Our Villa is managed solely by us, the original owners, and not a management company. Because we live here on the Big Island ourselves, we are able to pay special attention to ensure that this home remains in "like-new" condition at all times and has been custom designed and decorated with many high-end amenities than you will not find in other vacation rentals.
We invite you to come and experience what we found here on the Big Island of Hawai'i that was so enticing, we decided to move here permanently. Imagine vacationing in the very heart and soul of the islands waking up every morning to the aromatic fragrances of tropical blossoms and the caresses of gentle trade winds. Greet the morning with a hike along the King's Trail just behind the Villa, a pathway that has stretched along the length of the famous Kohala Coast since recorded time.
Spend the day exploring the breathtaking views around the island or simply enjoy the many sights and activities within the Waikoloa Beach Resort. Play a round of golf on the nearby Beach Course or championship Kings' Course. Swim with the dolphins next door at the Hilton Resort Hotel.
Shop at the King's Shops or the Queen's MarketPlace. You will find familiar designer boutiques, restaurants, specialty shops, souvenirs and cultural activities within walking distance of the Villa.
Not far from the Shops is Anaeho'omalu Beach (or A-Bay) where you will enjoy swimming, taking advantage of the many different water sports available, strolling along the ancient Royal Fish Ponds or just relaxing on the beach to work on your tan.
If you really don't feel like wandering too far from home, you can easily fill your day among the 22 acres at the Waikoloa Colony Villas playing a set of tennis, swimming at one of the two pools, relaxing in the spa/hot tub, working out in the air conditioned fitness center and having a relaxed BBQed dinner just outside the Villa.
Any way you choose to spend your time in Paradise, you return home to the comfort and privacy of your own 2-story Villa. Each Villa has it's own private entrance.
The upstairs master suite offers a King-size bed with memory-foam topped mattress, nightstands, armoire with TV/Extended Cable/DVD player, ceiling fan, and covered lanai with a view of Maui. The master bath includes a soaking tub, separate shower with hand-held attachment, dual marble counter-top sinks with ample storage beneath, separate linen closet and a generously apportioned walk-in closet with dresser.
On the main level is the second bedroom also featuring a King-size bed also with memory foam topped mattress, dresser, two night stands, ceiling fan, flat-screen TV/Extended Cable/built-in DVD player and a large, 2-door mirrored closet. The downstairs full bath has a tub/shower combo with hand-held shower attachment, a single sink with marble counter-tops and medicine cabinet. Both bathrooms are equipped with thick, plush, thirsty towels.
The light and airy living room boasts 17 foot ceilings with multiple windows to let in plenty of light during the daytime. A queen-sized sofa sleeper along with a very comfortable chaise lounge excellent for putting your feet up to read a book or watch TV housed in the armoire. We have also installed an overhead multi-speed ceiling fan which offers decorative, custom lighting on a dimmer switch.
The dining room seats 6 in comfort with elegant cane chairs on a large Island-style glass-top table. A customized Hawaiian chandelier offers alternate options for lighting along with a dimmer for even more choices. Additional seating for 4 out on the private lanai just off the dining area is also yours to enjoy.
A granite-lined kitchen is waiting to accommodate any gourmet cook with basic essentials including a GE Profile glass-top stove with full oven, over-the-range-microwave, Side-by-Side custom paneled Refrigerator/Freezer with ice maker, up-graded Bosch dishwasher, double sinks with disposal, multiple small appliances, i.e., toaster, coffee maker, blender, hand blender, bread maker and many more. Cooking utensils, knives, pots and pans of all sorts and sizes are waiting to be used. Helpful items such as spices, oils, and other basics are on hand.
Also on the main floor is a large storage closet with a washer and dryer, laundry soap, dryer sheets, and ironing board w/iron. The garage houses two bikes and multiple beach items including several different types of chairs, coolers, beach umbrellas and tennis rackets with a fresh can of T-Balls for the tennis courts just outside the door.
At the end of each day you will be reminded that you are truly in paradise with West Hawaii's brilliant sunsets. Whether you're watching for the 'green flash' as the sun goes down over the ocean from a sunset cruise or from any of the beautiful beaches in the area or simply from your villa, each and every one will be magnificent, memorable and picture-perfect.
Even now we continue to stop doing whatever we're doing to watch the beautiful sunsets every day living here in Kona, 25 miles south of Waikoloa. We still enjoy using our Villa in Waikoloa from time to time because all the best beaches and restaurants, including golfing are right there. Our villa was completed in February 2004. We had looked at everything available in the Waikoloa Resort and decided that the Colony Villas were more like homes, not apartments as all the other complexes are. The villa is a place that we could actually live in full time if we wanted to.

