Palazzo Massarucci, a castle in Umbria, is lovingly restored with an eye to COMFORT, CONVENIENCE, PLEASURE and PRIVACY. It has 9 BEDROOMS, 7 BATHROOMS, 3 DOUBLE SPA TUBS, a SAUNA, a large PRIVATE SWIMMING POOL and lawn and gardens that have stunning views of the Spoleto Valley, and the rugged forests, hills and valleys of the Massa Martana.

This luxurious pink-stone castle, forms the south wall of the charming village of Macerino, a 16th century village built on the foundations of a medieval fortress, perched on a hillside above Spoleto, Terni and Acquasparta.

With large north and south facing windows that invite PERFUMED CROSS BREEZES in summer, the castle also offers skylights, glass roof panels and terraces, that make it an unusually BRIGHT AND CHEERY castle with EXTRAORDINARY VIEWS and COMPLETE PRIVACY.

The castle’s 500 year old stone walls that reach a thickness of 1.5 meters (5 feet) on the ground floor, offer a cool and fresh interior.

Legend has it that Lucrezia Borgia slept in Palazzo Massarucci. One can only imagine which of the SIX ROARING FIRE PLACES warmed her if it was winter. Lucrezia was the daughter of Rodrigo Borgia who became Pope Alexander Vl. She was infamously portrayed as a killer of husbands and lovers but history suggests that her brother, Ceasare, one of her lovers and possibly the father of the first of her eight children, was the actual killer.

Today UNDER FLOOR AND FORCED AIR HEATING, THICK FEATHER DUVETS with LUSH COTTON LINENS keep you cozy in winter.

Palazzo Massarucci was for centuries the seat of the Vicar of Umbria and later owned by Anna Mahler, the sculptress and daughter of the composer GUSTAV MAHLER.

In 2002 Palazzo Massarucci was the residence of SOPHIA LOREN as she filmed the Ital/Canadian production of “Lives of the Saints”.

Please find everything from picnic blankets, baskets and backpacks. Feel free to open doors and drawers and discover many items for your convenience. The kitchen will normally have basic herbs, salt and pepper and often much more. The vast forests surrounding the castle are rich with truffle, asparagus and mushroom and offer a kaleidoscope of color throughout the seasons.

Near to Spoleto, Assisi, Todi and other visited Umbrian towns this hilltop is secluded, quiet, romantic and convenient. It offers two neighborhood RESTAURANTS famous for authentic Umbrian cuisine, La Fontana and La Castagnetta. La Fontana is just steps below the castle and also offers cocktails, wine or espresso in the BAR. An adjacent property offers ADDITIONAL ACCOMMODATIONS. The archaeological Roman site of Carsulae is a hike away and snow skiing is an hour away.

Our grounds are fully landscaped with lush lawns, climbing roses, jasmine that winds to the roof and giant lavender plants that invite butterflies throughout summer. Bulbs and perennials ensure early blooms of color.??

Visit PALAZZO MASSARUCCI and bask in the secrets of centuries of glory … If only walls could whisper...

Why the Owner Chose Acquasparta

I fell in love with the castle.

The Unique Benefits at this Castle

The nature on our hillside is extraordinary. The variety of animals one encounters on walks, the lovely sound of the quite night, the moon that rises between crags in the hills across the valley, the views of Spoleto and Assisi, the magical pink stone that the castle is constructed from, the wonderful neighbors, and the sheer delight of the castle itself, built 500 years ago and fully restored by me over the last 20 years.

Owner's Map of Acquasparta

I'm a single mom of a 12 year old girl who was born in Rome. We are now living in Ho Chi Minh City, Vietnam, where I own and operate an Architectural, Interior and Landscape design company.

Great Honeymoon and Wedding Party Getaway

Guest: Laura, Newlywed (Wisconsin, USA)
Date of Stay: 09/19/09 Review Submitted: 10/19/09

From beginning to end, our week at Palazzo Massarucci was incredible! We were married in Spoleto, and 20+ family members stayed with us for the week. The wing off the main entrance made a perfect honeymoon suite, with private kitchen and luxury bathroom. The huge kitchen and attached living room made a very homey place for meals. It was also a place we spent hours cooking together as a family, and laughing late into the night as we played cards & shared the days adventures. You wake each morning to views from every window that make you feel very relaxed and definitely "away from it all." This villa was the only one we found that had a pool adjacent and close, enabling us to eat and entertain around the pool. The small store nearby kept us well supplied with necessities and all the wine we needed. The restaurant across the street, La Fontana, accommodated us for our rehearsal dinner and had wonderful food. Laura Burke was very accommodating as we planned our wedding week, and it went off without a hitch! Looking back, and viewing our pictures often, everyone who was there commented on what an amazing place it was, and what a fairytale wedding we had. We are planning on going back for anniversaries and we're sure everyone will want to join us again. It well exceeded our expectations and we would recommend it to anyone looking for a fairytale vacation.

Owner response:Thank you for the wonderful review and for being wonderful guests!

