This is a lovely, three bedroom/two bath lake house along the east Colorado Arm of Lake LBJ in Kingsland, TX. Comfortable, fully furnished and decorated beautifully, the home owners definitely put their time and energy into making this a wonderful "home away from home".

The upstairs has all the living amenities-the living area, family room, dining room, kitchen, master bedroom, second bedroom, two full baths, TV room and covered patio. The downstairs has sleeping quarters with a twin bunk and twin bed with trundle (sleeping for 4) with a laundry room and stand-up shower, perfect for kids or those last minute guests!

This home has a great layout, with two living rooms and a TV room off of the master bedroom! Adults can gather in the living area to watch television, while the kids can enjoy their video games or watch their shows in the family room.

UPSTAIRS: a Living Room with couch, sofa chair, coffee table and media center with DVD/VCR. As you can see from the pictures, it is nicely furnished with lots of "extras" such as floor and table lamps, paintings and a ceiling fan, a Family Room with couch, sofa chair, rocking chair, coffee table/game table and television. This room is off of the kitchen, a Dining Room with large dining table and seating for eight with a lovely view of the lake through the double glass doors. This room is between the living area and kitchen.

There is the Kitchen which is fully equipped with stove, refrigerator w/ice maker, lots of counter space and an island to prepare meals. All dishes, glasses, silverware and basic appliances such as toaster and microwave are included. The Master Bedroom has a queen bed and bathroom with a shower/tub combination. Also included is a television with DVD/VCR in the television room right off the bedroom. This room has a beautiful view of the lake with double glass doors leading to the covered porch. A vanity, two chairs, ceiling fan and beautiful décor add to the charm of this room. The Second Bedroom has a queen bed and bathroom with a shower/tub combination. It also has a television with VCR. Side tables with lamps, trunk, table and chair finish off this cozy room.

DOWNSTAIRS: Access from the outside only, this room has sleeping quarters with four twin beds (twin bunk and twin with trundle), laundry area, storage area and stand-up shower.

OUTSIDE: A partially covered porch upstairs has a cooler, patio furniture and barbecue grill. There are double glass doors that lead from the living area and master bedroom. A large, grassy lawn leads down to the covered boat dock and swimming deck. The front yard has covered parking as well.

Holidays & Holiday Weekends (Thanksgiving, Christmas, New Years, Memorial Day, 4th of July and Labor Day) $50 more a night, maximum of 3 nights for holiday charge.

All major credit cards accepted. We require the first night’s stay in the form of a check or credit card for deposit. Remaining balance is due 7 days before check-in if paying via check.