We visited the islands every year for 15 years and finally decided to purchase our Villa in 2004 on the Big Island. Shortly thereafter, my husband was offered a permanent position in Kailua Kona 40 miles south of the villa. He is an OB/Gyn physician and needed to open his office closer to the Kona Community Hospital.
We have since learned the joy of golfing and an added appreciation for the South Kohala resort area where our villa is located...this is also our destination when we're looking to take time off ourselves!! The island's best restaurants, beaches & golf courses are right there.
We have had the opportunity to meet many of our guests, play golf or meet up to have a bite to eat & it's such a treat to not only offer our town home to those who come to the islands but to say "hello" (Aloha!).
Island living is a unique way of life, very, very different from the mainland. We enjoy sharing what we've learned living here with our guests and offering our villa as a convenient, comfortable setting to explore the island. All of Hawai'i is beautiful but the Big Island is especially magical...has everything all of the other islands have and much more....yet maintains the "old, original Hawai'ian" experience. I am sitting in the dining room writing this review ... I wanted to make sure that I posted ASAP because exceptional people/ places deserve to be recognized. From my first phone call w/ Patti I knew that she was going to be fantastic! As a vacation homeowner/ Real Estate professional specializing in Prop Mgmt, I have a very high standard for what a home should include and how it should be presented. The photos show the property well, but do not do it total justice. It is so clean, and has everything that you would need to enjoy your stay whether you are spending a lot of time at the property or using it as a base camp. Patti also provides a wonderful "things to do" w/ her tips/ tricks for the local areas, as well as her (funny) commentary on things. You really are her guest, and she does a wonderful time welcoming you to her paradise! Waikoloa Colony Villas is a smaller property compared to most of the sprawling timeshare and hotel properties in the area, and for me that was a huge plus. The pool, parking, tennis, Kings HWY trailhead are all just steps away. There is EZ access from the front gate to the building. I like to walk, so I walked to the nearby Hilton, and on another day the Kings/ Queen shops via the Kings trail. If you are debating properties or different condos in the area, trust the 50+ reviews on this one w/ a 5-star average and book Patti's Paradise today.

We stayed in the villa for one week. The minute we entered the villa for the first time, we knew we had made the right choice. The villa is exceptionally well maintained, elegantly furnished and the kitchen is ready for some serious cooking if you are so inclined. We did not hear a sound from the neighbors while we were there. As others have also mentioned, the garage has everything you need to relax on the beach. In addition, Patti provided an information packet with lots of practical information on shopping and tourist activities on the Big Island. We had a great time and hope to come back soon!

We just returned from 10 nights at this villa and we are soooo happy we stayed there! There is everything you need inthe villa and the garage to saty and play! The bedrooms are comfortable and perfect fro a goodnights sleep! The Waikoloa Beach Resort area id the place to stay in the big island. Close to Kona and fabulous beaches! We hope to book again next year!

We just spent two wonderful weeks at this Villa. We were extremely please with our stay in this very clean and spacious villa. It gave us great comfort knowing that after a full day of activities we could come home to the beautifully furnished and well stocked Villa. The chairs, coolers and bikes provided were all greatly appreciated. Patti was very accommodating and very easy to correspond with prior to our stay as well as during our stay. Thank you Patti! We could not have been any happier with our stay at your wondeful place, from August 19th through the 26th. First off the place was immaculate, everythnig we could need was made avaialbel by you. We found the place to be clean, accommodating with all the necessities we could want. We enjoyed the use of the boogie boards, having the pool, gym and tennis courts just right outside the fron door. We would recommend this place to everyone looking to stay on the Big Island!

We had a great time on the Big Island, and appreciated all the great recommendations on things to see, beaches to frequent and places to dine. We also enjoyed the many wonderful accommodations such as beach gear. We would never have tried the boogy boarding if they were not readily available! The condo is very well kept, and made our stay very comfortable. Thanks for making it available to us!

We enjoyed our short stay on the Big Island. We usually come during the winter months. Although it is more humid in the summer, it was nice to see all the flowers at this time of year, and experience the warmer water at Hapuna Beach. Your villa is very well equipped and we appreciated the beach mats, chairs, & boogie boards. We had a blast at Hapuna! Thank You Patti & Jim.

We had the best vacation! Thank you so much for opening up your home to us. The villa was absolutely beautiful and it was so nice to have everything for the beach. Some of our favorites include the Kona Brewery, Mauna Lani Spa, and Mauna Kea beach. Can't wait to come back! Mahalo!
