconies was breathtaking and I already miss it. The beach was not crowded, and easy to access. We would love to come back. Thanks for a great vacation!

We had a wonderful time at Almost Ocean Front. It's the first time we had a close and unobstructed view of the ocean. What a difference and worth the money. The deck furniture was perfect for viewing the ocean too, as the chairs were high enough so one can see over the railing. The private decks were roomy and relaxing with great views too. Rooms are big and nicely decorated. Loved the very comfy king bed and night stands, lamps in bedroom on upper level with a balcony facing the bay side. Ceramic tiled bathroom ajoining upper-level master bath had whirlpool and roomy shower. Some more towel bars would be nice. The outside shower could use a seat and some hooks to hang a bathing suit and towel. The configuration of open kitchen, living and dining area allows tv and ocean viewing from anywhere in these three areas. We have been going to the OBX for about 30 years. I like the N. Topsail, Surf City, and Topsail beach area much, much more!!!. I may consider retiring to the area. It was so much better renting from VRBO than one of the reality companies in OBX. The rental price of Almost Oceanfront was a superior value. I liked the personal touch of seeing Carol and Ken's picture, the welcome bottle of wine, welcome notes and thank you notes. Last, but not least...getting my security deposit back so quickly delighted me. I'd love to come back next year. Thanks for everything..Holly

We had a fabulous time. The house was perfect for our needs--6 adults, 1 child, 3 generations. It was well appointed and well kept. The loacation was great, the beach was fabulous, and beach access couldn't be easier.

Ken has made this house a wonderful home for all who rent it. He has been a wonderful host, keeping us up-to-date about our stay and even left a bottle of wine for our arrival. The 4 bedroom home overlooking a gorgeous beach is as good as it gets. Each room is beautiful and clean. I will return next year with my family, WE LOVED IT!!

This was a perfect place for our family of five (including three kids, ages 8, 6, and 2) to stay. It was very spacious and clean, with a lovely view of the ocean from the main floor. Our two sons loved the bunk beds! It was a convenient distance from the beach, with a ramp boardwalk right across a small road (that had minimal traffic). Upon returning from the beach, it was great to be able to shower the sand off in the outdoor shower and leave sandals in the mudroom-type entry. Ken, the owner, was great to deal with, very prompt answering any questions. We would definitely rent this unit again!

We had a great time at the Condo. Very nice, clean and well kept townhouse. The area wasn't too crowded and was close enough to restaurants and stores. Would love to go back again. The second morning we watched the schools of dolphins swimming just offshore.

We truly enjoyed staying at this beach townhome this past weekend. The home is quite new, spacious, clean, nicely decorated and fully equipped (to name just a few, well equipped kitchen, TV on almost every rooms, some beach toys and even hand soap (to name the least but something that my wife always needs =)). The weather was a bit chilly so we could not really play much in the water. While we are not at the beach, staying inside in the comfort of the home while enjoying the ocean breeze and view is also relaxing despite there were 8 of us! Having 3.5 bathrooms is really nice with 8 adults staying in one home. If you never rent a beach condo directly through an owner like we did before renting this home, rest assured that you should have a peace of mind dealing with Ken. He is very professional and answers e-mail promptly and will answer any questions you have. He also follows up with you after your stay to ensure that your stay is enjoyable one. Have fun at the beach and enjoy renting this home just as we did!

My husband and I stayed in this lovely property over Easter with his parents AND my parents. It was spacious and clean, we all had plenty of room and didn't feel cramped. The view is awesome, the location great, and unit was well stocked. Ken was a pleasure to work with as he responded very promptly to all emails and questions. Wouldn't hesitate to stay here again and have already given this vrbo# to a couple of friends for future rentals. Thanks again!

We stayed in August 2008. We will be back. This property is very clean, modern and has a great view. Our young children spent many hours at the pool, a relief from the rough waves from the tropical storm in Florida. Thanks Ken.

Everything we expected and more. Very clean place with all the amenities of home and a walk out the back door to the beach. The Internet access was a nice touch to find places to eat, attractions...etc. Everything was like brand new and the layout with the 2 masters/2 kids rooms (and MANY bathrooms) was perfect to keep 2 families from tripping over each other. We'll be coming back for sure.

This was an incredible home with lots of room and spectacular views. Very new and clean and a great beach! You don't see pictures of the bathrooms but they are fabulous too! I can't wait to book my next visit!