Pallazzo Massarucci is incredible. My wife and I stayed there for a few weeks in March 2007. It’s an enormous place with large rooms, but very cosy at the same time. It was still too cold to use the outdoor pool so we had to “settle for” the sauna and nights around the fireplaces. And there’s plenty to do around the area. We ended up many afternoons just wandering around the hillsides. It’s an historic building but recently, and lovingly renovated with all modern conveniences. We can’t recommend the place enough. And the nearby restaurant has delicious, real, local food. A great deal for what you get. CindyHave just returned from a stay in this sensitively refurbished large old palazzo, beautifully restored without loss of authenticity or character, very comfortably furnished and fully equipped with everything one could possibly want. Very clean, and prompt service on hand for any problems. Wonderful grounds, with good size pool, covered dining area, fire pit for barbecues and grassed area. Fantastic all-round unspoiled views, extremely quiet and peaceful -- and very friendly village. Ideal for a getaway -- but not too remote for a large choice of more local sightseeing or a day trip to Rome, or just hill walking but we were far too relaxed to attempt that. Ideal for large groups or families -- we were ten adults and ten children; perfect location and accommodation. Highly recommended. Tony

My family and I just got back from a wonderful week at this beautiful palazzo. There were 20 of us ranging in age from 3 to 89 and we all had a fabulous time. The house is beautiful with tons of space for everyone. It is very clean and well maintained. The gardens and the pool are beautiful. Though the surrounding area is lovely, we were often quite content to just relax either inside the house or outside in the beautiful grounds. The house is extremely kid-friendly, with lots of nooks to hide in and games for them to play. The kitchens (3), made it very easy for us to prepare great meals to feed everyone. The owner was extremely gracious - offering for us to move furniture around to best suit our needs, which was very helpful. The local store/restaurant next door was very convenient for small forgotten items and the people we met in the village were friendly. We had dinner at the local restaurant (La Fontana) the last night and both the food and service were wonderful. This is a terrific place for a get-away - we truly felt like we were on vacation. We did a few day trips to Spoleto which is a lovely town for sight seeing. I highly recommended this for a vacation and am counting the days until we can do a return trip.

Great Place, Must Return

This is a great place. I took our whole extended family for a week and we loved every moment. Everybody had their place to get away from everybody else and everybody was happy. There is something for all ages. We were 3 years old to 86 years old. We loved cooking and drinking wine in the big open kitchen, sitting around the campfire in the evenings and taking great walks in the forests. It was a real five star experience for all of us. We highly recommend it.

More than we hoped for

Guest: Happy ZZ travelers (England)
Date of Stay: 08/24/09 Review Submitted: 10/07/09

This wonderful palazzo was way more than we hoped for! Our family travels together every year and this was the best property we have ever rented, it was just perfect. We found everything we needed. The layout gave us all privacy and the kids were thrilled to find lots of toys and things to do. Even our teenagers were happy! We did do several day trips to surrounding towns and villages and found it all very convenient, the roads are safe and comfortable and clearly marked. The local restaurant just below the property is excellent. Nina the housekeeper was very helpful and gracious. Our meals in the garden and around the pool looking out at the spectacular views were unforgettable. Though we like to try new properties every year we have decided to return to this property again and again. We highly recommend it and just can't say enough. Price per quality it is far and away a bargain. Thank you Laura!

A wonderful summer in the heart of Umbria

Guest: ScreenJack (Los Angeles (Hollywood) USA)
Date of Stay: 06/01/07 Review Submitted: 01/21/08

We stayed here in June 2007 and having rented other properties in Italy and southern Europe, (France) was blown away by this property! everything was as advertised and though the drive was long, it was just what we needed, an escape from life and the hectic pace of Rome. Frankly, we didnt need as much as we brought, everything down to the towels were ready for us, and with the pool, days were spent drinking in the scenery between walks to the small village nearby. nice locals. not much english, but smiled alot and were welcoming. umbria is now at the top of our list of areas in Italy (everywhere else too crowded) and with wonderful cuisine, weather and Italian atmosphere, the palazzo is the perfect blend of privacy and accessibility to local life..... way better than any hotel or resort, in our opinion, and we have stayed at some of the best. will definitely return one day....

Wow, What a Magic Place

Guest: Zorba in Saigon (San Francisco, CA, USA)
Date of Stay: 01/01/08 Review Submitted: 01/20/08

The place is mezmerizing! We had a great time! A bit of confusion figuring out who sleeps where as the bedrooms are really scattered but most are super private (a couple not). Everything was clean and neat and easy to find and use, warm and cozy. Great linens and beautiful, beutiful design, compliments to the owner. Super comfortable, great colors and interesting things to look at everywhere! I would reccomend it to anyone at any price. I see the rates have gone up since our stay but honestly they were way too low before compared to some of the places we have rented. The property is very private but very near to conveniences. The people who own the bar/restaurant/grocery outside the property are a lot of fun, we will stay in contact with them. The food is also excellent! The house was easy to find with owner's map, though we had our doubts a couple of times along the country road. We will book again, maybe a summer or spring next time!

Owner response:Thank you for all your kindness.
